Rules and Regulations So That All will enjoy their stay
We are an active 55+ RV Resort
RV must be 10 yrs or newer unless management has approved otherwise.
You are required to book January, February and March together as there is a three month minimum for our high season. All other months can be booked how you like. In other words you cannot book February without booking January and March.
Lot rent is not transferrable and is non-refundable for early departures and late arrivals.
GENERAL APPLICABILITY, CONDUCT & REMOVAL
The following sets forth the Rules and Regulations that are generally applicable at Landing RV. Notwithstanding anything in these Rules and Regulations to the contrary, all guests, residents, visitors and other occupants (collectively, "guests") are required to comply with all Rules and Regulations posted at the property, as well as all directions of the resort management and team. We reserve the right to remove from the resort anyone in violation of these rules and regulations, or any rules and regulations posted at the resort. There are no refunds for voluntary departure, eviction, acts of nature or removal in accordance with these rules and regulartions or by law enforcement or court order.
RESERVATION PAYMENT POLICY
All reservations for less than 30 nights require a deposit of half of your stay. All reservations for 30 nights or longer require a deposit of $300.00. Deposits are refundable only in accordance with the Cancellation Policy below. The full balance of the reservation will be due and payable upon arrival. A valid credit card is required to be on file for all reservations, which Landing RV has the right to charge for any unpaid amounts owed by the guest, or for such other amounts that are the responsibility of the guest (including, without limitation, property damage caused by a guest), in accordance with applicable law. Personal checks are not accepted at check-in.
CHECK-IN & CHECK-OUT TIMES
Check-in Time: 1:00 pm No arrivals after 5 pm
Check-Out Time: 11:00 am
Early check-in may be available. Contact the office. Late check-outs may be available for an additional fee of $20.00; check in with the resort office for availability. Any guests that have not shown up 24 hours after their check-in time, and have not made prior arrangements with the resort manager, will be considered a no-show reservation and will forfeit their deposit.
VALID REGISTRATION
All Motorhomes, Travel Trailers, 5th Wheels Park Models, vehicles and etc. must have a valid registration and Plate/Tags. If you do not, you will not be allowed in the park unless you can show proof that the tag has been purchased and not received in the mail yet.
SITE LOCATIONS
All site numbers are subject to change prior to arrival unless a site lock fee was paid with your reservation. Only certified RV types are permitted. This includes Class A, B and C Motorhomes, 5th Wheels and Travel Trailers. We reserve the right to inspect any personal property that you bring into the resort, and we may refuse access if your property is not properly constructed, is unsafe, or is unsuitable for the resort. No tents, pop up campers, or conversion vans are allowed as all RV's are required to have a working toilet and shower and everyone should use them. Be sure to clean up after yourself, as well. No parking outside the restroom/showers as we have designated parking spaces. The restrooms and Showers are closed during cleaning. Do not plan on using while cleaning is in process. Sites are designed to accommodate one unit at a time. One dining canopy is allowed and must be properly secured at all times. Sites must be cleaned up of garbage and debris prior to departure. Additional charges may result for sites requiring additional cleaning.
PERMITTED OCCUPANTS
All reservations include a maximum of 2 guests unless otherwise stated and approved by management. Rates are based on the maximum occupancy of the site.
VISITORS
Guests may have visitors (individuals not registered on the reservation or agreement) visit them. Visitors must register at the resort office and are subject to any applicable guest fees. Guests are not permitted to stay more then two weeks out of the year at $5.00 per night per person. Guests cannot bring their pets. Residents are responsible for the actions of their guests. All guests under 18 must be accompanied by an adult in all common areas.
AMENITIES & FACILITIES
Recreational facilities are for the exclusive use of residents and their guests on a USE AT YOUR OWN RISK basis. The rules and regulations of the recreation buildings, shuffleboard court and pool are set and enforced by management. Recreational facilities may and will be closed from time to time as necessary in the park management's judgement for appropriate cleaning and/or repairs or weather concerns.
QUIET HOURS
Quiet hours are from 10:00 pm to 8:00 am. Motorcycles/Loud Vehicles should not be started before 8 am and should not be arriving after 10pm. Any conduct that disturbs the peaceful enjoyment of the community by neighbors that constitutes a breach of peace is prohibited. Profane language shall not be permitted at any time.
RESPECT YOUR NEIGHBOR
Be considerate of your neighbors' privacy and space. Do not walk on or pass through the site of another guests. We are proud to promote an inclusive and friendly atmosphere at our resort.
Harassment or offensive or intolerant language or actions will not be tolerated in any form, included with respect to race, color, national origin, religion, sexual orientation, gender identity, disability or political views. Flags, signs or other visual symbols that contain vulgarity, depict the Confederate flag, or represent politicians or political candidates are not permitted to be displayed. We reserve the right to immediately evict any guest, without refund, for failure to comply with these rules and/or staff's request for you to remove the display or offensive visuals or symbols.
LOCAL WILDLIFE
Please respect our local wildlife. DO NOT feed any wildlife, ducks, feral cats, turtles etc. Use caution when near bodies of water or natural brush, as some of the local wildlife is dangerous and should be left alone. Some of the local wildlife is protected by State Law. Feeding, killing, abusing or otherwise disturbing the wildlife is strictly prohibited. Additionally, feeding stray animals, including but not limited to cats, ducks, turtles and birds is prohibited. We reserve the right to immediately evict any resident/guests, without refund, for failure to comply with this rule.
SITE SAFETY
No open fires or wood burning firepits, no charcoal grills. Gas/Propane only.
DANGEROUS CONDITIONS
While it is always our priority to allow guests the peaceful and undisturbed enjoyment of their site, in the event a resort team member believes, in their reasonable discretion, that an emergency or dangerous condition exists on a guests site, which could potentially pose a risk of harm to any person or property, the resort team has the right to enter the guests site and access any area or unit on the site, in order to remedy the emergency or dangerous condition or prevent or mitigate the potential harm.
PETS
We are a pet friendly resort but pets may not distrub other guests, and must be cleaned up after by the owners. Pets must always be on a leash no longer than 6 feet long even if riding on a golf cart and restrained when not confined inside an RV, and no pet may be left unattended outside of an RV, even on the site or if restrained. There is a maximum of two pets (cats, dogs, etc) per reservation. Each pet must not weight over 40 pounds. No Pit Bulls or Pit Bull Mix. Pets are the responsibility of the owner. "PICK IT UP OR PACK IT UP" Pets must always be on a leash no longer than 6-ft even if riding on a golf cart. Leash laws apply. Petscannot be left outside alone. No tie outs are allowed. Keep pets off your neighbors lot and others. You must always be in control of your pets. No digging or tearing up lots is allowed. The dog park is located at the entrance of the park. Pets should be walked on the roads or next to the road when the roads are too hot or on your own lot. Pet owners must pick up after their pet including while at the dog park. Pet waste collection stations are located throughout the community - should you forget to bring a bag on the walk. Please only grab one bag at a time. If management determines that a pet is disruptive or aggressive, they have sole discretion to require the guest to restrict the pet's behavior or location, or remove the pet from the resort. If a guest is unwilling or unable to restrict the pet or have it removed from the resort, as requested by management, management has the right to immediately terminate the guests reservation and evict the guest from the resort, withour refund. All pets must also be up to date on vaccines, and copies of pet vaccine records must be available upon request. Upon check-in, you are required to notify the office of your pets if you have not already added them to your reservation during the booking process. Do not allow your pets to go into your neighbors yard or anyone else's for that matter.
SEWER HOOKUP
All sewer hoses must be undamaged, and sewer connections must be tight with a sewer donut around the sewer hose at the point of connection to the sewer pipe. Sewer hoses must be sloped downward from the RV's sewer connection to the resort sewer hookup to prevent any clogging or spillage on the ground. Any damaged or leaking host must be repaired immediately. Guests are responsible, and will be charged, for any damages caused by the guests sewer hookup.
ELECTRICITY
Site electric pedestals are owned by the resort - any guest found tampering with the electrical pedestals will be removed from the resort without any refund. Guests should not be overloading electric pedestals and should be utilizing code-compliant, approved outdoor extension cords. Please help conserve electricity, turn off all non-essential lights (inside and outside), A/C and heaters when not in use. Electric vehicles are only permitted to be charged in designated locations. Electricity is billed monthly on or around the 18th of every month and will include a $6.50 fee for the meter rental. All meters must be read and paid for on the morning of departure. Exceptions are daily and weekly.
MAIL & PACKAGES
Locked postal boxes are available for residents and guests. Additional fees may apply for this service. $5.00 for lost mailbox key and $25.00 for not returning your key when you leave. Landing Resort cannot guarantee you will receive your mail as we have no control as to what is delivered and what is not delivered. We suggest that you rent a PO Box at the local post office.
SPEED LIMIT
Speed limit is 10 miles per hour and is strictly enforced. Failure to obey speed limits may result in removal from the property without refund. Be sure to stop where the wide white lines are on the road at the intersections.
SMOKING
No smoking in any buildings: office, laundry, clubhouse, game room, bathhouse, or pool area. Throw cigarett butts in the appropriate outdoor smoking receptacles. Do not throw cigarette butts on the ground.
POOL
Pool hours are from 9:00a to Dusk. The pool is for residents and their registered guests only. No running, jumping, or splashing. Use outdoor shower before entering the pool. Be respectful of others. We all love music just not the same kind so if you listen to music while at the pool use ear buds so it isn't a disturbance to others who may not like your choice of music. Do not use the pool as your bath, we have showers for that. Additional Pool Rules are posted by the pool.
GOLF CARTS
Each guest owning a golf cart is solely responsible for ensuring that all operators of the golf cart are a minimum of 18 years of age and possess a valid driver's license (moped licenses, learning permits, etc are not acceptable) Golf carts must have their lights (if equipped turned on at all all times while in operation after sunset. No golf carts may be operated after sunset without headlights. Golf carts must be operated properly and responsibly at all times. Horseplay, racing or other misuse of golf carts will not be tolerated. Golf carts are to be operated on blacktop roadways only. No driving through RV sites or other restricted areas. No residents/guests are allowed to drive their golf cart or walk behind the home of others including the fence line around the property. Children and pets riding as a passenger must always have their seat belt on or they cannot bo on the golf cart at all.
SUBLETTING
Subletting is NOT permitted in the community. Lot must be Owner Occupied only.
PARKING
Parking on your lot is in front of your RV or to the left front side nearest the road. Not more than 2 (two) cehicles are allowed on your lot providing your lot is big enough others only one ehicle will be allowed. Overflow parking is available at the clubhouse. Most lots are from Meter to meter. However, some are not, so be mindful of your neighbor and don't overtake your space.
No parking in handicapped parking unless you have a license plate or placard to show that you are handicapped. No parking on the sidewalks or walkway leading o the office.
TRASH
All boxes must be broken down before being put in the dumpster. There is a code to get into the trash area which will be given to you at check in. Do not ride your bicycle or golf cart through the walk thru gate. No furniture, mattresses, hose reels, outside furniture, refrigerators, propane tanks, tires or etc. in or around the dumpster. These items must be taken to the landfill unless you have hired someone to pick up such items at which they can pick up those items at your lot. Everything must be bagged except for boxes that have been broken down. If the dumpsters are full and the lid doesn't close, please set your bagged garbage next to the fence by the dumpsters. The landfill named below will take mattresses for free and alot of other items for free or next to nothing. You can come by the office for a list of things they take and the rate sheet or you can call the number below.
