RV SITE SERVICES AGREEMENT
For Our Short-Term Guests Only; Nightly and Weekly stays

GENERAL: Management assumes no responsibility for accidents, injuries or loss from any cause. We maintain a no refund policy – subject to “special circumstances”. ORR Good Shepherd, LLC (GSRVP) will not tolerate any onerous, noxious or offensive activity of any sort that could interrupt and/or adversely affect the enjoyment of other parties utilizing our facilities. In the event of such activity, in the judgment of management, the parties responsible for such activities will be required to leave the park immediately, without a refund.
SHORT-TERM RATES: Our rates for nightly and weekly stays are published on our website (goodshepherdrvpark.com). Nightly rates include electricity, weekly rates do NOT include electricity. All RV sites are individually metered and electricity is billed at $0.14 per kWh. Electricity for weekly sites is billed at the end of your stay. INDEMNITY AND WAIVER OF LIABILITY: Customer shall indemnify and hold Owner harmless from and against any and all claims, demands, costs and expenses, including reasonable attorney’s fees, arising from any and all damages or injuries caused by fire water, wind, civil strife, or acts of God, owner and/or customer interactions in inactions (or those of their employees, agents or invitees), or any other related to Customer’s use or occupation of the RV site, regardless of whether such loss was caused by the negligence of any of the Campgrounds parties.
THEFT OF SERVICE LAW: According to TEXAS PENAL CODE SECTION 31:04(B), any guest who leaves without paying for the site services or refuses to pay for the site services when due is subject to criminal prosecution. We are providing service hookups for your RV. We require full payment in advance and will prosecute any violations under the “THEFT OF SERVICES LAW”.

RENT AND CHARGES: Good Shepherd RV Park (GSRVP) provides services to the unit number assigned and has the right upon twenty-four (24) hours’ notice to relocate the user to a substantially equivalent lot on campgrounds property. The term of the agreement shall commence on the date written below (“Effective date”) and continue until notified in writing of termination by either party. The “Monthly rent” shall be paid in advance, on the first day of each month, and without demand beginning on the “Effective date” of this agreement and thereafter. All payments are due and to be payable to GSRVP at the address provided above. The rate for use of the RV site may be increased by giving advance notice to user. If, on the 3rd day after the due date, the user has not paid the total amount due under the terms of this agreement, the user will pay GSRVP a late fee of $30.00. GSRVP will not accept partial payments.
ELECTRIC UTILITY: User shall pay GSRVP, $0.14/kWh and is calculated according to TEX. UTIL. CODE 184.034. If, at any time during the term of this agreement, the user becomes delinquent in the payment of electric services, GSRVP shall withhold electric services until the user pays the delinquent amount, pursuant to TEX. UTIL. CODE 184.036. A deposit of $100 is due upon the “Effective date” and electric service payments are due at the beginning of each month following the meter reading of the previous month. One hundred dollars ($100) is refundable upon move out as long as all bills are paid, site is left as it was found & 30 day written notice was given.
CREDIT AND CRIMINAL BACKGROUND CHECK AUTHORIZATION: User authorizes GSRVP to perform a background check, including criminal and credit, in connection with use of GSRVP’s property. GSRVP shall keep information provided confidential.
RULES AND REGULATIONS: User and their guests, invitees and all occupants shall comply with the written rules and regulations provided to the user. Users agree to comply with all state and federal laws, rules, ordinances, and regulations applicable to campgrounds property.
CAMPGROUNDS RIGHTS TO TERMINATE AGREEMENT: GSRVP may terminate this agreement for no reason by providing user a notice to leave the RV site (“Agreement termination notice”). User agrees to render peaceful possession of the RV site to GSRVP within three (3) days of the date provided on the Agreement Termination Notice. The three (3) days’ notice shall not be required if termination is the result of an Act of Default (as defined below). Upon the user's peaceful surrender of the RV site to the campground, GSRVP will refund to user the proportionate amount of any unused amounts previously paid by user to GSRVP.
EARLY TERMINATION BY USER: GSRVP may recover as damages for user’s early termination of this agreement an amount equal to the amount that remains outstanding for the term of this agreement.
DEFAULT BY USER: The following acts constitute defaults by user (“acts of default”):
- Failing to timely pay the RV site use rate, outlined above, or other lawful charges when due under this agreement;
- Giving false information on any application to campground;
- User, user’s guests and/or occupants failing to comply with this agreement, such as violating provisions of this agreement or committing serious misconduct or criminal acts;
- Remaining on the property after giving notice of termination and intent to vacate; and/or
- Remaining on the property after GSRVP gave notice of termination at the end of the term or an Agreement Termination notice, outlined above.
CONDITION OF RV SITE: By executing this agreement, user acknowledges and agrees that the RV site is in good condition and is adequate for user’s use. Upon termination or expiration of this agreement, the user agrees to surrender the RV site to GSRVP in a similar, good condition. If a user fails to leave the RV site in good condition, GSRVP will assess reasonable charges to the user for returning the RV site to good condition.
ASSIGNMENT: User shall not have the right to assign or sublet the RV site hereunder to any person or persons.
ATTORNEY’S FEES: In the event any legal proceedings of any kind are instituted to collect unpaid rates, as outlined above, or electrical charges, GSRVP may collect from user all reasonable costs and attorney’s fees incurred by GSRVP in pursuing such action.
WAIVER: GSRVP’s failure to insist on strict compliance with the terms or conditions of this agreement shall not be deemed a waiver of that term or condition, nor shall any waiver or relinquishment of any right or power at any one time or times be deemed a waiver or relinquishment of the right of power for all or any other times.
NOTICES: All written notices and communications regarding this agreement, including notices sent pursuant to TEX. PENAL Code 31.04c, should be sent to the designated undersigned persons at the addresses set forth above unless notified in writing to the contrary by the receiving party. The notice shall become effective as of the date of mailing by certified mail.
PETS: User is responsible for the pet’s behavior, waste and noise level. User agrees to clean up after his or her pet and to be considerate of other RV park guests. User is liable for any damage or injury caused by his or her pet.
NO LIABILITY: USER HEREBY INDEMNIFIES, RELEASES AND AGREES TO PROTECT AND HOLD HARMLESS CAMPGROUND, ITS OFFICERS, OWNERS, EMPLOYEES, AND AGENTS (“CAMPGROUND PARTIES”), FROM AND AGAINST ALL CLAIMS, CAUSES OF ACTION, AND/OR LIABILITY ARISING OUT OF OR RELATED TO USER’S USE OF THE RV SITE, CAMPGROUND’S PROPERTY, AND/OR ANY CONDITION THEREON, WITHOUT LIMIT AND WITHOUT REGARD TO THE CAUSE OR CAUSES THEREOF OR THE NEGLIGENCE OF CAMPGROUND PARTIES.
THEFT OF SERVICE AND CRIMINAL TRESPASS: ACCORDING TO TEXAS PENAL CODE SECTION 31.04, a person commits theft of service, with intent to avoid payment for service that the actor knows is provided only for compensation, the actor intentionally or knowingly secures the performance of the service by agreeing to provide compensation and, after the service is rendered, fails to make full payment after receiving notice demanding payment. “Intent to avoid payment” is presumed if the actor absconded without paying for the service or expressly refused to pay for the service in circumstances where payment is ordinarily made immediately upon rendering of the service, as in recreational vehicle parks. That is, any guest who leaves without paying for the site services or who refuses to pay for site services when due may be subject to criminal prosecution. We will prosecute any violations under the “THEFT OF SERVICE LAW”.
ACCORDING TO TEXAS PENAL CODE SECTION 30.05, a person commits an offence if the person enters or remains on or in property of another, including a recreational vehicle park, without effective consent and the person had notice that the entry was forbidden, or received notice to depart by failed to do so. That is, any guest who receives notice to leave and refuses to do so may be subject to criminal prosecution. If we ask you to leave, you must vacate Good Shepherd RV Park’s property. We will prosecute any violations under the “CRIMINAL TRESSPASS LAW”.
PARK RULES | Applys to Both Short-Term & Long-Term Guests
- Full payment is required at the time of reservation. Monthly spots are rented on the first day of the month and must be paid in full for the entire month. Your first month will be prorated based on when a site is reserved for you. Monthly rates are not prorated if you move out early. If you know your last month with us will be a partial month please let us know prior to billing and we can change your billing to our weekly or nightly rate depending on your needs. No partial payments are accepted and no refunds are given. In the event your rent is not paid in full by the 3rd of the month a $30 late fee will be charged to your account payable immediately in addition to the rent due.
- Monthly reservations require a $100 deposit. Deposit is refundable if the camper gives 30-day notice prior to leaving and leaves the site clean, on-time and all balances are paid in full.
- This is a family park and not a work camp. More than two adults per RV are not allowed.
- Park speed limit is 10 mph. Please do not exceed it and watch for children.
- Quiet hours are from 10pm to 7am - please be quiet and considerate of your neighbors.
- The space you are renting is neat, clean and adequate for your RV. Keep it that way and return the RV site upon termination or expiration of your site rental agreement in the same condition provided. Do not make any changes to the RV site without the prior written consent of park management. This includes adding steps, ramps, skirting and/or a porch structure to your RV.
- Wood burning campfires are not permitted. Propane fire pits are acceptable. No fireworks of any kind are permitted on Park property.
- Do not leave trash outside your unit. There are trash receptacles available at the front gate & North of the Amenity Center. Do not put furniture or any other bulky items in the trash receptacles. PLEASE break down all cardboard boxes to conserve space in the trash receptacles for others.
- Do not let items accumulate under or around your unit. Monthly tenants are allowed a total of ten (10) personal items for outdoor living outside their RV. Additional items MAY be permitted with management approval. Examples of items include, but are not limited to: tables, chairs, plants, grills, & bicycles and/or scooters. On-site 10’x10’ storage units may be available for your extra items. No external air conditioners or other appliances or inside furniture outside your RV.
- No trailers (other than your RV), boats or off-road vehicles of any kind may be parked on your site. On-site covered storage (12.5’x45’) or self-storage (10’x10’) units may be available for your trailer, boat, off-road vehicle or motorcycle.
- No decks, skirting, or any other structure, may be constructed or added to your space or RV unless approved in advance by management. An additional deposit will be required if approved. See management for details.
- Violence or the threat of violence will not be tolerated. No display, discharge or possession of a gun, knife or other weapon in any way that may alarm others is allowed. If law enforcement is called for any reason to respond to your activities or actions, you will be asked to leave.
- The possession, sale or manufacture of illegal drugs or drug paraphernalia on the property is prohibited. Our Park is randomly checked by drug dogs for illegal activity.
- A maximum of 2 dogs are allowed. Pets must be on a leash at all times. Cleaning up after your pet is your responsibility. You may allow your pet to run free in the field north of the facility but they need to be on a leash going to and from the field.
- Unattended barking dogs, not picking up after your dog and dogs off leash will not be tolerated. You will be asked to leave or take care of the problem.
- No inoperable or unregistered vehicles or any repairing of vehicles inside the park.
- All campsites must have sewer hose elevated off the ground and secured properly to RV. A sewer hose “donut” or “L” connector is required.
- No blocking/parking in vacant campsites. Please be considerate of those arriving “after hours”
- We try to keep our restroom/shower facilities and laundry center neat and clean at all times. Please take care of them and report any problem immediately.
- You may park in designated areas only, which are generally beside your RV. Each RV site has parking for a maximum of two (2) vehicles (including motorcycles & golf carts). There is additional parking between the office and amenity center for your guests.
- The Good Shepherd RV Park address MAY NOT be used to receive personal (or business) mail. You must use a post office box or some other address for your mail. You may receive packages at the park address from all delivery services.
- You may NOT assign or sublet your site. You are being provided a service under a site service agreement. You are NOT under a landlord/tenant agreement.
- Management is not responsible for accidents, injuries, loss of property by fire, theft, wind, flood or any other act of nature.
- Management reserves the right to refuse campground privileges. No FEMA units allowed.
- All RV’s must be less than 10 years old or be approved by management.
- Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules that benefit everyone will be asked to leave with no refund (Texas Penal Code 30.05).
*FAILURE TO COMPLY WITH THESE RULES OR OTHER REQUESTS BY MANAGEMENT WILL RESULT IN IMMEDIATE EVICTION, BY SIGNING THIS DOCUMENT, YOU AGREE TO WILLINGLY LEAVE IMMEDIATELY.
