Lake Georgia-Sue Property Policies and Rules 

The following rules and policies cover all activities taking place at Lake Georgia-Sue, whether visiting the gardens, camping, boarding horses, or enjoying the property as part of a community event. Most people adhere to the rules very well. For those who adhere to the rules, we promise that we will take immediate action against those who don't. 

General: Tenants and guests are responsible for any damage or injury caused by themselves their children or their pets. The tenant assumes any and all risks associated with their visit and agrees to hold the landlord harmless from and indemnify the landlord against the same. We are not responsible for personal injuries or damage, loss or theft of any personal property, or vehicles. We reserve the right to evict any person or persons who do not comply with the rules and policies. We reserve the right to refuse access to anyone. We cannot control nature, and so refunds are not issued on the basis of weather or other uncomfortable circumstances. 

1. First and foremost is a family atmosphere. Heavy drinking, loud behavior, disturbing your neighbors, or not keeping your pets under control are all examples of non-family behavior. 

2. This is a place to relax, unwind, and restore. Please take some deep breaths and leave your stress behind. We don't want you infecting others! Refocus on the water, the stars, the sunset, and the snapping of your campfire. 

3. Pets are welcome, but are to remain on a short leash/ tie out at all times, if your pet is found running around and chasing our animals, bothering other dogs, or bothering other campers, you will be asked to leave and will not be refunded for your stay. We take this very seriously for the safety of others and our animals. Excessive barking is not tolerated. It will result in you being asked to leave. Due to Insurance requirements, all pets are to be up to date on their vaccinations. Pets are not allowed in the clubhouse. 

4. Quiet hours are strictly enforced. Quiet hours start at 10:00 p.m. each night and last until 7:00 a.m. the next morning. 

5. The speed limit throughout the entire property is 10 mph. There are lots of kids and baby ducks and baby goats. Please be very careful. Motorcycles must be in idle speed. 

6. Please be kind to the animals. It is very important that you teach your children this and make sure they uphold it. You may feed the animals that are in the petting area, but please do not feed the boarded horses. Animals love bread, crackers, small pieces of fruit, and Fettuccine Alfredo. �� 

7. Please respect the property. The gardens, the clubhouse, the pastures, the playground equipment, etc, have all been provided for your enjoyment. You are responsible for your children's behavior, so please address this with them. 

8. Please keep your campsite neat and orderly.

9. The gardens are provided for your enjoyment. Please be careful, please do not destroy, please do not drive through them, and please do not pick the flowers without permission. 

10. We prefer that you pay for any “extras" directly through the Campspot App, such as boat rental, extra guests, boat use, fishing equipment, gift shop, and special meals or event fees. 

11. Visitors are welcome at your campsite, but they must be gone by quiet hour. We prefer that they Park in the main parking lot up by the clubhouse. We asked that visitors be identified and logged in. 

12. Vehicles are limited to two per campsite. There is space available for other vehicles elsewhere on the property. 

13. Drones, fireworks, illegal drugs, and ATVs are prohibited on the property. Conceal and carry is permitted. No open firearms are permitted. 

14. Please keep your fire limited to the fire ring. There are times when fires are prohibited. We will let you know when. You may bring your own wood, or you may purchase wood from us. Our wood is not expensive when compared to other campgrounds. 

15. You may swim at your own risk. The lake is not deep. It averages 2 to 4 ft. We recommend swimming shoes. There is no lifeguard on duty at the lake, and there is no adult supervision provided at the playground or other public areas. You are responsible for the safety of your children. 

16. Please do not block the roadways around the clubhouse. There is plenty of parking available out in the parking lot. Please do not park in obvious common areas. Do not park in the middle of the road. Do not park in sights that you do not register for and do not block our garages or bathrooms. 

17. The comforts of nature are all around you. So are the discomforts. You will find spiders and bugs and poison ivy and thorns and sticks. Please make sure your children have an awareness of these. 

18. We have never seen any poisonous snakes here at Lake Georgia Sue. We have had state herpetologists all over the property, and they have found nothing but water snakes and other random species. If you see a snake, please just leave it alone. Do not torment it or kill it. 

19. There is a garbage receptacle on the North outside wall of the clubhouse. You may deposit up to one bag of garbage a day.. Please do not leave garbage at the site. When you leave, please scour your site for leftover items. 

20. Vulgar language or hate language will not be tolerated in any form. 

21. The clubhouse is a nice retreat to warm up, cool down, get dry, or get clean. It's also a place to hang out and talk and play pool or board games. Please limit showers to 7 minutes. Please be respectful of others waiting to shower.

22. There is a storm shelter in the basement of the clubhouse. You may use the ramp on the south side or the spiral staircase found inside in order to access the basement. The basement is off limits at all other times. 

23. Fishing is catch and release. This is strictly enforced. 

24. Boats used on the lake must not be gas powered. Kayaks, canoes, and electric trolling motors are permitted. 

25. If a gate is closed, please do not enter that part of the property. 

26. The farmland to the east, south and west belongs to other individuals. Please make sure you do not venture out into these areas. 

27. There is a train. Almost everyone gets used to it very quickly. If you can't seem to, we will be happy to help you find a different site where the noise will not be as loud. 

28. When you reserved your campsite, the capacity of that site was listed and you had the options to choose to have additional individuals or additional tents or RVs. Please refer to that reservation and make sure that you have counted all your people, counted all your tents, your vehicles, and your RVs. There are fees associated with excess capacity. Thank you. 

29. Check-in is __________________, and checkout is ____________. 

30. We have a different system of reservation and pricing for longer stays. Lease ask about these. Season-long or annual packages are available. 

31. Please do not store any of your vehicles, camping equipment, or other items on other adjacent campsites. 

32. Many RV rugs can kill grass. Please be mindful of this, and please be cooperative if we ask you to move the rug around periodically. 

33. If you get settled and are not satisfied with your site, please bring it to our attention and we will try to find you a more comfortable site.. 

34. Nonadherence to the rules and policies may result in your being asked to leave. No refunds are given in such circumstances. 

Everything below this line is not formally included in the rules and policies above. It's possible that these things will be, but I've just not sorted through them or organized them enough yet. Above is what is official, below are simply notes.

Rentals: 

- There is storage for aquatic vessels available 

- Fishing is to be catch and release ONLY, we do have a small amount of fishing gear you can use for $5 rental fee, for loss, damaged items when returned. 

- Pontoon available for rental at $20 per use 

- There is a non-refundable transaction fee when booking 

Extra Tents/ Vehicles/ Visitors: 

- There is a $10 fee per additional tent 

- Limit per campsite is 2 vehicles, anymore there will be an additional $10 fee - Visitors MUST be identified before entering property and MUST leave by the 10:00 PM quiet hour 

Pricing: 

- Boat rental $20 per use 

- Extra tent $10 per tent 

- Extra Vehicle $10 per vehicle 

- Extra people $5 per day up to 10 people 

- Lock Site Charge $15 per site 

- Reservation Fee $30 per site (extended stay/booked out more than a month) - Holiday Breakfasts $5/ person
