McGee's Landing

I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published below, posted at the Premises or otherwise communicated in any manner by McGee’s Landing Park Management. 

I further understand and agree that McGee’s Landing Park Management does not give credit or refunds due to the discomforts of nature. McGee’s Landing Park's refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows:  

If a reservation is cancelled more than 2 weeks prior to the arrival date, we issue a full refund; or Camp Credit in the full amount can be elected.  minus the non-refundable $25 transaction fee.  For a cancellation of a reservation more than 1 week, but less than 2 weeks, prior to the arrival date we issue Camp Credit for 50% hof the payment and the balance is forfeited. For a reservation cancelled less than 1 week prior to the arrival date, the full amount of the reservation payment is forfeited.

For reservations paid with a credit card, refunds will be credited to the credit card on file with respect to reservation.

As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Billy Joe McGee, LLC dba McGee’s Landing, its owners and agents (collectively, McGee’s Landing Park Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the McGee’s Landing Park property, facilities, golf carts, amenities, pools, water park, jumping pillow and hot tubs (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS McGee’s Landing Park Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although McGee’s Landing Park Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

I HEREBY AGREE that any holding over by Lessee under this agreement, without Lessor’s written consent, shall be a tenancy at will, which may be terminated by Lessor in accordance with applicable law.

I HEREBY AGREE that any dispute under this agreement shall be required to be resolved by binding arbitration of the parties hereto.  If the parties cannot agree on a arbitrator, each party shall select one arbitrator and both arbitrators shall then select a third.  The third arbitrator so selected shall arbitrate said dispute.  The arbitration shall be governed by the rules of the American Arbitration Association then in force and effect.

This agreement shall be governed by, construed, and enforced in accordance with the laws of the state of Texas.

As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You must receive McGee’s Landing Park Management approval before positioning your RV for long-term site rentals.  You agree to indemnify and hold Billy Joe McGee, LLC dba McGee’s Landing, its owners and agents (collectively, “McGee’s Landing Park Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue McGee’s Landing Park Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me.  If I fail to pay the total due, I agree that Billy Joe McGee, LLC may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

The Premises are privately-owned and THE MCGEE’S LANDING PARK MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. McGee’s Landing Park Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all McGee’s Landing Park Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant McGee’s Landing and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

Additional Terms for Rental Units

Parking

I will not park my vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges.

Each paid guest registration covers 1 vehicle per cabin.  Extra vehicles will need to be parked in additional parking spots located by the cabins (parallel parking only), left of the store or in the boat launch area. Please do not drive or park on our grass except in designated areas.  Ruts caused in the park due to additional vehicles will result in damage charges.  We have unmarked water and sewer lines throughout the park that may be damaged by driving in unauthorized areas.         

Additional vehicles will cost an extra $5.00 per day.  Additional vehicles with Boat Trailers will cost an extra $5.00 per day (includes the boat launch fee)

No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our office doors. Parking on the grass is not permitted at RV Sites or in tent areas.

Cabin Occupancy

I understand all cabin rates are based on 4 guests. For each additional adult (12 and over) I must pay an additional $10 per day/night.

I understand and agree as follows:

  • ·         At departure, the rental unit is to be left in a clean condition.
  • ·         Take out all trash and dispose of in park trash bin.
  • ·         Remove linens from bed and place them in the middle of the bed (do not remove protective cover)
  • ·         Place towels by bathroom door.
  • ·         Do not leave any personal items behind. (soap, shampoo, razors etc.)
  • ·         Wash and put away all dishes.
  • ·         Remove all items from refrigerator and wipe up any spills or crumbs.
  • ·         Clean inside and outside of microwave.
  • ·         Sweep floor.
  • ·         Wipe down counter and stove top.
  • ·         Bag any coals or ashes left in outdoor bbq pit and dispose of in trash bin.
  • ·         Turn AC unit up to 85 degrees during summer months and OFF during winter months.
  • ·         Contact Glenda for inspection and turn in key,

Otherwise, McGee’s Landing Park Management may charge my credit card with a $50 cleaning fee.  I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, McGee’s Landing Park Management may charge my credit card for the cost to professionally clean the rental unit ($100 minimum charge).

  • All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages or missing items during my stay will be charged to my credit card after a thorough inspection has been made by McGee’s Landing Park Management. Damages for which I will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.

Animal Waiver

I hereby agree to the following regulations and conditions relating to my dog while camping at Billy Joe McGee, LLC dba McGee’s Landing Park (“Campground”) with my dog.

  • Excluded Areas. I agree to keep my dog out of the following areas including, but not limited to, food and beverage areas.
  • Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
  • Supervision. I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.
  • Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
  • Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
  • Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.
  • Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.

I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.

In light of the global pandemic associated with COVID-19, everyone shares in the obligation to observe certain requirements and guidelines to help keep themselves and others safe within your shared community.  In particular, I represent that I have not tested positive for COVID-19 within the last two weeks and I have not been in direct personal contact with someone who has tested positive for COVID-19 within the last two weeks either.  If I do test positive for COVID-19 or come into contact with someone who has, or if my temperature exceeds 100 degrees Fahrenheit and I experience other COVID-19-related symptoms, I agree that I will not seek to enter the resort/community until I am no longer symptomatic for three straight days.  I agree to observe the safety requirements within the resort/community spaces -- including wearing a personal mask when required, and observing required routes of circulation, occupancy limitations, social distancing and sanitization requirements.

RV Policies

Check In / Check Out

Check in is at 2 PM MST and entitles you to your site until 11 AM the day after check in. Call for early check in or late check out.  Check out time is 11 AM.  

Late check-ins are allowed at any time, please just contact the park for instructions.

If you are staying in our park for a month or longer, we require an agreement to be signed.  Please contact park for more details.

Site Changes

You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.

Open Fires

Open fires are not allowed in our park. Fires must be in firepits in good condition. We have portable fire pits available for guests to rent for the night. Firepit rental is $10 each per night and you must place the fire pit over the gravel or concrete, so that the heat from it does not damage the grass.

  • All firewood must be stored neatly on your porch or in a wood rack that keeps the wood off the ground. 
  • Do not stack wood between stumps or trees.
  • Place firepit on your porch or under your trailer when you are not in the park. 
  • Cooled ashes may be bagged and placed in the dumpster. 
  • No cinder blocks, rocks or other bricks should be used in the park for fire pits or anything else unless approved. 
  • DO NOT burn trash in your campfire.

Storage

  • Storage is not allowed under or around your RV or picnic table.
  • The space under and around your trailer must be kept clean at all times.
  • Do not store any wood, pipes, electric boxes/wires, containers, toys, or any other items. 
  • Do not cut trees or shrubs for any reason.
  • Do not put screws, nails, hooks or other objects into the trees.
  • Clotheslines are not allowed
  • NO DIGGING. 
  • Do not store extra blocks, rocks or bricks under your trailer.
  • Remove all unnecessary items from the park.

 

Site and Park Navigation

Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.

Rugs

Rugs are permitted only when you are occupying your trailer.  Otherwise it must be rolled up and stored.  Rugs are not allowed to remain out as it kills the grass and we want your site to look good for both you and the next guest. 

Pet Policies

  • Leash
    We ask that you keep your pets on a leash at all times. This helps you, your pet, and other guests and other guests’ pets stay safe.
  • Buildings
  • Pets are not allowed in the buildings. County code laws do not allow pets in our building. Please do not tie your pet to our trees, doors, or posts.
  • Cleaning Up After Your Pet
  • Be a good neighbor and please use the dog walk area and clean up after your pet always. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in you being asked to leave without a refund.
  • Leaving Pets Unattended
    Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pets well-being while you are away.
  • Pets Not Allowed on Furniture
    If you are staying in one of our cabins, pets are not allowed on the furniture.  For any incidents, that will be a $25.00 charge per occurrence.
  • Pet Vaccinations
    Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.
  • Barking
    Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.

  Vehicle Policies

Speed Limit

The park speed limit is 15 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.

Parking

Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges.

Long-Term RV Rentals covers 1 RV and 2 vehicles with or without boat trailers.(includes the boat launch fee)

ATV’s. Dirt Bikes, Motorcycles, and Golf Carts

ATV’s are welcome on the road only.  ONLY to get to and from your site.

General Park Policies

Severe Weather

In case of severe weather, seek shelter in the office at your own risk. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.

Visitors

Only registered guests are permitted to enter the park. All visitors must stop at the fee station to register, pay a fee and obtain a parking pass. Visitors may not bring pets. McGee’s Landing Park reserves the right to limit the number of people visiting a site. Day visitors must depart by 10:00 pm CST. Overnight visitors must depart by Noon CST. Please check with the office before inviting any visitors. Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed.

All guest visiting someone in the park must register and pick up a pass at the fee station and park in designated areas. Vehicle Pass must be visible at all times please.

Electrical Use

You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.  

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Long-Term RV Rentals

Turn off your air conditioners and appliances when you leave.  This is how we keep our monthly rates low.  If you would like to leave your trailer plugged in with air conditioners and appliances running, you will have to agree with the other tenant or tenants connected to your meter to split the utility bill.  If you are in a space with a pedastal, you will have a meter installed and pay for your kilowatt usage. This will be in addition to your monthly rent and any additional days that you stay in the park over 8 stays per month.   If you would like to exercise this option, please contact management.  

 We are located in a rural area and have power outages often.  Please do not leave items in your refrigerator that may ruin during these outages.  We are not resposible for items lost during a power outage.

SPACE HEATERS ARE NOT ALLOWED. NO CHEATER BOXES OR PIGTAILS ALLOWED. McGee’s Landing Park Management is not responsible for any electrical components on RV’s.

Water Hoses

All water hoses must be rolled up on a water hose holder. 

The holder may be placed on your porch/deck or be free standing. 

Do not leave the hose on the ground.

Laundry

If you RV is equipped with a washer and dryer, personal washer usage is prohibited.  There is a laundromat located at the Fairmount Store, 2419 Fairdale Rd., Hemphill, TX  75948.  We ask that you use this laundry facility in lieu of using your RV washer.  Change and Vending available. Please do not leave your laundry unattended. We are not responsible for accidents or theft.

Septic

We are on a septic system.  Therefore, we have limited capacity for solid waste and greywater disposal.  The septic tank and field lines may be overloaded with water during periods of heavy rain or extended length of stays.  We are unable to empty tanks and lines during this time.  Please limit your water use during periods of excess rain.  We also ask you to wait until the ground dries to empty your tanks.  We will be glad to empty your tanks for you if you will let us know you have been in the park and the ground appears to be saturated during your stay. We have a sewer drop available near the bathrooms for sites without sewer hook-ups

Keep your holding tank closed on your trailer.  Wait until it is 75% full before you open your tank.  The distance the waste must travel causes the line to back up if there is not enough pressure to carry it to the septic tank.  It would be beneficial to run an additional amount of water into your holding tank before you open it.

Do not place feminine products, wipes and items other than biodegradable septic safe and clog free toilet paper into our septic systems.

Restrooms

For the comfort and convenience of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean and remember to limit your water usage during showers due to the limited capacity of our septic system.   Guests under the age of 18 need adult supervision in the bathrooms and showers as well as the beach area. 

Beach & Swim Area

No lifeguard is on duty. Anyone under 18 must be supervised in these areas and all areas of the campground at all times.  Glass is not permitted at our beach or swim area.  Failure to follow these rules result in you being asked to leave without refund.  Please do not let your children climb our trees, as it damages them.

Quiet Time Policies

Quiet time is 10 PM to 7 AM. Anyone playing loud music will be warned only once and then asked to leave without a refund.

Trash Disposal and Recycling

Please tie trash bags completely closed and put your trash completely in the trash container. Please do not place your trash on the ground. Woodland creatures like possums and racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash!

  • A garbage bin is available on the east side of the park.
  • Place only bagged household garbage in the garbage bin.
  • Do not place bags over 20 pounds or any loose trash in garbage bin.
  • Do not put loose boxes, bottles, water floats/toys, wire/metal, barbeque pits, hoses, motor oil, cooking oil, wires, furniture, mattresses, toxic or hazardous waste items or any type of trash in or around the garbage bin.
  • Take any trash items that will not fit in a bag with you.
  • Cigarette butts are considered trash.  Any cigarette butts thrown on the ground by you or your guests will result in you being asked to leave without a refund.

 

Failure to adhere to these rules may result in charges for disposal fees.

Children

Children under 18 must be supervised by an adult at all times.  

Conduct

Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. This will be reason for immediate eviction without refund.

Drugs

Illegal drugs of any form are prohibited on the property of McGee’s Landing Park. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.

Drones

Drones are not permitted in our park. Please do not fly drones over people or RVs.

Clotheslines

Clotheslines are not permitted in our park.

Fireworks and Firearms

Fireworks and firearms are strictly prohibited in our park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.

Repairs

Repairs to RVs and vehicles are not permitted in our park.

Assignment and Subletting

Lessee shall not sublet the RV spots, or any part of the premises or assign this agreement without Lessor’s prior, express, and written consent.

Default

Any failure by Lessee to pay rent or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of Lessor, promptly terminate this tenancy and forfeit all rights of Lessee under this agreement.

Monthly Tenants

By accepting these terms and conditions, all monthly tenants agree to a minimum of a 6-month lease in order to receive the discounted monthly rate and/or weekends only rate.  The weekends only rate allows 8 stays per month.  Each additional day in the park is $15.00 per day to be added to the monthly rate.  This is non-negotiable and must be paid whether your trailer is on or off the premises.  If you decide to leave before the end of the 6-month term, the remaining balance will become due and payable before your departure.  This agreement shall establish a month-to-month tenancy after the first 6 months.  Tenant agrees to vacate the space which is the subject of this agreement no later than the end of the month that the tenant is requested to leave, provided the tenant receives a 5-day prior notice to vacate.  In the event that the tenant shall fail to vacate at the end of the month, tenant shall pay an additional $50.00 PER DAY RENTAL FEE.   Once the month-to-month tenancy begins, the tenant is required to give McGee's Landing a 5-day prior notice to vacate.

Rent payments are due in full on the 1st of each month, any payments received after the 5th of the month will be charged a $25.00 late fee. All daily/nightly stay fees are due on the 1st of the month for the previous month additional stays, if any.  

A check return charge may be assessed by management in the amount of $65.00.

Daily/Nightly stay fees are charged to any individual who visits the park within a 24-hour period.  This means if you come into the park between the hours of 12am-11:59pm it will be counted toward your 8 stays per month. 

Deposits

All long-term tenants are required to pay a deposit equal to the first month's rent.  

Redelivery of RV Spot:

NO EXCEPTIONS.  All spaces must be surrendered back to McGee’s Landing in their original condition immediately upon the sale of any trailer/porch/shed.  New owners must remove the trailer/porch/shed from its space and re-apply for acceptance in the park.  Legal actions will be taken to remove any unauthorized persons and trailer/porch/shed from the park.  New owners are unauthorized until approved by McGee’s Landing Park Management.  Prior owners may be held liable by the new owners for lack of full disclosure during the sale.  The new owner may contact an attorney to determine their full rights and remedies due to lack of full disclosure by the prior owner.

You must notify McGee’s Landing Park Management at 409-579-3520 prior to the sale of your trailer. 

Shed and Porch Guidelines

ALL TENANTS WHO BUILD A PORCH/SHED WILL BE LIABLE FOR SABINE COUNTY TAX ON THE STRUCTURE!  See details on letter from Sabine County Appraisal District Below.

Only one deck or covered porch is allowed.  No Tent or Deck camping in RV spaces.  Our spaces are small and do not provide enough space for additional camping in your space or on your deck.  Please rent one of the sheds by the lake for tent camping. 

No PERMANENT structures are allowed.  Do not dig holes to set posts for decks or covered porches.  This rule applies to all new tenants.  The new porch/deck rules were distributed to all park tenants in August 2017.  Those of you who already have permanent structures are allowed to keep them. 

Porch:

  • Width – maximum 8’
  • Length – limited to the length of trailer
  • Steps must be located on either end of the porch (No steps on front side of porch)
  • No holes for posts for sheds.  Please use concrete deck blocks.

Roof-Trailer Only:

Overhang: may only extend 2’ past trailer on all sides (extended slides are part of trailer)

  • Height – limited to 2’ above highest point of trailer

Roof-Trailer and Porch:

  • Overhang: may only extend 2’ past trailer and deck on all sides (extended slides are part of trailer)

Roof/Porch Materials:

  • Please use concrete deck blocks.  No holes for posts for sheds.
  • Treated wood or metal only
  • No enclosures on porches or sheds
  • No lattice or other siding (Must be able to see through porch area)
  • No bracing to any existing trees, buildings, etc.
  • Tin or metal roof only (no shingles)
  • No outdoor sinks unless part of RV

Remove all left-over materials and properly dispose of them. Do not use the underneath of trailers and porches to store items. 

Notify McGee’s Landing Park management of any limbs required to be trimmed for installation of roofs.  The removal will be performed by a third-party contractor at the expense of the park guest.

Wildlife

McGee’s Landing is a natural wildlife habitat area.  There are coyotes, birds of prey and reptiles.  All guests should ensure pets and small children are supervised at all times. 

Inform a park employee right away if you see an alligator in or near the swimming area or if you see people feeding or harassing alligators. Call 409-579-3520 to report issues.

  • Swim only in designated areas. Swimming areas close at sunset. Alligators are more likely to be active at dusk and dawn.
  • Do not feed or harass alligators. Feeding or offering food, including fish or bait, to alligators in Texas State Parks is not only dangerous, but a violation of state park rules and a Class C misdemeanor punishable by up to a $500 fine. Nuisance alligators are almost always created by park visitors. If you feed alligators on purpose or by throwing fish scraps, alligators will then associate food with people. Nuisance alligators must be moved or euthanized. If you see a nuisance alligator, consider why it is there. 
  • Pets:  Pets are the size and shape of common alligator prey. Keep them away from the water’s edge and on leashes that are no longer than 6 feet. Do not let your pet drink from or enter the water in alligator habitat. Alligators have a keen sense of smell. Your pet will be curious, and the alligator may see it as an easy food source.
  • Fishing:  Do not continue to fish near an alligator that is interested in your fishing line or catch. If an alligator takes your bait or fish, cut your line and move to a new location. Don’t use a stringer for your fish; keep them in a bucket.

Safety and Emergencies

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (409) 579 – 3520 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.

The Chief Appraiser, or an authorized representative of the Appraisal District, has determined that improvements on this property were omitted.  As a result of this determination each structure has been added to the above referenced account on the appraisal roll for the 2021 property tax year.

A Notice of Appraised Value will be mailed to you in May, 2021 and will provide you with the estimated appraised value, including the added structures.  Once you receive the Notice of Appraised Value, you will have an opportunity to protest the appraised values with the Appraisal Review Board (ARB).  However, your protest must be received by the appraisal district within 30 days from the date of the Notice of Appraised Value.  Additional Instructions for filing a protest with the Appraisal Review Board of the Sabine County Appraisal District will be on the back of the Notice of Appraised Value.
