RV Policies
Check In / Check Out
Check in is at 2 PM MST and entitles you to your site until 12 PM the day after check in. Early check in is not permitted. The guests who paid for the site the night before you has paid for their site until noon. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, please make arrangements until your site opens up at noon. We do not have a waiting area for those checking in early. Check out time is 12 PM. You do not need to contact the office for check out, unless you need to pay for an after-hours check in.
Late check-ins are allowed at any time, please just contact the park for instructions.
If you are staying in our park for a month or longer, please click here to review our contract. By accepting the terms and conditions, you understand that you aggree to our long term stays addendum.
Site Changes
You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.
Open Fires
Open fires are not allowed in our park. Fires must be in firepits or designated fire rings.
Parking
Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges. There is no Parking in grass and on car per site. Additional parking can be found near the front of entrance in the over-flow parking lot.
Storage
Storage is not allowed under or around your RV or picnic table. All sites must stay in a cleaned and uncluttered manner
Site and Park Navigation
Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.
Washing
Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. Hose washing is not permitted, as it can result in a mess and disturb your neighbors.
Rugs
Rugs must stay in the gravel areas.
Tents
No Tents permitted at sites
Pet Policies
Leash
We ask that you keep your pets on a leash at all times. This helps you, your pet, and other guests and other guests’ pets stay safe.
Cleaning Up After Your Pet
Be a good neighbor and please use the dog walk area and clean up after your pet always. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in you being asked to leave without a refund.
Leaving Pets Unattended
Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pets well-being while you are away.
Pets Not Allowed on Furniture
Pets are not allowed on the couches or chairs located throughout the park.
Pet Vaccinations
Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.
Barking
Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.
Vehicle Policies
Speed Limit
The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.
Parking
Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles will need to be parked in the overflow lots. Please do not park on our grass. Ruts caused in your site due to additional vehicles will result in damage charges.
No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our garages or our bathroom and laundry room doors. Parking on the grass is not permitted at RV Sites.
ATV’s. Dirt Bikes, Motorcycles, and Golf Carts
OHV’s are welcome onsite but may not be used within the park. ONLY to get to and from your site.
General Park Policies
Severe Weather
In case of severe weather, seek shelter in the bathrooms or the laundry room. Signs for shelter areas are posted. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.
Electrical Use
You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.
Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.
Laundry
The laundry room is open 24/7. Please do not leave your laundry unattended. We are not responsible for accidents or theft. Price is $4.00 per wash and load. Money can be dropped in the drop box next to the ice. Laundry room is only for guests staying at Painter Creek RV Park.
Restrooms
For the comfort of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleaning. We ask for your help in keeping the restrooms clean, please.
Quiet Time Policies
Quiet time is 11 PM to 7 AM. Anyone playing loud music will be warned only once and then asked to leave without a refund.
Trash Disposal
Trash cans are located throughout the park. Please tie trash bags completely closed and put your trash completely in the trash container. If the first can is full, please find another container. Please do not place your trash on the ground. Woodland creates like possums and racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans. Trash is emptied once per day. Times may vary due to maintenance scheduling requirements throughout the day.
A dumpster is available on the east side of the park. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.
Clotheslines
Clotheslines are not permitted in our park.
Fireworks and Firearms
Fireworks and firearms are strictly prohibited in our park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns. Use of firearms or fireworks will result in termination of stay without a refund.
Repairs
Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.
Safety and Emergencies
Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.
If you observe any activity you believe to be of concern, call (573) 808 – 7989 24 hours a day. (No soliciting is allowed.)
If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.
By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Painter Creek Camp Resort for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Painter Creek Camp Resort from all losses, claims, expenses and demands, including attorneys’ fees, that Painter Creek Camp Resort may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Painter Creek Camp Resort reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.
Pet Policy: We are a pet-friendly resort, but pets must be walked on a leash, cleaned up after and may not disturb other guests. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds.
Seasonal Stays
Seasonal terms are from April 1, 2024 to Dec. 31, 2024. Guests are required to pay a $500 deposit to hold their site for the 2025 season by Dec. 31st. All campers must be removed from the property no later than Dec. 31, unless deposit is paid. The remaining $2,000 will be due no later than April 1, 2025.
No refund shall be given under any circumstances, including early departure.
The parties hereby acknowledge and agree that the R.V. site provided herein is for the sole use of a Recreational Vehicle site rental, and said vehicle is not the primary residence of the owner. Each R.V. site rental is authorized one vehicle for parking, in addition to the RV itself. Each visitor 18 years and older that stays overnight will be charged $5.00 per night. Please register your vehicle license plate number upon arrival. Unauthorized vehicles will be towed at the owner’s expense.
Owner shall maintain the Site and R.V. in a clean and uncluttered manner. The R.V. occupying the site shall be kept in a neat, clean and repaired condition at all times. No Tents allowed on sites. No parking allowed on the grass.
It is mutually agreed that PCCR shall not be liable for the safekeeping or condition of the R.V., or any equipment appurtenant thereto, and the R.V. owner must carry their own insurance thereon. PCCR shall not be liable for any cause whatsoever, or for injury to the owner(s), guest(s), or invitee(s) or any other persons. The R.V. owner/renter, his or hers heirs or assigns, hereby agree to indemnify, and hold harmless PCCR from any and all claims, liabilities, or damages for property or personal injury, loss of life to themselves, family, employees, invitees, guests, agents, or any other persons whatsoever, or property damage or property loss however caused.
The R.V. Site guests shall abide by all Rules and Regulations of PCCR, including, but not limited to, the specific Rules and Regulations governing the Campground. PCCR reserves the right to amend the Rules and Regulations from time to time which the renter shall abide by.
In the event of a breach of this agreement, or a violation of any of the rules and regulations of PCCR, including but not limited to the specific rules and regulations governing the campground, PCCR may terminate his agreement in person or upon written notice to the site guest at the address stated below, and site guest shall promptly pay all sums due to PCCR and remove the R.V and all belongings from premises. A failure to remove R.V. from the premises promptly of the written notice of termination of this agreement shall constitute an abandonment of the R.V. PCCR shall have a lien against the R.V. for any sums owning the PCCR and may sell of otherwise dispose of the property.
The R.V. can only be occupied from April 1st through October 31 st., unless season is extended by PCCR. From Nov. 1st through March 31st the park is closed with no running water or electricity available. During the dead period, the guest may leave his or her R.V. at the site. If the R.V. is to be moved from site during dead period, the guest is to notify PCCR.
R.V. owner’s liability insurance, registration, and information will be required. The owner shall be required to carry personal injury and property damage liability insurance in an amount sufficient to cover any and all damages caused by the described RV, guest, or invitees. Owner shall provide PCCR with proof of such insurance, a copy of valid registration for the described R.V. and a valid mailing address and phone number of owner. Owner shall notify PCCR with any change of address or phone number.
Waiver of any one condition by PCCR shall not be deemed to be a continuing waiver.
All persons causing injury or damage to other persons, property, or other R.V.’s or park models shall be liable therefore and violations of PCCR rules, disorder, or indecorous conduct by a Renter, their guests that might injure a person, cause damage to a property, or harm the reputation of PCCR, is cause for immediate removal of the R.V. in question from the premises. Children and pets must be controlled to insure peace and privacy of other guests.
Guests shall indemnify and hold harmless PCCR from all costs, losses, or expenses incurred by PCCR for any damages caused by guests on the PCCR property and facilities.
The venue for any legal action shall be at Orange County Circuit Court in Paoli, IN.
In the event of a dispute over the terms of this agreement, the prevailing party shall be entitled to reimbursement of its cost and expenses, including reasonable attorneys' fees with or without litigation.
This agreement shall be deemed to the complete agreement between the parties. All prior negotiations shall be merged herein. This agreement may be amended only by written agreement signed by all parties.
This agreement is nontransferable.
Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.
Painter Creek Camp Resort or its management bears no responsibility for any loss or damage to any person or property, or thing howsoever caused.
The management reserves the right to evict any day user, guest, camper or group of campers for any cause.
