TERMS & CONDITIONS (for CAMPING at our CAMPGROUND - There is a separate and additional PARK WAIVER for all other HSORP Activities you will need to sign at the Park.)

We hope you’ll enjoy your stay! Our policies are intended to keep guests safe and enhance everyone’s experience. We thank you for staying with us and keeping a family-friendly atmosphere!

CHECK-IN & CHECK-OUT TIMES

RV and Tent Camping: Check-in begins at 2 PM / Check-out by 12 PM
All Lodging (The Cabin, The Duplex, The Bunkhouse, The Lodge, The Shire, The Torque): Check-in begins at 3 PM / Check-out by 11 AM

Late Check-Out Availability:
If you would like to extend your stay until dusk on your departure date, please come by the Park Store by 5pm on the day before your departure. This will give us enough time to check to see if your site/lodge is available for late check-out the following day. If you are not able to check-out on time, we will charge the card on file as a late check-out fee.

Extended Day Rates & Late Check-Out Fees:  Lodging: $50, RV Sites: $20, Tent Sites: $10

RESERVATIONS AND BOOKING
Reservations can be made through our website (www.hotspringsoffroadpark.com then click BOOK YOUR STAY) or by calling the Park Store at (501) 625-3600. Reservations cannot exceed 12 days in length and must be made more than eight hours prior to stay (before 4:00 PM CT) and no more than 355 days in advance. We always encourage prior reservations, however walk-ups will be accepted on a case by case basis if before it's 4pm, and if we have availability. Walk-up reservations are not guaranteed. 

Payment is due in full at the time the reservation is made and signifies that you agree to these Park Terms and Conditions. 
 

CANCELLATION POLICY

To cancel or modify your reservation, you must call our Park Store at (501) 625-3600 before the deadlines listed below. Cancellations via email, text, or social media will not be accepted.

This policy applies regardless of weather conditions, natural disasters, government-mandated shutdowns, public utility disruptions, health emergencies (such as COVID-19 or other communicable diseases), and changes in the guest’s personal plans.

This policy is subject to change at any time without notice. The version in effect at the time of booking will apply to your reservation.


CANCELLATIONS, USER CREDIT, & REFUNDS

More Than 30 Days Before the Reservation

Lodging, RV Site, and Tent Site cancellations made more than 30 days before the scheduled stay are eligible for:

  • A refund to the original payment method, minus a 10% cancellation fee, OR
  • A full credit in the form of "Campspot User Credit," valid for 400 days and applicable to future Camping Reservations and Park Store Merchandise (not valid for Trail Passes or Memberships).
  • Once you know the date of your next reservation, please call our Park Store at (501) 625-3600 to apply the User Credit.

30 Days or Less Before the Reservation

Cancellations made 30 days or less before the scheduled stay are non-refundable. However, guests may choose to receive:

  • A Campspot User Credit for 90% of the original reservation value, with a 10% rebooking fee deducted.
  • This credit is valid for 400 days and may be used for Camping Reservations and Park Store Merchandise (not valid for Trail Passes or Memberships).
  • Once you know the date of your next reservation, please call our Park Store at (501) 625-3600 to apply the User Credit.

3 Days or Less Before the Reservation

Cancellations made within 3 days of the scheduled stay are fully non-refundable and non-transferable.

  • No refunds, rebooking, or Campspot User Credit will be provided under any circumstances.

This policy applies regardless of weather conditions, natural disasters, government shutdowns, or other unforeseen circumstances.


APPEAL PROCESS

We understand that life happens. While our policy is firm, guests with extreme, verifiable circumstances may request an appeal within 24 hours of the missed reservation. To do so, please call our Park Store at (501) 625-3600. Appeals are reviewed on a case-by-case basis, and approval is at Park Management’s sole discretionSubmitting an appeal does not guarantee a refund or rebooking approval.

GENERAL POLICIES

By accepting these terms and conditions, I, hereby acknowledge that I WILL INFORM ALL OCCUPANTS, FAMILY MEMBERS, AND GUESTS about these terms and conditions and that ALL SUCH INDIVIDUALS AGREE TO BE BOUND BY AND COMPLY WITH THESE TERMS AND CONDITIONS.

SAFETY: GUESTS MUST BE RESPONSIBLE FOR ANY MINORS IN THEIR PARTY. Off-Road vehicles and trails pose serious safety risks to drivers and pedestrians. Please see the Release, Indemnification, and Hold Harmless Agreement located in this document or in the Park Store for more information.

QUIET TIME: Quiet Hours are from 11 PM to 7 AM along with NORMAL CONSIDERATION FOR OTHERS AT ALL TIMES. Quiet generators are allowed in camping areas.

OFF-ROAD TRAILS: All visitors driving our off-road trails must CHECK-IN WITH THE PARK STORE and PURCHASE A DAY-USE TRAIL PASS and/or Membership. Camping fees are separate from Trail Passes.

FIRE RINGS & WOOD: Keep fire rings in their location. Burning of motor oil, petroleum distillates, plastics, trash, or other hazardous materials is strictly prohibited. Do not burn metal or glass in the fire rings. Firewood bundles are available for purchase at the Park Store. You may also ADD-ON firewood to your reservation, and pick up at the Park Store when you arrive to checkin. Open flames must be at least 3 feet away from any buildings or structures, including lodgings. 

PERSONAL VEHICLES FOR USE WITHIN THE PARK: The speed limit in the campground is 5 MPH for the safety of our children and pets and to reduce dust.

PETS: Dogs are allowed in most places but with a few rules that must be followed. All dogs must be friendly, quiet, cleaned up after, on a leash, and with their owner at all times. No pets are allowed in the Torque RV. Pets are not allowed to be left in any lodgings, campsites, or other outdoor areas without supervision. Excessive barking will not be allowed. Damage caused by pets as well as excessive cleaning needed due to pet messes will be charged to the card on file. PLEASE CLEAN UP AFTER YOUR PET in all indoor and outdoor environments that are near or in our Campground Area, Buildings, or Lodgings. 

PARK USE: There is absolutely NO drinking of alcoholic beverages or mind-altering substances on the Park Trails. Alcoholic beverages may be consumed responsibly in the campground area only. No kegs are allowed. Firearms, fireworks, over-intoxication, and disorderly conduct will not be tolerated. Cigarette butts must be disposed of properly. Please do not chop, hang on branches, or nail/screw any item to the trees.

EXCESSIVE CLEANING FEES: We build into our reservation fees up to 2 hours of cleaning for lodgings and up to 15 minutes of resetting for RV Sites and Tent sites. Any additional cleaning or resetting beyond those times will be charged to the card on file at the Park Owner's discretion.

CAMPING POLICIES

RV sites fees include one RV/camper or two tents per site. Additional tents will incur an additional tent fee of $10 per night. Please only use the utilities on the site you reserved, otherwise, there will be an additional fee charged to your account for the cost of the site.

TRASH & ALUMINUM CANS: Trash and Aluminum Can bins are located throughout the Campground. Please place bagged trash [household garbage only] in the dumpster near the front gate.

NO DUMP STATION: We do NOT have sewer dump station. However, we are working to add a dump station in the future. Please contact one of the nearby RV Parks to see if they still allow use of their dump station for a nominal fee.

NO DUMPING GREY OR BLACK WATER - PERIOD. 
Any discharge of grey water or black water at our Park is strictly prohibited. If grey or black water discharge has been discovered at your campsite or from your camper, a clean-up fee will be charged to the card on file at the Park Owner's discretion.

LODGING POLICIES

GENERAL: Smoking is not allowed in any of the lodgings. Violators will be charged $250. Please place all the furniture back in the arrangement in which you found it. Any damage or missing inventory that occurs during your stay will be charged to the card on file.Open flames must be at least 3 feet away from any buildings or structures, including lodgings. 

PETS: We do allow some pets in some of our lodgings. Generally, if the lodging or campsite is labeled as "pet-friendly", we allow a max of 3 pets per lodge/site. All animals must be friendly, quiet, cleaned up after, on a leash, and with their owner at all times. Pets are NOT allowed to be left in the lodgings or in any other areas of the Park without supervision. Excessive barking or animal noise will not be allowed. Unauthorized occupancy of pets will result in immediate eviction with no refund. Damage caused by pets as well as excessive cleaning needed due to pet messes will be charged to the card on file.

MAINTENANCE: We cannot guarantee against mechanical failure of heating, air conditioning, wifi, or other appliances. Please report any inoperative equipment to us immediately. We will make every reasonable effort to have repairs done quickly and efficiently.

PESTS: Many pests live in this area. Should you experience a “pest control issue”, please contact us.

OFF-ROAD TRAILS

We have several off-road trails near and around our campsites and lodgings. Use extra care when walking through and around the Campground and to the Shower House. If you want to drive your vehicle, UTV, ATV or Dirt Bike on the off-road trails, you must sign a separate waiver and buy a Day-Use Trail Pass at the Park Store.

HELMET RENTALS

Helmets are REQUIRED to be worn for all riders of ATVs (4-wheelers) and Dirt Bikes. If you do not have your own, we do have DOT-approved Helmets for rent in our Park Store.  ATV and Dirt Bike helmets are sent out in working order. If helmets are damaged or lost during your use, you will be responsible for paying for that damaged or lost item.

RELEASE, INDEMNIFICATION, AND HOLD HARMLESS AGREEMENT

In consideration of participating in campground activities including crossing off-road vehicle trails, off-road driving and for other good and valuable consideration, I hereby agree to release and discharge from liability arising from negligence at ORVPARK, LLC and its owners, directors, officers employees, agents, volunteers, participants, and all other persons or entities acting for them (hereinafter collectively referred to as “Releasees”), on behalf of myself and my children, parents, heirs, assigns, personal representative and estate, and also agree as follows:

I acknowledge that participating in campground activities involves known and unanticipated risks which could result in physical or emotional injury, paralysis or permanent disability, death, and property damage. Risks include, but are not limited to, broken bones, torn ligaments or other injuries as a result of falls; burns from campfires; drowning in creeks or other bodies of water; falls from play equipment or caused by uneven surfaces; medical conditions resulting from physical activity and hot weather; and damaged clothing or other property. I understand such risks simply cannot be eliminated, despite the use of safety equipment, without jeopardizing the essential qualities of the activity.

I expressly accept and assume all of the risks inherent in this activity or that might have been caused by the negligence of the Releasees. My participation in this activity is purely voluntary and I elect to participate despite the risks. In addition, if at any time I believe that event conditions are unsafe or that I am unable to participate due to physical or medical conditions, then I will immediately discontinue participation.

I hereby voluntarily release, forever discharge, and agree to indemnify and hold harmless Releasees from any and all claims, demands, or causes of action which are in any way connected with my participation in this activity, or my use of their equipment or facilities, arising from negligence. This release does not apply to claims arising from intentional conduct. Should Releasees or anyone acting on their behalf be required to incur attorney’s fees and costs to enforce this agreement, I agree to indemnify and hold them harmless for all such fees and costs.

I represent that I have adequate insurance to cover any injury or damage I may suffer or cause while participating in this activity, or else I agree to bear the costs of such injury or damage myself. I further represent that I have no medical or physical condition which could interfere with my safety in this activity, or else I am willing to assume – and bear the costs of – all risks that may be created, directly or indirectly, by any such condition.

This Agreement shall be governed by the laws of the State of Arkansas, and the exclusive jurisdiction and venue for any claim arising out of this Agreement shall be the state courts located in Garland County, Arkansas, and Undersigned expressly agree and consent to jurisdiction in said courts;

I agree that if any portion of this agreement is found to be void or unenforceable, the remaining portions shall remain in full force and effect.

I have adequate insurance to cover all personal property that I bring to ORVPARK, LLC. If I opt to not carry such coverage, I agree to bear the costs of any damage to my personal belongings myself. I am willing to assume and bear the costs of all risks that may be created by having my personal belongings placed on the property of ORVPARK, LLC.

By signing this document, I agree that if I am hurt or my property is damaged during my participation in this activity, then I may be found by a court of law to have waived my right to maintain a lawsuit against the parties being released on the basis of any claim for negligence.

I have had sufficient time to read this entire document and, should I choose to do so, consult with legal counsel prior to booking a reservation, which acts as my electronic signature. I have read and understood this document and I agree to be bound by its terms.
