Osage Campground Retreat (OCR) Campsite Lease Agreement
This lease agreement ("Agreement") sets forth the terms and conditions under which Osage Campground Retreat ("OCR") leases a campsite to the Guest ("Guest"). By entering into this Agreement, the Guest acknowledges and agrees to comply with all terms and conditions herein, including any rules and regulations associated with the campground. This Agreement also extends to the Guest's family members and any visitors, for whom the Guest assumes full responsibility for adherence to the campground's rules.
CAMPGROUND DESCRIPTION:
The property is approximately 7.5 acres in size and located at 10407 Marina Road, Jefferson City, MO. The campground includes various improvements and amenities such as a clubhouse, pavilion, roads, driveways, lawns, a pond, barn, shower house, campsites, and associated utility infrastructure.
CAMPSITE:
OCR leases to the Guest a specific campsite, which is either reserved by the Guest or assigned by OCR. The campsite is designated by a number on the pedestal of the site. The Guest has access to shared campground amenities, such as the pavilion, roads, driveways, lawns, pond, barn, shower house, and related utilities, at the discretion of OCR. Access to areas outside of the designated campsite is prohibited unless explicitly allowed by OCR. The Guest agrees not to use or occupy any area not specifically assigned in this Agreement or any area that cannot be accessed by a road maintained by the campground.
CANCELLATION POLICY:
- Cancellations made 8 or more days prior to the scheduled arrival will incur a cancellation fee equal to 25% of the total reservation cost.
- Cancellations made 0-7 days prior to arrival will not be refunded.
- No refunds will be issued for guests who are removed from the campground due to noncompliance with campground rules or policies, or for guests who leave before the end of their reservation.
If the Guest wishes to reschedule their reservation without incurring a cancellation fee, they may call the campground office at 573-469-8430, and the Guest will be issued a credit for a future reservation.
PAYMENT TERMS:
- All camping fees are due in full prior to check-in.
- Any unpaid balances or additional charges for services incurred after the initial reservation must be paid at check-in, prior to hook-up to the campsite.
- Unpaid balances will be charged to the credit card on file.
- OCR reserves the right to terminate this Agreement for non-payment. Any balances not paid in full will be charged to the credit card on file, and failure to settle outstanding balances may result in legal action.
Payments may be made by contacting the campground operations manager, via the campground's drop box, through the Campground Venmo account, or by credit card by calling the campground office.
RULES AND REGULATIONS:
The Guest agrees to read and comply with all campground rules and regulations provided in this Agreement and any additional documents. It is the Guest's responsibility to obtain and understand all relevant rules. OCR reserves the right to modify the rules at any time. Violations of any rules may result in immediate termination of this Agreement and removal from the campground without a refund.
APPEARANCE AND MAINTENANCE:
- Recreational vehicles (RVs) must be well-maintained and in good condition.
- Campsites must remain free of trash, waste, or debris. Only wood and paper products may be burned in firepits. Non-combustible items, such as cans and bottles, must be disposed of in trash receptacles.
- Pet waste must be cleaned up immediately and disposed of in designated trash or waste stations. Failure to do so may result in a $75 cleaning fee.
- All pets must remain on a leash and under control. Pets should not be left tied up outside the campsite when the owner is not present. Excessive barking must be controlled. Violations of the leash rule will result in removal from the campground.
- Extended-stay guests are prohibited from keeping refrigerators, freezers, or other appliances outside their RVs.
- Guests must maintain a neat and tidy campsite. No trailers, tarps, excess trash, storage bins, gas cans, tools, food, etc is to be disposed of and properly stored IN your RV. OCR is not a mobile home park, and all rules must be strictly adhered to. Violation of any rules may result in removal from the campground without refund.
- Any large items needing disposed of must be taken to the city dump or landfill for disposal. No oil, furniture, tires or other large items are not to be disposed of in the campground dumpster. This dumpster is for normal garbage bag disposal, to include disposal of beverage bottles, cans or boxes.
- Any bicycles, outside toys, golf carts etc, must remain on the guest’s designated site, on the gravel and out of the path of maintenance, to include the lawn care maintenance crew. Respect the space of neighboring guests by not walking through their site or leaving personal items on their site.
SPEED LIMITS AND PARKING:
- The speed limit throughout the campground is 5 mph. Guests must adhere to speed limits for the safety of all visitors. Failure to do so may result in removal from the campground without refund.
- Parking is only allowed on gravel surfaces. Parking on grass is strictly prohibited. Visitors who cannot park within a guest's site must park in the main parking lot. Damages caused by improper parking will be the responsibility of the Guest.
QUIET HOURS AND GUEST CONDUCT:
- Quiet hours are from 10:00 PM to 8:00 AM. Loud music, parties, and disruptive behavior are prohibited during these hours.
- Fighting, harassment, or misconduct will result in immediate removal from the campground without refund.
- Fireworks are not allowed. Fires may not be permitted during windy conditions.
- Guests must be considerate of others and avoid walking through other guests’ campsites.
AUTHORIZED VEHICLES AND OCCUPANTS:
Only vehicles and occupants registered with OCR are permitted on the campsite. Proof of ownership or registration may be requested.
EXTRA VEHICLES:
A fee of $25.00 applies for any boat, trailer, motorcycle, or additional vehicle occupying space outside of the designated campsite. Vehicles, boats, or RVs must be parked on the gravel pad, not on grass or other areas.
INSURANCE:
The Guest agrees to maintain their own liability and comprehensive insurance during the term of this Agreement, covering any damages or accidents that may occur.
AMENITIES AND UTILITIES:
- Fees for electricity, water, sewer, and waste services are included in the site fee.
- Water trickling is prohibited during winter months, and guests must ensure their systems are insulated if using water during cold weather.
- Shower house and laundry facilities are available for paying guests and their approved visitors.
- Wi-Fi access is provided to paying guests, but it is not guaranteed and may be subject to outages beyond OCR’s control.
- The clubhouse is available to guests for normal use, but must not be used for roughhousing, loud parties, or sleeping. Clubhouse access is from 9am - 9pm daily. Please follow all rules posted in the clubhouse.
DAMAGE AND SITE CLEANING:
The Guest is responsible for any damages to campground property and for ensuring their campsite is kept clean. Any damages or cleaning fees will be charged to the Guest’s credit card on file.
VISITORS:
Guests may host up to two (2) visitors per day. Visitors must adhere to all campground rules and regulations.
LONG-TERM/EXTENDED STAY GUESTS:
All guests staying for a period of three months or more are considered long-term or extended stay guests. Such guests are required to adhere to all the rules and regulations of the campground outlined in this Agreement. It is important to note that long-term guests are not tenants, and OCR does not assume the role of a landlord.
Long-term guests may receive packages or mail at the property but are prohibited from establishing permanent residency. The stay will be reviewed every three months to determine eligibility for an extension, with renewals occurring in three-month increments.
Payment Terms:

Long-term guests must make payments by the 1st of each month, with a grace period until the 5th.

Any site fees not paid by the 5th will incur a $25 late fee on the 6th and an additional $25 fee for every 10 days after the 5th.

OCR reserves the right to remove any long-term guest from the property for violations of campground rules or policies.

OCR also reserves the right to remove any guest for non-payment of fees and will pursue legal action to collect any unpaid balances.
Termination and Notice Requirement:

Guests wishing to terminate their long-term agreement must provide verbal or written notice at least 2 weeks before the 1st of the following month to maintain the monthly rate. If notice is given, the guest will be prorated for the remaining days within the month.

Failure to provide the required 2-week notice will result in the guest being charged the nightly or weekly rate for the remainder of their stay.
OCR's management retains the discretion to assess the ongoing suitability of long-term stays, and may remove any guest from the premises if they fail to meet the conditions stated above.
PERSONAL PROPERTY:
Guest acknowledges that any personal property left on the site after termination of this Agreement will become the property of OCR. OCR may dispose of any unclaimed property after 24 hours, although efforts will be made to return valuable items.
RELEASE AND WAIVER OF LIABILITY:
The Guest, along with their family and guests, releases OCR from any liability for damages, injuries, or losses arising from their use of the campground facilities.
INDEMNIFICATION:
The Guest agrees to indemnify and hold OCR harmless from any legal claims arising from their actions, those of their family or guests, or from any incidents occurring on the campground property.
INSURANCE AND LIABILITY:
The Guest must maintain damage and liability insurance covering any property or injuries related to their activities at the campground. OCR is not responsible for damages or losses to personal property or injuries sustained on the property.
AGREEMENT ACCEPTANCE:
By signing this Agreement, the Guest affirms their understanding and acceptance of all terms and conditions outlined above. Failure to comply with these terms may result in termination of the Agreement and removal from the campground.
This document constitutes the entire Agreement between the parties. No oral modifications will be accepted, and any amendments must be made in writing. If any provision is deemed invalid, the remainder of the Agreement will remain in effect. The undersigned agrees to abide by the terms and conditions set forth in this Agreement.
