Mountain Bluebird RV Park

TERMS & CONDITIONS MUST BE SIGNED BEFORE ARRIVAL AT PARK (click link below)

The tenant agrees to abide by Mountain Bluebird RV Park LLC rules and policies.

1. Check-out time is 11:00 am. Check-in time is 3:00 p.m.

2. Quiet times are from 10:00 p.m. until 8:00 a.m. (no loud noise allowed at any time).

3. THERE WILL BE A $20.00 MINIMUM CLEAN UP FEE IF MANAGEMENT NEEDS TO CLEAN YOUR SITE.

4. ALL GARBAGE MUST BE BAGGED & ALL BOXES MUST BE BROKEN DOWN.

5.  NO LARGE ITEMS ALLOWED IN DUMPSTER/ GARBAGE including but not limited to chairs, garbage cans, heaters, car parts etc.

6. ALL SITES MUST BE KEPT CLEAN AND ORDERLY AT ALL TIMES as determined by park management. Management will periodically check all sites for cleanliness.

7. ONLY LAWN TYPE FURNITURE AND ELECTRIC GRILLS ARE ALLOWED OUTSIDE. No other items allowed outside including but not limited to storage bins, food, water and car parts unless prior approval from management.

8. ATV'S, QUADS, 4-WHEELERS, MOTORCYCLES and /or MOPEDS are ONLY permitted as transportation entering or exiting park.

9. We do not accept ALL pets. ABSOLUTELY NONE OF THE FOLLOWING BREEDS ARE ALLOWED: PIT BULL, ROTTWEILER, HUSKY, WOLF HYBRID, PRESA CANARIO (Bull Mastiff), GERMAN SHEPHERD, AKITA, CHOW, DOBERMAN OR ANY MIXES OF THE ABOVE NAMED BREEDS. Only domestic pets are allowed in the park; reptiles, snakes, wolves, ferrets, farm animals of any kind and exotic animals are not permitted. Management reserves the right to judge the domesticity of any pet that is to stay in the park and to refuse any pet for any reason. Dogs weighing more than 50# must be approved by Management. All pets must be kept on a maximum six-foot leash and under control of owner at all times. Do not leave pets unattended. Pets are not allowed to be left tied up outside. If an animal is unruly or barking the owner may be asked to leave the park.

10. PICK UP AND DEPOSIT ALL PET DROPINGS IN GARBAGE.  Please keep pets off lawn and other tenants space/spaces. 

11.There will be a minimun $20.00 clean up fee if management needs to pick up after your pet.

12. Guests will be required to pay a $20.00 minimum fee for damages to property by them and/or their visitors - i.e. damage to faucets, water pipes, sewer pipes, picnic tables, etc.

13. No mechanical work on any vehicle may be done in the park. Do not allow any fluids from any vehicle on the ground. If you have to change a tire that is one thing, but replacing drivlines and motors, etc, is not allowed in the park. No washing campers or vehicles in the park.

14. Parents are always responsible and liable for children’s safety and behavior while at the park.

15. No firearms, fireworks, or other lethal weapons to be discharged inside the park.

16. Motors or generators are not to be used at any time.

17. Only gas, Traeger or electric grills.NO CAMPFIRES or barbecues using wood or briquettes allowed.

18. Notice: This park is under 24 hour video surveillance.

19. RVs must be model year 2000 or newer or in good working condition and are subject to Management's discretion. RV and/or camper exteriors must be in good condition, free from rust. Any RV is subject to Manager's approval. A certificate of insurance for the RV must be available to Park Management. Tents are not allowed in the park at any time to include at a site, on, or on top of an RV.

20. All visitors must register at the front office. You may pre-register your visitors. Visitors are not allowed after 10 p.m. unless given permission by Management. No overnight guests without prior permission by Management.

21. During winter months, guests are responsible for wrapping their water lines with heat tape and insulation. Contact the office if you need assistance.

22. No business operations are to take place in the park without written permission by Management.

23. No parking on streets, lawns, landscaped areas or in empty spaces..

24. Smoking is not allowed in any park buildings. Rowdiness or drunkenness, illegal drugs, obscene language, obnoxious, disruptive, or vulgar behavior is prohibited and can result in eviction without refund.

25. No clotheslines.

26. No vehicles allowed that are not in good operating condition and appearance.

27. Steps, landings and ramps must have prior approval by Management.

28. Please observe a speed limit of not more than 5 mph.

29. Sewer hook-ups must be airtight. Sewer rings are required.

30. Two vehicles only per RV space, if your space is large enough.

31. Electric space heaters are not allowed. No cheater boxes or pigtails allowed.

32. Mountain Bluebird RV Park LLC is not responsible for any electrical components on RV’s.

33. Monthly Lessee’s may not rely on an RV or other vehicles internal generators for more than (5) days after move in, except in the event of a power failure or similar unanticipated interruption of commercially provided electrical service.

34. LIABILITY - All park facilities and equipment of the park is intended for the convenience of the guests. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park, to any person in the park, or any animal in the park. Any and all persons using the facilities do at THEIR OWN RISK and consent. Lessor is NOT RESPONSIBLE or liable to Lessee or any occupant, guest or visitor for personal injury and/or damage or damage/loss of personal property for any cause, including, but not limited to: fire, smoke, rain, flood, water, quality of water, pipe leaks, frozen pipes, hail, ice, snow, lightning, wind, explosions, earthquake, interruptions of utilities, theft, vandalism, nuclear energy; waste or material, personal negligence, acts of God, civil unrest or other unfortunate circumstances, unless otherwise required by law. For purposes of this lease, any condemnation of any or all of the Premises is a casualty loss.

35. INDEMNIFICATION - Lessee shall indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from Lessee's use of the Premises or the RV Space or from any activity permitted by Lessee in or about the RV Space unless caused by the gross negligence or willful misconduct of Lessor. Lessee shall further indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Lessee and from and against any and all costs, reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim. In case any action or proceeding shall be brought against Lessor by reason of any such claim, Lessee, on notice from Lessor, shall defend it at Lessee’s expense by counsel approved in writing by Lessor.

36. NOTICE - It is Tenant’s obligation to inspect the Premises and the RV Space and determine, before signing this Lease, if all services, utilities and connections are available to the Property and are adequate for the Lessee’s use.

37. MOUNTAIN BLUEBIRD RV PARK LLC MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MOUNTAIN BLUEBIRD RV PARK LLC MANAGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MOUNTAIN BLUEBIRD RV PARK LLC MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS AND FEES WHEN NECESSARY.

38. Tenant or tenant’s guests are responsible and will pay for any and all damage by the tenant, their pets, tenant's guests and their pets and to any property at Mountain Bluebird RV Park and for any damage to other tenants, their pets and/or their guests and/or their property located at Mountain Bluebird RV Park including but not limited to faucets, water pipes, electrical boxes, electrical meters & posts.

39. Method of Rent Payment - A charge of $15.00 (fifteen dollars) will apply for every rejected electronic payment plus the amount of any fees charged to the Lessor (or its agent) by any financial institution as a result of a dishonored payment, plus any applicable late fee charges. If rent is not paid on time, Lessee is considered delinquent and will be charged a $15.00 late payment fee. The Lessor reserves the right to increase the referenced $15.00 late fee after the initial term of the Lease has expired.
