Terms and Conditions:

 Policies, Procedures and Rules…


All guests staying at North Texas RV Resort are required to sign and agree to our Terms and Agreements. Everyone entering or a guest at North Texas RV Resort are subject to a background check. Please contact Park Management for more details or with any questions.

We reserve the right to expel any person(s) who does not comply with the Terms and Conditions, rules or policies of the resort at anytime. 


North Texas RV Resort is in a natural wildlife habitat area.  There are coyotes, birds of prey and reptiles.  All guests should ensure pets and small children are supervised at all times.

*Check In/Check Out*

Check in is at 2 PM and entitles you to your site until 11 AM the day of checkout. Early check-in is not permitted without approval. If you will be arriving in the area early, please make arrangements before your site opens up at 2 PM. We do not have a waiting area for those checking in early. Check out time is 11am. You do not need to contact the office to check out, unless you are a 30 day guest or are asking for a late checkout time. Late checkouts are subject to a late checkout fee of $20 per every 2 hours.  

Late check-ins are allowed, (check-ins after 6pm) If you require a late check-in, you must make prior arrangements with management before 6pm.

 

Late Check-Out Policy:


RV Resort Management may be able to arrange a late checkout, if available. Additional fees may apply. To ensure availability for incoming guests, please plan prompt departures. 

All guests staying at North Texas RV Resort must be registered at the time of check-in. In the event you need to add or subtract a guest staying with you, you must notify RV Resort Management within 24 hours.

Guest acknowledge that you are a tempary guest. By receiving a new reservation invoice, you enter into a new reservation period and you are acknowledging and agreeing to a new Terms and Conditions period. 

In the event a guest fails to pay a new reervation invoice, you are therefore canceling your reservation and management has the right to expel you from the Resort. Guest acknowledges that North Texas Rv Resort (North Texas RV Park) is not required by law to renew your reservation, and as a Guest, you have no rights to enter into a new reservation period. Guess further scknowledge that North Texas RV Resort (North Texas RV Park) has the right to refuse service to anyone for any reason. 

North Texas RV Resort (North Texas RV Park) may allow a guest to stay on property past their invoiced reservation period, even if that guest has not paid their new reservation invoice, but guest acknowledges that North Texas RV Resort (North Texas RV Park) has the right to charge the guest an additional $10 grace period fee, per day until the new reservation invoice is paid. Guest also acknowledes that North Texas RV Resort (North Texasd RV Park) has the right to expel any guest(s) from the resort even after being charged a $10 grace period fee at anytime. 

The deposit made at the time of your reservation will be credited back to the card on file that was used when making your reservation. Deposits can be held and used towards your final bill or any charges accrued during your stay at the resort.

All sites are to be left in the condition you received them. This allows the sites to be ready for the next guest as soon as possible. In the event you do not leave your site in the condition you received it, (example: trashed, items left behind, etc.) we do reserve the right to add a $50.00 cleanup fee to your final bill. All items left behind will be removed from the site you occupied and disposed of within 30 minutes of your departure. We do not refund or credit back for early departure. 

 

*Pet Policy*

We are a pet-friendly RV Resort. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds. Upon check-in, please notify the office of your pets.

Pets may not be left outside unattended.

Use of the Dog Park is available for all registered guests only. Its is the pet owners responsibility to maintain the actions of their pets. North Texas RV Park is not responsible for accidents that occur. Guests are responsible to follow the rules posted at the dog park.

Pets are not allowed in the buildings. County code laws do not allow pets in our building.

Please do not tie your pet to our trees, doors, picnic tables or posts. Pets are also not allowed on our playground.

1.    Pets must be kept on a leash under the control of an adult who can always manage all animals.

2.    There is a three-pet limit per RV site.

3.    No exotic or oversized pets are permitted.  This includes all reptiles or large birds.

4.    All Pets must be registered at the Front Desk upon arrival.

5.    Guests are responsible to immediately “clean up” after their pets. Failure to do so could result in a violation of the Terms and Conditions.


6.    Guests should carry proof of pet’s current vaccinations. Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.

7.    Pets are prohibited in RV Resorts buildings and amenity areas. (except dog park)

8.    North Texas RV Resort is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).

9.    Service animals may accompany a disabled person without any proof of disability or certification for the service animal.

10.  No aggressive breeds are allowed at the RV Resort. All pet types must be approved by management before checking in. 


Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without a refund.

We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the RV Resort.

 

*Visitor Policy*

Only registered guests are permitted to enter the Resort. All visitors must stop in the office to register and receive a parking pass. All visitors who will be visiting the RV Resort or an overnight guest are subject to a fee. Visitors may not bring pets. Please check with the office before inviting any visitors. Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed.

All guest visiting someone in the park must register and pick up a pass at the office and park in the designated area. Vehicle Pass must be visible at all times please. Day visitors must depart by 10:00pm CST.

 

1.   Total number of guests in any space cannot exceed the maximum capacity for that site.

2.   Maximum of 10 people total at a site at any given time.

3.   Visitors are not permitted to stay overnight without checking in with management first.  All visitors are required to leave by 10:00pm CST otherwise.

 

*Parking*

Parking only on the site you occupy.

Only 1 RV and a maximum of 2 other vehicles allowed per site unless management approves otherwise. Please speak with management if you require more than two vehicles on your site.

1.  Boats, boat trailers, cargo trailers or car dollies are not allowed on sites. Use of more than one site will result in additional charges.

2.  No parking in common areas.

3.  No Parking on grass. Parking on grass will result in you being expelled from the resort. Any damages caused by guest will be the responsibility of the guest to pay. 

4.  Golf carts are allowed on roadways only.

5.  Ruts caused on your site due to additional vehicles will result in damage charges.

6. No oversized vehicles are alowed without authorization of resort management. 

 

*Entering/Exiting/Resort Pathways*

*Gate Code and Amenity Door Codes*

Gate code and Door Security codes are for registered guests only.

It is strictly prohibited to give out gate or security codes to non-registered guests.

Guests who are found to be giving out gate or security codes to non-registered guests can be subject to resort expulsion.

Gate Codes and Security Codes are subject to change.

North Texas RV Resort is not responsible for damages to guest personal property wile entering or exiting the gates unless it is found that there is a fault issue with the gates. Please allow gates to fully open before entering or exiting.


1.  Speed limit on property is 10 mph

2.  Motorcycles must be in idle speed when traveling through the RV Resort.

3.  No vehicles can block any portion of roadway.

4.  Vehicles may park in designated spaces only.

5.  Only persons with a valid driver’s license may operate a motor vehicle in the RV Resort, including golf carts, scooters, etc.

Please be respectful of your neighbor and do not walk between sites when navigating the Resort. Please use main roads, sidewalks, and designated public paths to walk around the campground.

 

*RV Policy*


1.  All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.

2.  We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.

3.  Maintenance on RV’s or vehicles on property is not allowed unless approved by management first.

4.  Washing RVs or vehicles on property is not allowed unless approved by management first. Fees may apply when getting approval. 

5.  No RV’s older than 10 years old will be permitted without the approval of management.

 

*Quiet Hours/Guest Courtesy*

1.    Quiet hours are from 10:00 PM to 8:00 AM.

2.    Please be courteous to other guests around you.

3.    Loud music or objectionable noise is not allowed at any time.

4.    Inconsiderate guests will be expelled from the RV Resort without a refund.

5.    Profanity or violence towards other guests or management staff will result in immediate expulsion from RV Resort.

 

*Electrical Use*

1.   You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

2.   Please notify the office if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so. North Texas RV Resort is not liable for any power surges, or any electrical damage done to your RV. All RVs should have a surge protector. We do not provide nor sell them.

 

*Amenities*

*Fitness Center Policy*

Fitness center is open 6-10 p.m.

1.  No one under 16 years of age permitted for any reason. 

2.  Only registered guests are allowed to enter fitness center or use of equipment.

3.  Fitness Center equipment must be wiped down and cleaned after each use.

4.  Fitness Center must be left in the condition and location the guest find it.

5.  Guests are required to notify Management immediately of equipment failure or problems noticed in the fitness center.

6. Guests are required to follow the rules posted in the fitness center.

Security cameras are in used. North Texas RV Resort or its Staff are not responsible for accidents. North Texas RV Resort is not responsible for lost or stolen personal items.

 

*Laundry Center Policy*

Laundry room is open from 6am-10p.m.

1.  Do not leave your laundry unattended. Unattended laundry is subject to being discarded.

2.  Only registered guests are allowed to use laundry facility.

3.  Guests are required to clean up any mess they make while in laundry facility. Including wiping down spilled laundry detergent or laundry beads.       Please leave the facility as you find it.

4.  Guest are required to clean out lent trap after each use of the dryers.

5.  Please report any issues to management immediately.

6.  Guest are required to follow posted laundry room rules.

7.  Guests are required to leave washer doors open after use to allow moisture to dry.

Security cameras are in use. North Texas RV Resort is not responsible for lost or stolen items.

 

*Pavilion Policy*

The Pavilion hours are from 8am to 11pm unless approved by management prior to use.

Use of the pavilion is available to all guests of the Resort. Please be mindful of other guests while using or occupying the pavilion. 

Propane for the Grill and Firepit is available to check out with management. There is a $5 fee per every hours of propane usage. This fee is due at the time of returning the propane bottle or can be added to your next reservation invoice if you are a 30 day guest. Propane bottles are your responsibility until returned back to management. In the event the bottles are not returned, a $65 dollar fee will be added to your next invoice. Use of your own bottle is allowed but must be approved by management prior to use. 

Private rental of the Pavilion is available. The fee to rent the pavilion is $40 per every 2 hours and is due at the time of booking the pavilion. You must give a 7 day notice when wanting to rent the pavilion. (fee can be added to 30 day guests invoice, all others must pay fees upfront before renting pavilion). Private rental allows you exclusive use of the pavilion for the hours reserved only.

Lights will shut off after 6 hours of use. In the event you are using the pavilion and need lights turned on, there is a remote in a lock box. Please return remote to the lock box and keep box closed. Remote is not waterproof. Point remote at the solar panels located on the outside of the pavilion to turn on lights. 

1. Lights must be turned off when the pavilion is not in use. (management only)

2. Playing music is allowed but keep it at a reasonable level. No music after 10:00pm. Please be mindful there are guests who occupy space near      the pavilion.

3. No children under the age of 16 are allowed to operate the grills or firepit. 

4. No unsupervised children under the age of 17 are allowed to use the pavilion or its features. 

5. Pets are allowed but must be on a leash. If pets bother other guests who are trying to enjoy the pavilion, those pets must be returned back to          guests RV. 

6. Clean up after your pets. A bag station has been made available at the pavilion. 

7. Grill and grilling supplies must be cleaned after every use. A grill brush has been provided. Do not use metal cleaning brush on griddle. Please        place the cover back on the grills and firepit after every use. 

8. Pick up all trash and leave the area as you found it. 

9. All cornhole bags, game pieces, frisbees and balls must be placed back into the tote after use. 

10. Do not use frisbee's or balls for your pets. 

11. TV use is restricted to guests 17 or older. The remote can be obtained from management. Guests are not authorized to purchase items such as movies, music, apps or games. Please only select free content. In the event you purchase an item, guest will be charged double for the item and usage of your TV privileges could be restricted. 

12. Use of the outdoor kitchen is restricted to guests only and above the age of 17. Please clean up and leave the area as you found it. Failure to clean and maintain the grill and griddle properly could result is a restriction of your pavilion usage. 

13. Water provided for the outdoor kitchen sink is non drinkable. It is intended to help clean up only. 

14. North Texas RV Resort, its Management or Resort Owners are not responsible or liable for any accidents. It is the guests responsibility to properly use the equipment provided at the pavilion. If guests have any questions on how to properly use any of the equipment provided, please contact the resort management for instructions. 

15. Guests are required to follow posted rules.

Security cameras are present in the pavilion. North Texas RV Resort is not responsible to lost, stolen or damaged personal items.

 

*Children’s Playground*

Playground hours are from 9am – 9pm.

1.  All children under the age of 9 must be with an adult 17 or older.

2.  Use of the playground is for kids only under the age of 17.

3. No glass containers allowed.

Usage of the playground is at your own risk. North Texas RV Resort is not responsible for any injuries. North Texas RV Resort has the right to restrict usage of this area to any guest.

 

*Liability*


1.  Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.

2.  North Texas RV Resort or its management bears no responsibility for any loss or damage to any person or property.

3.  The management reserves the right to expel any user, guest, camper or group of campers for any cause.

4.  Guests are responsible for any damage or injury caused by themselves, their children and/or pets.

5.  Guest assumes any and all risks associated with the foregoing and agrees to hold North Texas RV Resort harmless from and indemnify North Texas RV Resort against the same.

6.  North Texas RV Resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

7. Due to the liability and potential theft of personal property, all guests are not permitted to receive mail at North Texas RV Resort. Deliveries from Fed-Ex, Amazon and UPS may be delivered to your site only or to the delivery box provided by the office. North Texas RV Resort will not accept deliveries on your behalf and is not responsible for any lost or stolen packages. 

 

*Children* 

Children under 17 years of age must be supervised by an adult at all times. Horseplay, Riding bicycles without a parents supervision and on our main entrance road is prohibited for the safety of your children and our incoming RV guests. Anyone under the age of 17 must be back at their site by dusk.

*Security Surveillance Notice*

Please be advised that for the safety and security of all guests, the gym, office, and laundry areas within the premises are under constant video surveillance. By using these facilities, you agree to be recorded for security purposes.

The surveillance cameras are intended to deter and investigate any unauthorized activities, ensure the safety of residents, and protect the property from potential threats. Recordings may be used for security monitoring, investigation of incidents, and as evidence if necessary.

We take your privacy seriously, and all surveillance footage is handled in accordance with applicable privacy laws and regulations. Access to the recordings is restricted to authorized personnel only, unless required by law enforcement or legal proceedings.

Your continued use of the gym, office, and laundry areas implies your acknowledgment and acceptance of this security surveillance policy. If you have any concerns or questions regarding the surveillance system, please contact the property management for clarification.

 

1.    Management is not responsible for lost, stolen, or damaged articles.  Keep your valuables locked up.

2.    Report any problems with your site to the Main Office immediately.

 

*General Site Policy*

 

 1.  Propane grills and propane fire pits are allowed.

 2.  Fireworks of any kind are PROHIBITED

 3.  Use of illegal drugs is PROHIBITED.

 4.  Charcoal grills, wood firepits, deep fryers and tiki torches are PROHIBITED.

 5.  The use of any paint products or chemicals are PROHIBITED.

 6.  Clotheslines are not allowed.

 7.  Guests may not hang any items from the trees or awnings.

 8.  All sites are to be kept neat and clean for the duration of your stay.

 9. Drones or other remote-controlled machines may not be used at any time on the property.

10. The use of Firearms of any kind is PROHIBITED in the RV Park.

11.  The use of archery, paintball, slingshots or air guns is PROHIBITED

12.  No Tents Allowed.

13.  Blowup mattresses, sleeping bags and cots are not allowed outside.


14.  Obnoxious behavior of ANY kind is PROHIBITED


15.  Vandalism of any kind by anyone in your group (regardless of age) may result in expulsion from the property.

16.  Open fires are not allowed in our RV Resort

17.  Storage is not allowed under or around your RV or picnic table.


18.  Rugs or any object are not allowed on the grass as it kills the grass. Having the grass clutter free affords us an opportunity to mow. We want your site to look good for both you and the next guest.

19. No outdoor swimming pools or hot tubs allowed on your site or in the RV Resort.

Fireworks and firearms are strictly prohibited in our resort. The prohibition of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibition of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.


*Disposal*

Dumpsters are available in the park for your trash disposal. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees or or being expelled from the resort. 

 1. All trash is to be disposed of in trash container provided in the RV Park.
        DO NOT leave trash out overnight or around your site.

 2. No disposal of large items. Household trash only.

      Construction materials, furniture, mattress and bulk items are not allowed to be disposed of in dumpsters. Do not leave items outside of dumpster. All trash must be in the dumpster and lids full closed.



*Safety and Emergencies*

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.

 

*Terms of Your Stay*

By making your reservations, the guests hereby understand that you are being granted a temporary license to occupy the property for a period of time. Your temporary license is only valid for the time during your reservation and use of the premises is non-exclusive. Furthermore, by making your reservation or by extending your reservation and when making payment for your next stay on the day it is due, you are entering into a new Terms and Agreement Period, and by renewing your reservation, this does not entitle you to any more rights to the premises than the Terms and Agreement allow. 

Online, In Person or Phone Reservations:

Guests making a reservation online, in person or over the phone are sent a emailed conformation of their stay. North Texas RV Resort does have the right to change your site location before arrival or during your stay as long as the new site is comparable to the site booked by guest. North Texas RV Resort does have the right to cancel any reservation at anytime and has the right to not extend the stay of any guest. 

Under State Laws and Guidelines along with County Laws and Guidelines, North Texas RV Resort operates under motel status. This gives North Texas RV Resort the right to expel a guest at anytime for non-payment or violation of the Terms and Conditions. By agreeing to these Terms and Conditions, you are therefore acknowledging the rights of North Texas RV Resort and its operating conditions. 

 

*Management Right to Expel any Guest*

North Texas RV Resort Owners, Management/Innkeeper and RV Resort Staff have the right to expel any guest for the following reasons. Failure to pay on time, violating RV Resort Rules and Procedures, violating Terms and Conditions and causing a disturbance, threatning or causing harm to Staff and/or other Guests.

Guests agree by signing these Terms and Conditions, you release all liability of, or laws required to expel guests from the RV Resort. Procedures to expel a guest can result in a warning only, 2 days’ notice to vacate or immediate notice of expulsion. By signing these Conditions, you agree that you are a temporary guest only at North Texas RV Resort, and therefore have no right to challenge the expulsion and no refund will be given for early departure. This incoused but not limited to expulsion related departures. 

 

By accepting and booking your reservation, Guest hereby waives, releases and discharges and covenants not to sue North Texas RV Resort for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the property. Further, Guests agree to defend, indemnify, and hold harmless North Texas RV Resort from all losses, claims, expenses and demands, including attorneys’ fees, that North Texas RV Resort may incur, arising out of or in connection with Guests’ use of the property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. North Texas RV Resort reserves the right to remove or refuse service to any occupant or guest who is subject to or has ever been subject to the registration requirement under a STATE OR FEDERAL SEXUAL OFFENDER REGISTRATION PROGRAM.

As a registered Guest here at North Texas RV Resort, you are required to follow all terms and agreements. Owners, Management and RV Resort staff reserve the right to remove any guest from the Resort for violating the terms and conditions that each guest must agree to at the time they make their reservation.

*Terms*

Owners – Operating personnel who hold ownership of the property.

Management/RV Park Staff – Person in charge of the day to day aspects of the Resorts running.

Innkeeper – Person who manages, runs or has authority over a property, inn, motel or RV Resort.

Guest(s) – a person issued a temporary license to occupy the property for a period of time and use of the premises is non-exclusive.

North Texas RV Resort - the legal affiliation with North Texas RV Park (Farmersville, TX) and business deeded property owner and affiliates. 

 

Guests violating rules that result in expulsion notices will not receive a refund for their stay.

Guests who checkout early will not receive a refund for the time not used. 

Guests further agree that the security deposit placed (monthly guests) will be used to finalize their bill, cover any extra fees added to thier reservation and are liable for any funds that can not be covered by the security deposit. 

Guests will adhere to and maintain all state, county, and local laws on property.

By signing I agree to have all outstanding charges, including electric fees but not limited to, charged to the card on file under the guests reservation.
