Pinecove RV Park, Lewiston, California

Welcome to Pine Cove, we sincerely hope your stay with us is pleasant. To this end the following Rules and Regulations have been established.

1.     Rents and Utilities: Metered electricity is charged at the prevailing rate and billed with the rent. Rent is due on the first day of the month. Rent received after the 10th of the month will be subject to a $25.00 late fee. Any other charges (propane & trash) are also due at this time.

2.     Mobile and RV Spaces: Tenants shall maintain their space in a neat and orderly fashion. This includes watering and weeding, picking up needles and leaves as necessary. The spaces will be moved every other week during the summer, as long as we are able to provide a person to do this job. If you have a fenced-in area it is your responsibility to keep it watered and have it mowed. If your space is neglected management reserves the right to take over the space without notice, and bill tenants for the maintained cost. Digging of holes is not permitted without prior approval, as there are underground utilities. Tenants will be held responsible for any damage done while digging without approval. All trees and shrubs planted by tenants shall be left in the ground when the space is vacated. Management does all the trimming as necessary, Do not cut branches or nail anything into the trees. Sleeping outside mobiles or RVs is not permitted. No tents are allowed in the park. Wood or pellet stoves are NOT permitted. You many only use the small television satellite dishes. You must have an adaptor and pay extra for the high speed internet. Guests may stay a maximum of two weeks only.

3.     Structures: Skirting is required after 90 days. No RV shall be sold without permission from management. Management must approve construction of any kind: skirting, decks, room additions, etc, before construction has begun. You are allowed one small shed if you live here full time, you may be able to have an off site shed if space allows. Any tenant owning an off lot shed will be charged the full time rate. No one is allowed more than two sheds. Prior approval is required before any RV or shed may be placed in the park.

4.     Refuse: There are four trash houses located in the park. These must be used for household trash and garbage only. Cardboard boxes must be broken down and stacked flat along the sides of the shed. No construction material may be put into the trash house. You or your builder must dispose of any material at the Weaverville Dump. Fish parts must be disposed of in the can by the fish-cleaning house. Only fish caught in Lewiston Lake may be cleaned here. For a small fee, we will happily take them to the dump for you.

5.     Laundry and Restroom: These rooms are public convenience, and must be maintained as part of your home. All equipment, floors, and walls must be left clean after use. Absolutely, no washing of large blankets or comforters in the washing machines.  

6.     Parking: Each space is allotted one space in front of their unit, and one at the back of the park as space allows. This includes boats, and additional vehicles. You may not park in any other space or in front of another trailer, even if it is unoccupied. Under no circumstances are you allowed more than two parking spaces in the park. Do not park in the street by the patio area. See management if you have a special parking problem. We will store one boat for the winder, as long as it is on a trailer. You must leave a key for any locks on the trailer in case we have to move it. If your boat is at the marina, you must keep the trailer there as well. No empty boat trailers allowed in the park. You may not store anything here for a friend or relative. When you leave for the winter, you must take all vehicles with you, other than agreed upon boat and trailer. We are not a storage facility. Guests are only allowed to stay two weeks and management should be informed of who is staying and when they are leaving.

7.     Speed Limit: The speed limit in the park is 5 mph! The rule is strictly enforced. Children are not allowed to ride bikes, skateboards, play ball, roller skate on the park grounds. Children must be with an adult at all times.

8.     Pets: Pets are accepted only upon approval from management. You may not have more than two animals per household. Dogs must be on a leash and walked outside the park and marina grounds. You are responsible for picking up after your pet immediately. Barking dogs will not be tolerated. Please do not tie animals to trees or leave them unattended outside. If you do not comply with the pet rules you may be asked to leave the park.

9.     Peace and Quiet: All noise, radio, TV, etc, must be operated at a reasonable level during the day, and turned off by 10:00 p.m. Party noise must also cease by 10:00 p.m. other than special events sponsored by the park.

10.  Recreation Facilities: The clubhouse and patio area are for the use of all tenants. A responsible adult must supervise children at all times. No one under the age of 16 is allowed to use the pool table or organ. Permission is required to use the kitchen area.

11.  Mail: Mailing address is 9435 Trinity Dam Blvd. (Space #), Lewiston CA 96052. You must have your space number on all mail. We require a $50.00 deposit on all mailboxes, which is refundable upon return of mailbox keys. You must fill out a form at the Lewiston Post Office to receive your mail here.

12.  Sale of Unit: Management must approve any newspaper giving address or phone number. Units may not be rented or sub-let. Management must also approve prospective buyers, if unit is to remain on park property. If you have an off lot shed, and your buyer does not intend to live here, year round they may not purchase the shed. If they chose to use the shed, they will be charged the full time rate. You may post two for sale signs, one on the front and one on the rear of your trailer.

13.  Termination and Responsibility: This is privately owned land. Management reserves the right to give written eviction notice for any infraction of the rules and regulations. Any illegal activity, illegal substances, unacceptable behavior, or non-payment of rents or other charges will result in eviction. Park owners are not responsible for accidents or injuries, or for loss due to theft, fire, wind, snow, water, or any “act of God” which is beyond our control.

14.  Vehicle Washing: An area is provided behind the clubhouse for all vehicle washing. You may not wash vehicles at your site. Engine and car repairs may not be done in the park.

15.  Propane: Business hours for obtaining propane are from 8am – 4pm. Please fill up before storms. This will be billed and charged on an upcoming billing.
