Pipestem Camping at Route 20 Market & Grill, Pipestem, West Virginia
All campers are required to sign that they have read and agree to honor all Campground Rules & Regulations, as well as a Waiver of Liability. The rules and regulations are set in place for the safety and security of all our guests and staff. Any violation of these rules may result in immediate eviction from the park with NO refunds given.
Deposit Requirements - To reserve your site, you will need to provide a 50% deposit for your stay at the time of booking. The remaining balance can be paid at any time but will automatically be collected three days prior to your arrival.
Cancellations & Refunds - We understand that sometimes you will need to cancel your reservation, and you may make changes and cancel your reservation online. Any cancellations made with fifteen (15) or more days advance notice are entitled to a full refund, less a $35.00 cancellation fee. Any reservations canceled within fourteen (14) or less days advance notice are not eligible for a refund. Any funds not refunded, less the cancellation fee, will be applied to a User Credit account. You will have 90 days from the date of cancdellation to reschedule your visit and have those funds applied to your new reservation. You may reschedule your stay anytime within the 365 days of your original arrival date. Rescheduled stays are not eligible for a refund if cancelled.
Credit Card Security - Your credit card information is stored and processed securely. By submitting all your payments through our secure online system, we can maintain the safety of our your card information.
Emails - To provide you with the best customer service, we will send you confirmation and notification emails from the start of your booking up to the end of your stay. If you are not receiving these emails, please check your Spam folder. If you are still not receiving these emails, please send us an email to stay@pipestemcamping.com to ensure that we have the correct email(s) on file.
Check-in/Check-out - Check-in time starts at 3:00pm and Check-out time ends at 11:00am. We do offer a courtesy extenstion for check-in/check-out, but they are not guaranteed as we cannot overlap arrivals and departures. If you need to arrive early or leave late, please call us to see if that option is available for your visit. If you arrive early, without an early check-in confirmation, you may have to wait to check-in until your site is ready. If you stay later than your confirmed departure time without prior confirmation, you may be charged a fee of $50 for Delayed Departure.
Site Vehicle Limits - There is a maximum of two vehicles per site, with the exception of our seasonal campsites. Two vehicles may include one camper and one car/truck or two cars/trucks (for tent sites). All vehicles must fit properly on the assigned site. Do NOT park on other sites or on the grass at anytime. Please let us know if you need parking for additional vehicles, as we are happy to assist you.
Rules & Regulations
1. Please keep your site clean and leave it as you found it. Sites requiring additional attention after a guest's departure will be charged a $50 Clean-Up fee.
2. Do NOT bring or dispose of any outside or oversized trash in your bin as space is limited and disposal is costly. If you need to dispose of a large item, please visit the store for assistance. We do offer a $15 Trash Disposal fee for outside or oversized items.
3. All sewer connections must be completely sealed and locked airtight. A $50 Clean-Up fee will charged for any negligent leakage. If you need the proper equipment, please check the RV section in the store. If you are not sure of what you need, please ask for help.
4. We do advise all guests to use pressure regulators for water and surge protectors for electricity to protect your camper and your property.
5. All personal property should be stored or locked up accordingly, including bikes, trailers, and vehicles. Personal property is privately owned, and Pipestem Camping will not be held responsible for any damage or loss to your personal property.
6. All guests are responsible for their own conduct and that of their visitors. Guests will be held liable for any damage resulting from the actions of themselves, their guests, children or pets. Children under the age of 10 MUST always be supervised by someone who is at least 14 years of age and older.
7. There will be no stick or rock throwing of any kind, including into the creek beds. Children who are reported throwing rocks will be considered too young to be off their campsites by themselves.
8. Do NOT allow your children to pick up and throw or hit the rocks on your site. Throwing/hitting rocks that damage property on another site will be considered your resposiblity to repair.
9. This is a family and pet friendly campground! The speed limit is 5 mph and will be strictly enforced by our Safety Officer. Speeding offenses will result in your loss of privilege to drive within the campground.
10. Quiet hours begin at 11pm and end at 8am. On weekends, quiet hours may be adjusted to accommodate activities and events. During quiet hours, please be respectful of your neighbors by keeping noise to a minimum.
11. Only licensed drivers may operate gas-propelled vehicles in the park.
12. Riding bicycles after dark without the proper lighting is prohibited. Children should be encouraged to use proper protection equipment when riding bikes, scooters or other forms of transportation around the park.
13. Be courteous of other guests and ONLY use roadways and access paths to travel through the park. Walking or biking through other campsites is prohibited. Children who are reported walking through other people's sites will be considered too young to be off their campsites by themselves.
14. Bullying and harassing behavior of any kind is NOT tolerated; this includes threatening or using force against another guest. This behavior is grounds for immediate eviction from the property. Children who cannot play nicely with other children may be restricted to their campsites.
15. We are a pet friendly campground and welcome ALL well-behaved pets. Fencing is allowed when pets are supervised outside, and tethers must not extend beyond the limits of your site. We do NOT allow pets to be kept in crates outside at any time. The use of crates in your camper is perfectly acceptable.
16. When walking off your site, pets MUST be leashed and kept under control. Owners MUST always clean up after their pets, both on and off their sites. Any animal that shows overly aggressive behavior may be asked to wear a muzzle for the safety of our other guests and their pets.
17. For your convenience, the park offers bathing and laundry facilities. Please help us keep these areas open by using them properly and cleaning up after yourself when you are done. Children should NOT be allowed to go into the bathrooms without supervision.
18. Pets are not allowed in the bathrooms or laundry facilities, and no pet items should be washed or dried in our laundry machines.
19. Dishwashing in our bathrooms is PROHIBITED!! Not only is this unsanitary, but it also causes unnecessary plumbing expenses.
20. Facilities may be temporarily closed for maintenance or other health and safety related issues. Please observe all signs posted!
21. Smoking and/or vaping is not allowed inside any building, and all cigarettes must be disposed of properly and NOT thrown on the ground. Littering will result in a $50 Clean-Up fee being charged to your account.
22. Garbage bins have been placed all around the campground for your convenience. Please do not throw any trash, including food items, on the ground. While food may seem okay because it is biodegradable, it does promote pest issues within the park when disposed of improperly. Littering will result in a $50 Clean-Up fee being charged to your account.
23. Fire rings are provided at each site for your enjoyment and convenience. They should NOT be moved. Fires are permitted in the fire rings ONLY, and NO trash of any kind, including cardboard or paper, may be disposed of in the campfires per Summers County regulations. Should a county or state official fine the campground due to improper burning of trash on your site, you will be required to pay that fine. If trash is burned in your campfire, there will be a $50 Clean Up fee charged to your account.
24. All fires must be kept to a reasonable level, so as to not escape the fire ring. Fires must NEVER be left unattended, and all flames MUST be extinguished before leaving the site or going to sleep.
25. Due to invasive pests and diseases that can hitchhike on firewood, bringing firewood into West Virginia from out-of-state poses a serious risk to West Virginia trees and environment. West Virginia utilizes federal and state regulations to prevent the spread by prohibiting the relocation of firewood both within the state and across adjacent state borders. Firewood is available for purchase at the store.
26. The natural beauty of West Virginia will leave you breathless. Trees and bushes are a big part of our park's beauty and natural protection from the environment, and they are not to be defaced or destroyed for any reason. Please do not nail anything into, carve into, break off, or chop down any trees within the park. There are many ways to safely use hammocks while protecting our trees.
27. Please do not place outside carpets on the grass. These items may be used on the patio/decks and graveled areas.
28. Clothes lines are NOT allowed at your site. Temporary clothing racks may be used to hang towels and swimsuits out to dry.
29. Firearms may NOT be used inside the campground. Firearms MUST be kept in a secure and safe place in accordance with State and Federal law. Brandishing any weapon in the campground, may result in removal from the park with no refund.
30. Fireworks or firecrackers of any type are strictly prohibited within the park.
31. There will be no soliciting of any kind.
Liability Waiver
I certify that I am 18 years of age and that I have read and understood the rules and regulations upon which I am renting accommodation, equipment and amenities at Pipestem Camping. I hereby agree that I will follow all the rules and regulations presented to me or risk expulsion from the campground with no refund. I hereby agree that as the primary renter of the site assigned to me, it is my responsibility to ensure every person of every age in my care will also follow all the rules and regulations that have been set out before me at the risk of expulsion. I hereby agree that the sole responsibility for mine and my guests’ safety lies with me.
In agreeing to this, I acknowledge that any outdoor and/or water activities and/or exposure to the natural elements and animals can be dangerous and sometime result in injury and even death. I understand that water facilities contain inherent risks; animals and insects can threaten and infect or injure; exposure to the elements can cause hypothermia, sunburn, among other risks inherent in participating in camping, outdoor and water activities. In addition, I understand that alcohol and/or drugs do not mix safely with any outdoor activity and pose significant risk of injury or death if used. Nonetheless, I assume all related risks, both known and unknown, and I agree to hold Pipestem Camping LLC dba Pipestem Camping harmless for errors, omissions, acts or failures of any party or entity conducting a specific event or activity within the campground.
I acknowledge and agree that I am here of my own free will, and entirely at my own risk. I understand that these injuries or outcomes may arise by my own or others’ negligence; the conditions of my use of amenities offered at the premises; or related to travel to and from the premises. I hereby waive, release and forever discharge Pipestem Camping LLC dba Pipestem Camping and its affiliates, managers, members, agents, attorneys, employees, staff, volunteers, heirs, executors, administrators, representatives, predecessors, successors and assigns from any claims resulting from physical or personal injury, pain, suffering, illness, disfigurement, temporary or permanent disability, loss or death, and any property damage that may occur caused by fire, theft, vandalism, water or land-related accidents, natural events or any other occurrences or mishaps related to my stay at the campground.
I fully understand that this is a release of liability, and I agree to voluntarily give up or waive any right that I otherwise have to bring legal action against Pipestem Camping LLC dba Pipestem Camping/Route 20 Market & Grill for any personal injury or property damage whatsoever or for accidental negligence on the part of Pipestem Camping LLC dba Pipestem Camping/Route 20 Market & Grill, its agents and employees. This waiver and release of liability shall remain in effect for the duration of my presence at the campground. I further agree to indemnify, defend and hold harmless Pipestem Camping LLC dba Pipestem Camping/Route 20 Market & Grill against all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise, including attorney’s fees and any related costs, brought by me, my guests, or anyone on our behalf.
