End of the Road RV Park, Port O'Connor, Texas

License Agreement

This license agreement is made on the reservation dates between the guest & End of the Road RV Park LLC, with its location at 2281 West Monroe Avenue, Port O Connor, Texas 77982.

RV Site # recorded on reservation, located in Port O’ Connor, Texas and being hereafter referred to as RV Site (Whether one or more), and pursuant to the following terms and conditions.

 

  1. Rent: Guest agrees to pay as rental.
    1. Daily:  $___50___ per day for RV Site, beginning the ______ day of ____________, 20_____, through the ______ day of ____________, 20____ payable in advance.
    2. Weekly: $___210______ per week for RV Site, beginning the ______ day of ____________, 20_____, through the ______ day of ____________, 20____ payable in advance.
    3. Monthly: $__300_______ per month for RV Site, beginning the ______ day of ____________, 20_____, through the ______ day of ____________, 20____ payable in advance, plus cost of electricity. Plus a Deposit, $____150___.Which will be refunded after checkout.  Monthly rates are nonrefundable.

 

  1. Max Occupancy: RV Site rates are based on 4 people occupancy. Additional guest cost $5 each per day / $25 each per month, for individuals 4-16 years of age and $10 each per day / $60 each per month, for individuals that are 16 years and older. Children 3 and under are free. Maximum of 6 people.
  2. Deposit Policy: Monthly rentals will have a deposit that will be used towards any cancelations and leaving without paying for Electricity. The full $150.00 will be refunded upon departure if guests account is in good standings. Monthly rentals will have meter read on the 17th of the month. Bills go out 5 days before due date. Monthly payment is due by the 1st of the following month.
  3. Monthly Renters: In the event of RV guest fails to make payment towards site fees, electricity or other fees by 5 pm on due date, the RV guest shall be charged a late fee of $25 each day until the 5th day by 5 pm. After 5th day electricity will be turned off and guest will be notified to vacate, and they will lose their deposit.
  4. Cancellation Policy: Cancellations must be made 72 hours prior to check-in. A $25.00 service fee will be applied for all cancellations. Cancellations made within 72 hours of check-in will receive no refund. Holliday Cancellation Policy: Holiday requires a 3-night minimum reservation and payment in full at the time a reservation is made. No refunds are allowed on holiday reservations regardless of when cancelled. Holidays include Memorial Day, Fourth of July, Labor Day, Thanksgiving, Christmas and other weekends designated in advance.
  5. No refunds for shortened stays. Any party exceeding the amount of people on the reservation for any reason shall be evicted immediately without reimbursement.
  6. Full payment for your booking is due when reserving on campspot.com or over the phone prior to parking your RV. There are no cancellation refunds under any circumstance if cancellation guidelines are not met. NO REFUNDS on early departures.
  7. Utilities/Cleaning: End of the Road RV Park LLC shall pay for all water, electricity, and other utilities supplied unless you are a monthly guest, then you are required to pay for electricity.
  8. Assignment and Subletting: Guest shall not sublet the RV Site or assign this agreement without End of the Road RV Park LLC prior written consent.
  9. Default: Any failure by Guest to pay rent or other charges promptly when due or to comply with any other term or conditions of this agreement shall, at the option of End of the Road RV Park LLC, result in this agreement being terminated and Guest forfeits all rights under this agreement.
  10. Maintenance and Redelivery of RV Site: Guest shall always keep and maintain the RV Site in a clean and sanitary condition, and on the expiration or earlier termination of this agreement shall surrender the RV Site in as good condition as when received, ordinary wear and tear and damage by the elements excepted. This includes keeping trash and litter picked up and disposed of in the provided dumpsters. All Guests will keep personal property in their space and properly stored when not in use. Vehicles must be parked so that the adjacent space is not blocked for other guests, no parking on grass.  
  11. Effect of Holding Over: The parties agree that any holding over by Guest under this agreement, without End of the Road RV Park LLC written consent, shall be at will which may be terminated by End of the Road RV Park LLC in accordance with applicable law and all fees, Rules and Regulations still apply.
  12. Indemnification: Guest shall indemnify, defend, and hold End of the Road RV Park LLC harmless from any and all claims and damages (including reasonable attorney’s fees and cost) arising from Guest’s use of the RV Site or from any activity by Guest in or about the premises unless caused by the gross negligence or willful misconduct of End of the Road RV Park LLC. Guest shall further indemnify, defend, and hold End of the Road RV Park LLC harmless from any and all claims and damages (including reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceedings brought on such claim. In case any action or proceeding shall be brought against End of the Road RV Park LLC by reason of any such claim, Guest, on notice from End of the Road RV Park LLC, shall defend End of the Road RV Park LLC at Guest’s sole expense by counsel approved in writing by End of the Road RV Park LLC.
  13. Rules and Regulations: Guest agrees to comply with all Rules and Regulations which are attached to this Agreement as Exhibit “A” and incorporated herein for any and all purposes and those rules posted at the RV Park. Guests affirms that it has read and understands the Rules and Regulations. Guest certifies that he/she is at least 21 years of age and that he/she will be held responsible for the care of the property being rented under their name. Guest accepts full responsibility for the damages, fines, fees and/or extra cleaning charges assessed during or those discovered after departure from the above rental. Guest authorizes these charges to be debited from his/her credit card or subtracted from his/her cash security deposit.
  14. Rules: Rules will be strictly enforced for the mutual benefit of all guests. Any violation of this agreement or other policies will be cause for immediate eviction.
  15. Violations: Guests agree that in the event of delinquent rent and or failure to comply with Rules and Regulations that End of the Road RV Park LLC has the right to have any RVs, vehicles or other objects removed from the premises at the Guest’s expense.
  16. No Landlord/Tenant Relationship: By Law, End of the Road RV Park LLC is a service-oriented business and therefore, does not have a landlord/tenant relationship/agreement with any daily/weekly/monthly Guests. The Owners, Management, office personnel or agents are not responsible for theft, damages or injury occurring during your stay for the Guest and their visitors.
  17. Insurance: RV Site renters acknowledge, End of the Road RV Park LLC insurance does not cover personal property damage caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall its employees, agents, members, partners, officers, directors, representatives, successors or assigns be held liable for such losses.
  18. Governing Law: This agreement shall be governed by and enforced in accordance with the laws of the State of Texas, and venue shall be in the State District Courts of Calhoun County, Texas.
  19. Waivers: Waivers by End of the Road RV Park LLC of any breach of covenant or duty of Guest under this agreement is not a waiver of a breach of any other covenant or duty of Guest, or of any subsequent breach of the same covenant or duty.
  20. Counterparts: If this agreement is executed in multiple counterparts, all counterparts taken together constitute this agreement. Copies of signatures to this agreement are effective as original signatures.
  21. Conduct: Disorderly conduct, drunkenness, illegal drugs, obnoxious, disruptive or vulgar behavior will not be tolerated. They will be reason for immediate eviction at the sole discretion of End of the Road RV Park LLC without refund.
  22. Liability: All RV Park facilities and equipment of the park is intended for the convenience of the Guest. Any and all persons using the facilities do so at THEIR OWN RISK and consent. End of the Road RV Park LLC is NOT RESPONSIBLE for accidents due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstance. The registered Guest is financially responsible for all individuals or pets at their site and for all damage caused to the park by them or their visitors.
  23. NO SUB-LEASING ALLOWED.

 

MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DESREGARD ANY RULES WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE AYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS AND FEES WHEN NECESSARY.

Exhibit “A” (END OF THE ROAD RV PARK RULES AND POLICIES)

Our rules and policies are set forth to ensure the safety of all our guests, please be safe and enjoy your stay. If you fail to follow rules set forth for your safety and the safety of others it may be reason for immediate eviction with no refunds.

All bookings and cancellations should be made via campspot.com, if this is not available, please call 361-235-7089.

 

GENERAL RULES AND POLICIES

  1. Two parking spots per RV site.
  2. No wading or swimming allowed in pond.
  3. All guests and visitors must register at our office. All vehicles and golf carts must always display a parking tag. All non-camping guests must leave the park by 10:30 PM.
  4. The speed limit for all vehicles in our park is7.5 miles per hour and is strictly enforced.
  5. Please respect the property, our neighbors, and fellow campers. Do not cut through sites – please use roads only.
  6. Vehicle owners are responsible for all towing fees for improperly parked vehicle removal.
  7. Parents are fully and solely responsible for the behavior and safety of their children.
  8. Quiet Time is from 10:30 PM until 8 AM. During these hours all children must be in your site and in the company of their parents or other responsible adult. After 10:30 PM, all public areas of the park are closed, and cars and other modes of transportation may only be used to enter or exit the park. All noise must be confirmed to the site, if you, your radio, or your TV can be heard from the next site or the road, you are too loud. 
  9. Smoking or vaping is not permitted in the office.
  10. Use of glass bottles and containers is discouraged throughout our park.
  11. Fires are allowed in grills or fire pits only. Fires must be always attended to.
  12. Do not dump coals in grass or gravel areas.
  13. Electric and gas golf carts that are quiet are allowed in our park. Only licensed drivers are allowed to operate golf carts on our property.
  14. No generators please.
  15. No person within the grounds shall behave in such a manner as to jeopardize the safety and health of himself/herself and others.
  16. Not responsible for lost or stolen items. Not responsibe for damage from mowing or weedeating in the park.
  17. No inoperable cars or boats allowed to sit on site for more than a month.
  18. Clotheslines must be under 6 ft. In length and must be taken down when not in use. They may also not be tied to trees or other campground property.
  19. Check in time is 1:00 and check out time is 11:00 AM. Late check out MAY be available (with prior approval and availability) until 3:00 PM. At 3:00 PM there will be another day’s stay assessed. Late check out is ONLY guaranteed if you extend your reservation to the next day.
  20. Dumping grey water on the ground is not permitted. Each spot has on site sewer. Use of sewer donut is mandatory.
  21. RV age requirement is 10 years or newer in excellent repair. Over 10 years must get management approval. .
  22. No car/boat covers allowed.
  23. Only camping furniture is allowed.
  24. Each electrical pedestal is rated for 50 AMP max. Water and sewer hookups available at each site.
  25. Please make sure that you have completely disconnected all hookups from the pedestal at your site before pulling off your site. Damage to pedestals can be costly and will be incurred by guests at time of inspection after guest check-out. Damages can include, but are not limited to pedestal replacement, which is $1,500.00.
  26. Plugging your EV/Hybrid vehicles into any of our electrical pedestals or any type of our electrical system is NOT permitted as it can cause major damage to either our equipment or your vehicle. Guest is responsible for all damages done by not following the posted policy.
  27. Site electric pedestals are owned by the RV Park – any guest found tampering with electrical pedestals will be removed from the RV Park without any refund.
  28. Guest should be utilizing code-compliant, approved outdoor extension cords.
  29. Use of water for non-potable services, such as washing vehicles, is not permitted without park approval.
  30. No depositing fish guts or anything other than trash in dumpster.
  31. Do not waste electricity. Do not leave doors, windows, vents, etc. open and with ac running at same time.
  32. All pets must be controlled at all times. Pet owners are fully responsible for safety of their pets. Pets are not permitted in the office. There will be a $20.00 fine assessed to anyone who doesn’t clean up after their pets.
  33. We allow quiet, non-aggressive pets. Good behavior is required. Dogs of any breed that are hostile or aggressive will be asked to leave the park. All pets must be kept on a leash. Pets are not allowed to be tethered outside by themselves or left unattended at any time, including outside on your site. All pets must be cleaned up after and the waste disposed of properly. All pets must be up to date with vaccinations and proof must be provided upon request.
  34. There is a two-pet limit. With pre-approval, additional pets are each an additional $5 per day. No other animals such as livestock, poultry, reptiles, or insects of any kind shall be kept on any site. Four pets max, first two free, $5 for 3rd, and $10 for 4Th.
  35. All pets must wear a collar identifying their owner and their owner’s phone number.
  36.  Site Changes: You have been assigned a specific site, if you wish to move, please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.
