Park Information & Rules

The following rules have been established to maintain high standards of cleanliness, safety, and maintenance. Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. Your cooperation is appreciated.

 

General Information:

  • All RVs must be RVIA certified with a maximum length of 45’. RVs older than 15 years must obtain pre-approval prior to booking.

  • All guests will check-in online by clicking the ‘Check-In’ link in the Welcome Email or via phone. All guests must review park terms and conditions and sign prior to their stay.

  • Check-in time is 2:00 PM. Since check-in is self-guided, guests are welcome to arrive anytime. We recommend planning arrival during daylight hours to avoid disturbing neighbors and make parking easier.

  • Check-out time is no later than 11:00 AM

  • Quiet hours are from 10:00 PM to 8:00 AM. Quiet hours are strictly enforced. Disorderly conduct, offensive activities, or nuisances will not be tolerated. Violators will be asked to leave immediately without refund.

  • Speed limit within the park is 10 MPH.

  • Wi-Fi username is: Green Valley RV Park. Password will be in the Welcome Email.

  • Trash can be placed in the dumpster on-site (Next to Lot 19). Please do not leave trash out overnight. Large items will not be picked up.

  • Laundry is available at the laundromat up the road (0.25 miles west). Onsite bathrooms are not yet available.

 

Site Regulations:

  1. Two vehicles are permitted per lot. Vehicles must fit fully in designated site. No parking on the street, grass, or vacant sites. Additional vehicle parking is available if needed in the lot nearest the office. Please see below for trailers/tow dollies.

  2. Sites permit ONLY two adults and up to 4 children. Any additional children must be noted with management. 

  3. Guests are responsible for all visitors and their actions. ONLY guests accounted for on the initial reservation are allowed to stay in the park overnight. 

  4. RV slide-outs must not extend past the side edge of the designated site. Please follow the angle of the fence, with vehicles parked on passenger side of RV. RVs are to be backed into the sites only.

  5. RVs must be able to move at all times. Towable RVs are required to have a tow vehicle onsite and registered to their account. Drivable RVs must be in working condition.

  6. Propane gas grills and gas firepits are permitted. Wood fires are prohibited on individual sites. 

  7. Do not place grills, sewer hoses, hazardous, or damaging items on the picnic tables. Any damage to the picnic tables will be at the expense of the occupant. 

  8. Please be courteous of others if smoking outside of your RV. Smoking is prohibited in common areas, including the dog park and shelter house. 

  9. When navigating the park, please do not walk between sites or into another guest’s site. Please use roads, sidewalks, and designated pathways when walking around the RV park.

 

Site Changes: Guest site numbers may change based on availability, unless guest has paid for a specific site with Site Lock on our website. Accommodations are made based on order of reservations and availability, and we do our best to ensure minimal to no rearranging unless requested. If a site change occurs, guest will be notified in advance. Upgrading to another site type (Premium or Deluxe) can be requested and made when available, with the additional rates added at time of upgrade. If management makes an upgrade to a guest site, the rate of previous site selection will be honored. 

 

Site Condition: Sites are to be kept neat and clean at all times. No open storage is permitted under RVs or on/under picnic table. Camp chairs, bicycles, and a grill are permitted outside. Rugs are acceptable.

Awnings must be in good condition without holes or fraying fabric.

Window air conditioning units, outdoor refrigerators, tables, external decks, and tarps are not permitted. 

Only button-on vinyl skirting is allowed around the RV. All other skirting types are prohibited.

Toy haulers are allowed to keep rear patios open if RV length does not extend past site.

 

Trailers/Off-Road Vehicles 

  • Tow dollies may be stored on your site if it fits fully under or behind RV. 

  • Trailers, cargo trailers, boats/watercraft, or off-road vehicles may be stored in the designated trailer storage area at the daily/monthly rates specified on our website. 

  • ATVs, dirt bikes, golf carts, and off-road vehicles are not allowed on park roads unless trailered. 

 

Utilities:

  1. Please be mindful to avoid excess water and utility usage. We reserve the right to charge an additional fee if utilities are being used excessively.

  2. Please do not allow water faucets to drip. 

  3. Sewer drain must be air-tight. No rigid sewer plumbing. Sewer hose(s) must be sloped from camper down to the sewer connection in the ground. Sewer hose(s) cannot be laid flat on the ground while connected.

  4. All propane tanks must be onboard the RV. External tanks are only permitted for monthly guests (a single 100lb tank max). Refills are available at McMahan’s Bottle Gas, 0.5 miles east--3551 Intercity Dr. Dayton, OH.

  5. A heated hose MUST be used for all stays November 1st through April 1st. This is strictly enforced. Heated hoses can be purchased (or rented short-term) at the office. 

  6. If any issues with utilities arise, manager must be notified immediately in order to ensure timely maintenance. Guests are not permitted to work on park utilities.

 

Prohibited: 

  • Vans, pop-up campers, truck campers, and DIY built homes are prohibited, including skoolies and tiny homes on wheels.

  • Tents, sheds, portable rooms, or portable screened enclosures are prohibited. 

  • Signs, banners, and yard decorations are not permitted.

  • No privacy screening or fencing shall be permitted on any lot, including pet enclosures.

  • Clotheslines and other attachments (including pet leashes/tie outs) are not allowed. 

  • Bright exterior RV lighting is not permitted throughout the night. Please be mindful of others around you when choosing an exterior light source.

  • No fireworks or firearms may be discharged on the grounds. 

  • No illicit drug use. 

  • No flammable liquids may be stored on sites.

  • All vehicles must be in operating condition. Disabled vehicles are not permitted in the park. 

  • Vehicle maintenance or repairs (including fluid changes) are not permitted. External RV repairs are not permitted onsite without prior management approval.


 

Pet Policies:

  1. Maximum of two (2) pets per site permitted, unless approved by management prior to stay.

  2. A 6-foot leash or shorter must be used when walking your pet. Retractable leashes are not permitted. 

  3. Pets must be under your complete control at all times. Dogs are never to be left outside unattended or attached to RV, stakes, tables, etc. Barking dogs shall not be left unattended.

  4. Pet fencing is not permitted on any site. 

  5. Guests must immediately pick up pet waste, including waste on your own site.

  6. All pet owners must be able to provide pet records upon request.  

 

Park reserves the right to refuse service to anyone whose pet is deemed unsafe or is a consistent nuisance to the serenity of the park. Park is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s). Failure to comply with these pet policies will result in a verbal/written warning. Any further violation will result in discontinued stay at the park without refund.

 

Monthly Stays:

Guests wishing to stay monthly must contact management prior to booking. (Monthly stays are usually on a waitlist, depending on anticipated arrival date.) With manager approval, guests will book online for the first 14 days of anticipated stay (2 full weeks) at the weekly rate. A clear background check will be required for each adult in the RV in order to stay monthly. Background checks are $35/adult. Once approved, guest will be booked out for the duration of their anticipated stay at the monthly rate (dependent upon selected site type). Monthly rates do not begin until AFTER the initial 14 day stay, at which time metered electric will also begin. A $100 refundable security deposit will be added at the start of a monthly stay; this will be refunded upon final checkout, granted all outstanding bills have been paid.

 

Monthly site rent (plus any previous month’s electric bill) will be due 3 days prior to the start of the guest’s next month. (I.e. If a guest is set to begin their monthly rate on October 7th, their site rent will be due regularly on the 4th of the month. Then on November 4th, site rent will be due again plus the metered electric for the previous month.) All guests are required to have a card on file, and the card will be charged upon due date (autopay). All invoices and reservation details can be accessed at any time through the guest’s profile on Campspot. 

 

For guests wanting to extend their monthly stay, a minimum of two weeks notice before the end of their stay is required. This does not guarantee the extension can be made–it is highly recommended to notify management of extensions as soon as possible. If no notification has been made prior to the final two weeks of a guest’s stay, it will be assumed the checkout date is the last day of the current reservation. 

 

Guests are month-to-month. Permanent residence is not established at our park, and our mailing address can not be used for mail or packages. Guests may use General Delivery at the local post office, package pickup locations, or a P.O. box; mail forwarding services may also be used for residency needs. 

Leaving campers unattended is not permitted without prior approval by management. Park is not responsible for any loss or damages. 


 

Cancellations:

Cancellations must be made by phone or through the online portal. Voicemail and text messages are acceptable. There are NO refunds given for no call/no show reservations. Please let us know if reservations need to be adjusted or extended, and we will do our best to accommodate the changes. 

  • For stays 14 days or less, cancellations made 3 or more days prior to check-in time (2:00 PM EST) incur a $25 cancellation fee.

  • For stays 14 days or less, cancellations made less than 3 days prior to check-in time (2:00 PM EST) incur a $50 cancellation fee.

  • For guests with stays 30 or more days: If notification is made 2 or more weeks prior to the start of the next month's reservation, there will be no cancellation fee incurred, and this will be considered an early departure. If notified less than 2 weeks prior to the start of the next month's reservation, a $100 cancellation fee will be incurred. 

 

Damage Fees:

  • Site Clean Up - $50

  • Pet Waste Cleanup - $50 

  • Wood Fence Damage - $150 

  • Vinyl Fence Damage - $250

  • Picnic Table Damage - $300

  • Utility Damage - $250+

 

Upon reserving, all guests will receive a copy of the park Terms & Conditions. Management reserves the right to implement new rules and regulations when deemed to be in the best interest of all guests. Green Valley RV Park reserves the right to charge the guests credit card or bank account on file for bills that are due, or for damages incurred to the property as outlined in the Damage Fees section above. Guests not adhering to policies/terms and conditions may be asked to vacate the park immediately without refund. Any exceptions will be at the sole discretion of the Park Manager. I understand security cameras are onsite and recording at all times, and footage may be referenced when needed by park and/or law enforcement.  

 

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Charles McMahan Co. Inc., d/b/a Green Valley RV Park, its owners and agents, from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Green Valley RV Park property, facilities, and amenities, and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice, tornadoes; or encounters with wildlife. In accepting camping privileges, I release the Campground and employees of any and all liability arising from my/our use of these facilities; this includes, but is not limited to, injury, accidents, theft, damages, legalities, and/or any other mishaps.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Green Valley RV Park Management and its agents, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Green Valley RV Park Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

The premises are privately owned and GREEN VALLEY RV PARK MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Green Valley RV Park Management reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments, bullying or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Green Valley RV Park Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Green Valley RV Park the right to include any photographic, video and other visual portrayals of each person or my property in my party in any medium and for any purpose.
