Mineral Springs RV Park

MANAGEMENT RESERVES THE RIGHT TO REMOVE OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DESREGARD ANY RULES, WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS, AND FEES WHEN NECESSARY.

UTILITIES: Weekly and monthly stay Campers shall pay for electricity supplied by Mineral Spring LLC.

ASSIGNMENT AND SUBLETTING: Campers shall not sublet the RV lots, or any part of the premises, or assign this agreement without Lessors prior, express, and written consent.

QUIET TIME: 9pm-7am -- Please be considerate of others. No loud music at any time.

CHECK-OUT TIME: 1pm.  -- Due to previous reservations, if you plan on extending your stay, the earlier you re-register, the better your chance of keeping your site.

SPEED LIMIT: Please observe a speed limit of no more than 5 mph.

SEWER: Sewer connection -- A positive sewer seal at both ends of sewer hose is required.

CHILDREN: We want the children to be safe and have a good time, but always under the watchful eyes of a parent/guardian. Please use good judgement if you decide to leave your children at the park when you are gone. We are not responsible for their safety or welfare. You are liable for their behavior.

PARKING: Two vehicles only per RV space, if your space is large enough. Please park parallel to your RV, out of the main drives.

NO FIREWORKS ALLOWED. NO OPEN FIREARMS DISPLAYED. CLOTHES LINES ARE NOT ALLOWED. 

PETS: Please maintain control of your pets. The limit is for only 2 pets allowed, on leash. Owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. Absolutely no pets other than service animals are allowed in the office or laundry. The same rules apply for cats. Cats are inside pets only. If outside, they must be on a leash with the owner at all times. These rules are for health reasons, as well as for the respect of others. NO AGGRESSIVE DOGSS ARE ALLOWED IN THE PARK.

TRASH, LAUNDRY, VEHICLES: Dumpster located in the park is for personal trash only. All garbage must be bagged and tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management. Please leave the laundry area as you would like to find it. If in need of attention, please notify the manager. Washing vehicles in the park is prohibited, however, keeping your RV clean and in good repair is required.

ELECTRICAL COMPONENTS AND DEVICES: Mineral Springs is not responsible for any electrical components in or on RVs.

CONDUCT: Disorderly conduct, drunkeness, illegal drugs, obscene language, obnoxious, disruptive, or vulgar behavior will not be tolerated. They will be reason for immediate eviction, without refund.

DRUG-FREE HOUSING: Camper or any member, invitee, or other person under the Campers control shall not engage in criminal activity, including, but not limited to, drug-related criminal on or near the premises. "Drug-related criminal activity" means the illegal manufacture, sale, distrubute, use, or possession with intent to manufacture, sell, distribute, or use of controlled substance, (as defined in Section 102 of the Controlled Substance Act, (21 U.S.C 802). VIOLATION OF THE ABOVE PROVISIONS SHALL BE A VIOLATION OF THE AGREEMENT AND GOOD CAUSE FOR TERMINATION OF OCCUPANY.

LIABILITY: All park facilities and equipment of the park is intended for the convenience of the Camper and guests. Any and all persons using the facilities do at THEIR OWN RISK and consent. The park management is NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negilgence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park.

RV CONDITION: Only well maintained RV's will be allowed in the park. Management reserves the right to refuse admission to any vehicle that does not meet the park standards. 

DEFAULT: Any failure by the guest to pay their rent or any other charges when due, or to comply with any other terms or conditions of this agreement shall forfeit tenancy and all rights at the conveniance of Mineral Springs LLC. 

MAINTENANCE AND REDELIVERY OF RV LOT: Guests shall keep and maintain the RV lot or Apartment yard in a clean and sanitary condition at all times. On the expiration or early termination of the tenancy, the guest shall surrender the RV lot or Apartment to Mineral Springs LLC in the same condition or better as it was when moved in. (oridinary wear and tear and damage by the elements is an exception.)

INDEMNIFICATION:Guests shall indemnify, defend, and hold harmless Mineral Springs LLC and its employee's or contractors from any and all claims and damages (including reasonable attorney's fees and costs) arising from the use of the RV lot or from any activity on the RV lot or campground premisis. Guests shall further indemnify, defend, and hold harmeless Mineral Springs LLC from any and all claims and damages (including reasonable attorney's fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of guest  and from and against all and all costs, reasonale attorney's fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claims. In case any action or proceeding shall be brought against Mineral Springs LLC by reason of any such claim, guest, or notice from Mineral Springs LLC, shall defend at guests expense by counsel approved in writing by Mineral Springs LLC. 

MANDITORY ARBITRATION: Any dispute under this agreement shall be required to be resolved by binding arbitration of the parties hereto. If the parties cannot agree on an arbitrator, each party shall select one arbitrator and both arbitrators shall select a third arbitrator. The third arbitrator so selected shall arbitrate said dispute. 

WAIVERS: Waiver by Mineral Springs LLC of any breach of any covenant or duty of guests under this agreement is not a waiver of a break of any other covenant or duty of guest, or of any subsequent breach of the same covenant or duty. 

HOLDING OVER: The parties agree that any holding over by any guest under this agreement, without written consent, may be terminated in accordance with applicable law. 

No parking or driving on grass at any time.

Only registered guests are permitted to use park facilities.

Please respect your neighbors privacy. Walk on the roads.

Storage of personal property outside the RV that is unsightly or a nuisance must be removed upon notice.

Free standing screen rooms & dog pens are allowed with Managers approval only.

No fire pits without Managers approval.

No carpet or rugs are to be left on grass areas.

No smoking in any of the facilities.

No mechanical repairs are to be made on park grounds without Managers approval.

No commercial business will be solicited or transacted on any lot within the park.

No unlawful or unlicensed possessions of firearms. No use of any weapon is to be permitted on the property.

Any negative police matters involving your lot may be considered grounds for removal.

Alcoholic beverages are restricted to your lot. No intoxication, rowdiness, or obscene behavior will be tolerated.

Appearance: Cleanlinesss of the park is important to management. Sites are to be kept clean and orderly.
