RULES AND REGULATIONS

The establishment of these rules and regulations is to aide in providing Hooked-Up RV Resort guests a secure, comfortable, convenient, and attractive environment. They also set guidelines for the appearance    of individual RV’s and the space they occupy.  Violation of any park rules and regulations may result in eviction without a refund.

GENERAL:

• Check-in time is 1:00 PM; Check-out time is 12:00 noon.

• RV’s acceptance is based upon year, condition, and appearance. All RVs must be self-contained and RVIA approved. (or Canadian Equivalency)

• All RV’s and mobile homes must be fully self-contained, well-kept and in good condition. RV’s 1O years or older must be approved.

• Solicitation or signs for the sale of products/services will not be allowed. No peddling, loitering, trespassing, and trading is allowed at the park. The operation of a business on the RV site is prohibited.

• No more than four (4) Adults may occupy one recreational vehicle. 

PAYMENTS: 

• Tenant Move-In Packet or Guest Reservation Form must be completed. Deposit & rent must be paid prior to arrival. 

• We accept Visa, Mastercard, American Express, and Cash. Checks are accepted on monthly rentals only. Guests are required to remunerate camping fees upon arrival.

• Hooked-Up RV Resort maintains a No Refund Policy. A $30.00 service charge applies to all cancellations. Early departure is considered as a cancellation with no refund. Discounts apply to daily rates only.

RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE.
 

RENT (long-term):

• Maximum of 1 (one) RV/mobile home, 6 (six) people and 2 (two) vehicles (including boats) are allowed per lot. 

• Rent is due by the 1st of each month. We do have a grace period with no late fees until the 4th; if rent is not paid there will be a $10/day late fee starting from the 1st (first) of the month.

• By signing this agreement, tenant(s) understand and agree that utilities will be shut off on the end of business day on the 10th if rent and utilities (including late fees) are not paid in full.

• No sub-leasing is allowed.

• Each tenant will be charged an additional $25 around March/April for annual tree spraying for prevention of stinging "willy worms".

• Hooked Up RV only pro-rates on move-In date (not move-out).

THERE ARE NO REFUNDS ON RENT OR PRE-PAID RENT, INCLUDING EARLY MOVE-OUT!!!

LOTS:

• No tent camping or sleeping in vehicles outside of the RV.

• Campfires are only permitted in small above ground and maintained fire pits.  No open fires are permitted during a county wide burn ban. Fireworks are not allowed in the park.

• Only patio furniture and outdoor/garden furniture in good condition is allowed. No sofas or dining room furniture, boards, bricks, or makeshift patio furniture is allowed.

• All storage buildings must be maintained and approved by Hooked-Up RV, kept in good repair, and free from hazards.

• Refrigerators and/or freezers are prohibited to be outside of tenant RV or mobile home.

• All water hoses and sewer lines must be free from leaks. Sewer hoses must have a soft sewer gasket or threaded attachment into the sewer.

• Management is not responsible for loss or damage of personal property caused by fire, theft, 

accidents, or acts of nature. Management is not liable for damage to RVs or vehicle(s) caused by fallen tree(s) or limb(s). Please place all excess TV cables, water hoses, electric cords, and sewer hoses next to or under RV. Management will not move those items during mowing.
 

SEPTIC SYSTEMS:

• All lots are run on a septic system. Hooked Up-RV is responsible for maintaining all these systems.  If there is a problem, please notify the front office ASAP. If we determine that the system is malfunctioning due to foreign objects, the tenant will be liable for all charges for repairs.

• Only septic safe toilet paper and human waste can go into these systems. Anything else is considered foreign objects.

CHILDREN AND VISITORS:

• All visitors must register with the office. If visitors are overnight guests or if they intend to use common facilities, they are subject to visitor fees. ($10 per person per day) All visitors (adult and children) must always be accompanied by a paying guest.

• Tenants and visitors must comply with all Hooked-Up RV Park Rules & Regulations.

• You are responsible for the safety and conduct of your children and visiting guests.

• Children under the age of 18 must always be accompanied by an adult while on the park grounds and are not allowed in the Recreation Center or Pool unattended.

ALCOHOL, SMOKING, DRUGS, AND FIREARMS:

• Dispose of smoking materials in proper receptacles. Do not throw them on the ground. This includes your lot and anywhere in the park.

• Smoking is prohibited in any park building (office and laundry facility).

• Absolutely no discharge or use of firearms or fireworks is allowed.

• All weapons shall be kept in compliance with all applicable state and federal laws.

• No alcohol is permitted in any common area (office and laundry facility).

• Hooked-Up RV or any of its representatives, staff or owner will NOT be responsible for anyone driving while under the influence.

PETS:

• We welcome pets if they are attended by adult tenants and are not deemed overly aggressive.

• All dogs must be on a leash and ALWAYS attached to a human unless inside the dog park. Exotic, wildlife, and farm animals are not considered pets and not allowed.

• You are responsible to pick up your pet’s waste IMMEDIATELY and dispose of it properly (including around your site and   anywhere within park property). This is a health issue for everyone.  If you do not comply you will be told to vacate.

• Animals are the exclusive responsibility of their owners. Noisy pets will not be tolerated.

• No dog kennels, pens or dog runs allowed.

• Pets must not be left outside unattended.

• Pets are not allowed in the Recreation Room, Laundry Room, and Pool Area. Portable fences and kennels are allowed with park managers approval. Pets may not interfere with the peace and quiet of other guests.   If your dog is disturbing other guests, you will be asked to control your pet. You may be requested to leave the park if you are unable to control your pet. Aggressive and exotic pets are not permitted. The maximum number of pets is limited to 2 per site unless approved in writing by park   manager.
   

VEHICLE AND PARKING RULES:

• One RV and two vehicles (including boats) per site. No cargo trailers or utility trailers allowed in or around sites. Please do not change sites without prior approval from management. Cutting through, using, or parking in unoccupied sites or on the grass is prohibited. The Park is not responsible for any lost or stolen items.

• You must have a valid driver's license to operate any motorized vehicle on the property.

• No parking your vehicle, golf cart or boat on the street or in the grass.

• You must be parked at your lot only. Any vehicle, golf cart or boat parked in a vacant site will be charged for the space at the daily rate of $55.

• The operation of motorized scooters, ATVs, mini-bikes or any unlicensed motorized vehicle is   prohibited on the property.

• No major repairs of vehicles are allowed on the property unless approved by a Hooked-Up RV team member.

• Boats must be well maintained and compliant with local laws.

• No mechanical equipment, vehicle, trailer, or boat that is in a wrecked, discarded, dismantled, 

or in inoperative condition shall be parked, stored or left in the lot.

• Working on vehicles of any type or changing oil is not allowed.

THE SPEED LIMIT IN THE PARK IS 5 (FIVE) MPH AND IS STRICTLY ENFORCED!!

BEHAVIOR AND NUISANCES:

• Quiet time is required between 9:00PM to 8:00AM every day of the week.

• Excessive noise/nuisances created by guests and/or visitors will not be tolerated.

• Common courtesy shall prevail between all persons (due to different work schedules) on 

Hooked-Up RV Park property. Obnoxious, profane, threatening language, abusive behavior and/or actions will not be tolerated; anyone engaging in such activity will be required to leave the premises immediately without refund.

• No criminal or drug related activity in or near the park will be tolerated.

SITE CLEANING: 

• Guests agree to keep their site clean, neat, and in an orderly fashion always. Please store all personal items out of sight when not in use. No refrigerators or appliances are allowed outside the RV. Please do not hang clothes or towels outside. No permanent or temporary structures are allowed without the   written consent of Park Manager. Satellite TV or Internet Dishes are allowed but must be positioned on your own site at the guest’s expense. We encourage RV Washing and good housekeeping.

• Please do not leave trash sitting out. No outside trash cans. Dumpsters are provided at each end of the park for household trash only. Please do not put furniture, appliances, lumber, or metal in or around the dumpster areas. Please do not throw paper, cigarette/cigar butts, drink bottles/caps, charcoal, etc. .... on the park grounds or in the ponds. “Don’t Mess with Texas”

• If your site requires additional cleaning or preparation after departure and beyond normal, as management deems necessary (IE; Sewage, Oils, Paints, BBQ waste. Refuse, Etc.) A $35 fee will be assessed.

We reserve the right to refuse service to anyone. Damage to park property, including but not limited to utilities, landscaping, vehicles, or signage is strictly prohibited; tenants will be held responsible for the repair of all damages. Hooked-Up RV Park assumes no responsibility for fire, theft, vandalism, natural   events, injury, accidents, or losses from any cause. Hooked-Up RV Park is also not responsible for any damage to vehicles or personal property caused by other guests and/or visitors. Hooked-Up RV Park reserves the right to limit the stay and number of persons per site. Rules, regulations, and rates may be changed at any time without prior notice. Please report any problems, incidents or accidents to the front office immediately. For emergencies dial 911.

I/we hereby acknowledge that I/we have read and understand the foregoing Rules and Regulations and have been provided a copy. Acceptance of the above Rules & Regulations is a condition of the lot space stated above. 

The undersigned releases, indemnifies and saves harmless Hooked-Up RV and its agents or employees from all suits, actions or claims of any character, type or description brought or made for or on account of any injuries or damages received or sustained by any person or persons or property or acts of God. RV guest expressly assumes all risk of such loss or damage and must carry their own insurance.  I have read and understand all the Rules, Terms and Conditions as set forth in this Reservation Form.  By signing below, I agree to all the Rules, Terms and Conditions as contained in this Reservation Form.
