Kahoka RV Park

Welcome to Kahoka RV Park

The owners reserve the right to change rules at any time without notice.  Any camper or guest who does not comply with the rules and regulations will be removed from the RV Park, without a refund, immediately. Terms and Conditions are considered accepted regardless upon reservation completion. 

We appreciate your business and collaboration around the RV Park to make it a fun and safe environment for all.  The signed last page of this document is required before camping at Kahoka RV Park.  

Advanced payment is due at the time of booking your reservation. Any balance not paid in advance is due upon arrival. 

All processing/booking fees are non-refundable. 

No refunds are issued for early departure or inclement weather.

Cancellation Policy:

As excited as we are for you to join us, we do understand that cancellations do sometimes occur. If you do need to cancel your reservation, please be aware of the following policies. 

Cancellations made less than 7 days prior to arrival date will receive NO refund.

Cancellations made 7 days or more prior to arrival date will receive a full refund minus a $20 cancellation fee plus processing and booking

RV Park Rules and Regulations

 

A. Risk and liabilities of registered campers and guests

1.     Registered campers and their guests agree to relieve the Kahoka RV Park, its Members, Manager, Owners, Officers, Employees and Agents from any and all actions, claims, or demands that they may have now or in the future resulting from personal injury or death and damages to personal property of the registered campers and their guests.  

2.     Registered campers release the Kahoka RV Park, its Members, Manager, Owners, Officers, Employees and Agents. from responsibilities for electrical problems arising from the mismatch of electrical amperages and or unauthorized tampering. 

3.     The Kahoka RV Park grants the registered camper exclusive rights to their numbered site and nonexclusive rights to the use of common areas throughout RV Park as long as the following terms are followed.

B. General

1.     The Kahoka RV Park will have zero tolerance for fighting, illegal drugs, consumption of alcohol by minors, guns or weapons, theft, vandalism and inappropriate actions influenced by the misuse of drugs or alcohol. Inappropriate actions will be determined by ownership and anyone including registered campers and their guests will be prosecuted. Their property, including their camper will be removed from the RV Park immediately. 

2.     Tent camping will NOT be allowed.

3.     Campers under the age of 18 must be in their camp by dark or accompanied by an adult.

4.     Quiet time will be 11:00 pm on weekends or holidays and 10:00 pm on weekdays. 

5.     Registered camper guests are expected to read and adhere to all RV Park rules and regulations.  All guests not staying overnight are expected to leave by 11:00 pm on weekends and holidays and 10:00 pm on weekdays. 

6.     Sewage and gray water must not run on the ground

7.     Rowdiness, loud music, abusive language, drunkenness, or any possession or use of drugs will not be tolerated at any time.

8.     Only one camping unit per site

9.     Prohibited Items: Fireworks, Firearms must remain secured in RV and never seen outside. Firearms include all guns, air soft, BB, and pellet guns. No smoking in the buildings. No generators

10. RV Washing: Monthly rentals can wash RV once per month. All others may use a bucket to spot clean but no hose washing as it can cause water runoff and disturb neighboring RV’s.

11. Please do not park vehicles or trailers on grass, there is overflow parking available if needed

12. Please be respectful of your neighbors and walk around not through campsite

C. Registration Restrictions

1.     Management reserves the right to refuse service to anyone and the right to remove anyone without refund for not following the rules and regulations.

2.     Site registration is non-transferable.  Permanent campers may not use their site as an inducement to sell their camper.  If you plan to sell your camper with the intent of not replacing it, the camper must be removed from the RV Park before being listed for sale, unless otherwise approved by ownership.

D. Monthly Rent

1.     Rent is due the first of every month.  After 7 days a $25 a day late fee will be applied.  After a month your camper will be removed from the RV Park.   

E. Site Rules and Maintenance  

1.     Campers are responsible for keeping their sites clean.  A $50 fee will be charged each time a RV park employee cleans your lot after the first warning. 

2.     Campers are responsible for removing all personal belongings from their lot that can’t be put inside their camper or personal shed.  There can be absolutely NO clutter laying around the lot or under the camper including vehicles, tires, bikes, grills, extra sewer piping, any trash or debris, etc.  If you have a deck or patio, you must neatly stack and secure your belongings.  

3.     Only gas fires are allowed inside a fire ring.

4.     No permanent camper may install fencing, decking, or patio without the permission of RV Park ownership prior to doing so.

5.     All permanent concrete or other non-movable decking or patio must be paid for by the campers and will become property of the RV Park if the lot is vacated. 

6.     Tree trimming is NOT allowed.  If you need something trimmed, please notify ownership. 

7.     Campers are responsible for disposal of their own trash into the provided dumpsters.  Absolutely no trash or debris can be brought in from outside the RV Park and disposed of in the RV Park dumpsters. 

8.     Legal use of marijuana is to be consumed only in your campsite either inside your camper or on your patio out of sight from minors. 

9.     Pets must be kept on leashes or inside at all times. Pets must not be left unattended.  Pet droppings must be picked up and disposed of immediately. Pets are not allowed in or near any buildings, bathrooms, pool, or playground areas.  Maximum of 2 small pets 50lbs or smaller per camper. Management reserves the right to not allow certain pets on the property.

F.  Golf carts, ATVs or side-by-sides

1.     Golf carts, ATVs or side-by-sides allowed.

2.     Drivers must be 16 years of age minimum. 

3.     There will be ZERO tolerance for operation while intoxicated.  

4.     Speed limit is 5 mph.

5.     Capacity is determined by the number of seats. No standing or riding on the back of is allowed. 

6.     Only allowed to be operated on the roads, no driving thru sites or grassy areas

7.     If you are at an event or party after dark, you are allowed to drive your golf cart straight back to your camper.  Abuse of this law will result in a strictly enforced curfew.  

8.     Golf carts, ATVs or side-by-sides are a privilege and not a right.  If you are caught disobeying the rules the first offense will be the removal of your Golf carts, ATVs or side-by-sides.  The second offense will be the removal of your camper from the RV Park.

9.  Operation of your personal vehicle should follow all golf cart rules.

10.  Golf carts, ATVs or side-by-sides are a privilege of registered campers only and Kahoka RV Park is not responsible for any injuries or damage to other campers’ personal belongings or vehicles.     

2023 Limitation of Permit

Registered campers and guests assume all risks involved while occupying and using Kahoka RV Park   property.  Registered campers and guests here by release the Kahoka RV Park, its Members, Manager, Owners, Officers, Employees and Agents from any and all actions, claims, or demands that they may have now or in the future   of all liabilities of every kind for death or injury to persons or damage or theft to property resulting from or arising out of the exercise of the rights granted under this registration.  The undersigned acknowledges receipt of the rules and regulations of Kahoka RV Park and agrees to be bound by them while enjoying the rights granted by this permit.

 

Release, Indemnification and Hold Harmless Agreement

In consideration of participating in RV Park activities, and for other good and valuable consideration, I hereby agree to release and discharge from liability arising from negligence and its owners, directors, officers, employees, agents, volunteers, participants, and all other persons or entities acting for them (hereinafter collectively referred to as "Releasees"), on behalf of myself and my children, parents, heirs, assigns, personal representative and estate, and also agree as follows. 

1.     I acknowledge that participating in RV Park activities involves known and unanticipated risks which could result in physical or emotional injury, paralysis or permanent disability, death, and property damage. Risks include, but are not limited to, broken bones, torn ligaments, or other injuries as a result of falls; burns from campsites; drowning in pools or other bodies of water; falls from play equipment or caused by uneven surfaces; medical conditions resulting from physical activity; and damaged clothing or other property. I understand such risks simply cannot be eliminated, despite the use of safety equipment, without jeopardizing the essential qualities of the activity.

2.     I expressly accept and assume all of the risks inherent in this activity or that might have been caused by the negligence of the Releasee. My participation in this activity is purely voluntary and I elect to participate despite the risks. In addition, if at any time I believe that event conditions are unsafe for that I am unable to participate due to physical or mental conditions, then I will immediately discontinue participation.

3.     I hereby voluntarily release, forever discharge, and agree to indemnify and hold harmless releases from all claims, demands, or causes of action which are in any way connected with my participation in this activity, or my use of their equipment or facilities, arising from negligence.

4.     I represent that I have adequate insurance to cover any injury or damage I may suffer or calls while participating in this activity, or else I agree to bear the cost of such injury or damage, myself. I further represent that I have no medical or physical condition which could interfere with my safety in this activity, or else I am willing to assume and bear the cost of all risks that may be created, directly or indirectly, by any such condition.

5.     In the event that I file a lawsuit, I agree to do so solely in the state where Releasees’ facility is located, and I further agree that the substantive law of that state shall apply.

6.     I agree that if any portion of this agreement is found to be void or unenforceable, the remaining portion shall remain in full force and effect.

By signing this document, I agree that if I am hurt or my property is damaged during my participation in this activity, that I may be found by a court of law to have waived my right to maintain a lawsuit against the parties being released on the basis of any claim for negligence.

I have had sufficient time to read this entire document and, should I choose to do so, consult with legal counsel prior to signing period also, I understand that this activity might not be made available to me or that the cost to engage in this activity would be significantly greater if I were to choose not to sign this release, and agree that the opportunity to participate at the stated cost in return for the execution of this release is a reasonable bargain. I have read and understood this document and I agree to be bound by its terms.
