Terms & Conditions

General Rules:

● Rates include 2 adults & 2 children under 5. Additional persons over 5 years old are $3.50 each per day. Maximum 6 guests per site.

● Up to 2 vehicles allowed per site: one vehicle + one golf cart. Additional vehicles ($5.00 per day) must be parked in designated overflow areas.

● Boat parking is not permitted within the park.

Important Times:

• Check in is at 2 PM and entitles you to your site until 12PM the day after check in. 

Early check is permitted with additional fees. Please reach out to: (361) 484-9737 if you have any special request. 

• Check out time is 12 PM. You do not need to contact the office for check out, unless you need to pay for an after-hours check in.

Late Check-Out:

If you wish to extend your stay or depart after 12:00 PM, please notify the office by 10:00 AM on your scheduled check-out date. Extensions are subject to availability and may not be at the same site. Late check-outs will incur a fee of $5 per hour until 3:00 PM. After 3:00 PM, an additional day’s charge applies.

Quiet Hours: 10:00 PM to 7:00 AM

Cancelation Policy:

We understand that plans may change, and we strive to accommodate our guests to the best of our ability. Please review our cancellation policy below:

- A $25 deposit is required at the time a reservation is made.

- The remaining balance for your reserved stay will be charged to the card you provided one month prior to your stay.

- Should you cancel your reservation with more than two weeks' notice, only the deposit ($25) will be forfeited, and the remainder of your balance will be refunded.

- Should you cancel your reservation with less than two weeks' notice, you will receive a refund of 50% of the total balance of your stay.

- Should you cancel your reservation with less than 48 hours' notice, no refund will be issued, and you will forfeit the entire balance of your stay.

Site Changes

You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.

Visitor Policy:

All visitors must register at the office. A daily fee of $5.00 per visitor applies for using facilities including restrooms, showers, pools, spa, and laundry.

Open Fires

Open fires are not allowed in our park. Fires must be in firepits or designated fire rings. We have portable fire pits available for guests to rent for the night. 

Site Maintenance:

Please keep your site clean and tidy. A sewer hose "donut" or "L" connection is mandatory.Keep black water tanks closed.

Parking

Please do not park your vehicle, trailer, or boat in an adjacent site. Parking on the grass or in unassigned sites is strictly prohibited. Vehicles must be parked in designated areas only.

Speed Limit

The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.

Pool Access:

Only registered guests are allowed access to the pool on weekends, holidays, and during fishing tournaments.

Pool and Spa Rules:

● No lifeguard on duty. Swim at your own risk. Pool hours: 10:00 AM to 10:00 PM.

● Children under 12 must be supervised by an adult.

● Proper swim attire required. No glass containers.

● Spa is for adults only (18+). Health restrictions apply.

Fish Disposal:

Do not dispose of fish or fish guts in dumpsters. Use designated fish cleaning stations at boat docks.

Storage

Storage is not allowed under or around your RV or picnic table.

Pet Policy:

Pets must be leashed and supervised at all times. Aggressive breeds are not permitted. Use the dog park for exercise and relief. Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. 

Liability:

The park is not responsible for damage to personal property or injury. No landlord/tenant relationship is established with guests.

Long Term Stay: 

Changes in terms of stay must be communicated to the office 10 days prior to the scheduled departure for multi-month or long-term rentals.

Due on the first of each month. Late fees apply if paid after the fourth day ($25 on the first day and $10 each subsequent day).

Electrical Use

You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Laundry

The laundry room is open 24/7. Change and Vending available. Please do not leave your laundry unattended. We are not responsible for accidents or theft.

Restrooms

For the comfort of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean, please. Guest 

Fireworks:

Fireworks are strictly prohibited in our park. The prohibition of fireworks includes sparklers, smoke bombs, aerials, and firecrackers.

Repairs

Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.

Safety and Emergencies

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site. 

Enforcement and Compliance:

Strict enforcement of rules is in place to ensure a pleasant stay for all guests. Non-compliance with park rules may result in immediate eviction without refund.
