General:

• Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.

• Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

• The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

• We reserve the right to evict any person(s) who does not comply with the rules and policies.

• All guests and visitors must register in the office upon arrival.

• PARK NAME does not allow the delivery of mail or packages to any guests. Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup.

• All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.

• We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.

• Tent camping is permitted only in yurt or RV spaces when yurts or RVs are being rented.

• Total number of guests in any space or yurt cannot exceed the maximum capacity for that site.

• Maximum of 12 people total at a site at any given time.

• Visitors are welcome at guest sites between the hours of 9 am & 10 pm, but they must first register at the office.

• Visitors are not permitted to stay overnight. All visitors are required to leave by 10:00 PM.

• All visitors must pay $10-dollar fee for use of the pool

• Propane grills and propane fire pits are allowed.

• Blowup mattresses, sleeping bags and cots are not allowed outside.

• Maintenance on RV’s or vehicles on property is not allowed.

• Washing RVs or vehicles on property is not allowed.

• The use of any paint products or chemicals is prohibited.

• Clotheslines are not allowed.

• Guests may not hang any items from the trees.

• All sites are to be kept neat and clean for the duration of your stay.

• Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise.

• All trash is to be disposed of in enclosed trash receptacles throughout the resort.

• DO NOT leave trash out overnight.

• Drones or other remote controlled machines must ask permision for use on the property.

• PARK NAME is in a natural wildlife habitat area. There are coyotes, birds of prey and reptiles. All guests should ensure pets and small children are supervised at all times.

Check-In Time: All Sites: 12:00 PM

Check-Out Time: All Sites: 11:00 AM

Late Check-Out Policy: The front desk may be able to arrange a late checkout, if available. Additional fees may apply. In order to ensure availability for incoming guests, please plan prompt departures.

Safety:

• POOL AND SPLASH PAD HOURS are 7:00 AM to 9:30 PM.

• No glass containers allowed at the pool OR SPLASH PAD AREA.

• NO LIFEGUARD ON DUTY IN POOL OR SPLASH PAD AREAS, USE AT YOUR OWN RISK.

• The use of Firearms of any kind is PROHIBITED in the Resort.

• The use of archery, paintball, slingshots or air guns is PROHIBITED.

• Fireworks of any kind are PROHIBITED.

• Use of illegal drugs is PROHIBITED.

• Obnoxious behavior of ANY kind is PROHIBITED.

• Speed limit on property is 5 mph.

• Motorcycles must be in idle speed when traveling through the Resort.

• Children under 14 years of age must always be accompanied by an adult in pool area.

• No vehicles can block any portion of roadway.

• Vehicles may park in designated spaces only.

• Only persons with a valid driver’s license may operate a motor vehicle in the Resort, including golf carts, scooters, etc.

• Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort.

Security:

• Management is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.

• Report any problems with your site to the Main Office immediately.

• We adhere to and maintain all state, county, and local laws on property.

Quiet Hours:

• Quiet hours are from 10:00 PM to 8:00 AM.

• Please be courteous to other guests around you.

• Loud music or objectionable noise is not allowed at any time.

• Inconsiderate guests will be evicted from park.

• Profanity or violence towards other guests or Resort staff will result in immediate eviction from park.

• Guests violating rules that results in eviction notice will not receive any refunds for their stay.

Pet Policy:

• We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the Resort.

• Pets must be kept on a leash under the control of someone who can always manage all animals.

• There is a three-pet limit in the resort.

• No exotic or oversized pets are permitted. This includes all reptiles or large birds.

• All Pets must be registered at the Front Desk upon arrival.

• Pets may not be left outside unattended.

• Guests are responsible to “clean up” after their pets.

• Guests should carry proof of pet’s current vaccinations.

• Pets are prohibited in resort buildings and amenity areas.

• Resort is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).

Service animals may accompany a disabled person without any proof of disability or certification for the service animal.

Cancellation Policy:
Cancelling your reservation on the day of or 7 days prior to arrival will result in no refund. Cancelling your reservation 8 to 14 days prior to arrival, you will be refunded half of your total stay. Cancellations 15 or more days will receive a full refund minus a $15 processing fee.

Refund Policy:
There will be no refunds after you have checked in, for inclement weather, failure to follow the Rules & Regulations, or disorderly conduct. We don't charge for sunshine, and for that reason, we don't refund for rain, sleet, or snow. Manager/Owner reserves the right to have discretion on all refunds.

As a courtesy to our guests, the Resort will charge any outstanding balances due to the Card on file within 48 hours of departure. Guests will have up to 5 business days to dispute any such charges with the park.

Guests bringing golf carts, scooters, water craft or other personal recreational vehicles or equipment must provide a valid operator's license and proof of insurance upon check.

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Fountain of Youth for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Fountain of Youth from all losses, claims, expenses and demands, including attorneys’ fees, that Fountain of Youth may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Fountain of Youth reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.

Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.

Fountain of Youth or its management bears no responsibility for any loss or damage to any person or property, or thing howsoever caused.

The management reserves the right to evict any day user, guest, camper or group of campers for any cause.
