Lazy G Park Rules & Agreement 

All Guests: Please check in with the manager upon entering the park. If checking in after hours, see manager the following morning. Payment is due at the time of booking if online or upon check-in. All payments must be made payable to Twin City Properties. List site # in Memo. No cash accepted. Please ask the attendant about online payment options.

Rates: 

30 AMPS- $40 daily, $180 weekly, $460 monthly 

50 AMPS are available (additional $40/week or $30/month) 

10% discount for members of the military 

Rates are subject to change without notice and guests will be required to pay whatever rate is in place at the time of their visit. Rates are based on 2 adults and 1 child. Each additional adult or child is $2/day or $30/month extra. Max occupancy 4. 

Anyone staying more than a week is considered an occupant and will be charged accordingly. Weekly and monthly rates are not prorated. You must stay the full length of time to get those rates. 

Payments are made at time of booking online at Lazygrvpark.com. We do accept checks or money orders and allow in person / over the phone bookings. Contact our office. 

There is a $50 fee for returned checks. Rent is expected when due. A late fee of $10/day is charged for late rent. Please give us notice of when you plan to leave. Rent includes all hook-ups. There are no refunds. 

Check-out time 12 pm. Any overstay without prior approval will result in an additional day's charge. If extra time is needed, please check with the attendant. $2/hour for extended stays when available. 

Quiet Time is 10 pm-7 am. No loud music, no loud parties, no ground fires. NO FIREWORKS! 

Parking: All sites come with single car parking. Additional parking by request, see onsite attendant or call out office. Please do not block the driveway and do not park in vacant RV sites ever at any time. Do not drive or park on the grass. Do not cut through vacant RV sites as a shortcut. SPEED LIMIT=5 MPH. 

Pets: Max 2 pets. Pets must be kept on a leash, in a kennel, or in your RV. Please pick up after your pets. No barking dogs. Do not leave your dog tied up outside. Never tie your dog to a tree or water pipe. NO AGGRESSIVE breeds are allowed. All pets are allowed via the discretion of the park manager/owner and can be requested to be removed at any time.

RV & Campsites: Please use pads under your levelers. Use an elbow, donut, or wax ring on your sewer connection for a tight fit. We have these for sale. No rugs on top of the grass. No outside storage of large items, appliances, etc. Please keep your campsite clean. Please do not throw cigarette butts on the ground. Please, no leaking water or sewer connections. Leaks MUST be repaired promptly! If management has to remind you repeatedly to repair a leak, you will be asked to leave. Use only water hoses made for RVs. A regular garden hose will not hold up and will result in a serious water loss. Electric heaters are not allowed. Absolutely no car washing or repair work allowed. Do not dig or drive stakes in the ground as there are underground utilities. Do not trim trees without permission. Do not flush any of the following items down the toilet; condoms, paper towels, feminine products, baby wipes, or any foreign objects as they will stop up the sewer system and possibly burn up the pumps. Please be sure to not take our hoses or splitters when you leave. If you have borrowed anything, please return it. 

Sewer System: We use an aerobic sewer system. Occasionally a problem will occur that triggers an alarm. If you hear the alarm please notify management immediately. The alarm signals a problem that needs immediate attention. Failure to address the problem in a timely manner will cause additional, costly problems to develop. DO NOT under any circumstances attempt to turn off the alarm yourself. Doing so will get you expelled from the park. 

Restrooms & Laundry: These facilities are for registered guests only. Please help keep these facilities clean for the next person. If restrooms need attention, please contact the manager. Close doors and turn off lights when you leave. 

Smoking: NO smoking is allowed in public facilities. 

Cable & Wifi: Currently provided at campsites and can be discontinued at the owner's discretion without notice. We are not responsible for the operations of this service or additional equipment required. 

Conduct: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive, or vulgar behavior will not be tolerated. They will be reasons for immediate eviction without a refund. 

Wildlife: Our park is regularly visited by various wildlife species, some make their homes here and raise their young in our park. Please join us in preserving and protecting these animals. 

Children: Children must always be under the care of an adult. We are not responsible for their health & safety.

Dumpsters: Dumpsters are for TENANTS ONLY. If you are in the back area of the park, please use the dumpsters in the back. Only household trash is permitted in the dumpsters. No furniture, mattresses, BBQ pits, etc. All cardboard boxes must be broken down. 

We appreciate your business! Please do not be offended if the attendant checks your RV hookups and connections. We are not responsible for injury to any guest or visitor. We are not responsible for theft or damages to guests' or visitors' property. We reserve the right to refuse service to anyone. If you need help please call 979-690-8658. If a problem arises during your stay, please don't hesitate to bring it to our attention. We want you to have a wonderful stay. 

Reservations: Future reservations require payment in full upon booking. Refunds issued based on cancellation policy. A minimum two-day stay is required for special events, holidays, graduation, football games, etc. 

Monthly Stays: Are on a month-to-month basis. RV Spots are not guaranteed for over 60 days. Long term guests may be asked to move based on availability. 

Cancelation Policy: Please allow 1-2 weeks processing for refunds 

> 30 days from reservation $25 cancelation fee 

14-29 days in advance of reservation 50% refund 

7-13 days in advance of reservation 25% refund

RV & Boat Storage is available for $15/day or $55/month for open storage. Covered storage is available for $115/month. Rates change periodically, so ask the attendant about current rates. Storage does not include water, electricity, or dumping.
