MOUNTAIN GATE RV RESORT
TENANT RULES & REGULATIONS
Revised January 2023
It is the desire of the owners to make all residents comfortable and content during their stay. To do this, it is
necessary to have the cooperation of each resident so that the rights of all may be properly preserved.
GENERAL RULES:
1. Space rental and utility payments: Rent and utilities are due on a month-to-month
basis. Rent will be subject to a late fee of $15.00 per day after the 5th day of due date.
The tenant further agrees to pay $35.00 for each returned check.
• Propane service will be suspended on unpaid bill.
• Propane Service: Propane tanks may be placed in front of RV in sight. Times
are Monday thru Saturday before 10:00 AM. NO service on Sunday. Staff will
pick up tanks fill and return to RV with a slip showing amount due, must pay
same day. NO BOTTLES OVER 7 GALLONS-if you have that size you will
need to bring it to our propane tank when the staff is here.
2. Site Occupancy: Limit 2 persons per site. If a second person moves into a one-person
site, they must fill out an application before arrival and must be approved. Short-term exceptions must be approved in writing by management.
• Visiting Guests: All guests must register at the office. There will be a $5.00 plus
tax charge per person er night. This is a one-week limit for overnight stay.
• If your guest stays in your RV, they will pay the nightly weekly rate plus tax.
Tenants are responsible for any damage caused by your guest. All Rule &
Regulations apply to all guests.
• Tenant must give written permission if someone stays in RV in their absence.
• Vehicles: Tenants are allowed one vehicle parking in front of their site providing there is room all other vehicles are to be parked in designated parking.
• Maximum limit is 3 however; management has the right to change this number at any time. This includes boats, trailers, motorcycles ATV's or any other toys.
• There will be a charge for the 3rd vehicle of $55.00 per month. All vehicles must
be registered with management and parked in assigned area.
• Parking of extra vehicles: Vehicles are not allowed to be parked on frontage road. They will be tagged and towed at owner's expense. All vehicles not registered with the park will be towed at owner's expense.
• All vehicles must be clean and in working order with current tags and Insurance.
• Vehicles that are not currently registered or abandoned will be towed at the
owner's expense. This includes all RV's.
• Loud vehicles are not allowed in the park.
• Do not park in vacant sites or on lawn.
• Auto repairs of any kind NOT allowed. Any damage the owner will be charged.
• There will be a fee of $15.00 to wash autos, boats, or other vehicles. No truck
washing allowed.
• Vehicles shall not exceed 5 MPH within the perimeter of the park.
3. Pets: Allowed only with prior authorization from management. Limit is one large dog
or 2 small dogs or 2 cats. Aggressive breeds not allowed.
• Tenants are responsible for any damage or nuisance caused by their pets.
• Pets must not be left outside unattended. Dog must be always on a lease.
• Pet owners are required to use pet walk areas. Tenants MUST clean up after
their pets.
• Dog houses or dog fences are NOT allowed. Leads are not allowed to be tied
to the trees.
• Pets are not allowed in restrooms, store, and laundry room or pool area.
4. Trash and Recyclables: Trash is to be well wrapped preferably in securely tied plastic
bags and placed inside the dumpster. It is not acceptable to put trash outside the
dumpster and cartons must be crushed and/or cut up and placed inside. Management is
not responsible for the hauling away of non-trash items such as tires, furniture, appliances. This includes Toilets & Ca et. Tenant will be charged the disposal cost of
$50.00 handling charge for such items.
• No dumping of excess items: This includes children if they are not tall enough to reach to open dumpster. This is avoiding clutter on the ground.
• Absolutely no salvaging ( dumpster diving) allowed.
5. Soliciting is strictly forbidden.
6. Electrical: To prevent overload damage to the electrical pedestal, and or RV, only one
cord is to be plugged into the pedestal. Using electrical pedestal other than your own is
not permitted.
7. Notice of intent to vacate: A tenant of a recreational vehicle park shall give notice of
intent to vacate consistent with that required of park owner or operator. Deposit will
not be refunded if you do not give a 30 day notice, if the site is left unclean, damaged
or if excess garbage is left in dumpster.
8. RV Age: Any RV reaching 10 years old or is in poor physical condition must be removed from the _park.
9. Site Maintenance: RV sites must be kept clean, Free of clutter. Sanitary, and free
from objectionable odors. Please do adjust watering system. All plants and trees of a permanent type must be approved by management. No trees may be removed or pruned
without consent of management. All plants, trees, cement additions must also be approved.
10. No littering of papers, cigarette butts or trash is allowed. Absolutely no trash cans of any type outside your RV. No trash or other materials may be accumulated which will cause hazard or be a violation of any health, fire or safety ordinance or regulation.
11. NO Campfires or burn fires ermitted. Propane fire _ p_its only.
12. Furniture must be kept inside the unit. Unsightly items must be kept out of vision
and no storage will be allowed under RV. Outside refrigerators/washer/dryers are not
allowed in the park. Approved freezers allowed in an approved Rubbermaid shed ( only if they fit behind your RV on the ad not on the grass) or concealed under 5th wheel cover or skirting. Nothing is allowed to be stored around the outside of the shed.
No window air conditioners.
13. No tents or screen-rooms allowed. No Tarps
14. SAFETY: When leaving for an extended period tenant must notify management.
Turn off water and electricity. If you leave you must take you pet or pets with you.
15. Absolutely no smoking in restrooms, laundry, store, clubhouse, or pool area.
16. Persons under age 16 must be supervised by an adult and cannot be left alone in the
park. Bicycles, scooters, roller blades are permitted,. helmets are mandatory when
riding. No skateboard allowed. Keep off sidewalks and out of buildings and pool area.
17. Any behavior, including but not limited to physical contact, abusive language,
obscene gestures or provocative actions to other tenants, guests or staff will lead to immediate eviction process. All tenants/guests are asked to communicate with
Mountain Gate RV Park staff about any conflict with any other persons. Common
courtesy is expected by all tenants/guests.
18. POOL RULES AND REGULATIONS: Pool is open daily (See hours posted).
Hours are subject to change. Pool is solar heated. Pool is salt water. No lifeguard on
duty, use pool at your own risk. Showers are required prior to pool or hot tub use. No
cutoff shorts. Please do not use suntan oil. Please clean up when you leave _pool area.
Pool is reserved exclusively for use of registered guests only. A guest of the occupant, can use the pool for a fee, however, must be occupied by the resident. Persons under 16
years of age must be with an adult. No more than 2 guests of the resident at a time.
Violators will be asked to leave pool area. If you are ill, please do not use the pool.
Absolutely no glass containers, food. No alcoholic beverages are permitted in or near the pool. Running, jumping, or any kind of horseplay, boisterous or dangerous conduct and/or noise disturbing other is forbidden in/or around the pool area. Please be respectful to others in the pool area. Absolutely no diving.
19. Laundry Facilities: Tenants are responsible for cleaning tubs and lint filters after each use. DO NOT use dyes or tint in the washers. Clothes left more than 24 hours may be disposed of without responsibility by the management. Clothes left unattended can and will be removed by the next person needed the machine.
20. No remodeling of any kind can be done on property.
21. SUBLETTING: Tenant(s) shall not sublease or otherwise rent all or any portion of Tenant(s)'s recreational vehicle or the Premises. Tenant(s) shall not assign or encumber his or her interest in this Rental Agreement or the premises. No consent to any assignment,
encumbrance, sublease, or other renting shall constitute a further waiver of the provisions of this paragraph. lfTenant(s) consist of more than one person, a purported assignment,
voluntary, involuntary, or by operation of law, from one person to the other shall be deemed an assignment with the meaning of this paragraph.
22. PETS: Special Permission to keep a house pet in the park must be obtained from Park Management. A house pet is defined as a pet that spends its primary existence within the RV.
Park Management reserves the right to deny a Resident a pet if a proposed pet would pose
threat to the health and safety of Residents of the Park. The Pet Rules are incorporated herein by reference as though fully set forth at this point. Tenant(s) agrees to comply with all Pet
Rules that now exist, and such additional Rules as may be promulgated by the park from time.
23. ACKNOWLEDGMENT: Tenant(s) acknowledges that he and/or she have read, understood, and
received copies of this Rental Agreement, together with a copy of the Park Rules and Regulations, and further, that he and/or she have read and understand each of these documents. Tenant(s) understands that by executing this Rental Agreement, he and/or she
will be bound by the terms and conditions thereof.
24. CRIME FREE LEASE ADDENDUM In consideration of the execution or renewal of a lease of the
unit identified in the lease, Owner and Resident agree as follows:
25. Resident, any members of the resident's household or a guest or other person under the resident's control shall not engage in criminal activity, including drug-related criminal activity,
on or near the said premises. "Drug-related activity" means the illegal manufacture, sale,
distribution, use, or possession with intent to manufacture, distribute, or use of a controlled substance (as defined in Section 102 of the Controlled Substance Act [21U.S.C. 802]).
Resident, any member of the resident's household or a guest or other person under the resident's control shall not engage in any act intended to facilitate criminal activity, including
drug-related activity, on or near the said premises. Resident or members of the household
will not permit the dwelling unit to be used for, or to facilitate criminal activity, including drug related criminal activity, regardless of whether the individual engaging in such activity is a member of the household, or a guest. Resident, any member of the resident's household or a
guest, or another person under the resident's control shall not engage in the unlawful manufacturing, selling, using, storing, keeping, or giving of a controlled substance as defined
in Health & Safety Code §11350, et seq.,at any locations, whether on or near the dwelling unit premises or otherwise. Resident, any member of the resident's household or a guest, or another person under the resident's control shall not engage in any illegal activity, including:
prostitution as defined in Penal Code §647(b); criminal street gang activity, as defined in Penal Code §186.20 et seq.; assault and battery, as prohibited in Penal Code §240; burglary, as
prohibited in Penal Code §459; the unlawful use and discharge of firearms, as prohibited in Penal Code §245; sexual offenses, as prohibited in Penal Code §269 and 288, or any breach of
the lease agreement that otherwise jeopardizes the health, safety and welfare of the landlord, his agent or other tenant or involving imminent or actual serious property damage.
26. Quiet Hours: Quiet Hours are recognized and enforced between the hours of 10:00pm- 8:00am
This includes loud music, loud outside noise, and any other disrupting sounds that will effect the campers around you.
27. VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL AND IRREPARABLE -VIOLATION
OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY. A single violation of any of the provisions of this added addendum shall be deemed a serious violation
and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for termination of the lease. Unless otherwise provided by law, proof of violation shall not require criminal conviction, but shall be by a preponderance of the evidence. In Case
of conflict between the provisions of this addendum and any other provisions of the lease, the provisions of the addendum shall govern.
This LEASE ADDENDUM is incorporated into the lease executed or renewed this day between Owner and Renter.

Pet Policy

  • All dogs must be on a leash in all other areas.
  • Please carry a sanitary bag while walking your dog(s) to help keep our grounds clean.
  • Pit Bulls, Rottweiler, Dobermans are not allowed on property.
  • Pet Owners are reliable for actions of their pets.
  • Please be with your pet when they are outside your RV.
  • Dog pens or kennels are not allowed.
