Terms and Conditions

 

General Liability

I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published in our disclosures and on our website.  I further understand and agree that Old Homestead Campground does not give credit or refunds due to the discomforts of nature. Old Homestead Campground’s refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows described in our cancellation policy. For reservations paid with a credit card, refunds will be credited to the credit card on file with respect to reservation.

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Double W Ranch LLC (Old Homestead Campground), its owners, agents, or park management and staff, from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Old Homestead Campground property, facilities, and amenities (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Old Homestead Campground Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Old Homestead Campground makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility. As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Double W Ranch LLC (Old Homestead Campground), its owners and agents harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Double W Ranch LLC (Old Homestead Campground) for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Double W Ranch LLC (Old Homestead Campground) may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

The Premises are privately owned and MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law.

Park Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay.

On behalf of each person in my party, I grant Double W Ranch LLC (Old Homestead Campground) and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

 

Additional Terms for Rental Units

I understand and agree as follows:

At departure, the rental unit is to be left in a reasonably clean condition, garbage is to be removed from the rental unit and placed in an outside dumpster, otherwise, Double W Ranch LLC (Old Homestead Campground) may charge my credit card with a $125 cleaning fee.  
I understand and agree that if I leave the rental unit in an unreasonably filthy condition, or smoke in a rental unit, Management may charge my credit card for the cost to professionally clean the rental unit ($250 minimum charge). All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout.
All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Park Management. Damages for which I will be responsible include but are not limited to: broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent furniture, writing on walls or bedding, and ripped or torn mattresses or covers.

 

Animal Waiver

I hereby agree to the following regulations and conditions relating to my dog while camping at Double W Ranch LLC (Old Homestead Campground) with my dog.

Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include but is not limited to the following: breed-specific exclusions; due to aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.

I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.

Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.

Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.

Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising because of or related to the presence of the dog at the Campground. This provision shall be fully enforceable of the law.

Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.

I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.

 

Reservation Policies

Check-In/Check-Out Information

  • Check-In time is 3:00pm. Check-Out time is 10:00am
  • Early check-in or late check-out may be approved on a case-by-case basis. Please contact the office to request early check-in or late check-out.

Length of Stay

  • There is a 2-night minimum policy for cabins during weekends and major holidays
  • Maximum length of stay is 29 nights (we currently do not offer long term/monthly stays)

Site Occupancy

  • Maximum occupancy for cabins varies by cabin and is specified on our website. These occupancy maximums are based on cabin size and cannot be exceeded.
  • Maximum occupancy for RV sites is 6 people.
  • One camping unit is permitted at each RV site.

 

Cancellation and Refund Policy

  • Cancellations made 30 days in advance of the reservation start date will incur a $25 cancellation fee.
  • Cancellations made 14-29 days in advance of the reservation start date will receive a 50% refund.
  • Cancellations made 7-13 days in advance of the reservation start date will receive a 25% refund.
  • Refunds are prohibited for weather condition, voluntary departure, acts of nature, or evictions. Any refund processed will be refunded in the same form that it was originally paid unless campground credit towards future stay would be preferred.

 

Pet Policy

We are a pet friendly property. Your pets are welcome at all our sites. By booking with us and bringing your pet, you acknowledge and accept our pet policies.

  • All dogs must be disclosed at booking and incur an additional $20/pet charge. We reserve the right to charge the credit card on file for any undisclosed pets. Maximum number of pets per site is two. 
  • Pets must be kept on leash at all times while on property unless it is in the guest's room/RV. This includes times when loading or unloading. Pet must be fully trained and appropriately restrained by guest at all times.
  • Pets are not to be left unattended in cabins or RVs. Please bring your pet with you on your adventures.
  • Guests are responsible for picking up any animal waste and properly disposing of it in the trash or designated collection receptacles.
  • Any disturbances such as barking must be curtailed to ensure other guests are not inconvenienced. If an animal causes repeated disturbances, guest may be required to leave premises without guarantee of refund for remaining stay.
  • Guests are responsible for all property damages and/or personal injuries resulting from their pet and agree to indemnify and hold harmless Double W Ranch LLC (Old Homestead Campground), its owners and its operator from all liability and damage suffered because of the guest's pet.
  • Old Homestead Campground reserves the right to charge guest's account commensurate to the cost of any damages from guest's pets.
  • Service Animals: In compliance with the Americans with Disabilities Act (ADA), Old Homestead Campground welcomes service animals that are trained to perform specific tasks to assist individuals with disabilities. Service animals are not subject to the pet fee. Service animals must always be under control and meet the behavioral expectations outlined above. Emotional support animals do not qualify as service animals under the ADA and will be subject to the resort's standard pet policy.

 

General Campground Rules

We ask our guests to abide by our rules to keep our park clean and family friendly.

  • Quiet hours are from 10:00pm to 7:00am
  • Please be respectful of other campers when playing music
  • Please observe our 10mph speed limit throughout the park
  • Riding of ATVs, OHVs and dirt bikes is permitted on property, but must abide by speed limit
  • Public intoxication, profanity and violence are not tolerated and are grounds for removal
  • An adult 21 years of age or older must be present on campsite for duration of stay
  • All vehicles must be registered with the office
  • All visitors must sign in at the office
  • Campfires must be contained within fire pit or grill
  • Smoking is prohibited in all cabins and public buildings. Evidence of smoking in any of these is subject to a $250 charge per day for the entire length of your stay.
  • Please leave your site as it was when you arrived. Excessive litter on site or evidence of smoking in cabin is cause for additional cleaning fees.
  • For the comfort of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleaning. Please help keep the restrooms clean.  Guests under the age of 18 require adult supervision in the bathrooms and showers.
  • Children under 18 must be always supervised by an adult. Please take extra care in supervising your children in the wilderness. Anyone under the age of 18 must return to their site by dusk. Children may not use the restrooms without being accompanied by a parent or guardian.
  • Please do not dispose of food waste or clean your dishes outside of your cabin or camper. Old Homestead Campground is in a highly populated wildlife area. For your convenience, there is a dish washing station outside of the bath house building.

 

Campground and Wilderness Safety

  • Be aware that Old Homestead Campground is in a remote area with nearest emergency services being approximately 45 minutes away in Granby. PLAY SMART!
  • The campground and surrounding area are abundant with wildlife. DO NOT FEED wildlife or attempt to approach them. Always supervise children closely.
  • Old Homestead Campground property contains a section of the Illinois River. Guests are allowed to fish this section of the river but must possess a valid Colorado fishing license and follow all CPW Rules and Regulations. Use caution near the water.
