Jameson Lake Resort, Mansfield, Washington

BURN BAN IN EFFECT: all fire pits have been removed. GAS FIRE PITS ARE PERMITTED.

Check-Out Time: All Sites: 11AM

Tenant agrees to hold harmless and indemnify the Landlord, Jameson Lake Resort (JLR), from any and all claims, liabilities, losses, or damages arising from or related to the Tenant’s use of the premises or activities conducted thereon.

All guests must register in the office upon arrival. We reserve the right to evict any person(s) who does not comply with the rules and policies. Jameson Lake Resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

CANCELLATION POLICY

  • Cancellations more than 30 days in advance of arrival will receive a full refund.
  • Cancellations between 14 and 30 days in advance of arrival will receive a 50% refund.
  • Cancellations less than 14 nights before arrival will result in forfeiture of your entire payment.
  • Any refunds owed will be refunded to the credit card on file.

HIGHLIGHTS

  • Jameson Lake Resort is in a natural wildlife habitat area. There are deer, coyotes, birds of prey, reptiles, and other wildlife. Guests should ensure pets and small children are supervised at all times.
  • Ring Camera: Please note security camera on front door. If you need assistance, please ring doorbell and wait for someone to answer. We will assist remotely, if unavailable.
  • Boats: Visitors are expected to pull their boats in and out daily. Please see the detailed marina and boat section below, if applicable.
  • Picnic Tables: You are welcome to move picnic tables. Please return them to their original position and wipe down before checking out. Do not CLEAN FISH, paint, color, etc on tables. Guests who mistreat our tables will be charged an additional "cleaning" fee ($20) after checkout.
  • Pets: are welcome! Pets must be kept on a leash under the control of someone who can always manage all animals. Guests are responsible to “clean up” after their pets. 
  • Smoking: Please properly dispose of cigarette butts. Guests who leave ANY trash, including in fire pits, will be charged an additional "cleaning" fee ($20) after checkout. 
  • Power: Amp usage over the 30 AMPs provided can trip your breaker. Please be mindful of your amp usage, especially if you have a dual AC system.
  • Damages: Tenants and guests are responsible for any damage or injury caused by themselves, their children and/or pets.
  • Quiet Hours: 10PM-7AM

RV & TENT SITES

  • RV Sites: Max Capacity 8, Limit 1 RV & 1 Tent
  • Tent Sites: Max Capacity 6, Limit 2 Tents
  • You are responsible for understanding how many amps you are using in our RV. Amp usage over the 30 AMPs provided can trip your breaker. Please be mindful of your amp usage.
  • Please notify the office if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. 
  • All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.
  • We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.
  • Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise.
  • Guests may not hang any items from the trees.
  • Washing RVs or vehicles on property is not allowed.
  • The use of any paint products or chemicals is prohibited.
  • Blowup mattresses, sleeping bags and cots are not allowed outside.
  • Maintenance on RV’s or vehicles on property is not allowed.

THE CABIN

  • Max Capacity 4
  • No pets.
  • No smoking within 25 feet.
  • Registered guest must be at least 25 years old and at the rental property the entire stay.
  • Do not stand/jump on furniture.
  • CHECK-OUT: Remove all personal items from the cabin.
  • CHECK-OUT: Utilize provided broom to sweep.
  • CHECK-OUT: Remove all trash and dispose of it in the dumpster.
  • CHECK-OUT: Return key to restaurant.

MARINA & BOATS

  • Due to limited space and to ensure safety of resort property, we do not provide overnight mooring.
  • VISITORS ARE EXPECTED TO PULL THEIR BOATS IN & OUT DAILY.
  • Weather permitting, boats may be secured at your campsite, AT YOUR OWN RISK.
  • WE DO NOT PERMIT: Tying off boats to resort property: trees/posts/tables/etc.
  • WE DO NOT PERMIT: Launching boats with motorhomes.
  • Additional parking is available for water crafts and trailers.
  • We will not launch your boat for you.

VISITORS

  • Visitors are welcome at guest sites between the hours of 7AM & 10PM.
  • Maximum of 12 people total at a site at any given time.
  • Visitors are not permitted to stay overnight. All visitors are required to leave by 10PM.
  • All visitors must park in designated areas or within RV site constraints.

FIRES & GRILLS

  • WOOD ONLY in our fire pits (no trash, cans, bottles, cigarettes, etc.) Guests who leave ANY trash, including in fire pits, will be charged an additional "cleaning" fee ($20) after checkout. 
  • Campfires are only permitted in designated fire pits and are limited to seasonal restrictions.
  • Charcoal grills, wood fire pits, deep fryers and tiki torches are limited to seasonal restrictions. Please check with the office before using.
  • Propane grills and propane fire pits are allowed.

TRASH

  • Please practice "leave no trace" principles.
  • Guests who leave ANY trash (including in our firepits) will be charged an additional "cleaning" fee ($20) after checkout.
  • All trash is to be disposed of in enclosed trash receptacles throughout the resort.
  • All sites are to be kept neat and clean for the duration of your stay.
  • DO NOT leave trash out overnight.

SAFETY

  • Climbing on hillsides is PROHIBITED. Please inform all members of your party, including children.
  • The use of firearms of any kind is PROHIBITED at JLR.
  • The use of archery, paintball, slingshots or air guns is PROHIBITED.
  • Fireworks of any kind are PROHIBITED.
  • Use of illegal drugs is PROHIBITED.
  • Obnoxious behavior of ANY kind is PROHIBITED.
  • Speed limit on the property is 5 mph.
  • Motorcycles must be at idle speed when traveling through JLR.
  • No vehicles can block any portion of roadway.
  • Vehicles may park in designated spaces only.
  • Only persons with a valid driver’s license may operate a motor vehicle at JLR.
  • Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from JLR.

SECURITY

  • Surveillance cameras are in operation. Activities may be recorded for security purposes.
  • JLR is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.
  • Report any problems with your site to the main office immediately.

QUIET HOURS

  • Quiet hours are from 10PM to 7AM.
  • Loud music or objectionable noise is not allowed at any time.
  • Inconsiderate guests will be evicted from the park.
  • Profanity or violence towards other guests or JLR staff will result in immediate eviction.
  • Guests violating rules that result in eviction notice will not receive any refunds for their stay.

PET POLICY

  • Pets must be kept on a leash under the control of someone who can always manage all animals.
  • Guests are responsible to “clean up” after their pets.
  • We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or JLR.
  • Excessive barking is not tolerated. Please note that excessive barking may result in you being asked to leave without refund.
  • There is a three-pet limit in the resort.
  • Pets may not be left outside unattended.
  • Guests should carry proof of pets’ current vaccinations.
  • Pets are prohibited in resort buildings and amenity areas.
  • JLR is not responsible for and will hold the pet owner accountable for any injury or damage caused by pet(s).
