No on-site office.
Welcome to NLS Homes RV. By entering, parking, or occupying a site, you agree to comply with these Rules & Regulations and any lawful instructions from management. These rules are designed to protect guest safety, reduce disputes, and ensure a quiet, clean park.
SECTION 1 — CORE RULES (NEVADA / NYE COUNTY)
1) Admission & Eligibility
- Private property. Management may refuse, revoke, or terminate access for safety, non-payment, or rule violations (law enforcement may be asked to assist).
- What’s allowed: RVs in good repair (Class A/C, fifth-wheels, travel trailers, and factory-built, self-contained Class B motorhomes).
- What’s not allowed: Sleeping in cars, SUVs, cargo trailers, box trucks, homemade/stealth vans, or any unit not built and registered as an RV. No tents.
- Site limit: 1 RV + 1 passenger vehicle per site. Extra vehicles/boats/trailers only if management assigns a temporary space. No parking on grass.
- Speed limit: 5 mph everywhere in the park.
2) Quiet & Conduct
- Quiet hours: 10:00 PM – 7:00 AM. No outdoor amplified sound during quiet hours.
- Generators: Allowed 8:00 AM – 8:00 PM only (medical exception per Section 5).
- No harassment, threats, illegal activity, or unsafe conduct. Violations can result in immediate removal.
3) Visitors
- No visitor fee. Visitor hours end 12:00 midnight.
- Max 4 visitors at a site at any time. Visitors must park where directed and follow all rules.
- Visitor pets are not allowed. Registered guest pets only.
4) Alcohol / Cannabis / Smoking & Vaping
- Permitted at your site. Not in signed common areas.
- You’re responsible for behavior; impairment that disturbs others is not allowed. Dispose of waste properly; no butts on the ground.
5) Pets & Service Animals
- Pets (guests): Max 2 dogs/site. Leash ≤ 6 ft in all common areas. Immediate cleanup required. No aggressive or nuisance behavior (excessive barking). You’re liable for any damage or injury. No pet fees.
- Service animals (ADA): Welcome. Staff may only ask: (1) Is it required due to a disability? (2) What task/work is it trained to perform? No documentation or fees. Animal must be under control and housebroken.
- Breed-neutral, behavior-based enforcement.
6) Utilities, EVs & Electrical Safety
- Use only proper RV cords/adapters in good condition; do not tamper with pedestals or breakers.
- EV charging is prohibited from any pedestal or outlet. Violation fee: $250 per incident + damages; repeat violations may result in removal.
7) Sewer, Grey/Black Water & Waste
- Airtight/watertight sewer connection required at all times. No ground dumping of grey or black water.
- Do not flush wipes (including “flushable”), diapers, grease, chemicals, or foreign objects.
- Spill/violation fee: $250 + cleanup costs; repeat violations may result in removal.
8) Fires, Grills & Hazard Conditions
- No open fires and no fire pits anywhere on the property.
- Shared BBQs in common areas are at your own risk. Attend at all times; maintain clearances; cool and clean after use. Management may suspend use during unsafe conditions.
9) Drones
- No drone takeoff/landing on park property without written permission.
10) Prohibited Items & Activities
- Fireworks, firearms, rifles, weapons are prohibited on property. (Locked, unloaded storage inside your RV only if lawful and not handled on premises.)
- No hazardous materials storage. No washing/repairing vehicles or RVs that create spills or runoff.
11) Site Standards
- Keep sites tidy—no debris piles or outside storage. No skirting, decks, stairs, fences, sheds, or structures of any kind.
- Do not alter landscaping or utilities. No clotheslines. Generators per hours above.
12) Cameras & Privacy
- Video cameras operate in outdoor/common areas only (never in private areas). Entry constitutes consent to recording in these areas.
- Signage posted at entries/common areas: “Area under video surveillance.”
13) Enforcement & Removal
- Typical escalation: verbal warning → written notice → removal for non-compliance, non-payment, safety hazards, or unlawful acts. Management may skip steps for serious violations. Law enforcement may be asked to assist.
14) Risk, Liability & Indemnity (as allowed by law)
- You and your visitors assume the risks inherent to outdoor recreation (slips/trips/falls, weather, wildlife, use of amenities).
- Park is not responsible for loss/damage to vehicles, RVs, or property except as required by law; secure valuables.
- You agree to indemnify/hold harmless the park for claims arising from your negligence, violations, pets, invitees, or equipment.
15) Long-Term/Monthly Stays
- Stays 30+ days require a separate Month-to-Month RV Site Occupancy Agreement (issued by the Management Company). Rules above still apply.
Note on vans: Allowed—factory-built, self-contained, RV-registered Class B motorhomes. Not allowed—cars, SUVs, cargo/work vans, DIY conversions, or any non-RV vehicle used for sleeping.
SECTION 2 — RESERVATIONS & PAYMENTS (ON-PROPERTY TERMS ONLY)
2.1 Booking Terms Govern
- All reservations, rates, taxes, site-lock options, check-in/out windows, early/late fees, occupancy limits, cancellations, no-shows, extensions, and refunds are controlled by the Management Company’s Booking Terms provided at the time of booking. On-site staff follows those terms.
2.2 Registration Required
- Only registered guests/vehicles may occupy a site. Unregistered occupants/vehicles are subject to removal.
2.3 Non-Payment
- Failure to pay per the Booking Terms may result in service disconnection and removal from the property.
2.4 Site Changes
- Management may reassign a site of equal/higher value when necessary for safety, maintenance, or utility operations.
2.5 Ejection = No Refund
- If you are removed for rule violations or unsafe conduct, no refunds will be issued.
2.6 Failure to Vacate
- Staying past authorized checkout without approval may be treated as trespass; vehicles may be towed at owner’s expense. For longer stays, any required Nevada procedure will be followed where applicable.
SECTION 3 — AMENITIES & COMMON AREAS
3.1 Hours & Noise
- Amenities (gazebo, BBQ area, grass/pet area) are open 24 hours.
- During Quiet Hours (10:00 PM–7:00 AM): no amplified sound; keep voices low. Management may end any gathering that disturbs others.
3.2 Gazebo
- First-come, first-served; 2-hour limit if others are waiting. Clean before you leave.
3.3 Shared BBQ Area
- Provided for guest use at your own risk; attend at all times; maintain clearances; cool and clean after use. May be closed during unsafe conditions.
3.4 Personal Grills at Sites (Allowed — Propane Only)
- Small propane grills allowed at your site.
- No charcoal or wood at sites. Charcoal/wood use is shared BBQ area only.
- Attend at all times; maintain clearances; cool and store safely.
3.5 Propane Storage
- Up to two (2) 20-lb cylinders per site; upright, valves closed; away from heat sources. No refilling on property.
3.6 Grass/Pet Area
- Open area; owners are fully responsible for control/behavior; leash and immediate cleanup required. Nuisance/aggression = removal of animal and/or guest.
3.7 Visitors in Amenities
- Visitors may use amenities only while accompanied by their registered host; visitor hours end 12:00 midnight; no visitor pets.
3.8 Trash, Wildlife & Cleanliness
- No outside trash bags at sites—use dumpsters.
- Do not feed wildlife. Leave areas cleaner than you found them.
3.9 Smoking & Vaping
- Allowed at your site only. Prohibited in the gazebo and signed common areas; keep 25 ft from buildings/entries; dispose safely.
3.10 Wind & Weather
- Retract awnings when unattended or during high winds; secure outdoor items.
3.11 Internet/Wi-Fi
- Wi-Fi not provided. Personal hotspots allowed if they don’t interfere with park operations.
SECTION 4 — VEHICLES, PARKING, ROADS & TOWING
4.1 What You Can Park at a Site
- Limit: 1 RV + 1 passenger vehicle per site.
- No parking on grass, dirt, or landscaped areas. Do not block roads, utilities, or other sites.
4.2 Extra Vehicles / Boats / Trailers (No Overflow Lot) — Updated
- Very limited: extras are allowed only if management assigns a temporary space. When spaces are gone, it’s No.
- Passenger vehicles: If assigned a temporary space, no nightly fee. Must be operable, registered/insured, and parked fully within the marked space (no grass/roads); permission can be revoked at any time.
- Boats/utility trailers: If assigned a temporary space, $10/night; chocks required; tongue locks encouraged; no maintenance in parking areas; label with site # if directed.
4.3 Vehicle Condition & Storage
- All vehicles must be operable, currently registered, and insured.
- Disabled/inoperable vehicles are not allowed to remain on property. No long-term storage.
4.4 Repairs, Washing, Leaks
- No repairs (mechanical, bodywork, fluid changes) on property.
- No washing RVs or vehicles on property.
- Leaks/spills: stop and report any fuel/oil/coolant leaks immediately; cleanup/fees may apply.
4.5 Low-Speed Zone & Road Use
- Speed limit: 5 mph everywhere. Pedestrians and pets have right of way.
- Obey one-way signage/stop signs; no off-road driving on dirt or grass.
4.6 Golf Carts, UTVs, E-bikes & Similar
- Allowed subject to: licensed drivers only, 5 mph, stay on park roads, no reckless operation, lights after dusk, no riding after 12:00 midnight.
- You’re responsible for damage or injury.
4.7 Cords, Hoses & Obstructions
- Do not run power cords, water hoses, or cables across roads or through other sites. Keep everything within your pad.
4.8 Idling & Diesel Noise
- No extended idling. Absolutely no idling during Quiet Hours (10:00 PM–7:00 AM).
4.9 Boats & Utility Trailers
- Park only where assigned; wheel chocks required, tongue locks encouraged.
- No maintenance in parking areas. Label with site # if directed by management.
4.10 Weather Controls
- Management may restrict or relocate parking during high winds or hazardous conditions.
4.11 Enforcement
- Violations may result in warning → fee/citation → removal/ejection. Management may skip steps for safety hazards.
SECTION 5 — SAFETY & EMERGENCY
5.1 Life-Threatening Emergencies
- Call 911 first.
- Park address: 2221 W Basin Ave., Pahrump, NV 89060
- There is no on-site office. After calling 911, notify management at 702-601-1673.
5.2 Reporting Incidents (Non-911)
- Report injury/illness, leaks/spills, damage, suspicious activity, animal bites, and utility issues immediately to 702-601-1673.
5.3 Evacuation / Shelter-in-Place
- When management or authorities give an order, move now.
- Muster point: West fence line.
- Don’t block roads. Take essentials only. Assist neighbors if safe.
5.4 Severe Weather (Wind, Lightning, Dust)
- High winds: retract awnings and secure loose items; management may require all awnings down.
- Lightning: stop grill use; shelter inside RV/vehicle.
- Dust: pull fully off roadways and wait until conditions improve.
5.5 Wildfire & Burn Bans
- No open fires or fire pits. Management may suspend grilling or order evacuation during red-flag conditions.
5.6 Flash Flood / Monsoon
- Never drive through moving water.
- Keep vehicles/RVs out of low spots; relocate immediately if directed.
5.7 Heat & Desert Safety
- Hydrate, use shade, check on vulnerable guests.
- Pets: do not leave animals outside in extreme heat.
- Power can fluctuate in heat; bring your own backups (see 5.11).
5.8 Wildlife
- Expect snakes, scorpions, coyotes, burros, rodents, bees.
- Do not feed wildlife; seal all food.
- Any bite/aggression: report immediately. Animal must leave the park and may trigger guest removal. Guest is responsible for damages; law enforcement may be involved.
5.9 Hazards & Utilities
- Gas smell: shut off sources, clear the area, call 911 and 702-601-1673.
- Downed/arching power: keep back, call 911 and management.
- Sewer/water: airtight/watertight connections only; no ground dumping. Spills must be reported; fees apply.
5.10 Fire Safety & Fuels
- Small propane grills allowed at sites; no charcoal/wood at sites (charcoal/wood only in shared BBQ area).
- Attend at all times; cool and store safely.
- Propane: up to two (2) 20-lb cylinders, upright, valves closed, away from heat.
- No fireworks anywhere.
5.11 Medical Devices & Power Reliability
- Continuous power not guaranteed.
- If you rely on electricity for medical devices, you must have your own backups.
- Medical exception to generator hours: permitted only for documented life-safety needs, with prior notice to management at 702-601-1673. Use the quietest practical setup, direct exhaust away from others, and minimize runtime. Management may designate a placement for safety.
5.12 Missing Persons / Welfare Checks
- If there’s a credible concern and we cannot reach a guest, management may request a welfare check from law enforcement and access exterior site areas to assist.
5.13 Alerts & Communication
- By providing a mobile number at registration, you opt in to SMS for urgent park notices (evacuations, utilities, weather). Keep your number current. Standard messaging rates may apply.
5.14 Compliance
- Ignoring safety instructions is grounds for immediate removal without refund.
SECTION 6 — FACILITIES & SERVICES (NONE PROVIDED)
6.1 Restrooms / Showers / Laundry
- Not provided. All RVs must be self-contained and use their own onboard facilities.
6.2 Utilities & Dumping
- Utilities are for registered sites only.
- No public water fill, no public dump. Do not connect to, access, or share any utility pedestal, faucet, or sewer except the one assigned to your site.
- Follow sewer rules: airtight/watertight connection; no ground dumping; no wipes/foreign objects.
6.3 Office / Mail / Packages
- No on-site office.
- No mail or package service at this property. Do not ship items to the park address.
6.4 Propane & Fuel
- No propane refills or fuel storage/handling on property beyond permitted cylinders.
6.5 Cleaning & Supplies
- Guests are responsible for their own cleaning, supplies, and waste disposal (dumpsters provided; no outside trash bags at sites).
SECTION 7 — MONTHLY STAYS (HANDLED BY MANAGEMENT COMPANY)
7.1 Separate Agreement Required
- Stays 30+ days require a Month-to-Month RV Site Occupancy Agreement issued by the Management Company. All screening, deposits, utility billing, notices, and extensions are governed by that agreement.
7.2 Rules Still Apply
- These park rules apply to all guests, including monthly occupants.
7.3 Where to Get It
- The Monthly Agreement and related terms are provided during booking or upon request by the Management Company.
SECTION 8 — ENFORCEMENT & FEE SCHEDULE (FINAL — MINIMAL)
- EV charging from any outlet/pedestal: $250 + damages
- Ground dumping / sewer spill / improper connection: $250 + cleanup
- Site damage / excessive cleanup: Actual cost (min $150)
- Extra boat/utility trailer overnight (only if management assigns a temporary space): $10/night
No other fines. Everything else = warn once, then removal. Safety/evacuation orders or illegal acts = immediate removal (no refund).
Release of Liability
I understand that camping carries with it the potential for certain risks, some of which may not be reasonably foreseeable.
I further acknowledge that these risks could cause me, or others around me, harm, including, but not limited to, bodily injury, damage to property, emotional distress, or death.
I am a willing member and by signing this agreement, I agree to release, indemnify, and hold harmless NLS Homes RV as well as all its employees, agents, representatives, members, successors, etc. from all losses, claims, theft, demands, liabilities, causes of action, or expenses, known or unknown, arising out of my patronage.
