*** RESERVATIONS ARE NOT FINAL UNTIL APPROVED ***

You may check availability and request booking on the next screens, but your reservation will NOT be final, and will be subject to cancellation, until it has been approved by the campground owner. Consider your booking a REQUEST and you will receive confirmation if approved.

To be approved, you will be asked to submit:

  1. proof of identity
  2. income verification
  3. photo showing RV/camper is in good condition

Check-In Time: All Sites: 2:00 PM

Lakeview RV Estates Policies & Rules

SAFETY OVERVIEW

  1. The use of Firearms of any kind is PROHIBITED in the Resort.
  2. The use of archery, paintball, slingshots or air guns is PROHIBITED.
  3. Fireworks of any kind are PROHIBITED.
  4. Use of illegal drugs is PROHIBITED.  Use of alchohol outdoors after 11pm is PROHIBITED.
  5. Obnoxious behavior of ANY kind is PROHIBITED.
  6. Speed limit on property is 5 mph.
  7. No vehicles can block any portion of roadway.
  8. Vehicles may park in designated spaces only.
  9. Vandalism of any kind by anyone in your group may result in eviction from the park.

PARKING

ATV’s, Dirt Bikes, Motorcycles, and Golf Carts are not allowed in the park.

Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles are not allowed. Please do not park on our grass. Ruts caused in your site due to additional vehicles will result in damage charges.

No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for. Parking on the grass is not permitted at RV Sites. Anyone not parked in their assigned spot will be towed.

No overnight parking or storage of trailers, boats, jet skis or utility trailers is allowed.

SKIRTING

Plywood, hay bales, etc are not allowed to be used as skirting. Billboards, tarps, foam board, etc may be used but must be one solid color (no print).  

SPEED LIMIT

The park speed limit is 5 mph. This policy is to keep you safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.

SEVERE WEATHER

In case of severe weather, leave the area immediately!!!!!!! We do not have or provide a storm shelter.

SAFETY AND EMERGENCIES

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (314-269-3387) 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, do so immediately.

FIREWORKS AND FIREARMS

Fireworks are strictly prohibited in our park. This includes sparklers, smoke bombs, aerials, and firecrackers.

FIRES AND GRILLS

·       Charcoal grills, wood fire pits, deep fryers and tiki torches are PROHIBITED.

·       Fires are only permitted in community fire pit.

SECURITY

  1. The premises are under 24 hour video camera surveillance for your safety.
  2. Management is not responsible for lost, stolen, or damaged articles.  Keep your valuables locked up.
  3. Report any problems with your site to 314-269-3387 immediately.
  4. We adhere to and maintain all state, county, and local laws on property.

PETS AND ANIMALS

Dogs or cat are approved on an individual basis (breed-dependent), thank you for your understanding. Lakeview RV Estates is not responsible for and will hold accountable pet owner for any injury or damage caused by pets or animals that have come onto the property.

Pet Policies

Leash
We ask that you keep your pets on a leash at all times. This helps you, your pet, and other guests and other guests’ pets stay safe.

Buildings
Pets are not allowed in the buildings. County code laws do not allow pets in any buildings. Please do not tie your pet to our trees, doors, or posts. 

Cleaning Up After Your Pet
Be a good neighbor and please use the dog walk area and clean up after your pet always. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in you being asked to leave without a refund. For any accidents/incidents, there will be a $25 charge.

Leaving Pets Unattended
Pets may not be left unattended in our park. If your pet is outside, they must be attached to a leash with your hand on the other end. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pets well-being while you are away.

Pet Vaccinations
Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.

Barking
Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.

NO VISITORS

Only registered guests are permitted to enter the park.

ALCOHOL

Use of alchohol outdoors after 11pm is prohibited.

NOISE AND CONDUCT

1.     Quiet hours are from 10:00 PM to 7:00 AM.

2.     Please be courteous to other guests around you.

3.     Loud music or objectionable noise is not allowed at any time. Anyone playing loud music will be warned only once and then asked to leave without a refund.

4.     Inconsiderate guests will be evicted from park.

5.     Profanity, harassment or violence towards other guests or park staff will result in immediate eviction from park.

6.     Guests violating rules that result in eviction will not receive any refunds for their stay.

DRONES

Drones are not permitted in our park. Please do not fly drones over people or RVs. There are several local area parks where drones are permitted for your enjoyment.

CLOTHESLINES

Clotheslines are not permitted in our park.

WATER                                                                                                                                         

·       You must use a pressure regulator when using our water! The county water is high pressure!

·       You must use a heated water line in winter months as we are not responsible for frozen water lines.

EXTREME COLD

While we do our best to ensure hydrants don’t freeze sometimes it’s impossible in extreme cold weather. Any site that is without running water due to a frozen hydrant more than 12 hours after notifying management will be refunded payment for that day prorated to monthly rent. 

ELECTRICAL USE

·       You are responsible for understanding how many amps you are using in your RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay. We are off-site management and it could take hours to fix. STAFF ONLY!!!! are allowed to work on pedestals.

·       You must always use a surge protector!!!!!!

·       We reserve the right to refuse service to anyone for overuse of utilities at our discretion.

TRASH AND CLEANLINESS

·       All sites are to be kept neat and clean for the duration of your stay.

·       All trash is to be disposed of in enclosed trash receptacles in the park.

·       DO NOT leave trash out overnight.

·       Please close lid when using Dumpster.

·       Any items left on site after checkout that must be removed by ownership will be billed to tenant.

VEHICLE CONDITION

·       All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.

·       We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.

·       All guests and visitors must obtain income and RV approval from management to validate any reservation.

VEHICLE MAINTENANCE

·       Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.

·       Washing RVs or vehicles on property is not allowed.

LAUNDRY FACILITIES

Please do not allow children unattended inside buildings.

MAIL AND PACKAGES

Lakeview RV Estates does not allow the delivery of mail or packages to any guests.  Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup.

PAYMENTS

Recurring payments will be automatically charged to the credit card used to book your reservation.

DAMAGES, RISK AND COMPLIANCE

1. Tenants and Guests are responsible for any damage or injury caused by themselves or their guests.

2. Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

3. The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

4. We reserve the right to evict any person(s) who does not comply with the rules and policies.

7. We reserve the right to refuse service to anyone at any time for any reason allowed by law.

 

USER AGREEMENT

I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published at troyrvpark.com, posted at the Premises or otherwise communicated in any manner by Lakeview RV Estates, Owner or Management. 

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Clemens and Co Properties, LLC, d/b/a Lakeview RV Estates, its owners and agents (collectively, Lakeview Park Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Lakeview RV Estates property, facilities, golf carts, amenities, pools, water park, jumping pillow and hot tubs (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; wind; tornadoes; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Lakeview rv estates owners and Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Lakeview RV Estates Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

The Premises are privately owned and THE Lakeview RV Estates MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Lakeview RV Estates Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Lakeview RV Estates Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Lakeview RV Estates and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

  • Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.
  • Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.
