Terms and Conditions

a. If there is cold weather or any other type of climate related issue, the Renter accepts there may be frozen water pipes.

b. Landlord is not responsible for any damaged or stolen RV or personal property, Renter must take reasonable steps to secure and protect their own RVs, vehicles, or any other property that they bring to the RV park.

c. Landlord will not insure Renters or their property in the event of theft, hail, wind, flooding, water damage, fire, vandalism, or any other similar or incidental events that cause damages to Renters or their property. Renters are responsible for purchasing their own insurance.

d. Renters agree to keep their RVs in good condition and maintain a pleasant appearance. RVs that are not in a state of good repair or are visibly dilapidated will not be permitted to remain on the premises.

e. Only one (1) RV shall be permitted on any site unless granted prior approval.

f. Fires must be kept at a reasonable level and must always be supervised by an adult.

g. Renters must keep their sites in presentable condition by limiting clutter around and underneath their RV’s. h. Littering and/or burning garbage is never permitted. DO NOT leave trash outside by your RV unattended.

i. During Renter’s absence, the site’s green space may be mowed by the Landlord. However, renters must ensure that the site is accessible to a mower, and that there are no impediments. Landlord will not move the personal property of Renters to make way for mowing, including lights, tables, hoses, or any other personal property.

j. Any deck, shed, gazebo, or similar structure must be approved by Landlord and be constructed to be visually appealing and maintained and in good repair at all times.

k. Tents are permitted only in designated areas on the site or by permission of the Landlord.

l. Renter cannot dump waste water (black tank) on the site or any unapproved part of the premises.

m. Renters will stay off of other RV sites unless invited by the site renter.

n. Renters shall not leave any personal belongings laying about. It is the responsibility of the Renter to secure their own sites. Landlord will not be responsible for any lost, stolen, damaged, or vandalized property.

o. Pets must always be approved by Landlord and kept on a leash. Pets must be under control at all times. All pets must be secured at night. Landlord will not be responsible for any harm that may befall a pet, regardless of the cause.

p. Renters, or any of their guests or visitors, shall not be allowed to remain on sites if they are behaving disorderly or abusive towards any person. Immediate expulsion of the offender and their entire party will be mandated in case of this behavior.

q. Renter’s, their guests, and/or visitors shall observe a minimal speed on the main entrance road and on all roads with RV sites.

r. OPEN FIREARMS DISPLAYED only in designated areas approved by Landlord.

s. Landlord is not responsible for any electrical components on RVs.

t. Disorderly conduct, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. They will be reason for immediate eviction without refund.

u. Service charges will apply to any site that has to be cleaned while you occupy the space.

v. Landlord has the right of entry upon the space at any reasonable time for maintenance of utilities, maintenance of premises, and the protection of the park.

w. No commercial enterprise will operate from the park unless prior authorization if obtained from the Landlord.

x. Renters will be responsible for following all rules and regulations of the Corps of Engineers.

y. Renters will be responsible for checking for any notices, rule changes, Corps of Engineers Rules and notices on the Community Bulletin Board.

z. Renter agrees that the rental of an RV spot does not designate the premises as a permanent residence.

aa. Landlord reserves the right to evict or refuse service to any person or persons who break or disregard any rules without refund. Landlord reserves the right to make changes to the rules, regulations and fees when necessary.

bb. This property is under 24 hour video surveillance. Equipment in use is to aid in the prosecution of any crimes committed against the property.

cc. Please, abide by the speed limit on the main road in efforts to ensure safety of the guests.

 

Cancellation Policy

We are happy to provide a full refund less a $5 processing fee for cancellations made at least 7 days prior to the reservation start date. For cancellations made within a 7-day period, we can offer a refund minus a $20 fee.
