Rental Agreement
For Recreational Vehicle Tenants
Camper(s) who are listed on this application agree to rent the space at Jerrvs RV Park, hereinafter referred to as "park " or "Jerry's Management", according to the terms and conditions set forth in this agreement. All prices subject to change without notice.
Not A Residence: Campgrounds are not allowed to be a permanent residence. Camper may not claim the campground as their permanent address, voting address or other place of residence. This agreement is not a lease of real estate. The camper is not a tenant.
TERM: This rental agreement shall establish a day, weekly, or month to month rental agreement, and the term of this contract shall be for a period not to exceed 90 days for any given 6-month period of time unless agreed upon by the park. Camper(s) acknowledges and agrees that he or she will vacate the space which is the subject of this agreement no later than the date specified herein. In case the camper(s) exceeds the 90-day days, he/she agrees to pay an extra $50 per day. If the camper(s) does not vacate the space after 5 days, he/she agrees to accept disconnection of electricity and water by the park, and agrees to pay extra legal fees, towing fees, and so on, related to eviction of the tenant. These actions are indispensable measures to comply with Park regulations.
RENT: Daily rate is $40. Weekly rate is $250. Monthly rate: summer is $900. Camper(s) shall pre-pay the rent in full before signing this application. In the case of a monthly rental, camper(s) agree to pay on the first of the month. A late charge may be assessed by management in the amount of SIO per day whenever rent is paid more than ä_d2Lafter it is due. A check return charge may be assessed by management in the amount of whenever a check for rent or any other charge is returned unpaid from a bank or financial institution. The rent is when the tenant leaves any time before the final day of their agreed upon departure date.
Credit CQ(ds: Credit cards will be used for all fees not pad by renter. Credit cards will remain on file and will be charged if rent is later than 5 days plus a late fees unless negotiated with Owens.
Park Rules are incorporated herein by reference as though fully set forth at this point. Camper(s) agrees to comply with all Park rules that now exist as well as any additional rules as may be established by the park from time to time. The Park's rules and regulations, standards of maintenance of physical improvements in the park, together with services (including utilities), equipment and physical improvements within the park may be changed from time to time as provided by any law then in affect.
uThe park requires that all recreational vehicles have fully functioning facilities, including running water and working toilets, unless they are using public facilities. Public bathrooms will be available at no extra charge. The Park expects the camper(s) will maintain all public facilities and leave them in an orderly and clean condition.
PETS special permission to keep the house pet in the park must be obtained from the park management. A house pet is defined as a pet that spends its primary existence within the RV. The Park management reserves the right to deny a resident a PET if he poses a threat to the health and safety of other residents of the park. Pets must be kept on a leash at all times, this means around your site or anywhere within the park property, or please leave at home. They must be kept in a quiet orderly. manner and pet droppings must be picked up or the camper(s) will be charged $25 for cleanup. No pets allowed on the Golf Course. (There will be a $10 animal fee per pet; non-refundable) (AMOUNT OWED:
Property: Storage sheds are not allowed. No Gardens or planting flowers in the ground allowed, no digging up the land, no cutting of trees, branches, alive or dead. There are also no campfires allowed on the property given the high risk of forest fires. Camper(s) making campfires may be assessed the legal
fees associated with the current legal fines at said time. This will be considered damage to the Park and will result in immediate removal.

5) ILLEGAL ACTIVITY: No illegal activities will be permitted on park premises. All illegal activity will be grounds for immediate removal. The Camper(s) will forfeit any payments previously made to the park and will be subject to all legal actions as warranted by local law enforcement.
Extra vehicles:
Only the recreational vehicle and one other personal vehicle are allowed per camp site.
RENTING OR SUBLEASING: Camper shall not sublease or otherwise rent all or any portion of the camper's recreational vehicle while on the premises. The recreational vehicle shall be used only for private recreational purposes and no business or commercial activity of any nature shall be conducted thereon.
ENTRY UPON RESIDENTS'S SPACE: The Park shall have a right of entry upon the land on which a recreational vehicle is situated for maintenance of utilities, maintenance of premises if the occupant fails to do so, and the protection of the park at any reasonable time. However, such entry shall not be at a time that would interfere with the occupant's quiet enjoyment. The park may enter a recreational vehicle without the prior written consent of the occupant in the case of an emergency or when the occupant has abandoned the recreational vehicle.
CAMPER AGREES: Camper(s) agree to rent an RV site from Jerry's Management FROM•
TO: Full payment is due at the time of registration unless there is a month-to-month agreement, at which point payment will be due the first of each month. The park reserves the røt to cancel this agreement without refund for failure to follow the rules for the Park sites or if complaints are received that Management deems disruptive to the park or to other guests.
ACKNOWLEDGEMENT: Camper(s) acknowledges that he and /or she have read, understood and received copies of this rental agreement, together with a copy of the Park rules and regulations, and further that he and/or she have read and understand each of these documents. Camper(s) understands that by executing this Rental Agreement, he and /or she will be bound by the terms and conditions thereof.
Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.
Meadow Creek Campground or its management bears no responsibility for any loss or damage to any person or property or thing howsoever caused.
The management reserves the right to evict any day user, guest, camper or group of campers for any cause.
