Little Creek RV Rules and Regulations

LCRV, LLC (“Little Creek RV Park”) has adopted the following Rules and Regulations to protect the rights and property of all parties and to ensure fairness to all Guests. These Rules and Regulations create a legal contract (“Agreement”) between you and LCRV, LLC, otherwise known as Little Creek RV Park and hereafter referred to as “Little Creek RV”. These Rules and Regulations govern your use of and/or participation in activities at Little Creek RV as well as your lodging/RV site. Please read the Agreement carefully. By booking a reservation to stay at Little Creek RV, you accept and agree to abide by the Agreement.

Guests who violate these Terms and Conditions will be asked to cease and desist the activity or may be asked to leave the park altogether.

All occupants, guests, and visitors must comply with these Rules and Regulations.  

Report any concerns to the guest services office at 575-336-4044.

RV Site Check-in time is 1 pm MST.  All arrivals must check in before 10:00 pm.  Arrivals after 10:00 pm will be required to check in the following morning and will be allowed to check in as early as 8:00 am.

Check-out time is 11 am MST. 

• A $25/hr fee may be charged to those guests who do not check-out by 11am on their scheduled check-out date.

Method of Payment: A method of payment is required to be on file for all reservations. For monthly reservations, your credit card on file will be charged the full amount on your due date. If you would like to change your method of payment, please contact Guest Services a minimum of 2 days prior to your due date.

Deposit for Reservation: In order to make a reservation we require a deposit based on duration of stay.

• Short term (less than 30 days): 50% of Reservation total

• Long term (greater than 30 days): 50% of first Month

• Seasonal Reservation: Paid in Full by March 1

Cancellation Policy: Cancellations must be made two (2) weeks before reservation date. Monthly reservations must be cancelled (1) month before reservation date.  There is a 10% processing fee for all refunds.  If less than two (2) weeks’ notice is given you are subject to a cancellation fee of 50% of total reservation cost.

No-Show Policy: Failure to call ahead to cancel your reservation or failure to arrive for your reservation will result in a 100% charge of the reservation amount.  No exceptions. 

Speed limit/Vehicles/Parking: The speed limit in Little Creek RV is 5 mph.  Vehicle speed limits must be observed.  Vehicles must remain on roadways ONLY.  All vehicles must fit within designated site parking area. If you are having trouble, see Guest Services about additional parking options (may require an additional fee). All vehicles must have a parking pass visibly displayed. Each RV site/lodging unit is permitted one vehicle (plus a golf cart.) All other utility trailers or vehicles are to be stored in the Overflow Area.

• There is a $10 permit for each additional vehicle.

• For the safety of all our guests, especially the children, the speed limit on the property is 5 mph.

Anyone operating a motorized vehicle or golf cart must have a valid Driver’s License.  Vehicles must be operated in a safe, courteous, and cautious manner at all times.  Pedestrians, electric carts, and bicycles shall be granted the right-of-way.  Guests must obey all posted traffic control signs (i.e. stop signs, no parking signs, speed limit signs, etc.).  Little Creek RV may prohibit any vehicle which, in the sole discretion of management, emits excessive noise.  Operating any vehicle in Little Creek RV under the influence of drugs or alcohol is cause for immediate eviction from Little Creek RV.

Personal Golf Carts:

Operation of personal Golf Carts is allowed. Golf Carts must obey with all park rules.  Golf Carts driven after dark must have headlights and taillights.  

Off Road Vehicles:
Use of any off-road vehicles – UTVs, ATVs, Dirt bikes, etc. are prohibited on Little Creek RV property. Safety is our focus.

 Quiet time: 10pm to 7am MST - Loud parties, excessive volume of radios, televisions, or musical instruments, or any other excessive noise, will not be allowed at any time.  Guests must not disturb the quiet enjoyment of Little Creek RV by others.  

 Generators: Full electric hookups are provided by Little Creek RV, therefore the use of a generator is not permitted 

Private Business/Soliciting:  Little Creek RV, its name, and/or its address must not be used for the purpose of advertisements of any kind or for the sale of merchandise.  No private business may be conducted in Little Creek RV by anyone.  No door-to-door solicitations of any kind are permitted.  A solicitation by one Guest without prior invitation of another Guest is prohibited by this rule.  If you are solicited in Little Creek RV, please contact management.  

Special Rules/Facilities:  Special rules pertaining to the clubhouse, laundry room, and other Little Creek RV equipment and facilities are posted at those locations.  Those special rules constitute a part of these Rules and Regulations, and violation of them will be treated as a violation of these Rules and Regulations.  Little Creek RV management has the right to eject without notice any person from any facility who is unauthorized, creates a disturbance, causes a nuisance or damage, or in any way interferes with the operation of Little Creek RV or its facilities.   

 Trespassing:  Little Creek RV management has the right to prevent access to Little Creek RV and to remove anyone other than approved Guests and Visitors who management deems objectionable.  Objectionable persons include (but are not limited to) persons engaged or previously engaged in criminal activity in Little Creek RV; persons who have previously materially violated Little Creek RV rules or have been disruptive in Little Creek RV, and/or people who were previously evicted from Little Creek RV for any reason.  Little Creek RV reserves the right to remove anyone from Little Creek RV Park who trespasses and/or anyone who is not an approved guest/visitor or occupant. 

Campfires/Fires/Fireworks: Propane Fire Pits designed for use for that purpose, must be raised off of the ground. No wood Burning Fire allowed on premises.  Propane Fire Pits only.  Fireworks are prohibited.  Lighting of any firework in Little Creek RV is a material and irreparable breach and is cause for immediate termination of tenancy.

 Firearms: Firearms may not be worn in Little Creek RV or openly displayed except by sworn law enforcement personnel at any time except as provided below (restrictions not applicable to sworn law enforcement personnel).  Violation of any of these firearms restrictions by any guest or visitor shall constitute a material and irreparable breach and shall be cause for immediate termination of tenancy.  Guests and visitors:

             A.  May carry a firearm in personal vehicles and may store a firearm in a locked vehicle while in Little Creek RV, as long as any such firearm is not visible from outside the vehicle.

             B.  May have a firearm that is kept secured within the RV or unit, but the RV or unit must be kept locked.

             C.  May carry a firearm between vehicles and the RV in a box, holster, or other device that does not display the firearm to others.

             D.  Except when transporting a firearm directly between a vehicle and the RV or other unit, may not carry a firearm in a public or common area of Little Creek RV.

             E.  No firearms are permitted in the Guest Services Office at any time.

             F.  May not brandish or display a firearm in any common or public area of Little Creek RV.

             G.  May not threaten other Guests, occupants, visitors, or staff with a firearm, whether the firearm is displayed or not.

             H.  May not unlawfully discharge a firearm anywhere in Little Creek RV for any reason at all.

             I.  May not leave a firearm in an unlocked vehicle or RV at Little Creek RV.

            J.  May not leave a firearm in a locked vehicle or RV if the firearm is visible from outside the vehicle or RV. 

Pets/Animals:  Little Creek RV is a pet-friendly property. 

A maximum of 3 pets per site are permitted and must be noted on your reservation.

Noisy or aggressive pets are not allowed in Little Creek RV.  Barking, growling, snarling, crying, howling, and such other noises that disturb others are cause for revoking permission to keep a pet at Little Creek RV.  Aggressive or vicious behavior is cause for revoking permission to keep a pet at Little Creek RV.   Pit Bull, Rottweiler, Dobermann, and German Shepard breeds are prohibited.

When outside of the RV or other unit, your pet must be on a six foot (6’) or less leash. A small temporary enclosure on your site is allowed as long as the pet is attended.  Pets may not be left unattended on the site or anywhere in Little Creek RV. Tethering of pets to common areas or on RV sites is not allowed.  Pets may not be allowed to enter another guest’s site, flowerbeds, shrubs, yard, or any vacant sites. 

Pet stations and waste receptacles are located throughout Little Creek RV for your convenience. Pet waste must immediately be cleaned up and properly disposed of wherever it occurs in Little Creek RV. If Guest violates this policy, it is within the rights of Little Creek RV to terminate or deny renewal of your reservation.  

Pets are not allowed in Little Creek RV Clubhouse, Laundry or Bathhouse buildings.

Guests must have proof of their pet’s vaccinations available.  Each Guest must comply with all applicable state, city, and county requirements with respect to licensing, vaccinations, and leash laws. 

Feeding and/or watering of stray and/or wild animals is prohibited.  Breeding of animals is prohibited.

Exceptions to these pet restrictions will be made pursuant to the ADA.  

Guests shall be financially responsible for all damages made by their pet(s). Minimum pet damage fee $150.

Dog Park: The enclosed dog park is available for use at all times. All posted policies must be adhered to when using the dog park.

Site Occupancy:  Only one (1) RV is permitted per site and up to one (1) passenger vehicles are permitted per site. Additional vehicles or ATV/OHV may be arranged through the Guest Services Office and may incur an additional fee. There is a maximum of occupancy limit of five (5) persons per site. All vehicles must fit within the site and not encroach on common areas or the roads. Please do not park on grass.   

Site Changes: Little Creek RV assigns specific sites based on availability. If you prefer a specific site, a site lock fee of $45 can be placed on your reservation. Otherwise, you will be assigned an available site based on your site type selected on your reservation. If you wish to move sites, please check with Guest Services first. Due to reservations and maintenance, moving may not be possible.

Trash: Place all garbage in designated dumpsters. The locations are indicated on the park map.  All trash must be bagged and tied/sealed before being placed in the dumpster.  All boxes must be broken down. Guests may not dispose of business or commercial trash in Little Creek RV.  Do not enter any garbage containers to remove any refuse.  “Dumpster diving” is prohibited.  Dumping large items such as furniture, appliances, large landscape trimmings, etc. shall not be placed in or beside dumpsters but must instead be taken to an appropriate disposal site outside of Little Creek RV. 

Site Tidiness/Modifications: Your site must be kept in an orderly and tidy fashion at all times. The site, RV/other unit, and any improvements or items thereon must reflect a clean, attractive, and well-kept appearance at all times.  Sleeping tents, clotheslines, vehicle washing, or vehicle or other repairs are not allowed.  Tethering of pets to common areas or on RV sites is not allowed.  No personal property accumulation is permitted around the unit, on driveways, carports, patios, or porches without prior written approval of Little Creek RV management.  Personal property includes but is not limited to, overstuffed or indoor-type furniture, appliances, ironing boards, brooms, mops, tools, toys, gardening equipment, debris, refuse, litter, firewood, or other such items that are unsightly.  All concrete, asphalt, and other surfaces on the RV site must be kept clean and maintained free of oil drippings, grease, and other debris, and kept in good repair and condition.  Aluminum foil, cardboard, plywood, or similar materials are not permitted in the windows or doors of the home. 

All improvements, modifications, and/or alterations to the site require prior written approval of Little Creek RV management.  Any digging must have prior approval of management.  If approval is received, any work performed must be consistent with what was approved and in compliance with all applicable laws and codes.

Storage: Storage is not allowed under or around your RV or picnic table.

Repairs: Repairs to RVs and vehicles are not permitted in our park. Guest Services is happy to recommend a local RV Repair service.

Electrical Use: You are responsible for understanding how many amps you are using in your RV. Amp usage over the provided outlet’s capacity can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.
Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Satellites/Solar Panels: Satellites and solar panels are permitted if attached to the vehicle. They cannot be left on the ground unless approval from management has been given.

Creek/Pond:  There is no lifeguard at the Creek or Pond Area.  Use of the Creek and/or Pond areas is at the user’s own and sole risk.  Use caution when walking by or going near Creek or Pond Area.  It is strongly suggested that anyone using the Creek or Pond Area area be accompanied by another person who is capable of assisting in the event of an emergency.

Pond: Swimming and fishing is not permitted in the pond.

 Visitors: Visitors to your site must go to the Guest Services Office to check in and obtain a required parking pass. Visitors or guests are the responsibility of Little Creek RV Guest inviting the guest or visitor, and each guest or visitor shall be subject to these Rules and Regulations.  Guests and visitors using Little Creek RV facilities must be accompanied by a registered Little Creek RV Guest.  Guests and visitors are not permitted to bring pets into Little Creek RV Clubhouse, Laundry or Bathhouse (exceptions are made pursuant to the ADA as applicable). 

Mail Service/Notices: Little Creek RV offers limited mail service. We allow small, non-perishable packages to be delivered to Little Creek RV via USPS, UPS and FedEx. Packages over 3’x3’x3’, heavier than 50lbs or perishable will be refused and returned to sender. If you need special accommodations, you may contact Guest Services or you may obtain mail service at The UPS Store or USPS in Camp Verde. Little Creek RV will not notify you that a package/letter has arrived. It is up to you, the guest, to check frequently for delivered mail. Anything left unclaimed after 30 days will be returned to sender. It is strongly advised not to forward your mail to Little Creek RV as it is a business address and not residential.

Notices from Little Creek RV to Guest will be served at the address that Guest provides upon registration and/or by hand delivery.  If Guest desires to use a different address for the delivery of notices, Guest must so advise Little Creek RV management in writing.

Sewer/Utilities: Ground disposal of grey or black water is prohibited. Connections must be tight with a collar or donut at the sewer outlet. No formaldehyde.  Guests may not alter, connect, disconnect, or repair any Little Creek RV or utility company utility service. Guests are solely responsible for service connections and related problems between the outlet provided by Little Creek RV or the utility and Guest’s unit/RV.  If a Guest plans to do any digging on the site, the Guest must first obtain Little Creek RV management’s prior written approval so that the placement of utility lines or pipes can be blue staked.  A sewer hose outlet elbow is required and a water pressure regulator is strongly recommended – both are available for purchase in Little Creek RV Store.

General Conduct:  Guests are responsible for their own conduct and for that of their guests, visitors, occupants, and invitees.  Guests and their occupants, guests, visitors, and invitees must conduct themselves in a reasonable and respectful manner at all times in Little Creek RV.  Offensive or inappropriate conduct towards anyone, and/or harassment of anyone, including but not limited to other Guests, occupants, guests, visitors, invitees, or Little Creek RV management, employees, or staff, will not be tolerated and is grounds for termination of residency.  Guests, their occupants, guests, visitors, and invitees may not yell, curse at, or behave inappropriately towards Little Creek RV management or staff.  Guests and their occupants, guests, visitors, and invitees must not interfere with the management or operation of Little Creek RV. 

Children: Little Creek RV is a family friendly Little Creek RV. However, parents/guardians are responsible for minors. Children under 16 must be supervised by an adult at all times.

Drones:
Due to privacy concerns operation of remote-controlled aircraft of any type is not permitted on Little Creek RV property.

Laundromat:
For your convenience a coin-operated laundromat is available for your use.  Laundromat hours of operation are: 8:00am to 10:00pm.  Please have your last washing load in by 9:00pm.

No Smoking: 

Little Creek RV is Smoke-Free inside all facilities on the property. Smoking discovered inside park lodging or a park facility shall result in a $250 charge to your reservation account.  

Damages Policy:
Guests are responsible for the cost of rectifying damages they cause to Little Creek RV property, including cleaning services. Should these damages come to our attention after the guest has departed, Little Creek RV reserves the right to charge the guest’s credit card the cost of rectifying damages.

Little Creek RV will not be held responsible or accept any liability for any theft of, damage to or fire on any RV, vehicle or trailer on Little Creek RV property. RVs, vehicles and trailers are on these premises at owner’s own risk. Little Creek RV is not responsible for acts of God (i.e. falling trees, rising water, etc.). Guest should be insured to cover these risks.

Rule violations, conduct that disrupts other guests, or behavior that does not promote a family-friendly atmosphere can be grounds for ejection from Little Creek RV without refund. There are no refunds issued for early departures. Additionally, Little Creek RV will not issue refunds for service disruptions, inclement weather, or other circumstance that are beyond personnel’s ability to control.

These Premises are privately owned and LCRV RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. LCRV Management reserves the right to require any person or party it deems necessary, to leave Little Creek RV based on violations of Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances.

 On behalf of each person in my party, I grant LCRV and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium.
