RV Park Policies
Check-In and Check-Out Policy
1. Check-In Time:
• Check-in begins at 1:00 PM EST. Your reservation entitles you to your site until check-out time on your departure day.
• Early Check-In: Early check-ins are not permitted. If you arrive in the area before your site is ready, please make alternative arrangements before 1:00 PM, as we do not have a waiting area for early arrivals.
2. Check-Out Time:
• Check-out is at 10:00 AM.
• There is no need to contact the office when leaving; simply depart by the designated time to allow us to prepare the site for the next guest.
3. Late Check-Ins:
• Late check-ins are allowed at any time.
Site Changes Policy
1. Assigned Site:
• Guests are assigned a specific site upon check-in.
2. Requesting a Move:
• If you wish to move to a different site, please contact the office before relocating.
3. Availability:
• Due to existing reservations and maintenance schedules, site changes may not always be possible.
Open Fire Policy
• No Open Fires: Open fires are not allowed anywhere in the park for the safety of all guests and the environment.
• Community Fire Pit: Guests are welcome to enjoy the community fire pit, which is available for all park guests to use.
Parking Policy
1. Designated Parking Only:
• Please park your vehicle, trailer, or boat only in your assigned site. Parking in an adjacent or unassigned site is not permitted.
2. Additional Sites:
• Using more than one site without prior approval will result in additional charges and may lead to the towing of unauthorized vehicles at the owner’s expense
Storage Policy
• Prohibited Storage: Storing items under or around your RV or picnic table is not permitted.
Site and Park Navigation Policy
1. Respect for Neighbors:
• Please respect the privacy of your neighbors by avoiding walking through or between occupied sites.
2. Designated Pathways:
• When navigating the park, use the main roads, sidewalks, or designated public paths.
Washing and Water Policy
• Vehicle Washing: Washing RVs or vehicles is not permitted within the park.
• Water Hose Usage: The use of water hoses is prohibited, as it can create unnecessary mess and disturb neighboring guests.
Pet Policies
Leash Policy
• Pets must always be on a leash for the safety of your pet, other guests, and their pets.
Restricted Areas
• Buildings: Pets are not permitted inside any buildings except for the designated dog washing area.
• Pool Area: Pets are not allowed in the pool area.
Pet Supervision
• No Roaming: Pets must be kept off other guests’ sites and should not roam the park unattended.
• Leashed & Supervised: Pets should always be leashed and accompanied by their owner.
Cleaning Up After Pets
• Be a responsible pet owner by using the designated dog walk area and cleaning up after your pet.
• Waste Management: Please do not allow your pet to deposit waste on your site or any other guest’s site.
• Non-Compliance: Failure to clean up after your pet will result in being asked to leave the park without a refund.
Unattended Pets
• Pets may not be left unattended in the park.
• Do not tie your pet to trees, doors, or posts and leave them unsupervised. This is for their safety, as weather or power outages could endanger them.
Vaccinations
• Per insurance requirements, all pets must have up-to-date vaccinations to visit the park. Please ensure your pet’s vaccination records are current.
Barking
• Excessive barking is not permitted, as it disturbs other guests. Persistent barking may result in you being asked to leave the park without a refund.
Vehicle Policies
Speed Limit Policy
• Park Speed Limit: The speed limit throughout the park is 5 MPH. This policy is in place to ensure the safety of all guests, including children and pets.
• Enforcement: Guests exceeding the speed limit will receive a warning. Repeated violations may result in being asked to leave the park.
• Safety First: The safety of our guests is our top priority. Please drive cautiously and respect this rule to help maintain a secure environment for everyone.
Parking
• Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted.
• Extra vehicles will need to be parked in the additional parking spaces.
• Please do not park on our grass.
• Ruts caused on your site due to additional vehicles will result in damage charges.
• No parking in common areas.
• No parking in the middle of the road.
• No parking on sites that you did not reserve.
• No parking in front of garages, bathrooms, or laundry room doors.
• Parking on the grass is not permitted at RV Sites.
Trailer & Boat Parking – Release of Liability
By electing to rent trailer and/or boat parking at Northflow RV Resort and Marina, I understand and agree to the following:

I am storing my trailer, boat, or other personal property on the premises at my own risk.

Northflow RV Resort and Marina, its owners, employees, agents, and affiliates assume no responsibility or liability for any loss, theft, damage, or destruction of any trailer, boat, vehicle, or personal property stored or parked on the premises, whether due to fire, flood, vandalism, theft, collision, weather, or any other cause.

I hereby release, waive, and discharge Northflow RV Resort and Marina from any and all claims, demands, damages, actions, or causes of action arising out of or relating to the storage or parking of my property at the resort.

I agree to maintain my own insurance coverage on any property stored or parked on-site.
By signing below or by completing my reservation and selecting the trailer/boat parking option, I acknowledge that I have read and agree to this Release of Liability and accept full responsibility for my property.
ATV’s. Dirt Bikes, Motorcycles, and Golf Carts
1. ATVs:
• The use of ATVs within the park is strictly prohibited.
2. Dirt Bikes & Motorcycles:
• Dirt bikes and motorcycles may only be ridden when entering or exiting the park.
• Riding is permitted during the designated hours: 7:00 AM to 10:00 PM.
3. Golf Carts:
• Golf carts are welcome and can be used freely within the park.
Note: Please respect these guidelines to ensure a safe and enjoyable experience for all our guests. Failure to comply with these rules may result in removal from the park.
General Park Policies
Severe Weather Policy
1. Shelter Locations:
• In severe weather, guests are advised to seek shelter in the bathrooms or the laundry room. Signs indicating designated shelter areas are posted throughout the park for your convenience.
2. Pets:
• We love pets! Please bring them with you to the shelter areas during severe weather. Pets should not be left in your RV during severe weather warnings.
3. Additional Guests:
• Only registered guests are permitted to enter the park. It is your responsibility to register everyone who will be at your site during your stay. Your reservation allows for 6 guests (including you). Each additional guest after 6 will result in a $5 charge.
Parking Policy for Guests
1. Site Parking:
• Each RV site is designated for 1 RV and 1 vehicle only.
• All vehicles must be parked completely within your allotted space.
2. Additional Vehicles:
• Extra vehicles must be parked in the common additional parking areas provided by the park.
3. Parking Violations:
• Vehicles parked outside designated spaces, or obstructing roadways may be subject to towing at the owner's expense.
4. Guest Responsibility:
• Please ensure that all guests and visitors know about this policy to avoid inconvenience.
Electrical Use Policy
1. Amp Usage Responsibility:
• Each site is equipped with a 50 AMP electrical pedestal. It is the guest's responsibility to monitor their electrical usage. Exceeding the 50 AMP limit may trip your breaker. Please be mindful of your usage to ensure an uninterrupted stay.
2. Reporting Electrical Issues:
• If you experience any electrical issues during your stay, notify the office immediately. Our team will contact maintenance to assist you.
3. Safety and Compliance:
• For safety and insurance reasons, guests cannot diagnose or work on electrical pedestals.
• Even if you are a licensed electrician, state laws prohibit anyone from working on our electrical equipment unless officially hired to do so by the park. Maintenance is happy to address any concerns or issues you may have.
Laundry Room Policy
• Hours of Operation: The laundry room is open 24/7 for your convenience.
• Unattended Laundry: Please do not leave your laundry unattended.
• Liability: The park is not responsible for any accidents, damage, or theft of items left in the laundry room.
Restroom and Shower Policy
• Availability: Restrooms are open 24/7 for the comfort of all our guests, except during a brief daily closure for cleaning.
• Cleanliness: Please help us maintain clean facilities by leaving the restrooms as you found them.
• Supervision: Guests under 18 must be accompanied by an adult in the restrooms, showers, and pool area.
Pool
1. Safety First:
• No lifeguard is on duty. Swim at your own risk.
• The pool is open from dawn until dusk.
2. Supervision:
• Children under the age of 18 must always be supervised by an adult in the pool area and throughout the campground.
3. Behavior Guidelines:
• Horseplay, running, diving, loud music, and rough play are prohibited in or around the pool.
• Food and drinks are not allowed inside the pool itself.
• Glass containers are prohibited in the pool area.
4. Appropriate Attire:
• Only swimwear (swimsuits or swim trunks) is allowed in the pool.
• Cut-offs, diapers, or non-swim-specific clothing are not permitted.
5. Respect for the Environment:
• Please do not allow children to climb trees in the pool area or elsewhere, as this causes damage.
6. Consequences for Rule Violations:
• Failure to follow these rules may result in being asked to leave the pool area or campground without a refund.
Quiet Time Policies
1. Hours:
• Quiet time is observed from 10:00 PM to 7:00 AM to ensure a peaceful environment for all guests.
2. Noise Restrictions:
• Loud music or disruptive noise during quiet hours is not permitted.
• Guests who play loud music will receive one warning. Continued violations will result in being asked to leave the park without a refund.
Trash Disposal and Recycling Policy
1. Trash Cans:
• Trash cans are conveniently located throughout the park.
• Please ensure all trash bags are tied securely closed and placed completely inside the trash container.
• If a trash can is full, kindly locate another available container.
• Do not place trash on the ground around the containers.
2. Dumpster Usage:
• A dumpster is available for guest use.
• The following items are not permitted in the dumpster or trash cans:
Motor oil or cooking oil
Wires
Furniture or mattresses
Toxic or hazardous waste or chemicals
• Improper disposal of these items may result in disposal fees being charged.
Children Policy
1. Supervision
• Children under 18 must always be supervised by an adult in the campground, including all facilities and common areas.
2. Pool Rules:
• Horseplay, running, and diving in the pool area are strictly prohibited for safety reasons.
3. Bicycle Safety:
• Children may not ride bicycles on the main entrance road without a parent or guardian present. This rule ensures the safety of your children and our incoming RV guests.
4. Curfew:
• All guests under 18 must return to their site by dusk.
Drone Policy
1. No Drones Allowed:
• Drones are not permitted within the park boundaries.
2. Respect Privacy and Safety:
• Please refrain from flying drones over people, RVs, or any areas within the park.
3. Alternative Locations:
• Several local public parks in the area allow drone use for your enjoyment. We encourage you to explore those designated spaces.
Clotheslines
1. Clotheslines are not permitted in our park.
Fireworks and Firearms
1. Fireworks:
• All fireworks, including sparklers, smoke bombs, aerials, and firecrackers, are strictly prohibited within the park.
2. Firearms:
• The use or display of firearms is strictly prohibited, including but not limited to:
o Guns of any kind
o Airsoft guns
o BB guns
o Pellet guns
3. Enforcement:
• If any prohibited items are seen outside your RV, you will be asked to leave the park immediately without a refund.
Repairs Policy
• On-Site Repairs: Repairs to RVs or vehicles are not permitted within the park.
• Mobile Repair Services: For your convenience, we are happy to recommend a trusted local Mobile RV Repair service that can come directly to your site to assist with any repair needs.
Safety and Emergencies
Emergency Contact Information forms are required from all monthly guests. This information remains private and is used only when a situation arises, such as when we need to contact someone in the event of an emergency or when law enforcement agencies are seeking it. We never give personal information out to others. If you observe any activity you believe to be of concern, call 386-222-4069 immediately. This is not to be used for solicitation. If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.
I agree and shall cause my children, invitees, and guests to abide by the park rules, including those rules and policies published at www.northflowrvresortmarina.com.com, posted at the Premises or otherwise communicated in any manner by Northflow RV Resort and Marina Management.
I further understand and agree that Northflow RV Resort and Marina do not give credit or refunds due to the discomfort of nature. Northflow RV Resort and Marina Park's refund policy varies depending on the timing of the cancellation notice before the reservation date.
As a participant in a recreational activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.
I HEREBY RELEASE, WAIVE, DISCHARGE, AND COVENANT NOT TO SUE “Sun Saber Properties, LLC, d/b/a Northflow RV Resort and Marina Park, its owners and agents (collectively, Northflow RV Resort and Marina Park Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Northflow RV Resort and Marina Park property,
facilities, golf carts, amenities, pools, water park, jumping pillow and hot tubs(collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Northflow RV Resort and Marina Park Management and each of them from any loss, liability, damage, or cost (including attorney fees) they may incur due to injury (including death), damage, or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that although Northflow RV Resort and Marina Park Management make every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.
As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc., when positioning your RV on the campsite. You agree to indemnify and hold Sun Saber Properties, LLC, d/b/a Northflow RV Resort and Marina Park, its owners, and agents (collectively, “Northflow RV Resort and Marina Park Management”) harmless from any loss, liability, damage, or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge,e, and covenant not to sue Northflow RV Resort and Marina Park Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.
I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date or at such an earlier date communicated to me. If I fail to pay the total due, I agree that Sun Saber Properties, LLC may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
The Premises are privately owned, and THE NORTHFLOW RV RESORT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Northflow RV Resort and Marina Park Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it, as well as all Northflow RV Resort and Marina Park Rules and regulations. In addition, I understand that I am responsible for the actions of all people registered in my party, including any children and any guests that visit during my stay. On behalf of each person in my party, I grant Northflow RV Resort and its affiliated entities and promotional partners the right to include any photographic, video, and other visual portrayals of each person in my party in any medium and for any purpose.
Additional Terms for Rental Units
I understand and agree as follows:
• At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in an outside dumpster, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove and countertops are to be wiped clean; otherwise, Northflow RV Resort and Marina Park Management may charge my credit card with a $125 cleaning fee. I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly, or smoke in a rental unit, Northflow RV Resort may charge my credit card for the cost to professionally clean the rental unit ($250 minimum charge).
• All damages to the rental unit, whether caused by myself, my children, guests, or pets, will be disclosed to the registration office immediately or at checkout. All damage occurring to the rental unit during my stay will be charged to my credit card after Northflow RV Resort has thoroughly inspected it. Damages for which I will be responsible include but are not limited to lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.
Animal Waiver
I hereby agree to the following regulations and conditions relating to my dog while camping at Sun Saber Properties, LLC, d/b/a Northflow RV Resort and Marina (“Campground”) with my dog.
• Excluded Areas. I agree to keep my dog out of the following areas, including, but not limited to, food and beverage areas, the pool and pool deck, Ranger Station, playgrounds, and pavilions.
• Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to, the following: breed-specific exclusions; due to their young age, are exempt from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous, or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
• Supervision. I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to always have my dog with me or a designated individual and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise, or any other disturbance caused by my dog in the interest of other guests at the Campground.
• Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
• Disturbances. I agree that should my dog create any disturbances that cause complaints to be made to the management by other guests or employees of the Campground, at the
request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund. • Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege, not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility for risks, injury, damage, or other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers, and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that I or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising because of or related to the presence of the dog at the Campground. This provision shall be fully enforceable of the law.
• Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives, and assigns.
I have read this Animal Waiver and understand that it is my responsibility to abide by the Rules and ensure that my guests and invitees comply with them. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.
