CHECK-IN/CHECK-OUT
RV site check-in is 2:00 p.m. and check-out is 12 p.m. Cottage check-in is 3:00 p.m. Check-out is
10:00 a.m.
QUIET HOURS
We want all guests to be able to relax and enjoy their stay, while being mindful of others at all times.
Quiet hours are between 10:00 p.m. and 7:00 a.m. During this time, please respect others and
refrain from noisy activities.
OCCUPANCY LIMITS
RV reservations include two adults and up to four children per RV. Additional guests will incur a fee
of $5 per day or $50 per month. A maximum of six guests are allowed per RV site.
Cottage reservations include two adults and up to two children in a cottage with no loft and 4
children in a cottage with a loft. Additional guests will incur a fee of $5/day or $50/month. A
maximum number of 4 guests is allowed per cottage with no loft. A maximum number of 6 guests (2
adults & 4 children) are allowed per cottage with a loft.
Cottage rentals of 30 days or more require a $400 security deposit, of which $200 is a NON-
REFUNDABLE cleaning fee.
RV site rentals of 30 days or more require a $150 electricity deposit.
CAMPFIRES
Campfires/ Firepits are not permitted on the grounds at Plantation Oaks Resort at Varner Creek.
Only use self-contained units that are at least 6 inches off the ground. Do not leave fires unattended.
All fires must be extinguished by midnight. Management assumes no responsibility for loss by fire,
theft, accident, acts of nature, etc. Due to extreme fire danger and droughts, fire bans have been
issued in the past. Guests must abide by local fire laws and restrictions. Prior to starting a fire, be
sure to check for local burn bans. All fires must be under control, of reasonable size, monitored at
all times, and properly extinguished.
VEHICLES AND GOLF CARTS
While on the property we ask all guests to maintain a speed of 5 MPH. We ask guests to only bring
two automobiles per site. Please do not park in the road. All ATV/UTV-type vehicles are prohibited.
Please be aware that the road around the pond is ONE-WAY. You must enter the cottage area on the
North side of the resort and exit on the South side. All traffic must remain on the paved roads
within the resort and follow the exit road at the back of the office around the building to the resort
entrance/exit.
Personal golf carts must be insured, registered and driven by guests 18 years and older. Operation
of any vehicle while intoxicated is prohibited by law. Disorderly or reckless driving will result in
suspension of privileges or eviction from the resort. Carts must be parked at your RV site by 10:00
p.m. All persons on the golf cart must always be seated, one person per seat. The speed limit
throughout the park is 5 mph. Any and all vehicles must always follow this speed limit, and watch
for children, pedestrians, and animals that may be sharing the roads. Operation of a golf cart or
vehicle is restricted to licensed drivers only. Anyone under the legal driving age or unlicensed
persons are not to operate these vehicles at any time, whether riding with an adult or not, due to
the safety risks. We kindly ask that all guests remain on the roads that are established within the RV
resort. Vehicles must have functioning headlights and for the safety of everyone involved, they are
required to be used at dusk. If your vehicle does not have operable headlights, use is restricted to
daylight hours only. Owners/drivers are responsible for any damage they incur.
BICYCLES AND SCOOTERS
Bicycles and scooters are required to have lights at night. All low-riding toys must have a flag of at
least four (4) feet tall when riding in the resort.
POND
While on property, guests have access to a pond. Guests are responsible for their own safety and
should abide by signs. The pond water is not suitable for swimming. Children must be accompanied
by an adult in the pond area. Fishing is permitted as catch and release only.
FRONT DESK/CLUBHOUSE
Hours of operation are from 9:00 a.m. – 6:00 p.m., Monday through Friday; Saturday hours are 9:00
a.m. – 3:00 p.m. and closed on Sunday. Hours are subject to change.
LAUNDRY/ EXERCISE FACILITY/ SHOWERS
Available 24/7 for guest convenience.
SMOKING
Smoking cigarettes, vapes, e cigs, and any other tobacco-related products are prohibited inside
facilities, cottages, or common areas. Guests are allowed to smoke in designated smoking areas
outside of the clubhouse.
PETS
We want all members of the family to be part of your vacation, even the furry ones! We love and
welcome well-mannered dogs, 45 lbs. or less, to our property. No more than 2 dogs per cottage rental. Guests with dogs in
rental cottages will incur a $300 PET DEPOSIT, of which $150 is a NON-REFUNDABLE Cleaning
Fee. Any additional cleaning or repairs required on cottage rentals beyond the standard fee will be
charged to the guest’s payment method on file.
We require that pets are healthy, not ill (coughing, vomiting, diarrhea) or carrying any susceptible
diseases or illnesses, and are up to date on vaccines. Dogs must remain on a leash and in control by
the owner outside of cottages and RV sites. Dogs should not be loud or disruptive and should never
be left unattended. Owners are responsible for cleaning up after their pet as well as any property
damage caused by their dog.
Trained service dogs are welcome on the property with documented proof of training and must
always wear a service vest while outdoors.
Aggressive dogs will be asked to leave.
RV HOOKUPS
All sewer hoses must be undamaged and sewer connections must be tight. Any discharge of
wastewater onto the ground is prohibited.
MAIL FOR MONTHLY GUESTS
Please include your cottage or RV site number when utilizing our address for delivery. Mail slots are
located in the hall in the Office/Community Building that you can enter through the North side of
the door marked “Registered Tenants Only”, which is accessible 24/7. We will sort the mail in to
your mail slot OR if you have a larger package, it will be placed on the shelves or along the hallway
wall. Adults only must pick up Mail/packages.
Guests are responsible for the actions of their party, including visitors and children. Children under
the age of 14 must be accompanied by an adult anytime throughout the park. Guests or visitors may
be asked to leave if intoxicated/under the influence, using profanity, or exhibiting rowdy or violent
behavior. ATVs, motorbikes, and fireworks are not allowed in the resort.
CANCELLATION POLICY
Cancellations occurring 14 or more days prior to scheduled arrival will incur a $25 cancellation fee.
Cancellations less than 14 days prior to scheduled arrival will forfeit their deposit. Cancellations
must be made in writing, by email, to admin@plantationoaksresort.com. Early departures, for any
reason, are not eligible for refunds. Special requests for refunds must be submitted in writing and
are at the discretion of the resort.

Plantation Oaks Resort at Varner Creek is not responsible for damage, injury, or loss to
either person or property. Plantation Oaks Resort at Varner Creek, its owners, and its
management absolves itself from any and all liability and responsibility pertaining to
loss by fire, theft, weather, Acts of God, property damage, accident, or any other cause.
