Junction Meadows

Park Policies

Check In / Check Out

Daily and Weekly rent is due and payable in advance: No refunds or prorating if you shorten your stay.

Monthly rent must be paid in full by the 5th day after, there will be a $10.00 per day late fee, plus $10 each day after.

Check-in Time: 2:00 PM. No early check-ins unless preapproved by management. Late check-ins are allowed at any time, please contact the park for instructions.

Check-Out Time: 11:00 AM. If you plan to stay past your paid through date, please make arrangements by confirming space availability with management prior to 9:00 AM.

Cancellation Policy

Reservations may be cancelled or changed ten (10) days or more prior to the scheduled arrival date and will receive a refund of the full amount of the reservations, less a non-refundable $3 booking fee.

A reservation cancelled within nine (9) days of the scheduled arrival date will result in the full amount of the reservation being forfeited.

Camper/RV

Your camper or RV must be a maximum of 10 years old, and kept clean and free from mildew, dirt, and grime. (We do make exceptions with Ownership approval)

Repairs

All sewer lines must be free from leaks and have a “donut” or threaded attachment into the sewer.

No repairs or maintenance of RV at the campground site without approval.

Storage

No open storage under the RV.

Assigned Slot

Cannot change RV parking slot once it is assigned. You should consult the staff if you want a change.

Additions

No additions/structures to RV without Ownership approval.

Tarps

No tarps covering anything without Ownership approval.

Air Conditioner Units

No air conditioning unit installed in the windows of RV.

Open Fires

Open fires are not allowed in our park. Fires must be in firepits or fire rings. Please place the fire pit over the concrete, so that the heat from it does not damage the grass.

Parking

Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges.

No parking on the grass, ever.

Site and Park Navigation

Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the RV Park.

Pet Policies

Leash

We ask that you always keep your pets on a leash. This helps you; your pet, and other guests and other guests’ pets stay safe. We recommend pets have tags indicating owners name and phone number in case they become lost. Loose pets will be transported to the nearest animal shelter.

Cleaning Up After Your Pet

Everyone is expected to clean up after their pet and dispose of excrement properly (bagged and in dumpster). Please do not leave it in the grass for your neighbor to step in.

Leaving Pets Unattended
Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pet’s well-being while you are away.

Barking

Excessive barking is not tolerated and disturbs your neighbors.

No exotic or oversized pets are permitted. 

Any dog deemed aggressive by management is not allowed in the park.

Junction Meadows is not responsible for and will hold accountable the pet owner for any injury or damage caused by pet(s).

Vehicle Policies

Speed Limit

The park speed limit is 10 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Safety is our number one priority for our guests.

Lake/Pond Area

Please do not allow children to go near the lake/pond area without adult supervision.

There is no lifeguard on duty at any time in the park.

Our lake/pond is considered “wild” and may contain wildlife indigenous to that environment (alligators, snakes, turtles, etc.)

Absolutely no motor-powered boating is allowed. Canoes and kayaks are allowed AT YOUR OWN RISK.

Rod reel and cane pole fishing is allowed. Wade fishing, bow fishing, trot lines, jugging, explosives, tree lines or any other type of fish netting/trapping is not allowed.

General Park Policies

Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.

The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

Visitors

Visitors are allowed as long as they comply with the Rules and Regulations. It is your responsibility to inform them of such. Any visitor who violates these Rules and Regulations will be asked to vacate the premises immediately.

Electrical Use

You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Quiet Time Policies

No disruptive loud music or TV noise is allowed at any time. Anyone playing loud music or TV noise will be warned only once.

Quiet time is 9 PM to 7 AM.

Profanity, violence, and obnoxious behavior of any kind towards other guests or staff is PROHIBITED.

Trash Disposal

Everyone is expected to keep their site clean and orderly. All trash should be bagged and brought to the dumpster. There is no trash pickup at your site.

A dumpster is available on the back side of the park. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.

Children

Children under 10 must be supervised by an adult at all times. Riding bicycles without a parent and on our main entrance road is prohibited for the safety of your children and our incoming RV guests.

Clotheslines

Clotheslines are not permitted in our park.

Firearms

Absolutely no use of firearms, air soft, BB, paintball, pellet guns, and explosives is allowed in the park.

Security:

Management is not responsible for lost, stolen, or damaged articles.  Keep your valuables locked up.

Report any problems with your site to the Management immediately.

We adhere to and maintain all state, county, and local laws on property.

Safety and Emergencies

Emergency Contact Information forms are required for all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (832) 323-9060 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, and time allows, please call the office so management is aware.

FAILURE TO FOLLOW RULES

We reserve the right to refuse to accept future rent from any person who fails to comply with these policies and regulations and may request that their space be vacated immediately. There will be no refunds. Illegal activities will be reported immediately to the local authorities.

The following Agreement is for Junction Meadows Storage unit/space.

Junction Meadows Self Storage Unit Agreement

This Agreement between Junction Meadows (“Landlord”) and the Tenant of record for storage unit/space (“Tenant”) (collectively the “Parties”) where Landlord leases to Tenant and Tenant leases from Landlord that certain storage unit located at Junction Meadows, 16110 Garrett Road, Houston, TX 77044.

The primary term of this agreement is from month to month and end upon thirty days written notice from either party.

Rent shall be paid to Landlord through Campspot. Rent is payable in advance without demand on or before the first day of each month during the term of this lease.

The Property shall be used only as a storage unit for property of a business nature Tenant shall not keep any environmentally hazardous, toxic or otherwise unsafe or dangerous materials in or about the Property.

If Tenant shall default in the payment of the rent within five (5) days after it is due, or any other sums  due hereunder, or if Teant violates the terms of the lease, Landlord at its option, may terminate Tenant’s right to occupancy by giving Tenant a notice to vacate. After giving such notice, Landlord may accept payments for the sum due hereunder without waiving or diminishing Landlord’s right to proceed against Tenant for eviction, property damages, past or future rent or other sums due hereunder.

Tenant shall not make any repairs or alternations to the Property without prior written permission of Landlord which may be withheld by Landlord for any reason.  At termination of this lease, Tenant agrees to surrender the Property in the same condition as when received.

Landlord or Landlord’s agent shall not be liable to Tenant, to Tenant’s guest, invitees or third persons for any damage, injuries, or losses to person or property caused by any weather condition, explosion, smoke, fire, interruption of utilities, theft, burglar, robbery, assault, vandalism, acts of third parties, condition of the Property or any other occurrence.  Tenant agrees to notify Landlord immediately of any dangerous or potentially dangerous condition on or about the Property.  Tenant hereby indemnifies, defends and holds Landlord harmless from and against all claims or causes of action for damage to persons or property arising directly or indirectly from Tenant’s use and/or occupancy of the Property.

Landlord agrees to notify Tenant’s personnel prior to entry into Property.

After notice to Tenant, Landlord or Landlord’s agents may enter the Property at reasonable times during normal business hours (or any time during emergencies) to inspect the Property.
