BY MAKING A PAYMENT YOU ARE AGREEING TO ALL TERMS AND CONDITIONS 

DEPOSIT POLICY

Reservations less than 28 consecutive days: 100% due at time of reservation. Reservations more than 28 consecutive days: 30% due at time of reservation unless check-in date is within the next 30 days then 100% is due at time of reservation. Balance is due 7 days prior to check-in.

 

CANCELLATION/REFUND POLICY

All reservation deposits or sales are refundable minus a one-day (per month of stay) cancelation fee up to 30 days prior to check-in. ALL CANCELLATIONS THAT ARE LESS THAN 30 DAYS BEFORE CHECK-IN WILL NOT BE REFUNDED. No refunds will be given for early departure for any reason.

Refunds are prohibited for weather conditions, acts of nature, or evictions. Any refund processed will be refunded in the same form that it was originally paid. A reservation credit may be issued towards a future stay to be used within one (1) year from the date the reservation credit was issued. All refunds processed via credit/debit card will be processed back to the original credit/debit card used to make the reservation with no exceptions.

OCCUPANCY TYPE TRANSIENT GUEST

All guest's occupancy is transient and considered temporary and thereby falls under Florida statute 513.13 Recreational vehicle parks; ejection; grounds; proceedings and 513.151 Recreational vehicle parks; guests in transient occupancy; operator’s rights and remedies; writ of distress.

ELECTRIC & AUTOMATIC PAYMENT POLICY

Electricity will be billed for any guest staying at a monthly rate. The guest meter will be read upon check-in, every month for the remainder of their stay, and then a final reading upon their check-out. All electricity used will be billed at the current Kilowatt rate and automatically charged to the card on file.

By paying and agreeing with the terms of service, I authorize Keylime Bay RV & Tiny Home Village, LLC, Inc. to initiate automatic payments using the credit card saved on my account for all my debts (Pad Rent, Electrical, Damages & Misc. Charges). and will continue until a written notice is submitted to stop automatic payments.

REGISTRATION:

Late arrivals: For arrivals after 6:00 pm, please call the MANAGER JOE ABERNATHY at (813) 545-3032 before 6:00pm to make arrangements. Drive-ups without reservations are NOT permitted after normal business hours.

After arrival and set up at your assigned site, please complete your check-in as soon as possible.

 

QUIET TIME / NOISE

Quiet Hours: 10:00 pm – 6:00 am

Noise: All guests should be courteous to other guests, ensuring noise levels are acceptable even during the day. No loud music, radio, or TVs during quiet times (starting at 10:00 pm). No generators may be used while inside the resort.

Loud, objectionable noise is not allowed at any time. Profanity, violence, or inconsideration towards other guests and/or resort personnel will not be tolerated.

Excessive noise or inconsiderate behavior will result in removal from the resort without a refund. Management reserves the right to address any issues not included in our guidelines.

 

PARK POLICIES

All tenants and their guests must observe the speed limit of 10 miles per hour within the park.

Please Notify Park Management via Email if you leave the park with your RV for more than 3 days otherwise you will be considered to be checked out as a early departure and No refund will be given for early departure for any reason. 

Children under 16 shall not be permitted in any common or recreation areas of the park unless accompanied by the owner of the RV unit they are visiting, their parents, or a responsible adult.

No tents or converted buses are permitted in the park.

All Rv's Must be less than 10 years old 

No pop-up campers are allowed 

No alcoholic beverages are permitted in common area buildings or recreational area which is used for general assembly without the resort manager’s approval.

Children under 14 must be always accompanied by an adult while on park premises.

Laundry facilities are provided for your convenience. Clotheslines are not permitted.

No smoking, including vaping, in any resort buildings or outdoor recreational amenities. Smokers, please do not throw your cigarette butts on the ground. No possession or use of illegal drugs.

Please leave the resort facilities as you would like to find them. Please clean up after using resort facilities such as rinsing the shower, sink, etc.

The following are NOT permitted on the RV Resort property: unlawful weapons, fireworks, firecrackers, slingshots, bows & arrows, pellet guns, toy guns, or anything that could be mistaken as a weapon.

Minibikes, go-carts, skateboards, hoverboards, kick scooters, roller-skates, remote control toys (on-road) and drones may not be operated inside of the RV Resort. Bicycles must be operated / ridden with extreme caution and adults must supervise minors while operating / riding a bicycle on RV Resort premises.

 

KEYLIME BAY RV RESORT LIABILITIES

Keylime Bay RV Resort is not responsible for any loss due to fire, windstorm, flood, accident, or theft. The park does not maintain insurance on the property, trailers, contents, etc. of the Lessee or their guests.

 

VEHICLE & PARKING POLICIES

The speed limit within the Resort is 10 mph. For the safety of all this rule is strictly enforced.

No sleeping in personal vehicles, or anywhere outside of your RV.

Vehicles in a state of disrepair will not be allowed to remain on the Resort property.

One habitable and one non-habitable vehicle are allowed per site except for Island 60 sites which allow two non-habitable and must be parked completely on the pad within the site.

Please do not park on the grass, gravel, mulch, along the roadways, or on vacant sites.

All vehicles must always have current insurance in place, including golf carts.

Drive only on the roadways and never through an empty site.

RV washing is permitted for a fee of $25 per RV including the use of mobile services. Fees must be paid at the front desk and a wash pass must be displayed before washing. Please use a water-restricting valve and auto-shutoff nozzle.

All guests are permitted to bring their own golf cart, provided it is in good mechanical condition and all systems working properly. Golf carts must be electric, and the owner must provide proof of insurance at check-in.

Outside of standard cars, trucks, and RVs, no motorized vehicles are permitted in the resort, including but not limited to: ATVs (both 3 and 4-wheelers,) NEVs, motorized scooters, motorized bicycles, mini-bikes, motorized trikes, dune buggies, hoverboards, Segways, and utility vehicles.

No Trailers are permitted at the RV Resort on your site or in parking areas. We suggest your store any trailers at a nearby storage facility.

Golf Cart Drivers must be 18 years or older and must have Driver's License

Keylime Bay RV Resort does not have an on-site storage area. However, there are local storage facilities within a 2-mile radius.

 

SITE POLICIES

Sub-letting of any RV lot or renting of any RV unit by any tenant is prohibited.
Placing of a “For Sale” sign in or around any tenant RV unit is prohibited.

The cost of repair of stoppage of sewer lines or damage to utilities or damage to facilities or buildings caused by the Lessee, their dependents, or guests will be charged to the Lessee.

Please keep your RV site tidy and debris-free.

No repairing of cars, boats, motors, trailers, or any similar disturbing activity on any lot.

Please report any issues with your site to the office.

Utility connections are to be made at the assigned site only.

All sewer connections must have an airtight seal as required by State & Federal law. All sewer hoses must be elevated and free of leaks. You must use septic-friendly tank treatment and RV toilet paper, no other chemicals or paper products including flushable wipes, paper towels, or feminine products.

Plug your RV power cord in firmly with no space between the plug and the chosen receptacle. Turn on the appropriate power breaker after the plug has been inserted. The excess cord must be coiled neatly on the concrete. When departing, turn the power breaker off before disconnecting your plug from the receptacle.

We recommend the use of a water pressure regulator.

Only customary outdoor patio or lawn furniture and accessories may be left outside. Golf carts and bicycles can be kept outside on the site. Tools, toys, and other such items must be stored inside the RV.

Larger outdoor recreational items, including but not limited to kayaks, paddle boards, coolers, and fishing equipment must be organized and neatly stored beneath the RV with every attempt to conceal these stored items and maintain site aesthetics.

Please do not remove picnic tables from their sites without resort approval.

Please close awnings, canopies, and umbrellas when your RV is unattended. Strong winds can cause serious damage and loss of property.

Do not cut through sites and please keep your possessions on your site.

 

PET POLICIES

Pets are welcome in the park provided your dog does not show behavior that is protective and unfriendly to strangers and other pets or if they are of an aggressive breed (Chow Chow, Doberman, Pit Bull, or Rottweiler.) Any exceptions must be approved by management. Management has the right to refuse any pet we feel may be of danger to any resident, guest, or other pet. Pets are limited to two (2) per site unless otherwise approved. Management reserves the right to revoke pet privileges at any time. All pet owners must provide proof of current vaccinations and rabies shots. We have a dog park for our furry friends. Do not allow any pet to go onto another resident’s lot. Pets are NOT allowed in the clubhouse, bathhouses, laundry rooms, or pool/spa areas. We suggest not leaving pets alone inside of an automobile or RV. From time to time, Tampa has power outages due to lightning or other circumstances unrelated to our resort operations. Even though these events are infrequent, they could cause devastating consequences due to heat buildup if your pet is left alone inside, Keylime Bay RV Resort is not held accountable in the circumstances that this occurs. Only pets that belong to the registered RV owner are allowed on the RV Resort property

 

-      Keep your pet “short leashed” 6-foot max length until you reach a “dog relief” area.

-      Please clean up after your pet immediately. Whether it’s your lot or elsewhere.

-      Do not tie or leave your pet outside your unit unattended.

-      Excessive barking will not be tolerated.

-      Please keep in mind the park has extensive grass and landscaping and to maintain the beauty please be conscious of where you allow your pet to urinate as it kills the grass and landscaping. We suggest walking your pet to the dog park for bathroom activities or around the perimeter of the park.

 

I have read the Keylime Bay RV Resort pet policies and will abide by them. I agree to hold Keylime Bay RV Resort & Tiny Home Village harmless from all liabilities, injuries, damages, costs, expenses, or any claims arising from any injury or accidents while on the property caused to my pet. I also hereby agree to cover any associated costs related to any damage my pet may cause.

 

EMERGENCY AND SAFETY

If you need to call 911 and time allows, please call the Front Desk so that staff can be prepared to escort the emergency personnel to your site.

If you observe any activity you believe to be of concern, please call the Park Manager.

 

DAMAGES

The RV Resort guest is responsible for all damage or destruction of property and any injury to persons caused by the guest or caused by his or her family, visitor, or pets. The RV Resort reserves the right to charge guests accordingly for any damage they cause to the grounds and / or resort facilities, including but not limited to broken water lines, damaged or missing sewer connections, cable / Wi-Fi lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, pet feces, etc.).

 

IRRIGATION

The RV Resort uses an irrigation well to water the extensive landscaping around the resort property to keep everything beautiful. Occasionally, the irrigation water will spray on the RV pads. Please ensure any guests outdoor belongings are put away before the sprinklers start and finish. Also, the RV Resort staff makes a best effort to keep the irrigation sprinkler heads not spraying onto the pads but if it happens please notify staff immediately. If you have your RV overhanging the pad it may get directly sprayed by the sprinkler heads as staff cannot adjust those sprinkler heads, please adjust your RV to be only on the pad and not covering the lawn. From time to time well water in Florida has a sulfide smell: this is considered normal. The guest will be responsible to cleanup any overspray that may get on their vehicles or RV and the RV Resort will not be responsible for any irrigation water the guest does not cleanup.

Irrigation times 12am to 6am Mon-Sunday

 

EVACUATION

Tropical storms and hurricanes may require you to vacate the resort property if there is a mandatory evacuation or if the management deems it unsafe for you to stay. There are no refunds due to the weather. Management is not responsible for damage, injury, or loss to either person or property. The owner / management of Keylime Bay RV Resort absolve themselves from all liability and responsibility pertaining to loss by fire, theft, weather, acts of God, property damage, accident, or any other cause whatsoever. The guest agrees to save, protect, and hold harmless Keylime Bay RV Resort from all such liability.

 

HOLD HARMLESS

This property is privately owned. The camper accepts camping privileges with the understanding that he or she does hereby release Keylime Bay Rv and Tiny Home Village LLC, its officers, family members, volunteers, fellow campers, and employees of all liability for the loss or damages to property and injury to his/her person arising out of his/her use of its camping facilities and agrees to indemnify the campground, its officers, family members, volunteers, fellow campers and employees, against claims resulting from loss or damage to property or injury to the person(s) or visitor(s) of any member of the family of the camper, arising out of the use of its camping facilities and any activities, games, or events sponsored by Keylime Bay Rv and Tiny Home Village LLC. I agree to pay for any damages to campground property, sites, buildings, facilities, equipment, or loss of equipment, which may occur. I also agree to immediately report any accident, injury, or property damage to the manager or staff. If a hazard or dangerous situation exists on the premise, the said camper will notify the management or staff immediately. I also agree to take full responsibility for myself and all the people in my party, including minors and visitors, and will require them to read and comply with all campground rules and regulations as posted in the office or on the grounds, as well as the terms and conditions as outlined in this registration form.

I HAVE READ & AGREE TO COMPLY WITH ALL CAMPGROUND RULES & REGULATIONS LISTED IN THIS AGREEMENT, OR AS POSTED IN THE OFFICE AND/OR ON THE GROUNDS OR OTHERWISE STATED BY THE CAMPGROUND MANAGEMENT OR STAFF.
