Park Policies
These rules and policies are provided to ensure the enjoyment of the Harbor View Park (“Park”) by all. Those who choose not to observe these guidelines can be asked to leave our park without any form of refund.
UPON BOOKING, YOU AFFIRM TO HAVE READ THESE POLICIES AND AGREE THAT YOU (AND ALL OTHER GUESTS IN YOUR GROUP, INCLUDING VISITORS) WILL COMPLY WITH THE POLICIES HEREIN, OR AS POSTED IN THE PARK’S OFFICES, AND/OR ON THE GROUNDS OR OTHER SITE STATED BY THE PARK’S MANAGEMENT AND STAFF.
Check In / Check Out
Check in is at 2 PM and entitles you to your site until 12 PM the day after check in. Early check in is not permitted. The guests who paid for the site the night before you have paid for their site until noon. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, please make alternative arrangements until your site opens at noon. We do not have a waiting area for those checking in early. Check out time is 12 PM. You do not need to contact the office for check out, unless you need to pay for an after-hours check in.
Late check-ins are allowed until 6pm, please just contact the park for instructions. If you are staying in our park for a month or longer, we require an agreement to be signed. Please contact the office for more details.
Cancellation Policy
If cancellation is made 30 days in advance of the reservation start date, guest will incur a $25 cancellation fee.
If cancellation is made 14-29 days in advance of the reservation start date, guest will receive a 50% refund.
If cancellation is made 7-13 days in advance of the reservation start date, guest will receive a 25% refund.
No refunds are provided for cancellations made less than 7 days in advance of the reservation start date.
Site Changes
You have been assigned a specific site. If you wish to move, please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.
Risk
All properly admitted guests agree to use the Park grounds at their own risk.
Campers/RVs
Only one Recreational Vehicle (RV) is permitted per campsite/rental spot. You and your guests understand, acknowledge and agree that the Park is a recreational vehicle resort and campground, and not a mobile home park. It is designed for recreation and camping only, it is intended to be enjoyed for limited periods of time, and no full-time residence is permitted, unless expressly approved by Park management in writing. Soliciting and commercial activity on the Park premises is strictly prohibited. Tires may not be removed from your Camper/RV and must always remain in movable condition. Recreational Vehicles must be in a clean condition and good repair. No recreational vehicles that fall into a state of disrepair will be allowed to remain in the Park. Please do not use a tarp to cover any part of your RV or campsite. The use of generators is prohibited, except as expressly authorized by the Park in emergency times of power outages.
Vehicles / Speed Limit
There is one speed limit within the Park, and are applicable to all vehicles, carts, and bicycles. The speed limit for the Park is 5 mph. The speed limit is strictly enforced. Failure to comply with the speed limit may result in the termination of your stay.
One vehicle may be parked on your designated campsite (not on any lawn area, or in other areas of the Park accessible to other guests). No ATV’s or motorcycles shall be allowed in the Park, except for a properly tagged motorcycle and driver. Golf carts are permitted, but such permission may be revoked by the Park at any time. Golf carts must be registered with the Park upon arrival, and proof of insurance must be provided to the Park at the time of registration, and only licensed drivers shall be allowed to operate golf-carts. All vehicles in the Park must be properly licensed and insured. No vehicle repairs can be performed in the Park. Emergency repairs may be allowed with express approval of the Park’s manager. Washing vehicles is not permitted within the Park. Be aware of water runoff and practice water conservation.
Parking
Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one campsite will result in additional charges. Additional parking for visitors or for a second vehicle is available in designated parking areas and are clearly marked by signs. Leave space for large vehicles traveling in and around the Park. Vehicles must not exceed the space provided. Vehicles must not extend, overlap, protrude into any driving lanes of the Park.
Extra vehicles will need to be parked in additional parking spots behind our building or fence. Please do not park on our grass. Ruts caused in your site due to additional vehicles will result in damage charges.
No parking in common areas. Do not park in the middle of the road. Do not park in campsites that you did not register for.
Storage
Storage is not allowed in public view of the Park (e.g., under or around your RV or surrounding campsite).
Site and Park Navigation
Please be respectful of your neighbor and do not walk between campsites when navigating the Park. Please use sidewalks and designated public paths to walk around the Park. Always be sure to watch for traffic before walking across all roads and paths.
Open Fires
Open fires are not allowed in our park. Fires must be in firepits or designated fire rings. We have portable fire pits available for guests to rent for the night.
No fire may be lit outside of such pre-approved fire ring location. Fires must remain small and must not endanger property or lives of others. Campers must not start fires in high winds or with petroleum products or with material causing heavy smoke or with leaves. No trees may be cut down for fires, but dead branches on the ground may be used for burning. Any wood used for burning must fit entirely within the fire ring.
Rugs
Rugs bigger than 3’ x 2’ are not allowed as it kills the grass. We want your site to look good for both you and the next guest.
Pet Policy – General
All pets are subject to approval by the Park staff. Up to two house pets per Campsite are permitted, subject to the following stipulations. Additional pet fees may apply in the event there are more than 2 house pets per campsite. Pets must be disclosed upon check-in and expressly approved of by the Resort’s management.
Pet Policy – Leash Required
All pets must be kept on a leash at all times. This helps you, your pet, along with other guests and their pets stay safe.
Pet Policy – Buildings and Pool Area
Pets are not allowed in the Clubhouse building. Pets are not allowed in the pool area. Please do not tie your pet to our trees, doors, or posts.
Pet Policy – Cleaning Up After Your Pet
Be a good neighbor and please use the designated dog walk area. You are required to always clean up after your pet. Do not let your pet deposit waste on your campsite or any other campsite. Failure to clean up after your pet may result in you being asked to leave without a refund.
Pet Policy – Leaving Pets Unattended
Pets may not be left unattended in our park. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pet’s well-being while you are away.
Pet Policy – Pet Vaccinations
All pets must be vaccinated in order to stay the Park. By accepting admission into the Park and/or signing these terms and conditions, you expressly acknowledge that your pet’s shots are up-to-date.
Pet Policy – Barking
Excessive barking and/or other animal noises is not tolerated as it may be disturbing to your neighbors and other guests. Please note that excessive barking may result in you being asked to leave without refund.
Severe Weather
In case of severe weather, seek shelter in the Clubhouse bathrooms or the laundry room. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.
Visitors
Only registered guests are permitted to enter the Park. All visitors must receive prior written approval by the Park to enter the Park. Before bringing a guest into the Park, you must bring them to the office to register, pay a fee, and receive a parking pass (if they are bringing a vehicle). Visitors may not bring pets without prior written approval by the Park. The Park reserves the right to limit the number of people visiting a site. Day visitors must depart by 10:00 pm CST. Overnight visitors must depart by Noon CST. Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed.
All guest visiting someone in the park must register and pick up a pass at the office and park in the designated area. The vehicle pass must be visible at all times.
Electrical Use
You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you do not trip your breaker during your stay.
Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, you are prohibited from working on our pedestals unless hired to do so.
Laundry
The laundry room is open 24/7. A change and vending is available. Please do not leave your laundry unattended. We are not responsible for accidents or theft.
Restrooms
For the comfort of all our guests, Clubhouse restrooms are open 24/7 with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean, please. Guest under the age of 18 need adult supervision in the bathrooms and showers as well as the pool area.
Pool & Playground
NO LIFEGUARD IS ON DUTY. The Pool opens at 9 am after quiet time and closes at dusk. Anyone under 18 must be supervised by an adult in Pool, as well as all other areas of the Park at all times. Horseplay, running, and diving is not permitted in our pool area. Alcohol and Food is not permitted inside the Pool itself. Loud music, glass, and rough play are not permitted at our pool or playground. Failure to follow these rules may result in you being asked to leave without refund. Children in diapers are not allowed in our pool. Only swimming suits and swimming trunks permitted in our pool, no cut offs. Please do not let your children climb our trees, as it damages them. Swimming is not permitted if rain or lightning is present at or near the Park. By using the pool, you expressly acknowledge and agree that you are doing so at your own risk.
Quiet Time Policies
Quiet time is 10 PM to 7 AM (“Quiet Time”). Any guest or visitor making excessive noise during Quiet Time will be warned only once and then asked to leave without a refund.
Trash Disposal and Recycling
Trash cans are located throughout the Park. Please tie trash bags completely closed and put your trash completely in the trash container. If the first can is full, please find another container. Please do not place your trash on the ground. Wildlife creatures like opossums and racoons are attracted to food and trash. While we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans. Trash is emptied once per day. Times may vary due to maintenance scheduling requirements throughout the day.
A dumpster is available on the east side of the park. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.
If you are recycling, we currently recycle cardboard and aluminum. Please bring any recycling items to our store or garage for drop off.
Children
Children under 18 must be supervised by an adult at all times. Horseplay, running, or diving in the Pool, Playground, and/or Park is not permitted. Guests and visitors under the age of 18 are not permitted to ride bicycles, scooters, or other methods of transportation (whether motorized or not) without parent, guardian, or adult supervision. This is for the safety of your children and our guests. Anyone under the age of 18 must be back at his/her campsite by dusk each night. Children may not use the restrooms or enter the Clubhouse without being accompanied by a parent or guardian.
Drones
Drones are not permitted in our park. Please do not fly drones over people or RVs. There are several local area parks where drones are permitted for your enjoyment.
Clotheslines
Clotheslines are not permitted in the Park.
Fireworks and Firearms
Fireworks and firearms are strictly prohibited in the Park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.
Wildlife – Fishing & Swimming in Bay Prohibited
The Park is located on the bay. We are committed to preserving the environment and wildlife in and near the Park and the bay. Please be aware that the Park and surrounding area host a variety of wildlife (e.g., opossum, raccoons, snakes, etc.). Alligators are also native to the area. It is not uncommon for alligators to bask along the banks of the bay for extended periods of time. These alligators are usually warming their bodies; they are not actively hunting. Often times, a basking alligator may be seen with its mouth open; this is a way to cool its body temperature down, since alligators do not pant or sweat.
For this reason, we do not allow guests or visitors swim in or enter the bay. Additionally, fishing from banks of the Park into the bay is strictly prohibited. As with fish, alligators are attracted to lures because they mimic natural food.
Guests and visitors are not permitted to feed, harass, or entice alligators. It is against the law to intentionally feed a free-ranging alligator. Feeding or offering food, including fish or bait is not only dangerous, but a Class C misdemeanor punishable by a $500 fine.
Do not interact with alligators. If you see an alligator on the Park grounds, you should back away slowly and ensure that all minors and pets are protected. Please contact the Park’s staff immediately if you spot any alligators on the Park grounds.
Repairs
Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs. All persons engaged to assist with RV and/or vehicle repair must receive prior written approval before entering the Park.
Safety and Emergencies
Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We will not give out personal information out to others.
If you observe any activity you believe to be of concern, call (346) 978 9804, 24 hours a day. (No soliciting is allowed.)
If you need to call 911 for any reason, and ONLY IF time allows, please call the office after making your emergency call. This will help the staff be prepared to escort the emergency personnel to your campsite.
PRIOR EXPRESS WRITTEN CONSENT
By signing below, and providing your phone number, you are giving the Park express written consent to deliver or cause to be delivered to the person called or texted advertisements or marketing messages using an automatic telephone dialing system or an artificial or prerecorded voice.
COVID-19
In light of the global pandemic and ongoing concerns associated with COVID-19, and all variants (“COVID-19”), everyone shares in the obligation to observe certain requirements and guidelines to help keep themselves and others safe within your shared community. In particular, by signing below you represent that you, your guests, and visitors have not tested positive for COVID-19 within the last two weeks and have not been in direct personal contact with someone who has tested positive for COVID-19 within the last two weeks either. If you (including your guests/visitors) test positive for COVID-19 or come into contact with someone who has, or if you or your guests/visitors’ temperature exceeds 100 degrees Fahrenheit and you/they experience other COVID-19-related symptoms, you agree that you/they will not seek to enter Park until you/they are no longer symptomatic for three straight days. You and your guests and visitors agree to observe the safety requirements within the Park spaces -- including wearing a personal mask when required, and observing required routes of circulation, occupancy limitations, social distancing and sanitization requirements.
INDEMNIFICATION / COVENANT NOT TO SUE / RELEASE OF LIABILITY
Responsible Party: Includes you, your children, all guests travelling with you, and all visitors.
Facility: Harbor View Park, including the community pool and clubhouse, all parking and adjacent areas, and road access to Harbor View Park.
Releasees: Harbor View Park, Shuford Property, LLC, and their respective owners, shareholders, agents, representatives, employees, servants, attorneys, officers, directors, members, managers, and anyone acting on their behalf.
RELEASE: IN CONSIDERATION FOR APPROVED USE OF THE PARK (HEREAFTER “FACILITY” AS DEFINED ABOVE) FOR MY CURRENT VISIT OR FUTURE VISITS, RESPONSIBLE PARTY RELEASES, DISCHARGES, AND AGREES NOT TO SUE RELEASEES FOR ANY CLAIMS, DEMANDS, ACTIONS, AND CAUSES OF ACTION OF ANY KIND WHATSOEVER, INCLUDING BUT NOT LIMITED TO CLAIMS AND CAUSES OF ACTION FOR PERSONAL INJURY, PROPERTY DAMAGE, DEATH, AND LOSS OF USE, AT COMMON-LAW, STATUTORY, CONTRACTUAL, OR OTHERWISE, WHICH THE RESPONSIBLE PARTY NOW HAS OR MAY HAVE, KNOWN OR UNKNOWN, NOW EXISTING OR THAT MIGHT ARISE HEREAFTER, DIRECTLY OR INDIRECTLY ATTRIBUTABLE TO MY USE OF THE FACILITY OR TO MY GUESTS USE OF THE FACILITY WHETHER OR NOT SUCH PERSONAL INJURY, PROPERTY DAMAGE, DEATH OR LOSS OF USE TO ME OR MY GUESTS WAS CAUSED BY THE NEGLIGENCE OR ALLEGED NEGLIGENCE, IN WHOLE OT IN PART, OF THE RELEASEES.
Risks: Responsible Party is fully aware of risks and hazards connected with the scheduled use of the Facility, and elects to be fully and solely responsible for Responsible Party and Responsible Party’s guests knowing that the use of the Facility may be hazardous to Responsible Party and Responsible Party’s guests. Responsible Party voluntarily assumes full and sole responsibility for any risks of loss, property damage or personal injury, including death, that may be sustained by Responsible Party or Responsible Party’s guests, or any loss or damage to property owned by Responsible Party or Responsible Party’s guests as a result of their use of the Facility, whether caused by the negligence or alleged negligence of Releasees. Responsible Party is fully aware of the Park Policies outlined above and Responsible Party agrees to fully comply with all the requirements of this policy.
Indemnity: RESPONSIBLE PARTY AGREES TO INDEMNIFY, DEFEND AND HOLD HARMLESS THE RELEASEES FROM ANY AND ALL LOSS, LIABILITY, DAMAGES, COSTS, INCLUDING COURT COSTS AND ATTORNEY FEES, THAT RELEASEES MAY INCUR ARISING OUT OF THE USE OF THE FACILITY BY THE RESPONSIBLE PARTY OR RESPONSIBLE PARTY’S GUESTS AND MADE THE SUBJECT OF THIS RELEASE AND INDEMNITY AGREEMENT. IT IS EXPRESSLY UNDERSTOOD AND AGREED THAT THIS INDEMNITY AGREEMENT APPLIES TO ALL CLAIMS AND CAUSES OF ACTION, KNOWN OR UNKNOWN, BASED IN STATUTE, CONTRACT, COMMON LAW, OR OTHERWISE, AND INCLUDING BUT NOT LIMITED TO THOSE CLAIMS AND CAUSES OF ACTION ARISING OUT OF, OR CAUSED IN WHOLE OR IN PART, BASED ON THE ALLEGED NEGLIGENCE OR OTHER WRONGFUL CONDUCT OF THE RELEASEES.
By signing this release, I acknowledge and represent that I have read the above Release and Indemnity Agreement as well as all applicable policies for use of the Facility/Park; I understand it and sign it voluntarily as my own free act and deed; no oral representations, statements, or inducements, apart from the foregoing written agreement, have been made; I am at least eighteen (18) years of age and fully competent; and I execute this Release for full, adequate and complete consideration fully intending to be bound by the same.
