Guest Terms and Conditions Liability Waiver Agreement
The Guest Terms and Conditions have been established to help ensure your stay is safe and enjoyable. Understanding and following these rules will help maintain the park's peaceful atmosphere and offer your neighbors the same courtesy extended to you.
1. Parties/No Tenancy/Checkout. This RV Park Guest Agreement (“Agreement") is between Pecans & Pines RV Park LLC and the person(s) identified below ("Guest(s)"). Guest hereby agrees to comply fully with all of the Guest Terms and Conditions set forth herein. Guest further agrees that if Guest fails to comply with any of the guest Terms and Conditions set forth herein, Guest will be in default of the Agreement and Pecans & Pines RV Park LLC will be entitled to all of the remedies set forth in the Agreement, including but not limited to the immediate removal of Guest from the Pecans & Pines RV Park. Pecans & Pines RV Park LLC shall also be entitled to recover its damages, including attorney's fees and costs incurred in enforcing the agreement. This Agreement does not create a tenancy or residency in favor of Guest. Guest must depart by the checkout time on the day immediately following the last night of the reservation date. If Guest fails to timely depart, Pecans & Pines RV Park LLC may provide monthly rental guest three (3) days' notice to vacate by posting the same on Guest's RV site or by sending the notice to Guest's street or email addresses on file. Following the expiration of the three (3) day notice period, Pecans & Pines RV Park LLC may remove and store Guest's RV, vehicle and other property at Guest's expense. The remedy described in this paragraph is in addition to any other rights Pecans & Pines RV Park LLC may have at law or in equity.
As a Guest, I agree to not hold this establishment or any of its owners or members responsible for ANY injury/accidents or illnesses during my stay at this facility.
2. Rates. DAILY RATE is $45 + tax, WEEKLY RATE is $270 + tax, and the MONTHLY RATE is $500 + tax.
3. Cancellations/ Refunds. All DAILY and WEEKLY and MONTHY reservations must be paid in full at time of reservation.
- Cancellations made 3 days or more prior to arrival date: Full refund minus $10 cancellation fee
- Cancellations made 2 days or less prior to arrival date: Full refund minus $25 cancellation fee
Cancellations and refunds will be made at the sole discretion of Pecans & Pines RV Park LLC and can change at any time. Guests may not transfer a RV space to a third party without Pecans & Pines RV Park's LLC prior written consent. Refunds are at the company’s discretion or by online booking guidelines.
4. Rules/ Regulations and Policies. Guest is subject to and agrees to comply with all "Guest Terms and Conditions”, a copy of which is attached hereto, Pecans & Pines RV Park LLC may modify the Guest Terms and Conditions" from time to time at its sole discretion. Guest hereby acknowledges receipt of the current "Guest Terms and Conditions”. Guest also agrees and acknowledges that failure to comply with all “Guest Terms and Conditions” will constitute a material default of this Agreement and will be cause for immediate eviction and removal from Pecans & Pines RV Park or cancellation of booking during the booking process. Guest must be age eighteen or older to enter into this agreement; owner may require Guest to provide a copy of their driver’s license at their sole discretion.
5. Quiet Hours. Quiet hours are from 9 PM to 9 AM in the winter (Nov 1st—Feb 28th) and 10 PM to 9 AM (March 1st—Oct 31) Radios, televisions, and other electronic devices, should not be played loud enough to be heard outside of Guest's assigned site at any time. No loud excessive loud music outdoors at any time. During the quiet hours loud noises such as shouting, screaming, or playing loud music are prohibited. Excessive outside noise during quiet hours may be cause for immediate eviction from property without refund. Late Arrivals: Late arrival is considered anytime after 9 PM. Late arrivals must be pre-approved by property owner and disclosed by 6 PM on the day of the arrival. Generally, there are no late arrivals after 10 PM permitted out of consideration for our other guests. In the event your booked site is near vacant sites, it may be allowed, so please call for approval for all late arrivals.
6. Speed Limit. The speed limit is 5 miles per hour (crawl speed) within the Park properties to ensure the safety of all guests.
7. Check In/Out. Check-in is a self check-in procedure as well as checking out. There is no centralized check in office, so please call (912) 278-2558 to announce your arrival and departure. Please print this document for directions, guidelines, and check-in information. Do not rely on email retrieval while in the area. Do NOT check in prior to check-in time (1 PM) and check out on time (noon) in consideration of others that may have booked the same site. Consider booking a day prior if you would like to check in earlier or the day after, if you need to check out later. If you need to stay anytime after our checkout time, call and make arrangements at (912) 278-2558, to get prior approval to extend your stay. Any check out after 1 PM on the day of your departure date, may be considered a next day checkout and guest may be charged up to the amount of a next night’s stay, plus applicable taxes and fees.
8. Children. Guest is responsible at all times for the safety and behavior of Guest's children. Guest must supervise all children under 18 at all times; included but not limited to playing, driving areas, awareness of property lines in and around properties, and within any areas within the property. Parent or Legal Guardian must be present with children at all times within park grounds. The neighboring pond is OFF PARK GROUNDS and therefore OFF LIMITS to all park guests.
9. Firearms/Weapons. Discharge of firearms and fireworks are prohibited (fireworks allowed only on 4th of July). Guest may transport firearms and other weapons to and from Guest's RV to Guest's vehicle. Except as provided in the preceding sentence, in no event may Guest display or brandish firearms or other weapons outside Guest's RV or vehicle or in a manner that is offensive or threatening to management or other guests.
10. Behavior. Pecans & Pines RV Park LLC may require any person to leave immediately, without refund, for any reason, including, without limitation, disrespect to management or other guests, excessive consumption of alcoholic beverages, excessive loudness and partying; objectionable behavior, or violation of any rule, regulation or sign. All bad behavior will be immediately referred to the Appling County Sheriff’s Office.
11. Liability – Guest. Guest is responsible, and agrees to indemnify and hold harmless Pecans & Pines RV Park LLC and the Property Owners, for all loss, damage, or injury to any person or property caused by Guest or Guest's guests, visitors, invitees, or pets. Owner shall not be responsible for any tort liability, whether bodily injury or personal property damage. Renter(s) hereby understand, agree and accept that Property Owner makes no promise, covenant or warranty to indemnify the Renter(s) from personal bodily injury or personal property damage that occurs on said private property known as Pecans & Pines RV Park LLC. Renter(s) hereby have read and understand that the aforementioned property is located in such a geographical area that is in close proximity to trees, wilderness, a pond (not on the property of Pecans & Pines), possible wild animals, insects, different types of poisonous foliage, and the terrain/environment/roads/entrances may be unsafe during heavy rains. Renter(s) accept all risk associated with such risks. Renter(s) have chosen to rent such location knowing it to be located on such geographical terrain, within close proximity to an OFF PROPERTY POND, animals, insects, plants and hereby accept any risk that comes with falling, slipping, or any other injury/loss that may occur due to the geographical terrain/environment and renting of said property. Renter(s) further have read and understand that the aforementioned property is located in close proximity to an OFF PROPERTY POND and KNOW AND UNDERSTAND THIS BODY OF WATER IS NOT THE PROPERTY OF Pecans & Pines RV Park and SHOULD NOT BE ACCESSED BY GUESTS. Guest agrees to indemnify and hold harmless Pecans & Pines and its property owners for any and all risks associated therewith. From time to time, there may be temporary utility outages in the park due to factors Pecans & Pines RV Park LLC cannot control. When utility outages occur local service providers will be contacted to restore services; cancellation and refunds cannot be given when outages occur. Owner will not be liable for any personal injury or property damage that occurs to Renter(s) or their guests resulting from the Renter(s) and their guest’s negligence, recklessness or intentional acts resulting in personal injury or property damage. Property Owner may require guest to depart early due to inclement weather and for guest safety and will not be held liable for unforeseen weather conditions. Guest will not be refunded in instances of inclement weather; guest acknowledges these conditions and will not hold property owners liable and will vacate at property owner’s request.
12. Limitation of Liability – Pecans & Pines RV Park LLC Guest specifically acknowledges and agrees that Pecans & Pines RV Park and all management employees and agents of Pecans & Pines RV Park, are not responsible for any loss, damage or injury to any person, guest or property.
a. Terms and Conditions Waiver-Pecans & Pines RV Park LLC is privately owned and requires our liability terms and conditions waiver to be signed prior to any stay in our campsites, as guest received this in their first email correspondence after booking a stay with us. If a guest is unable to sign electronically, a printed document may be signed at the time of arrival to Pecans & Pines RV Park LLC. If a guest books the day of arrival, guest must sign the Terms and Conditions Waiver for Pecans & Pines RV Park LLC signed at the time of arrival or before. Reservations without the Terms and Conditions Waiver being signed will be cancelled, no exceptions!
b. Privately Owned Campground -Our campground is privately owned and operated; we reserve the right to cancel a reservation at any time at our own discretion with no explanation. Anytime means at booking, after booking, or during your stay!
c. All questions must be answered to stay as a guest at Pecans & Pines RV Park.
13. Not a Mobile Home Park. Guest hereby acknowledges and agrees that (a) Guest's RV is not a "mobile home and Pecans & Pines RV Park LLC is NOT a "mobile home park.”
14. A Guest further hereby waives any and all rights to Pecans & Pines RV Park LLC one of a property owner renting a generic RV parking space on a temporary, short-term basis. This Agreement does not create a tenancy or residency or any other real property right in favor of Guest.
15. Severability. The invalidity or unenforceability of any provision of this Agreement will not affect the validity of any other provision of this Agreement and, in the event that any provision is determined to be invalid or otherwise illegal, this Agreement will remain in effect and will be construed in accordance with its terms as if the invalid or illegal provision were not contained herein.
16. Applicable Law/Jurisdiction/Venue. This Agreement, and all collateral matters relating to this Agreement, will be governed by and construed under the laws of the State of Georgia applicable to agreements fully made and performed therein. Jurisdiction and venue for any claim or proceeding brought in connection with this Agreement will lie exclusively in the state or federal courts located in Appling County, Georgia.
17. Late Fees and insufficient check fees. In the event rent is not paid by the date that it is due, as defined herein, Guest will pay a late fee of $10 per day until the entire unpaid rent is paid in full. In addition, Guest will be deemed to be in default of this Agreement until the entire unpaid amount is paid in full. In the event any check from Guest to Pecans & Pines RV Park LLC is returned or dishonored by the bank for insufficient funds or any reason of such dishonored check, Guest agrees to pay a $50 processing fee and replace the dishonored check with certified funds within twenty-four (24) hours' notice of the dishonored check. Thereafter, Pecans & Pines RV Park LLC shall be entitled to require that any and all future rent payments be made online, with a money order, certified check or cash.
18. Utility Fees. All fees are charged at management discretion for late checkouts and damages! Fees are subject to change.
19. Default. In case of necessity of an action at law or equity to remedy any breach under the terms of this Agreement (including the "Guest Terms and Conditions"), the party found to be at fault shall pay damages incurred plus reasonable attorney's fees and court costs, including paralegal fees, necessitated by the enforcement provisions of this Agreement. In the event of a default and at the request of Pecans & Pines RV Park LLC, Guest agrees to immediately vacate the RV Park and to immediately remove his or her RV and personal property. Guest's failure to comply with any of the terms of this Agreement shall constitute a default of this Agreement, and Pecans & Pines RV Park LLC shall be entitled to all the remedies as set forth herein and as provided by law, in the state of Georgia.
20. Waiver. No failure or delay by either party in exercising any rights, powers or remedies under this Agreement will operate as a waiver of any such right, power or remedy.
21. Pet Owner Responsibility Agreement. The specific rules and regulations related to Pet Owner's responsibilities contained in this paragraph are a material part of this Agreement. The undersigned Guest (and all occupants of the Guest's RV) hereby agree to comply fully with all of the Pet rules and regulations set forth herein. Guest further agrees that if Guest fails to comply with any of the Pet rules and regulations, Guest will be in default of this Agreement and Pecans & Pines RV Park LLC will be entitled to all of the remedies set forth in this Agreement, including but not limited to the immediate removal of Guest from the RV Park. Pecans & Pines RV Park LLC shall also be entitled to recover its damages including attorney fees and costs incurred in enforcing this Agreement. Pets are permitted at the camping sites only in strict compliance with the terms and conditions listed below, with prior owner approval, and owner accepts all liabilities and must supervise pet(s) during entire stay.
A. A two pet maximum per RV is allowed at Pecans & Pines RV Park.
B. All pets must have proper owner identification, be current on all shots, and be kept on a leash or in a kennel/crate/pen/fencing at all times during which the pet is outside of your RV or on park properties. Notwithstanding the foregoing, cats that are licensed, vaccinated and have been spayed or neutered are permitted outside of your RV without a leash as long as they do not become a nuisance to other guest. Pets must be supervised at all times and are the guest responsibility! Please be aware of possible hawks in the area. If guest chooses to not place leash on pet while in park; guest assumes full liability for their pet and of the pet's actions. A guest may be asked to leave the park due to a pet rule violation!
C. All Guests are required to clean up after their pet(s). Pecans & Pines RV Park LLC reserves the right to assess a $150 cleaning fee if you fail to clean up after your pet(s).
D. Barking, excessive noise, aggressive behavior, or other pet behavior that disturbs other Guests or their pets is not permitted. If Pecans & Pines RV Park LLC becomes aware of such behavior, management will notify the owner and request that action be taken to correct the problem behavior. If such behavior continues after the second notice received from management, the pet or pets removal from the RV Park will be required immediately.
E. Pets are not to be tied or chained to trees within the RV Park.
F. Pecans & Pines RV Park LLC is a pet-friendly park. All guests must certify that their pet(s) have not previously bitten or caused other injury to any person or animal. If at any time your pet bites or otherwise injures any person or other pet at the RV Park, you will be required to remove the pet from the RV Park immediately and the pet will no longer be permitted on the RV Park premises. If pet is not properly leashed and attacks another guest/pet within the park; pet owner will assume all responsibility and liabilities. All guests must adhere to the 2 pets per site limit and be disclosed during site booking, this is a question that is asked during site booking.
G. The owner of any pet displaying threatening or aggressive behavior, in which Pecans & Pines RV Park LLC, in its sole discretion, deems to be dangerous or problematic, agrees to leave the RV Park immediately upon request from Pecans & Pines RV Park LLC with no recourse against the RV Park and no claim for reimbursement or compensation from Pecans & Pines RV Park LLC.
H. Guest agrees to indemnify, defend and hold harmless the Property Owner, Pecans & Pines RV Park LLC, and their principals, members, partners, directors, managers and employees from and against and any and all claims, damages, losses, liabilities, costs and expenses (including reasonable attorneys' fees) arising out of or in connection with your pet residing or being located at the Pecans & Pines RV Park LLC, including, without limitation, the claims of any third parties related to death, bodily injury, or damage to persons or property caused by guest’s pet(s).
I. In its sole discretion, Pecans & Pines RV Park can limit or restrict which pets are permitted at the RV Park. Service dogs of any breed belonging to a Guest are permitted at Pecans & Pines RV Park sites.
J. Failure to strictly comply with all Pet rules and regulations will constitute default of this Agreement. Failure to disclose and identify existence of guest’s pets upon booking to management will constitute default of Agreement. Pecans & Pines RV Park will be entitled to all remedies set forth herein and Pecans & Pines RV Park reserves the right to cancel any reservation at any time due to any violation of this policy.
22. Subletting. Guest is not allowed to sublet his or her RV within the RV Park. If Guest sells or transfers title to the RV, the RV must be removed from the RV Park within 24 hours of the transfer of title, unless the new owner enters into a new Agreement with Pecans & Pines RV Park and pays the appropriate rental amount.
23. Visitors and Guest Privacy. Visitors are not permitted on any site after 9:00 PM without written express consent by Pecans & Pines RV Park obtained beforehand. If guest(s) violates this rule at anytime during their stay, they will be required to leave the park’s private property without refund. Visitors may enter property from the hours of 8 AM – 9 PM only. Pecans & Pines RV Park will not disclose to any party (Family or Friends) if a guest is staying at our facilities, this will need to be disclosed by the guest to visitors due to privacy laws. We will not verify over the phone if a guest is booked or scheduled to arrive at our park. Please make sure and let your family and friends know if you would like to disclose your whereabouts before your arrival. No guest, invitee, or visitor of a Guest may camp or sleep outside in their cars.
24. Vehicles. No inoperable or unlicensed vehicles will be allowed to remain in Pecans & Pines RV Park LLC. Guests shall not use or allow the use of their respective rental space for performance of major mechanical or long-term repairs. Advance permission is required for any repairs other than changing a flat tire or jumping a battery.
25. Parking. Guests, including their visitors, guests, and invitees are not allowed to park at or block the entrance or driving area in front of camping sites and chained areas. Guest may park 2 vehicles at their rented campsite. (Notice: ATV Trailers are welcome but count as 2 vehicles due to space at each site.)
26. Electric Vehicles. Electrical Vehicle (EV) charging is NOT allowed.
27. Garage Sales. Garage sales or estate sales cannot be held within the RV Park
28. Storage. No washing or drying machines are permitted to be stored outside of the RV.
29. Mail. Pecans & Pines RV Park LLC and its management will not accept mail delivered to the RV Park for Guests or RV occupants. Guests must obtain a post office box or have their mail sent "general delivery" to the post office.
30. Trash. The dumpster is located at the end of the RV Park, past the second chained area, near the trees next to Dunns Lake Road. Guests, visitors, and invitees, must remove ALL trash from their site. ALL trash must be bagged and taken to the dumpster at the end of the park. Due to the possibility of critters wandering into the park, the lid and sliding door of the dumpster should be secured upon your departure. Do not clean fish outside your site. An excess of trash or unbagged trash could constitute an additional fee at the sole discretion of Pecans & Pines RV Park LLC Owners and Management.
31. Trees. Guests are not allowed to trim any of the trees, carve into the trees, or cut any wood in Pecans & Pines RV Park LLC without the prior written consent of the property owner. Trees are for your enjoyment! They make Pecans & Pines a special place.
32. Maintenance or Property Entrance. Renter(s) hereby acknowledge understand and agree that Owner, or any agent thereof, may enter the Rental Property for the purpose of making necessary repairs and/or property maintenance in and around the Rental Property. In the event Renter(s) observe or become aware of any equipment, appliance or property located in or on the premises of the Rental Property, Renter(s) shall immediately notify Owner. (Renter(s) may provide this information via telephone, text, or email. Guests are not allowed to make repairs to the RV Park or any property of Pecans & Pines RV Park LLC.
33. Grounds. Guests must keep their rental area and exterior of their RV clean and tidy. No personal property or debris is allowed to be stored on the ground around the RV which would be deemed by management to be an eyesore, specifically including but not limited to refrigerators and freezers, A/C units, washing/drying machines. Pecans & Pines RV Park will mow and weed eat all sites between March and October, as necessary. Please remove all outside items when mowers are present. In the event Guest fails to keep their rental space clean and free of debris, Pecans & Pines RV Park LLC may issue a notice of non-compliance and if Guest fails to clean its rental space within 24 hours, the Guest will be deemed to be in default of the Agreement and Pecans & Pines RV Park LLC will be entitled to pursue the default remedies set forth in the Agreement.
34. Bookings and Rentals All Guests must sign/agree to Guest “Terms and Conditions” agreement and credit card charge authorization (if applicable) before arrival. If Guest fails to sign/agree to Guest “Terms and Conditions” agreement, then Guest will be deemed to be in default of Booking and Rentals and the reservation will be cancelled. Guests may not enter private property without a booking authorization through Pecans & Pines RV Park or online at Campspot. Absolutely, no Guest may enter the private property of Pecans & Pines RV Park LLC without signing/agreeing to Guest “Terms and Conditions.” Pecans & Pines RV Park “Terms and Conditions” will be provided upon booking online through our online bookings site. Guests may opt to sign a paper copy at the time of check-in. All guests requesting a paper copy will need to call (912) 278-2558 or email pecansandpinesrvpark@gmail.com prior to arrival to make arrangements to sign a paper copy at arrival.
35. Reservations. Reservations may be made online at www.pecansandpines.com or by calling (912) 278-2558. All Prices are subject to change at any time, and are determined at the sole discretion, of Pecans & Pines RV Park LLC, owner(s) and/or management. Camping/RV Check In Time is 1:00 PM; Check Out Time is noon; Late arrival is considered anytime after 9 PM or sundown and must be disclosed to property owner at booking or no later than 6 PM. Generally, arrivals after 10 PM are not allowed in consideration for other guests. Guest(s) must be 18 years or older to rent RV sites. When booking, the guest is agreeing to terms and conditions for a private park upon booking. Booking policies and cancellation rules may be changed to meet booking criteria. A site reservation cannot be transferred to another individual.
36. Extended and Minimum Stays: All long term (monthly) RV stays will require advance payment prior to stay. All long term RVs must be in good condition. A 2-night minimum is required for weekend reservations.
37. RV Conditions. All monthly stay RVs must be in good operable condition. Pecans and Pines RV Park LLC is a privately owned campground and reserves the right to cancel a reservation at any time at our own discretion with no explanation.
38. Permanent Units. Guest is not allowed to construct or place any outside storage units on Pecans & Pines RV Park property without the express written consent of the property owner.
39. Campfires. Open fires, which are described as fires in which materials are burned in the open, outdoors, or in a container that does not have a chimney, are NOT permitted. Small fires for grilling and cooking are permitted on stoves or grills, following appropriate cautionary measures, which ensures the fire to be confined. All fires are forbidden during dangerously dry weather.
40. Security and Game Cameras Disclosure. Game Cameras and/or Security Cameras may be seen and are used around the property for security purposes. A $250.00 fee will be imposed for tampering with any cameras, or any type of electronic equipment on premises. Cameras are located at the entrance of the property.
41. Internet. Pecans & Pines RV Park LLC has WIFI for your convenience. The WIFI password will be provided to the guest and may be changed at the owner’s discretion. In the event of weather or some other potential damage to the Pecans & Pines RV Park Network System, we cannot guarantee speed, streaming, or WIFI capabilities. Refunds will not be given due to WIFI problems. Please contact (912) 278-2558 in the event of Internet problems.
42. Guest Privacy Policy. We respect and are committed to protecting your privacy. Registered guest who may have other guest staying or visiting them are responsible for providing driving directions. Pecans & Pines RV Park LLC will not provide this information to anyone other than the person/person’s listed on the reservation. We will also not confirm the names of registered guest to anyone other than the person who is listed on the reservation. If you would like FAMILY or FRIENDS to know where you are, YOU must disclose the information or sign a privacy waiver form for us to disclose the information NO EXCEPTIONS! Pecans & Pines RV Park LLC may use pictures taken during a guest stay or a review from an online booking platform or a guestbook for marketing and for use in other advertising social media. Pecans & Pines RV Park LLC may take pictures of campsites during a guest stay for marketing purposes; guest will need to provide and sign a privacy notice waiver if they do not want pictures taken of their campsites at the time of their arrival!
43. Emergencies. Pecans & Pines RV Park LLC is located 2 miles north of Baxley, GA on US#1 at 153 Dunns Lake Road. Always call 911 first in any situation that requires immediate assistance from the police, fire department, or an ambulance.
- Appling General Hospital is located at 163 East Tollison Street in Baxley, GA. The phone number is (912) 367-9841.
- In case of fire, call the Appling County Fire Department by dialing 911. They are located at 282 E. Parker St, Baxley, GA 31513
- If you witness any Criminal or Suspicious Activity call (912) 367-8120, Appling Co Sheriffs Office and contact Pecans & Pines RV Park owners at (912) 278-2558.
- All guest noise complaints or disturbances will be referred to the Appling Co Sheriff’s Office for immediate removal of guests.

44. Inclement Weather and Environmental Conditions. Refunds will not be given due to inclement weather, environmental conditions, controlled burns, and/or early departure.
45. Driving Directions. Take Hwy US#1 North from Baxley, GA, 2 miles, turn right on Dunns Lake Road, go 0.2 miles, turn left between the two gate panels with the signs, “Pecans & Pines RV Park.” Once you enter the park, turn right pass the pump house. Sites 1 – 10 are in sequential order on your right. Sites 1 – 5 are separated from sites 6-10 by a chained-off septic system area. All sites are full hook up sites with 20/30/50 AMPs. When you enter the park, you agree to indemnify, defend and hold harmless the Property Owner, Pecans and Pines RV Park LLC, and their principals, members, shareholders, partners, directors, managers and employees from and against and any and all claims, damages, losses, liabilities, costs and expenses (including reasonable attorneys' fees) arising out of or in connection with any type of personal injury that may occur while residing on the above property.
46. Wildlife Encounters. Due to the rural location of the sites in forested areas, there is a chance guest will encounter some type of wildlife. The grounds are treated professionally for ants; but due to the natural habitation of the forest, no refunds or compensation will be given for any problems resulting from pests inside or outside your RV. You may encounter bugs, spiders, flies, gnats, mosquitos, and possibly rodents. Geese, hawks, ducks, deer, squirrels, and other animals may also be encountered during your stay. Please do not feed animals you may see around the area. Do not allow children to play with, pet or feed stray animals. We are not responsible for any wildlife or animal encounters of any kind. Pecans & Pines RV Park LLC is not responsible for medical bills resulting from injuries resulting from encounters with wildlife or stray animals; as well as the natural sites with rutted, bumpy, or uneven terrain that guest may fall, trip, or hurt themselves, resulting in any medical issues or bills. Guests are camping at their own choice and risk and will not hold Pecans & Pines RV Park responsible for such risks or injuries.
47. Allergies and Sensitivities. Pecans & Pines RV Park LLC cannot guarantee sites to be hypoallergenic.
48. Drugs. Pecans & Pines RV Park has a zero tolerance for drugs on property unless prescribed by a licensed medical professional. ALL disruptive behavior related to drugs (prescribed or illegal) will be immediately reported to the Appling County Sheriff’s office for investigation and immediate removal of guests from Pecans & Pines RV Park LLC.
49. Liability. All outdoor activities involve certain inherent risk of injury, including the possibility of death. It is expressly understood and agreed that neither the owner, nor the management company of said premises, shall be liable for any damages or injury to guest, guest's guests or their families, or to any of owner's property from whatever cause arising from the occupancy of use of the premises and facilities. No property owners or Pecans & Pines RV Park LLC shall be held liable or responsible for any violation of these terms.
50. Advertising/Customer Reviews. By submitting any photographs through any of our online platforms or booking sites, said party and Pecans & Pines RV Park becomes the owner of the content and the content does not violate any rights of third parties, including rights of copyright and privacy. Pecans & Pines RV Park LLC may use photos of guest sites; guest public media posts and public customer reviews for advertising purposes throughout different platforms. If guest would prefer us not to use these pictures/reviews for advertising please disclose in writing 3 days prior to your arrival date to pecansandpinesrvpark@gmail.com. In addition guest/party grant’s Pecans & Pines RV Park LLC, an irrevocable, perpetual, royalty free, worldwide and transferable license to use copy, display, broadcast and otherwise use in any way, in any media, this content.
51. Freezing Conditions. (October-March) All possible precautions are made to alleviate any type of water freezing to the best of our ability. Please take the necessary precautions to winterize your RV from October to March. Pecans & Pines RV Park is not responsible for damages due to freezing temperatures.
52. Well Water and Septic System. Due to location, our sites are on well water and a septic system. Well water is known to have minerals and the water may have a sulfuric odor from time to time as it comes straight from the earth. We do our best to eliminate such odors. Our sites also have a septic system that is very efficient; however, it will clog up if improper material is flushed. DO NO FLUSH anything other than toilet paper! If anything is placed in the septic system other than toilet paper during a guest stay, additional fees may be applied to have the septic system cleaned out!
53. Disturbances. All guest disturbances, day or night, will be immediately reported to the Appling County Sheriff’s Office for investigation; this includes but not limited to partying, bad behavior, gunshots, domestic disturbances, and any other activities the property owner deems a disturbance or threat to other guests or neighboring property owners. Our property is situated in a quiet rural community surrounded by private property owners. We have no control over their activities or noise levels during your stay with us.
54. Cancellations. The March 14, 2020 Covid-19 pandemic was a widely publicized event. All guests are aware of the risks and therefore our full cancellation policy is in effect. Covid 19 is not a valid reason for cancellation; therefore, the regular refund policy applies to cancellations due to Covid. Any other guest cancellations, please refer back to your agreement made upon booking your stay through our online booking site. If payment was made directly through Pecans & Pines RV Park, cancellations must be made 3 days prior to the arrival date to receive a full refund minus a $10 cancellation fee. Cancellations made within 2 days or less, prior to arrival date, will receive a full refund minus a $25 cancellation fee.
55. RV Parking and Setups. Our sites are grassy, 35 ft x 65 ft. We are not responsible for any accidents/damages to your vehicle or RV as you park your RV in the sites. Pecans & Pines RV Park is not responsible for the safety of your vehicle or your RV when parking or departing your site. In the event, you damage any structure, equipment, or tree owned by Pecans and Pines RV Park LLC, you will be responsible for any and all damages and replacement of said property.
**LIABILITY NOTICE**
Acknowledging this contract signifies you as the guests (individual making reservation and all guests in the site during your stay) agree to all above policies and certifies you as the guest are 18 years of age or older. Pecans & Pines RV Park LLC is privately owned, the landowners are not responsible for any accidents, injuries or illness that occurs while on the premises or it facilities. The landowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. If anyone neglects to follow the rules, policies, and suggestions of Pecans & Pines RV Park, LLC they cannot hold us responsible for their actions, accidents, or neglect. Once your first payment is received, it is considered a rental agreement and is considered a legal and binding contract. Due to the fact that the occupancy and use of the site premises is unsupervised, it is understood and agreed that Pecans & Pines RV Park LLC shall bear no responsibility or liability resulting from the use and occupancy of the site’s premises. I agree I will not hold this establishment liable or any of its owners or members responsible for ANY injury/accidents or illnesses during my stay at Pecans & Pines RV Park LLC. Our Terms and Conditions must be received prior to your arrival. Reservations will be terminated without the Terms and Conditions being signed.
This Agreement constitutes the entire agreement and understanding between Pecans & Pines RV Park LLC and Guest and supersedes all prior or contemporaneous oral or written agreements and representations between the parties. The “Guest Terms and Conditions” are herein by reference as part of this Agreement. This Agreement may not be amended, modified or altered except in writing as signed by Pecans & Pines RV Park LLC and Guest. The Guest(s) signing this Agreement represents that he or she has authority to sign on behalf of all occupants of Guests designated RV site and acknowledges that this Agreement is enforceable against all occupants of the Guest’s RV site. This agreement could change at private property’s owner’s discretion at anytime. These terms and conditions applies to all guests and visitors that are invited to guest’s site at any time during guest’s stay at our facility whether they have signed this document or not, the booked guests assume the liability for bringing them onto our facility grounds Pecans & Pines RV Park LLC reserve the right to refuse service to any guest at anytime; either during booking, during your stay; extended stays; or any future stays with us.
I acknowledge I have received a copy of this agreement and am acknowledging by my signature below. I by my signature below agree I will not hold this establishment or any of its owners or members responsible for ANY injury/accidents or illnesses during my stay at this facility and acknowledge that there is risk of camping and assume liability for those risks and will not hold Pecans & Pines RV Park LLC liable.
This Guest Terms and Conditions Agreement must be e-signed at the time of booking through Campspot or returned to pecansandpinesrvpark@gmail.com prior to guest arrival or entry will not be given into Pecan & Pine’s private property. Upon booking a stay with us, guest is agreeing to our “Guest Terms and Conditions” agreement.

Visitors are the guest’s responsibility and all individuals at the guest’s site. This facility will not be responsible for their activities and assume liability for their actions. This Policy may seem exhaustive, but it is intended to ensure your stay is safe, enjoyable, and will help maintain the park’s peaceful atmosphere, offering your neighbors the same courtesy extended to you.
