RULES AND REGULATIONS OF MAGNOLIA TRACE RV PARK

1. All residents shall properly conduct themselves and not cause disturbance or create a nuisance to their neighbors. Quiet hours are 10:00 p.m. to 8:00 a.m.

2. The park shall provide garbage, water, and sewer. Residents must secure their garbage in plastic bags and place all properly bagged garbage in the dumpster located at the southwest corner of the park. Residence shall not place furniture, appliances, building materials, or chemicals in the dumpster and shall dispose of these at the Resident’s expense.

3. Residents shall use extreme care not to clog toilets or sewage lines. Obstructions between residents’ RVs and main sewage lines shall be removed and all damages repaired at the residents’ expense.

4. Overnight guests are permitted for a maximum period of two (2) weeks, provided they register with the park, with a 4-day prior notification to the park. The resident shall pay to park a fee of $5.00 per person, per night, for overnight guests. Guests may stay longer at the sole discretion of the park. Resident is responsible for the conduct of their guests and shall advise their guests of all park rules and regulations.

5. Laundry facilities are available. Personal washers and dryers are permitted, provided they a properly located in the residents RV or shed. Residents shall pay park an additional fee of $20 per month for washers. Clotheslines are not permitted.

6. Residents must comply with all park rules and regulations and with all County and City codes. All structures and improvements, including sheds must be approved by the park.

7. Dogs and cats are permitted; however, dogs may not exceed forty (40) pounds in weight (unless approved by park). All dogs must be on a leash at all times when outside and may not be tied outside or left outside for extended period of times. Pets can be walked on streets. Resident should not walk pets on other resident’s lots. Residents must pick up after their pet. Do not feed stray animals. All dogs and cats must have current rabies tags. All animals must be approved by park.

8. Rent and electric charges (meters read around the 15 th of each month) will be due on the 1 st of each month and considered late if not paid by 5 p.m. on the 3rd of the month. There is a late charge of $10.00 plus $10.00 for each day after the 3 rd of the month. Residents shall be responsible for all returned checks fees, and an additional $30.00 fee.

9. No more than two people may occupy a trailer or RV. There is an additional $150.00 per month per-person change for more than two occupants.

10. All sales of RV’s that will stay in the park and all buyer who intend to reside in the park must be approved by the park prior to completion of the sale. Renting or sub-letting of units is not permitted without the park's written approval.

11. The speed limit is 10 mph and must be obeyed at all times. Please slow down.

12. Residents must keep their lots clean and orderly. The park reserves the right to decide what is clean and orderly. RV’s must be kept in excellent condition. Extra chairs, lawn furniture, etc. must be stacked up neatly, put away, or properly disposed of. Open fires are not permitted.

13. Illicit drug activity will be grounds for eviction.

14. Only two vehicles are permitted per lot. Non-working or non-tagged vehicles are prohibited. Vehicle repair is not permitted. Vehicles must be parked off the road and on residents lots only. Storage of vehicles such as utility trailers, boats, etc., is not permitted. Vehicles may be washed at $5.00 per vehicle and park must have prior notice. Please be sure to use a shut off nozzle.

15. Residents must place yard debris in plastic bag and placed into the dumpster. If resident chooses to plant anything it is your responsibility to maintain it and mow their own lot.

16. All property of residents (campers, trucks, cars, boats, trailers, etc.….) must be insured by residents for property and liability purposes.

WAIVER OF CLAIM AND RIGHT TO SUE, ASSUMPTION OF RISK,
LIABILITY RELEASE AND INDEMNITY AGREEMENT

IN CONSIDERATION of the permission of Magnolia Trace RV Park, That’s a Dandy LLC, and their members, directors, shareholders,
officers, employees, agents, and assigns Magnolia Trace parties that the undersigned(s) freely agree to all terms
contained in this agreement, including the terms on the front and back sides of this agreement. This agreement covers all areas
and facilities owned by or connected with Magnolia Trace Parties, including but not limited to the parking
areas, picnic areas, campground, common areas, RV sites, restrooms, office, and showers.

ASSUMPTION OF RISK: I acknowledge that use of the Premises is AT MY OWN RISK. I understand there are inherent risks involved
in using recreational activities. Examples of such inherent risks include but are not limited to falling, lacerations, bone fractures, head
injuries, exhaustion, unconsciousness, spinal cord injuries, and even death. Inherent risks include negligent or intentional acts of
participants. Inherent risks also include failure by the Magnolia Trace Parties to warn participants of a specific inherent risk.

I agree to ASSUME ALL INHERENT RISKS, known and unknown, in any way connected with my participation in any and all recreational
activities on the Premises, including but not limited to the risks of serious personal injuries, death, illnesses and/or loss of personal
property. Further, I assume all risks caused by the negligence of the Magnolia Trace Parties.

RELEASE OF LIABILITY: I agree not to sue the Magnolia Trace Parties. I agree to waive and RELEASE, to the maximum extent
allowed by law, the Magnolia Trace Parties, from any and all claims and causes of action of every kind arising from any and all
physical injuries, including death, emotional injuries and/or damages that may happen to me, whether known or unknown, arising out of
or in any way connected with my presence or activity on the Premises. Further, I release the Magnolia Trace Parties from all liability
for their own negligence.

INDEMNITY: I agree to DEFEND, INDEMNIFY AND HOLD HARMLESS the Magnolia Trace Parties, to the maximum extent allowed
by law, from any expenses, attorney’s fees, loss, liability, damage, or cost they may incur arising out of any claim or cause of action for
any injuries, wrongful death, losses, or damages of any kind that have been released or discharged by this Release. Additionally, I
intend and agree to defend, indemnify, and hold harmless the Magnolia Trace Parties from any and all liability for their own
negligence.

DURATION OF AGREEMENT: I agree that this agreement shall be effective from the date signed and SHALL CONTINUE FOR ALL
FUTURE VISITS TO THE PREMISES of the Magnolia Trace Parties. I release my right to sue the Magnolia Trace RV Park in relation to
any incidents related to any future visits to the Premises.

RULES: I agree to comply with all rules, terms, and conditions for participation in any and all activities. I acknowledge that I have had
available to me a copy of the rules and regulations of Magnolia Trace RV Park, which are available at the Magnolia Trace office and
posted on the Premises. If I observe any unusual hazard during my presence or participation, I will remove myself from participation and
immediately bring such danger to the attention of the nearest Magnolia Trace employee or call and notify the office. No dangerous or
inappropriate conduct will be tolerated. Offenders will be required to leave, and no refunds will be given. All participants agree to strictly
comply with this rule, and the attendant on duty has sole discretion to determine compliance.

ENTIRE AGREEMENT: I agree that this contract contains the entire agreement between the parties and supersedes any prior
discussions or agreements, written or oral. I intend this release to be as broad and inclusive as permitted by law. If any provision of this
agreement is found unenforceable or invalid, the provision shall be severed from the contract and the remainder shall remain in full
force and effect, and shall be enforceable to the fullest extent of the law.

GOVERNING LAW: I intend and agree that this agreement shall be governed by Florida law, and shall be binding upon my heirs,
agents, descendants, dependents, executors, administrators, assigns, successors and representatives. Any claim or lawsuit brought to
enforce the terms of this agreement shall be brought in a court of competent jurisdiction in Florida. If any dispute whatsoever should
arise between the parties, I waive the right to a jury trial.

*INDEMNITY: To the maximum extent allowed by law, and whether or not caused by the negligence or other fault of the
Magnolia Trace Parties, the undersigned RESPONSIBLE ADULT agrees to DEFEND, INDEMNIFY AND HOLD HARMLESS the
Magnolia Trace Parties from and against any and all expenses, attorney’s fees, loss, liability, damage, or cost they may incur
arising out of any claim or cause of action by any of the Adult Participants listed below.
