Contact park management to make arrangements for the following:

-Early Check-in

-Late Check-out

-Extended stays (more than 2 weeks)

Late Check-out Policy:  The hosts may be able to arrange a late checkout, if available. Additional fees may apply. In order to ensure availability for incoming guests, please plan prompt departures.

We offer FREE Wi-Fi as there is no cell coverage in our neck of the woods.  Please ensure your phone is using Wi-Fi calling to enable your texts and calls on our network:

THERE ARE NO PUBLIC RESTROOMS!!  A FINE WILL BE GIVEN IF GUESTS ARE FOUND USING OUR PROPERTY FOR THIS PURPOSE. ONLY SELF-CONTAINED VEHICLES ARE ALLOWED.  SORRY-NO SHOWERS, OR LAUNDRY FACILITIES, EITHER.

 GENERAL GUIDELINES:

1.         Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.

2.         Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

3.         The park is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

4.         We reserve the right to evict any person(s) who does not comply with the rules and policies.

5.         Check-in online, after reviewing our Park Guidelines.  You may also check in with the Park Hosts located at the Office in Site 1.

6.         Tent camping is NOT permitted, unless arranged with management.

7.         Total number of guests in any space or cottage cannot exceed 8, unless authorized by Park Hosts or Management.

8.       Visitors are welcome at guest sites between the hours of 9 am & 10 pm.

9.       Only park vehicles in your site. The use of more than one site will result in additional charges.

10.     Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise.

11.     All sites are to be kept neat and clean for the duration of your stay.    

12.    All trash is to be disposed in the metal garbage bin on the house side of the property. 

13.    DO NOT LEAVE ANY TRASH OUTSIDE & CLEAN YOUR GRILL THOROUGHLY AS BEARS FREQUENT OUR PROPERTY! 

14.    ONLY RV Toilet Paper & Natural Waste is allowed in our septic system.  NO WIPES, PAPER TOWELS, KLEENEX, OR GREASE IN YOUR GREY OR BLACK TANKS PRIOR TO DUMPING IN OUR SEPTIC SYSTEM!!  

15.       HEART OF THE REDWOODS COTTAGES & RV is in a natural wildlife habitat area.  Wild animals, including Elk & Bears roam this property.  Please do not approach, interact, or feed them.  They are unpredictable and can be dangerous.  All guests should ensure pets and small children are supervised at all times.

16.     Our property is surrounded by wild berries.  When they are in season, help yourselves to carefully picking any you would like. 

17.     Our property is surrounded by several creeks.  These creeks are fishable, with the exception of Salmon.  We have many waterways close by that are also fishable: Freshwater Lagoon, Stone Lagoon, Klamath River, and more!

18.      We are quite frankly in the middle of the woods.  This means we do lose power at times.  Please be patient and understand it is just part of staying in our neck of the woods!  We will be in contact to coordinate water & wifi availability during these times.

19.  Electric Vehicle charging is available in the town of Orick.  If you wish to charge your Electric Vehicle on our property, an additional fee will be assessed. Please arrange with the Park Hosts or Management.

20.  Firewood is available for purchase to be used in the provided Fire Pits ONLY.  Please see the Hosts or Management for purchase

21.  Your fire needs to be completely extinguished when not attended or prior to leaving your site.

 

PETS:

1.    Your pets are welcome here.  Please keep them on a leash at all times.  This helps you, your pet, and other guests’ pets stay safe.

2.    Be a good neighbor and guest by cleaning up after your pet always.  Failure of doing so will result in an additional fee. 

3.  Cottage Guests: See the "Cottage Guest Guidelines" below for pet special instructions.

 

SAFETY:          

1.         The use of Firearms of any kind is PROHIBITED on our property.

2.         Fireworks of any kind are PROHIBITED.

3.         Use of illegal drugs is PROHIBITED.

4.         Obnoxious behavior of ANY kind is PROHIBITED.

5.         Speed limit on property is 5 mph.

6.         No vehicles can block any portion of roadway.

7.         Vehicles may park in designated spaces only.

8.         Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort.

9.         Open fires are only allowed inside the provided fire pits.  Firewood is available for purchase here - see a Park Host or Management.

10.     Be advised there is an electrical fence protecting trees on the property from the Elk. Stay clear of this fencing & do not take the fruit from the trees in this area.

 

SECURITY:

1.         We are not responsible for lost, stolen, or damaged articles.  Keep your valuables locked up.

2.         Report any problems with your site to Park Hosts or Management immediately.

3.         We adhere to and maintain all state, county, and local laws on property.

 

QUIET HOURS:

1.         Quiet hours are from 10:00 PM to 8:00 AM.

2.         Please be courteous to other guests around you.

3.         Loud music or objectionable noise is not allowed at any time.

4.         Inconsiderate guests will be evicted from park.

5.         Profanity or violence towards other guests or staff will result in immediate eviction from park.

6.         Guests violating rules that results in eviction notice will not receive any refunds for their stay.

 

COTTAGE GUEST GUIDELINES:

1.  The Access code will be sent prior to your arrival to access the cottage & allow you to self-check in.

2.  The Cottages are fully furnished including bed linens, bath towels, & all kitchen wares, including spices & oil.  Additionally, dish, laundry, dishwasher, & bath soaps are provided as well as shampoo, conditioner, body wash, kitchen sponge, paper towels, toilet paper, coffee supplies,  firewood, & BBQ tools.  We do not provide personal toiletries.

3.  If any of the cleaning supplies run out, please place the empty bottle or container in the laundry room, contact the host & it will be replenished as soon as possible.

4.  Smoking & vaping is ONLY allowed outside.  Please use the designated ashtray on the back yard area and empty it into the outside garbage can prior to leaving.  If smoking &/or vaping are done inside, there will be an additional cleaning fee charged.

5.  Candles are not allowed in the cottages, for insurance purposes.

6.  A gas grill is provided for your use.  Please clean it after each use & leave no food outside to keep the bears & critters at a safe distance.

7. Pets left in the cottage unattended must be in a kennel.

8.  The Pet fee is $50.  Please do not allow the pets on the furniture. If additional cleaning is required due to your pet, an additional fee will be charged after check-out. Pet waste bags & dog dishes are provided.  Please pick up after your pet & place the bags in the outside garbage can.

10.  Your hosts are a quick message, phone call, or visit away.  Please contact one of your hosts if you need anything!

11.  An additional fee will be charged for extra cleaning, damage, or missing property of the cottages.

 REFUND POLICY FOR ALL SITES & COTTAGES

1.    No rental refund will be given for circumstances beyond our control, such as planned or unexpected power outages, road closures, weather related issues or other “Acts of God”.  When possible, we will offer a onetime reservation date change for the like site within the same travel season.

2.    If a reservation is cancelled more than 5 weeks prior to the scheduled arrival date, a full refund will be issued, minus the non-refundable $25 processing fee.  For a cancellation of a reservation more than 4 weeks, but less than 5 weeks prior to the scheduled arrival date, we will issue a 50% refund.  For a cancellation one week or less prior to the arrival date, no refund will be given.

3.  A full refund will be given for cancellations made at least 24 hours after the reservation is confirmed if the cancellation is made at least 72 hours before check-in time.
