Cancellation Policy

CANCELLATION  POLICY    -   HOLIDAYS (Memorial Day, 4th of July, Labor Day and Columbus Day) ARE NON-REFUNDABLE

PLEASE READ IN FULL TO MAKE YOURSELF AWARE OF THIS CANCELLATION POLICY.

***PLEASE NOTE: original booking date within the no refund period, will have a one time change allowance, and there will be no refund on the changed future reservation. 

CANCELLATION POLICY:  Please read in full.   HOLIDAYS (Memorial Day, 4th of July, Labor Day and Columbus Day) ARE NON-REFUNDABLE

1 - 13 days reserved - 21 day notice for cancellation - ANY and ALL cancellations/changes will incur a $35 cancellation fee.  Cancellations/changes must be made more than 21 days prior to the date of check in, in order to receive a refund less the $35.00 cancellation fee.  If cancellation/change is made 21 days or less to the date of check in, there is no refund. 

14-29 days reserved  –  60 days notice for cancellation - ANY and ALL cancellations/changes will incur a 20% cancellation fee.  Cancellations/changes must be made more than 60 days prior to the date of check in, in order to receive a refund less the 20% cancellation fee.  If cancellation/change is made 60 days or less to the date of check in, there is no refund.   

30 days or more reserved - 90 day notice for cancellation - ANY and ALL cancellations/changes will insur a 20% cancellation fee.  Cancellations/changes must be made more than 90 days prior to the date of check in, in order to receive a full refund less the 20% cancellation fee.  If cancellation/change is made 90 days or less of the date of check in, there is no refund.

NO REFUNDS for  no  call/no  show,  weather  or  conditions  beyond  our  control,  There  are  no  refunds  for  early departures  or change of plans for  any  reason.  You  are  responsible  to  pay  for  any  damages  caused  by  yourself,  guest  or  visitor  in  your  party.
