New Wave RV Park
RULES & REGULATIONS
For long term stays (1 month or longer), there is an additional agreement that will need to be signed.
Deposits/Site Rate:
Occupancy Rate for your site is $400.00 and is based on two (2) persons. Additional adults are $25/person/month.
Security Deposit. Credit Card on file with our Office. See PART B: AGREEMENT Section 17 above.
Electricity is metered at your site and is charged to you at the current Kilowatt/hour rate. (See Part B – Item 5 and Electrical Meter Reading section below.)
Monthly Renewals:
Your first month’s rent is due at check-in. Site rent may be paid by check, money order, or cahiers check or via online portal. Any cash payments need to be made in person to Manager On Duty.
Monthly renewals, for Extended Stay Users, are payable monthly, in advance, on the 1st day of each calendar month.
If a renter enters the park at a period other than the 1st of the month, You will be charger the monthly rate broken down by day for the remaining month to make your payment due on the 1st of each month.
Partial payments for a site are NOT allowed unless pre-approved my management.
You are considered late on the 5th day after your renewal is due. A late fee of $25.00 will be applied to payments received after the 5th.
After the 10th you will be given notice to vacate park if not paid up.
Electric Meter Readings:
A Pre-paid Electric Deposit of $75.00 is required at check-in.
Meters are read on the day you check in. You will be asked to initial the card to verify the initial reading when read by a representative of the Owner.
Meters are read on the first of each month and then charged to User at the current kilowatt hour rate.
Guests are expected to keep their credit card information up to date.
Internet: A free, public WIFI service is available for the use of all guests. This basic option is for checking emails, and internet searches. It is not intended for downloading large files or streaming videos. Please be considerate of other guests so everyone can enjoy!
RV and Site Appearance:
Your RV must be in good repair, good physical appearance, legal/licensed, roadworthy. You must be able to move your RV at any time with no expectation of prior notice. Management has complete discretion as to whether your RV meets these guidelines.
Tents are not permitted and Sleeping outside the RV is not allowed.
Window A/C units are not allowed unless approved my management.
No unsightly tarps are allowed on RV roofs. Must be resealed properly or have a approved carport over the top.
A sewer hose “donut” or “L” connector is required.
Washing of RVs is required to be done at least semi-annually. Guests are permitted to do this on their own; but must use a grip sprayer on their hose. Avoiding excess water waste
Portable gazebos and canopies require management approval before being set up.
Portable satellite dishes are allowed but must be placed on a hard surface and weighted down. If on the grass, they must be moved for mowing days.
Construction of decks, sheds or any other structures require written approval from Owner.
You may not alter the appearance of the site without prior written approval from Owner. This includes the addition of plants, gravel or steppingstones. Planters are allowed on hard surfaces only and must be well maintained. Parking on the grass is not permitted and is considered altering the site.
RV skirting must be vinyl snap on type specifically designed for an RV and approved by management.
Off the ground fire bowls are allowed but must Approved by management prior to first fire and must have a spark arresting cover and are not allowed on the grass.
Do not leave your fire unattended. Fire must be completely extinguished after each use.
Enlargement of patios is prohibited unless work done is approved by owner, in writing, proper to work commencing. Upgrades must be to management’s specification and guest assumes all associated costs. Plans must be approved by management before work commences and may require the use of management approved contractors.
No outside appliances are permitted on your site unless approved by management. Please keep outside storage to a minimum. Periodically, you may be asked to pick-up your site.
Holiday decorations are allowed, and even encouraged. Decorations must be contained on your site and Management has complete discretion as to whether your decorations are appropriate. Please be considerate of your neighbors when decorating and turn them off at quiet hours.
A dumpster will be made available. NO mattresses, large items, electronics or hazardous materials (paint, oil, etc.) are allowed.
Keep your space free of litter, including cigarette butts.
Vehicles
The Speed limit is 5 MPH.
You are allowed your RV and up to two vehicles. You may not park your extra vehicle(s) in any unoccupied site. Parking is restricted to the driveway at your site only.
Offsite storage is required for boats, cargo trailers, etc. Currently there is NO offsite storage available.
In order to maintain a pleasant looking community, we ask that any broken down, or “work in progress” cars be removed from the community. If a vehicle has not moved in a week, or more, it will be considered a “Junker” and Owner will ask User to remove it from the community. User will have 24 hours to remove it, or Owner reserves the right to have it towed at User’s expense.
No mechanical work (changing oil, etc.) is allowed.
No parking in any empty site, without prior written consent from Owner.
No parking in the roadways at ANY time.
Vehicles must be parked straight in driveways.
Pets:
IMPORTANT: Please beware that coyotes, snakes and birds of prey could be in our area and could potentially pose a threat to your pet. DO NOT leave them outside unattended.
Extended stay guests are allowed a total of two (2) pets.
Birds, rodents, and reptiles must be always kept in your RV and in a cage.
All pets outside must be on a leash no longer than six feet. No pet is allowed to be tied up outside.
Do not allow your pet to use any site as a bathroom. Always clean up after your pets.
Any nuisance pet must be removed from the community. We do not accept any aggressive or loud dogs.
Dog owners are solely responsible for their dog’s behavior. NEW WAVE RV PARKS LLC.
(Owner) is not responsible for any incident involving your pet.
Conduct:
Quiet hours are from 9:00pm to 8:00am. Please be quiet and considerate of your neighbors.
No unsupervised children outside RV park or any RV park buildings.
No smoking in any part of the RV park buildings.
Loud, obnoxious, disorderly, boisterous, or unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the Property will not be tolerated.
Violence or the threat of violence will not be tolerated.
The consumption of alcohol must be confined to your RV site or designated areas. You will be held to any applicable state, county and city laws.
The possession, sale or manufacturing of illegal drugs/substances or drug paraphernalia on the RV site or anywhere else on the property is strictly prohibited and the offender will be asked to leave the property.
Possession of explosives or other dangerous materials, including fireworks is prohibited.
Storage of hazardous materials on the RV site or on the property is prohibited.
Illegal activity of any kind will not be tolerated in the Community.
If we suspect any illegal activity, we will contact the police and have them investigate. If the police are called to your site for any disturbance caused by you or a guest of yours, you will have to exit the park immediately.
Theft/Damage/Abandonment:
NEW WAVE RV PARKS LLC. is not responsible for any theft or damage to your property.
Contractors/Service Technicians:
Any work being performed on site by any contractor/service technicians must have prior approval by management.
All contractors/service technicians must provide proof of a current business license and have a Certificate of Liability Insurance on file in the Owner’s office before performing work.
Guest Businesses: Operating a business from your RV is prohibited if any of the following apply:
Clients must come to your RV for service or products.
Your business requires frequent deliveries.
Towing Policy:
Non-payment of site rent or services and or violations of rules can result in vehicles/RVs being towed and impounded at the owner’s expense.
A 24-hour towing/impound notice will be posted on any and all vehicles to be removed.
ANY TRAILERS, CARS OR PERSONAL PROPERTYLEFT ON THE PREMISES OF THE RV PARK FOR (30) DAYS AFTER RENT IS DUE WILL BECOME PROPERTY OF THE RV PARK.
Cancellation Policy
If cancellation is made within 2-3 days of the reservation start, a refund will be provided minus a $10 fee.
If cancellation is made within 1-2 days of the reservation start date, a 50% refund will be provided.
If cancellation is made within 0-1 days of ther reservation start date, or after the reservation has begun, no refund will be provided.
IF WE HAVE TO ISSUE THREE VIOLATIONS BREAKING THE ABOVE RULES, YOU WILL BE ASKED TO LEAVE THE PARK WITH NO REFUNDS.
