KNIGHTS OF THE RV – TERMS & CONDITIONS
Welcome to Knights of the RV Park & Resort. These Terms & Conditions ("Terms") govern all bookings, site use, and guest conduct. By making a reservation or entering the premises, you agree to abide by these Terms and all posted or provided rules.

1. RESERVATION & AGREEMENT TO TERMS

  • Your reservation is not confirmed until payment is received in full.
  • By booking a stay, you affirmatively agree to these Terms & Conditions, the Park Rules, our Privacy Policy, and Campspot’s platform terms.
  • Guests under the age of 21 must be accompanied by a responsible adult.

2. CHECK-IN / CHECK-OUT

  • Check-in begins at 2:00 PM CST. Check-out is by 11:00 AM CST.
  • Early check-in and late check-out may be allowed only with prior written approval and may incur additional fees.
  • Site assignments are subject to change prior to check-in.

3. PAYMENTS, FEES & REFUNDS

  • All reservations must be prepaid.
  • Prices may vary based on season, availability, and event weekends.
  • Online Booking FeesSite Lock Fees, and Processing Fees are non-refundable.
  • No refunds for early departure, inclement weather, failure to comply with rules, or disruptive conduct. Management reserves sole discretion on any exception.
  • Knights of the RV may offer guests the option to charge purchases to their reservation account via a point-of-sale (POS) system. By using this option, the guest agrees to pay for all such charges at the rates posted at the time of purchase. Charges may include, but are not limited to, food and beverage, event participation, supplies, and activity passes. Guests acknowledge that these charges are non-refundable and authorize Knights of the RV to charge the card on file for such amounts.
  • Utility Charges:
    • Guests staying more than three (3) consecutive days may be subject to charges for electric utility usage based on metered consumption at their site.
    • Electric rates will be calculated using the method provided under Texas Utilities Code ¬ß 184.034, based on the average actual purchase price from the prior year.
    • If charges collected exceed the actual cost, a refund of the excess will be issued as required by ¬ß 184.035.
    • The park reserves the right to disconnect utility services for nonpayment of utility charges (distinct from site fees), in accordance with ¬ß 184.036.
    • Meter readings will be available upon request, and guests agree to pay all such charges prior to departure or upon demand. Electric usage rates are posted at the office and subject to change.
  • Knights of the RV may host special events, classes, or activities which are subject to additional fees. Event participation fees, cancellation terms, and specific event policies will be provided at the time of registration.

4. CANCELLATION POLICY

  • Day-of or within 7 days of arrival: No refund.
  • 8–14 days prior to arrival: 50% refund of total stay.
  • 15+ days prior to arrival: Full refund minus a $25 processing fee.

All cancellations must be made via the original booking platform. If booked via Campspot, cancellations must be processed through Campspot and may be subject to additional terms.

5. AMENITY & CONSTRUCTION DISCLOSURE

  • The park is in its final phase of development. Some advertised amenities may not yet be available during your stay.
  • “Coming Soon” amenities include the Lazy River, Knights Tavern, and the full playground complex.
  • No refunds will be issued for unavailable amenities during construction.

6. VEHICLE & EQUIPMENT POLICY

  • Only RVs in good condition are allowed. No RVs older than 10 years without management approval.
  • Each site includes one RV and one vehicle. Additional vehicles must be registered with management.
  • Tents, open generators, vehicle repairs, and commercial trailers are not permitted unless explicitly approved.

7. LENGTH OF STAY

  • Stays may be limited to a maximum number of days under park policy or local ordinances.
  • No subleasing or third-party rentals are allowed (e.g., Airbnb, VRBO).
  • The maximum length of continuous stay at Knights of the RV shall not exceed five (5) consecutive months, unless otherwise approved in writing by management.

Stays are offered on a guest basis only and do not create a landlord-tenant relationship. Guests are not tenants under Texas property law and are not subject to the Texas Property Code protections applicable to residential leases. Cabins and RV pads are rented for recreational use, and any stay beyond this term may require separate documentation and approval.

8. PET POLICY

  • Maximum of two (2) pets per site.
  • Pets must be kept on a leash and under control at all times.
  • Aggressive breeds may be restricted. Management reserves discretion to remove disruptive animals.
  • Owners must clean up after pets. Failure may result in fines or removal.
  • Service Animals:
    • In accordance with the Americans with Disabilities Act (ADA), legitimate service animals (dogs individually trained to perform specific tasks for a person with a disability) are not considered pets under this policy and will be permitted on the property.
    • Emotional support animals, comfort animals, and therapy animals that have not been individually trained to perform a task do not qualify as service animals under the ADA.
    • Management reserves the right to inquire, in accordance with federal law, whether the animal is required due to a disability and what work or task the animal has been trained to perform. Guests are responsible for the supervision and cleanup of service animals at all times.

9. PARK CONDUCT & QUIET HOURS

  • Quiet Hours: 10:00 PM – 7:00 AM.
  • Disorderly conduct, loud music, public intoxication, or disrespectful behavior may result in immediate eviction without refund.
  • Campfires are allowed only in designated fire pits. No open fires, fireworks, or weapons allowed.

10. SAFETY & LIABILITY

  • Guests are responsible for their own safety and the safety of their children, pets, and visitors.
  • Knights of the RV is not responsible for accidents, injuries, theft, property loss, or weather-related damage.
  • By staying, guests release Knights of the RV from all liability and agree to hold harmless the park and its representatives.
  • Weapons & Firearms Policy:

For the safety of all guests and staff, firearms and weapons of any kind are strictly prohibited on the premises, including both concealed carry and open carry. Knights of the RV enforces this policy pursuant to Texas Penal Code Sections 30.06 and 30.07, and compliant signage is posted at all entrances. This prohibition applies to all guests, visitors, and vendors, regardless of licensing status, with the sole exception of licensed law enforcement officers.

  • Knights of the RV reserves the right to remove any guest or visitor who fails to comply with park rules, payment obligations, or safety requirements. Failure to vacate the premises when requested may constitute criminal trespass under Texas Penal Code § 30.05. Additionally, failure to pay for site fees, utilities, or other agreed charges may be referred for prosecution under Texas Penal Code § 31.04 (Theft of Service).

11. THIRD-PARTY BOOKINGS

  • Reservations made through Campspot are additionally governed by Campspot’s Terms of Use, including their arbitration clause and payment processing terms.

12. GOVERNING LAW & ARBITRATION

  • These Terms are governed by the laws of the State of Texas.
  • Any dispute arising from your stay shall be resolved by binding arbitration, waiving your right to a jury trial or class action, to the fullest extent allowed by law.

13. Resort Passes / Wristbands / Visitor Fees

  • Each reserved site includes three (3) resort access passes. Additional guests must purchase a resort pass at the current rate. All visitors and additional guests must check in at the front office and may be required to wear a park-issued wristband at all times while on the premises.

 

Events, group gatherings, and special access may require additional approvals and fees. Management reserves the right to limit the number of guests or visitors at any site.

 

14.     Fishing, Pond Use & Safety

  • The pond at Knights of the RV is available for registered guest recreational fishing, including catch-and-keep and catch-and-release activities. Fishing passes and bait are available for purchase at the front office. Guests who choose to keep any fish must pay an additional fee per fish, as posted. All guests are responsible for adhering to posted fishing rules and regulations.

 

  • Guests acknowledge that use of the pond and participation in fishing or related activities is at their own risk. Alcohol consumption may be permitted in designated areas, but guests are responsible for ensuring safe and appropriate behavior. Knights of the RV is not liable for accidents, injuries, or damages arising from pond use or participation in related activities.

 

15.     Image/Likeness Use for Marketing

  • By entering Knights of the RV property, guests grant permission to Knights of the RV and its affiliates to use photographs, videos, and other images that may include their likeness for marketing, promotional, or informational purposes, without compensation. Guests who do not wish to be photographed must inform park management in writing upon arrival.

 

16.     ACKNOWLEDGEMENT

By booking a reservation, you acknowledge that:

  • You have read, understood, and agreed to all terms;
  • You are subject to park rules and enforcement policies;
  • Refunds, if any, are governed solely by the cancellation terms above;

Park features are subject to availability and construction timing.

SMS Terms and Conditions

Effective April 28, 2025

Welcome to Knights of the RV (KRV). By opting into our SMS program, you agree to

receive recurring text (SMS/MMS) messages from and on behalf of KRV through your

wireless provider to the mobile number you provided, even if your mobile number is

registered on any state or federal "Do Not Call" list. Messages may include reservation

updates, promotions, events, service updates, and other important information related to

KRV.

Program Description:

We use SMS messaging to communicate with our guests and customers about

reservations, special promotions, operational updates, and other related information.

Consent:

Consent to receive marketing text messages is not required as a condition of purchasing

any goods or services.

Message Frequency:

Message frequency varies based on your engagement with KRV services and promotions.

In most cases, you will receive no more than 6 messages per month, except in

circumstances requiring urgent communication.

Message and Data Rates:

Message and data rates may apply to each text message sent or received, as provided in

your mobile telephone service plan (please contact your mobile carrier for pricing plans).

How to Opt Out:

You may opt out of the SMS program at any time.

 Text STOP to [Insert Short Code or Phone Number] to cancel.

 After you send the SMS message STOP, you will receive one final message

confirming that you have been unsubscribed. After this, you will no longer receive

SMS messages from us.

Help:

If you are experiencing issues with the messaging program, you can reply with the

keyword HELP for more assistance, or you can get help directly at [Insert Contact Email or

Phone Number].

Supported Carriers:

 

Supported carriers are not liable for delayed or undelivered messages. Our SMS messages

may not be available through all wireless carriers.

Privacy:

about how we collect, use, and protect your information.

Changes to Terms:

We reserve the right to update or amend these SMS Terms and Conditions at any time.

Any changes will be effective immediately upon posting to our website or as otherwise

provided to you.

To access SMS opt-out numbers, use the RingCentral app's Settings > Text > View opted-

out numbers, or the Admin Portal's Phone System > Business SMS > SMS Opt-out

Numbers. The Admin Portal also allows exporting this list and viewing opted-out message

transactions in SMS logs. Opt-out keywords include STOP, UNSUBSCRIBE, QUIT, CANCEL,

END, REVOKE, OPT OUT (English) and ARRÊT (French).

KNIGHTS OF THE RV CANCELLATION & REFUND POLICY

We understand that travel plans can change. This Cancellation & Refund Policy outlines your

rights and obligations when cancelling a reservation at Knights of the RV.

1. CAMPSITES & LODGING BOOKINGS

 Within 7 days of arrival or day-of: No refund.

 8 to 14 days prior to arrival: 50% refund of total stay.

 15 or more days prior to arrival: Full refund, minus a $15 processing fee.

2. REFUND CONDITIONS

 There are no refunds issued:

o After check-in

o Due to weather or natural elements

o Due to failure to follow Park Rules

o For early departure

o For amenities unavailable due to construction, maintenance or repairs

 Management reserves the right to grant exceptions at its sole discretion.

3. REFUND METHOD

 Refunds, when granted, will be issued to the original payment method or as a park credit

valid for one year.

 Refunds may take 7–10 business days to appear depending on your financial institution.

4. SPECIAL CIRCUMSTANCES

 In the event of a mandatory evacuation or government-declared disaster that prevents

arrival, refunds or credits may be offered at the discretion of management.

5. MODIFICATIONS TO RESERVATIONS

 Reservation changes are subject to availability.

 Changes made fewer than 7 days in advance may not qualify for refund of adjusted

nights.

 A service fee of $25 may apply for multiple modifications.

6. “NO SHOW” POLICY

 If you do not arrive by 11:00 AM the day after your scheduled arrival and have not

contacted the office, your reservation will be considered a no-show and fully forfeited.

KNIGHTS OF THE RV – PARK RULES SUMMARY

The following rules are in place to ensure the safety, comfort, and enjoyment of all guests. By

booking a stay and entering the premises, guests agree to comply with all park rules. Violation of

any rule may result in eviction without refund.

1. GENERAL CONDUCT & SAFETY

 Quiet Hours: 10:00 PM – 7:00 AM

 Disorderly conduct, public intoxication, or verbal abuse toward staff or other guests is

strictly prohibited

 Illegal drugs, fireworks, weapons, and open flames are not permitted

 Parents/guardians are responsible for supervising minors at all times

 All visitors must check in at the front desk upon arrival.

 Each site is allowed up to four (4) visitors at a time unless otherwise approved in writing

by park management.

 Visitors may be required to wear a visitor pass or wristband during their stay and must

comply with all park rules.

 Events and group gatherings must be scheduled in advance and may be limited to specific

areas designated by park management. Additional fees may apply for large groups or

special access.

 Weapons & Firearms:

o Firearms and other weapons are not permitted anywhere on park property,

whether carried openly or concealed. Signage compliant with Texas Penal Code

§§ 30.06 and 30.07 is posted at entrances, and this policy applies to all guests and

visitors, regardless of handgun license status.

 

2. SITE MAINTENANCE & APPEARANCE

 Sites must be kept clean and orderly. No outside storage or clutter is allowed

 No hanging of items on trees, awnings, or utility boxes

 Trash must be properly disposed of in designated bins – do not leave bags outside

overnight

 No tents or pop-up canopies without prior approval

3. VEHICLES & PARKING

 Speed limit: 5 MPH within park

 One RV and one additional vehicle per site. Extra vehicles require approval

 No vehicle repairs, washing, or oil changes allowed on site

 Commercial trailers and oversized vehicles may require special approval or designated

storage

4. PET POLICIES

 

 Maximum two (2) pets per site

 All pets must be leashed, supervised, and cleaned up after

 No aggressive breeds or disruptive behavior allowed; management has sole discretion

 No pets permitted in buildings or amenity areas (excluding dog park)

 Service Animals:

o In accordance with the Americans with Disabilities Act (ADA), legitimate service

animals (dogs individually trained to perform tasks for a person with a disability)

are not considered pets and are permitted on the property. Emotional support

animals, therapy animals, or pets that provide comfort but are not individually

trained to perform a specific task do not qualify as service animals under the

ADA.

o Management reserves the right to inquire whether the animal is required due to a

disability and what work or task the animal has been trained to perform, as

permitted by law.

5. CAMPFIRES & GRILLS

 Campfires only in designated fire rings

 Flames must not exceed 2 feet in height

 Charcoal or propane grills permitted unless fire bans are in effect

 Do not leave fires unattended; extinguish completely before leaving

 Guests are responsible for any damage or loss caused by themselves, their invitees, or

their visitors, including damage caused by pets.

6. Pond Rules – Knights of the RV

 No Swimming: Swimming or wading in the pond is strictly prohibited.

 No Cleaning of Fish: Cleaning or gutting fish on the premises, including near the pond,

is not allowed. Please clean fish off-site or at designated areas if provided.

 Clean Up Required: Guests must clean their fishing area before leaving, including

properly disposing of bait containers, fishing line, trash, and any personal items

76. AMENITIES & COMMON AREAS

 Use all amenities at your own risk

 Hours and availability of amenities may vary and are subject to change

 Children under 14 must be supervised at the pool, pond, and playground

 Guest use of drones or remote-controlled devices is not allowed

87. LENGTH OF STAY / RV REQUIREMENTS

 Maximum continuous stay may be limited to 180 days, subject to management approval

 RVs must be in good condition and under 10 years of age unless approved

 RVs must be operable and able to be moved within 24 hours if necessary

 

98. MAIL & DELIVERIES

 USPS mail cannot be received on site; use a local PO Box if needed

 FedEx, UPS, and Amazon may deliver to your site

 Knights of the RV (KRV) may offer postal services for guests for an additional fee.

Please inquire at the front office for details regarding mailing and package handling.

9. LIABILITY WAIVER & INDEMNITY

 Guests accept all risks associated with use of park facilities

 Management is not responsible for loss, damage, theft, or injury

 Guests agree to indemnify the park and its affiliates from claims related to personal

conduct or rule violations

 Guests are responsible for any damage or loss caused by themselves, their invitees, or

their visitors, including, but not limited to, damage caused by pets.

10. RIGHT TO REFUSE SERVICE / EVICTION POLICY

 Park management reserves the right to deny access or evict guests for non-compliance

 No refunds will be issued following eviction for rule violations

 Failure to comply with these rules may result in immediate removal from the property.

Guests who fail to vacate upon request may be subject to criminal trespass charges

(Texas Penal Code § 30.05). Non-payment of site fees or utilities may also be prosecuted

under the Texas Penal Code § 31.04 Theft of Service.

 Repeat offenses or serious conduct issues may result in permanent ban from property

 Video monitoring is used solely for these purposes and is not actively monitored at

all times. By entering the property, guests acknowledge and consent to the use of

such video surveillance.

 Cameras are not placed in private areas such as restrooms or changing rooms.

 

11. CHANGES TO THIS POLICY

We may update this Privacy Policy periodically. Continued use of our site or services constitutes

your agreement to any changes. By using our services or visiting our website, you agree to this
