Palm Breeze Estates RV Park - Terms & Conditions

Welcome to Palm Breeze Estates! Our goal is to provide a clean, safe, and enjoyable environment for all guests. By making a reservation, you agree, and shall cause your children, invitees and guests to abide by the following Terms & Conditions, which cover reservation policies, park rules, pet policies, and general advisories, including those rules and policies posted at the Premises or otherwise communicated in any manner by Jellystone Park Management.

1. Reservation Policies

• RVs Only: Palm Breeze Estates welcomes self-contained motorhomes, 5th wheels, and travel trailers. No tents, converted buses, vans, or other non-traditional RVs are permitted without prior approval.
• Age of RVs: RVs older than 10 years are accepted but are subject to management approval. Please submit photos for verification before booking.
• Rates & Occupancy: Rates are based on 2 guests and up to 2 pets per site. Additional guests may incur extra charges, with a maximum of 6 guests per RV site and 4 guests per RV.
• Stay Duration Policy: Palm Breeze Estates welcomes both short- and long-term stays. Short stays are available starting from 7 nights (1 week), and long-term rates apply to stays of 30 days or more. Please note that we do not accommodate stays of fewer than 7 nights.
• Payments & Deposits:
  • Monthly stays: $150 deposit required.
  • Weekly stays: $180 deposit required.
  • All reservations are subject to applicable taxes and fees.
• Cancellations & Refunds:

You further understand and agree that Palm Breeze Estates does not give credit or refunds due to the discomforts of nature. Palm Breeze Estates refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows: 

• • Weekly Stays
    • If cancelling with 3 or more days notice, refund will be given less a 25% cancel fee.
    • If cancelling with less than 3 days notice, no refund will be given.
  • Monthly Stays
    • If cancelling with 14 or more days notice, refund will be given less a 50% cancel fee.
    • If cancelling with less than 14 days notice, no refund will be given.

 

• Check-In & Check-Out:
  • Check-in: 1:00 PM | Check-out: 11:00 AM
  • Late check-out fee: $25 per hour past 12:00 PM.
• Site Selection: Specific site assignments may change before arrival. A site lock fee may be paid to guarantee a particular site.

2. Pet Policy

• Allowed Pets: Only domestic dogs and cats are permitted. Maximum of 2 pets per site.
• Excluded Dogs: I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions (Pit bulls, American Staffordshire Terrier, Rottweilers, German Shepherds, Chow Chows, Huskys, Akitas, Wolf Hybrids, Doberman Pinchers, Bull Mastiffs, Hybrid mixes, and other aggressive breeds are not allowed); due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
• Excluded Areas. I agree to keep my dog out of the following areas including, but not limited to, food and beverage areas, the clubhouse and community restrooms.
• Leash & Supervision: I agree to keep my dog on a leash or in a carrier while in all public areas of the Park. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended at the Park. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Park.
  • Pets must be leashed at all times outside the RV.
  • Pets may not be left unattended outside.
  • Excessive barking or aggressive behavior will result in removal of the pet from the park.
• Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
• Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Park, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
• Assumption of Risk and Release. I understand that my permission to have my dog at the Park with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Park may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Park or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Park, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Park, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.
• Waste Cleanup: Pet owners must clean up after their pets immediately. A $50 fee will be charged per incident for failure to comply.
• Guest Pets: Visitors may not bring pets into the park without prior approval.

3. Park Rules & Regulations

• Quiet Hours: 10:00 PM - 7:00 AM. Noise disturbances, loud music, or unruly behavior are not permitted.
• Supervision of Minors: Guests under 18 years of age must be supervised by a responsible adult at all times in all areas of the park. Parents and guardians are responsible for their children’s behavior and safety.
• Guest Conduct:
  • Guests must follow park rules at all times.
  • Any guest who engages in disruptive, aggressive, or illegal behavior will be required to leave immediately without refund.
  • Excessive noise, disorderly conduct, or violations of quiet hours may result in eviction.
• Speed Limit: 10 MPH throughout the park.
• Vehicle Rules:
  • One RV and one additional vehicle allowed per site.
  • No parking on grass, vacant sites, or roadways.
  • No ATVs, dirt bikes, or unregistered motorized vehicles allowed.
• Site Appearance:
  • Keep sites neat and free of clutter.
  • Only patio furniture, BBQ grills, and approved storage sheds allowed.
  • No fences, outside clotheslines, or excessive decorations.
• Campfires: Not permitted.
• Waste Disposal:
  • Trash must be bagged and placed in designated dumpsters.
  • Large items (furniture, appliances) must be disposed of off-site.
  • Improper waste disposal will incur a $50 fee.

4. General Advisories & Enforcement

• Liability: Palm Breeze Estates is not responsible for lost, stolen, or damaged personal property.
• Eviction Policy: Management reserves the right to remove any guest violating park rules, engaging in illegal activity, or disturbing others. No refunds will be issued for evictions.
• Security & Surveillance:
  • The park is under 24-hour surveillance.
  • Unauthorized guests or activities will result in removal from the park.
• Emergency Contacts:
  • Dial 911 for emergencies.

By staying at Palm Breeze Estates, you acknowledge and agree to abide by these Terms & Conditions. Failure to follow park policies may result in fines or eviction. We appreciate your cooperation and hope you enjoy your stay!
