LAKE POINT RV RULES AND REGULATIONS

1. All occupants must be registered with the management office. Any resident that will remain onsite for more than thirty (30) days is required to have a criminal background screening.

2. All transient RV sites must be occupied by the person(s) listed on the application disclosure. Subletting is not permitted. Any additional occupants must be registered with the management office and follow the same guidelines described below. It is the responsibility of the registered tenant to ensure any guests are abiding by the community rules.

3. This community is intended for residence by persons fifty-five (55) years of age and older. At least one (1) person must be at least fifty-five years old and an additional occupant may be a minimum of forty-five (45) years of age. Verification of age and applicable screening are mandatory.

4. 1 Pet allowed.  25 lb. maximum weight limit.  Breed restrictions apply.

5. The upkeep and presentation of your lot is your sole responsibility while you visit Lake Point. General lawn mowing will be provided. a. Only outdoor furnishing will be permitted: Outdoor chairs, picnic table, small grill, approved canopy. b. Trash will be picked up on the posted days and trash should not piled at the curb prior to the day of pick up. c. There is no street parking. Please park in designated areas or as permitted on your site. d. Outdoor decorations including planters, flags, political signs, etc are prohibited unless otherwise approved by management. e. Utility hook ups with appropriate RV intended tools and attachments only.

6. Rental fees not collected at time of check in will be due promptly on the 1st of each month prior to the month of occupancy. A late fee will be assed as per posted rates for any rent not received by the first.

7. This residency is intended for seasonal and transient stays/ bookings and in no way constitutes a permanent residence.

8. Quite hours are between 8:00 a.m. and 10:00 p.m. All residence are expected to be conscious of loud TV’s, radios, and parties, conversation when outdoors during these hours.

9. Please refrain from cutting through other visiting residents’ sites or permanent home sites during your stay.

10. Non fireworks, fire arms, bb guns, bows /arrows, or such toys that perform a projectile function are permitted within the community.

11. Clotheslines other than what is provided at the community laundry facility are prohibited.

12. Fishing is permitted at the waters point. It is your responsibility to clean up after use.

13. Common area facilities: Clubhouse, pool, gaming areas, waterfront area, are intended for use and enjoyment by all residents as well, the responsibility of the residents to follow all posted rules and usage detail.

14. Cancellations must be emailed to lakepoint@cobblestoneassets.com

All Reservations:

-No refunds for cancelations within 90 days of reservation.

-Cancellations made 91 days or more prior to arrival warrants a 100% credit. Credits expire 12 months after the original reservation is canceled.

-No refunds or credits for late arrivals or early departures.
