Hudson Hideaway RV Retreat, Ethridge, Tennessee
By entering the property, you accept the rules, terms and conditions. Inform all camping party members of rules, regulations, and policies. Camper agrees upon receipt to updated terms of service by remaining on premises. In case of an emergency, CALL 911. The address is 10 Hudson Road, Ethridge, TN 38456. After contacting 911, dial management at 615-585-1315.
Check-in/checkout: The check-out time is 12 pm (noon) Central, and the check-in time is 2 pm Central for all reservations. No check-in on holidays or Sundays without prior approval.
Quiet Hours: Minimal noise weekdays from 10:00 pm to 6:00 am and weekends from 12:00 am to 6:00 am.
Park Policy: Services provided by Hudson Hideaway RV are recreational and do not constitute a landlord/tenant agreement. Management reserves the right to require a guest to vacate the park immediately for any reason without advanced notice or refund. Management discretion is final in all matters. Guests must have permanent residence elsewhere and use the property address (10 Hudson Rd, Ethridge, TN) only for temporary delivery services.
Conduct: Treat the site, park, and others with respect. Loud, disruptive, aggressive, or unlawful conduct is not tolerated. Use of an unpaid site constitutes theft. No political positions should be advertised and no flag other than the American flag should be displayed. The booking guest is responsible for guests, children, and pets' safety and conduct, and any fines, fees, or damages incurred.
Pets: Clean up pet waste immediately; failure to do so may result in a $25 fine per occurrence or ejection without refund. Pets must always be on a short leash when not in the designated dog park. Only dogs may play off-leash, supervised, in the provided fenced area; children must be with an adult. Pet owners are solely liable for pet damage to the park or others.
Campfires: No outside firewood. For firewood, call or text 615-585-1315 for availability/pricing. Firewood only (no trash) in designated fire pits; Never leave a fire burning unattended. Keep a hose or bucket with water nearby in case of emergency and follow any burn bans issued. Removing firewood from other sites constitutes theft.
Utility Services: Report any issues with services at your site to management immediately. Additional charges may apply for excessive utility usage and electric vehicles. Park is not liable for any damages.
- Sewer: A sewer hose seal is required. Rinse any spillage immediately. Only flush RV-approved toilet paper down sewer drains.
- Electric: Power surge protectors are required. RV's electrical requirements must match the available power supply; no converters allowed. Turn breakers off when hooking up and off before unhooking power cords. Power cords with corrosion or excessive amp usage can result in fire, property damage, and/or disruption of service to your site, and possibly the entire park; you are responsible for these costs.
- Trash: Keep your site clean and orderly. Deposit trash in bags and place in the dumpster immediately. Household trash only. Trash in firepits can result in a $25 cleanout fee, per occurrence.
- Water: A pressure regulator is required. Washing vehicles/RVs must be approved with a $20 fee. Violations will result in a $50 fine per occurrence. Ensure hoses and fixtures do not leak to avoid additional utility fees. State law prohibits fluid discharge on the ground. During freezing temperatures, disconnect all hoses and accessories from water tap to avoid damage fees from a busted water tap. A water hose may remain connected if heat tape is on the water tap, a heated hose is used from the water tap to the RV, and a slight drip runs from RV faucet. If hose remains attached, any damage is the guest’s responsibility.
Rates and Reservation: Rates and availability are subject to change. County occupancy tax (5%) and state sales tax (9.75%) are in addition to the base rate. Two registered adults (18+) and three children are included in the rate. (2-17). Children 2 and under free. Add $15 per person if exceeding occupancy limits. Only one RV and two vehicles per site; additional parking available. Subletting prohibited. Guests on property 28 days or more agree to a background check on each adult. Payment is due in advance of the stay. Recurring payments are due by the reservation checkout day and time; without prior arrangement, failure to pay after 24 hours will result in utility lockout and a $25 fee. Property left on-site without payment is subject to tow and storage fees after 48 hours at owner's expense; property forfeited without communication and payment due after 30 days.
Cancellation: Reservations can be canceled for a full refund 14 days before the scheduled check-in time, minus a $25 cancellation fee. No-shows or cancellations within 13 days are non-refundable.
Damages: If your RV, actions by you or your guests, or a violation of these rules, regulations, or policies cause damages or loss of service, you agree to reimburse the retreat for all costs incurred plus a $100 service charge. Damages, fines, or fees are immediately charged to the card on file with notification thereafter to the guest; failure to pay could result in ejection without refund or theft of services/vandalism prosecution.
Park Presentation: Minimal outdoor furniture allowed. No external window A/C units, torn awnings, non-working vehicles/repairs, or the like. No appliances outside the RV without prior approval and $10 monthly fee. No unsupervised umbrellas, sleeping tents, clotheslines, or towels draped over fencing. Trash not in a receptacle can incur a $25 fee and could result in ejection without refund.
Compliance/Safety: Guests must comply with local laws. Violence or weapon display is not allowed. Illegal drugs or paraphernalia are prohibited. Failure to comply may result in immediate removal. Operating a business on the property is prohibited, except for remote/virtual workers. Management’s discretion is final in all matters. Prohibited storage of hazardous materials. Propane safety guidelines must be followed; Grills should be at least ten (10) feet from a sewer inlet or RV. No smoking, propane storage, or firepits within ten (10) feet of sewer inlets.
Insurance & RV Requirements: All RVs must be self-insured and able to self-contain electricity, sewage, and freshwater water. Your RV and personal property are not covered by the retreat. All RVs must have a tow vehicle available and be able to move on demand.
Promotional Photography and Video: Guests grant permission for photography and video for promotional purposes only.
NOTICE OF LIABILITY, RELEASE, AND HOLD HARMLESS AGREEMENT
Guests recognize inherent risks while camping and agree to release, waive, discharge, and covenant not to sue Hudson Hideaway RV Retreat, owners, or representatives. Guests also agree to indemnify and hold harmless Hudson Hideaway RV Retreat, owners, or representatives from any loss, liability, damage, or cost due to their presence at the retreat. Guests assume full responsibility for bodily injury, death, or property loss or damage. Guests accept the damage fines and fees listed above, if incurred. Minors attending are bound by this agreement. By agreeing to these terms, guests acknowledge reading, understanding, and agreeing to comply with the policies. Failure to comply may result in ejection without refund.
