Queen And Duke RV Resort Rules and Regulations

Check-ins and Check-Outs

  • Check in time is 2 pm and check out time is 12 pm strictly unless otherwise approved by the management in advance.
  • Any unnotified late check-outs will be subject to $5 fee per hour
     

Reservation Cancelation Policy (updated)

  • 48 Hour cancelation notice prior to the reserved arrival date required for the short terms and 10 day cancelation notice is required for monthly reservations. Full refund will be processed between 5-10 business days. $5 cancellation fee for daily/weekly reservations and $25 cancellation fees for monthly reservations will be charged to cover merchant processing fees and administration fees.
  • Daily/Weekly cancellation: The cancellation fee is $5 for daily/ $10 for weekly. The late cancelation fee of $25 will be added with less than 48 hour notification prior to the arrival date. No refund will be made after 12 am on the arrival day.
  • Monthly cancellation: The cancellation fee is $25 for monthly reservations and the late cancellation fee is $50 for notices less than 14 days prior to the arrival date. The deposit will be forfeited for reserving the space for cancellations with less than 10 days’ notice prior to the check-in date.

 

Payments, Deposits & Refunds (updated)

  • Site payments and deposits are to be paid in advance.
  • For long term stays more than a month, 14 day notice will be required to get full deposit refunded. There will be a $100 clean-up fee added to the final invoice if anything is left behind. The deposit will not be returned with less than 14 day notice before departure. 
  • When an extended-stay lease for just one month is terminated earlier than its original 30 day term, pricing will change back to weekly and daily pricing. (If 1 month’s rent term is terminated after one week and 4 days, we will apply weekly charges for a week and daily charges for 4 days instead of charging monthly fee applied at the time of application.) Early termination fee of $25 will be applied as well. 
  • Pay any outstanding balance at arrival if applicable. Extended-stay campers, please pay on due date. Late fee of $25.00 will be assessed if you are more than 3 days late on your payment unless you have made special arrangements with Management. A $10.00 fee will be added beginning the 4th day, each day, until delinquent rent is paid, and the park will send a written notification of eviction. If delinquent rent is not paid by 7TH day after the due date you will be required to leave the park.  
  • Every camper must have a card on file. Any unpaid balances can and will be charged to this card unless another form of payment is given at the time the payment is due. 
  • In case of non-payment, the Park will put a written notice on the RV and the campers should vacate in 72 hours
  • The renter agrees that in the event of delinquent rent and or failure to comply with rules and requirements that the Park has the right to have any vehicles or other objects removed from the site at the renter’s expense.     
  • Discounts are applicable to daily and weekly rates only unless otherwise specified by the management.

 

Guest

  • Guests are responsible and must accompany any children under age 16.
  • Guest for more than 24 hours stay at the site must be registered with the park. Guest per night pricing: $2/night
  • Guest(s) using pool area MUST be registered at the park at least 24 hours prior using the pool and pay $2 per visit. There will be $25 fine to the responsible camper if non-registered guest use the Pool.

 

Pets

  • No aggressive or constantly barking dogs. (Determined at Park Manager's discretion based on complaints raised by neighboring campers)
  • If any campers’ dogs, or other types of pets, attack or cause injuries to other campers and/or their pets, it will be the dog owner campers’ sole responsibility to cover the loss and hospital bills. 
  • Dogs must remain on a leash at all times in Park. Do not leave dogs tied up outside when you are not home or overnight. Please clean after your dogs at all times. In case dog wastes are not picked up in your yards and the park management has to clean them for you, $25 cleaning fee will be charged at each occurrence and an official warning will be issued. Campers with three warnings will be asked to move out instantly at their costs and deposit will be forfeited to cover the park’s loss. 
  • All cats must be kept indoors unless leashed.
  • Pets with contagious disease are not allowed in common amenity areas and must be kept indoors until cured.
     

Utilities, Sewage and Trash Disposals

  • Please help conserve electricity and other utilities. No car, truck or RV washing with RV Park water. 
  • No commercial use of park electricity and water are permitted.
  • Only RV/Septic safe toilet papers in toilets.  No other object including but not limited to wipes, birth control products, and sanitary napkins are not allowed to be flushed in the sewer. 
  • Do not store or leave your trash bags on the lot. Please put in dumpsters immediately. 
  • Dumpers on site are for bagged trash only. 
  • In case of emergency, call 911 first and then contact us.  All other matters including but not limited to any electrical issues, please contact the park first. Campers do not have any right to manipulate park properties unless clearly permitted by writing by the park. 

 

Playground, Pool, Walk Trails and other Park facilities

  • Please use at your own risk. We don’t offer watching guards If you have any safety concerns, please let us know right away so we can take proper actions.
  • Children under 16 yrs old must be supervised by their parents at all times.
  • No alcohol in the pool and playground areas or any public areas of the park. 
  • Fireworks or open fire are NOT allowed in the park


 

Laundry

  • Our laundry house is open 24/7. Quarters and supplies may be purchased in the office during office hours

Mail

  • We accept mail delivered to the park for extended guests with clearly stated RV space # and name for you.  However, we will not be responsible for lost mails or mails delivered after your leave.
  • We will not handle packages for campers since the park office will be closed in the afternoons. We are not responsible for any loss of campers packages delivered to the Park.

 

Parking and Speed Limits

  • Speed limit is 5 MPH. 
  • Only 1 RV and 2 vehicles per RV site allowed. Additional autos should be arranged separate parking with the office.
  • No parking on the grass or in empty sites. 
  • No cargo trailers or trailers of any kind allowed in sites.
     

 

RV 

  • All units must be hooked properly (factory hook ups) to sewer (L's must be used), water (no dripping connections) and electricity. No generators allowed unless approved by management due to emergency.
  • RV's must have all holding tanks and be self-contained if unplugged. 
  • We do not allow window air conditioners. 
  • All units must be kept in good condition with all covers in place, windows repaired with like materials etc. This will be at Park Managements discretion. 
  • All RV’s and other vehicles must be capable of being moved, upon notice, and within 24-hours. If an owner of an RV or other vehicle cannot remove the same, the RV or vehicle may be removed by a third party at the owner’s expense.
  • All RVs in the park should be less than 15 years old models at the time of move in unless remodeling year is confirmed and approved by the management office. Any RV(s) move in after July 1st, 2022 should be applicable to this revised rule.  

 

RV sites

  • Do not drive or push anything into the ground without managements permission.
  • Operating a business out of a site is prohibited.
  • Sites must be kept clean and free of clutter. (Determined at Park Manager's discretion based on complaints raised by neighboring campers).
  • No open fires, all fires must be in an approved fire pit with protective screening.
  • No vehicle repairs allowed on premises and all vehicles must be operable with current registration. Park your vehicles on gravel only. Not in the yard.
  • No rugs on the grass and No clothes lines on RV sites 
  • Up to 10 items including potted plants, patio furniture, satellite dishes and barbecues allowed as long as they are kept neat. 
  • No outside appliances unless they are under the covered patio and approved by management.
  • No fireworks or firearms are allowed anywhere on the property.
  • Domestic disturbances, disruptive, harassing, aggressive or threatening behavior will not be tolerated and will lead to eviction from the park. 

 

Peaceful and Quiet Environment

  • Quiet hours are strictly enforced, and Quiet hours in the park are from 8:00pm to 8:00 am during wintertime, November to March, and 9:00pm to 8:00am for the rest of the year. Repeated violation of quiet hours will result in an official warning. 
  • If law enforcement is called due to violent or threatening words or action, the camper will be asked to leave immediately. No refund will be given. Campers with any violent behaviors including carrying dangerous weapons outside their RVs and threatening other campers are subject to immediate eviction without notice.
  • RV site user is responsible for their own proper conduct and that of all visiting guests and occupants.  Improper conduct will cause eviction from the park. (at park managers discretion). 

RV Park Use Agreement

General 

  1. The park notified me(us) that there will be no watch guards for their amenities.
  2. Children under 16 yrs. old must always be supervised by their parents. RV site users are responsible for their own proper conduct and that of all visiting guests and occupants.  
  3. No parking on green areas or park’s main roads allowed. Two parkings per site allowed. Additional parking permits should be purchased at $45/mth.
  4. No alcohol in the pool and playground areas or any public areas of the park.
  5. Breaking/damaging/stealing park properties will result in paying a fine of $25 per incident plus replacement cost including labor and shipment. Tenants cannot use or manipulate the park’s properties, other than provided amenities, including but not limited to tools and pedestals without obtaining park’s permission.
  • Electrical System damage caused by camper with old, damaged RV wires or short-circuit issue of the RV: RV will be immediately disconnected from the power post and a surge protector will be required to reconnect. After that, 7 days will be given from the notified date for appropriate repairs. If the park’s electrical post is damaged, the actual repair cost will be billed to the camper.
  • In case of a water damage/leakage, RVs will be disconnected from the water source and owners will be notified. If the problem is not fixed within 7 days from the notified date, the park will issue an official warning and $50 fine for the water bill. 

____ I understand that we are using park amenities at our own risk. The park will not be responsible for any type of incidents.

____  I understand that any misbehavior of my minor(s) and my guest(s) will be my sole responsibilities

____  I understand that  campers with any three official warnings will be asked to move out instantly at their costs and deposit will be forfeited to cover the park’s loss. 

Pool

_______     I understand that due to Covid-19, only 8 people are allowed in the pool area at the same time. This will apply until the end of the Covid-19 pandemic situation. Campers in self quarantine or with any type of contagious diseases are not allowed in the Pool area.

_______    I will use the Pool with care. I understand that damaging park properties will result in paying a fine of $25 and replacement cost including labor and shipment.

_______    I understand that there will be no lifeguard and I am using the Pool solely at my own risk and the park is not responsible for any accident(s) 

_______   Operation time is from 11 am to 8:00 pm daily. I understand that I cannot use the pool on rainy days and any days with bad weather alerts.

_______  I understand the below rules of the pool use.

1. No sharp object allowed in the pool area
2. No rough plays
3. No diving, No running
4. No pets
5. No food in the water
6. No alcohol in Pool area
7. No kicking the pool liner wall
8. No peeing
9. No smoking/ No Vaping

Guest

________  Guest(s) for more than 24 hours stay at the site must be registered with the park. Guest per night pricing: $2/night.

________  Guest(s) using pool area MUST be registered at the park at least 24 hours prior using the pool and pay $2 per visit. There will be $25 fine to the responsible camper if non-registered guest uses the Pool. 


*  Guest are defined by people not listed on the application at the time of check-in.

Pets and Dog Park
 

 _______   I understand that dogs/cats must remain on a leash at all times in Park. I am responsible to clean after my dogs/cats/etc at all times. In case wastes are not picked up in the yards and the park management has to clean them for me, I understand that $25 cleaning fee will be charged at each occurrence and an official warning will be issued.  

_______     If my pets attack or cause injuries to campers and/or their pets, it will be my sole responsibility to cover their loss and hospital bills

 _______     Pets with contagious disease are not allowed in common amenity areas. Must be kept indoors until cured.

 

Sewer

 

______   I understand that only septic Safe Toilet paper is allowed. No other object including but not limited to wipes, birth control products, and sanitary napkins are not allowed to be flushed in the sewer.

______   I understand that ‘L’ shape elbow adapter must be used to connect to the sewer line to prevent possible overflow.

 

By signing this, I agree to and voluntarily indemnify, defend, release, and hold harmless the business, its officers, agents, employees, and volunteers from any/all lawsuits, causes of actions, damages, claims, judgments, losses, liability, or expenses that are in any way connected with my use of Park’s amenities. I have read, fully understood, and agree with the above warning of risk, assumption of risk, and waiver and release of all claims. This is a release of liability. Do not sign if you do not understand, agree with, and comply with its terms, or do not have the authority to solely make this decision.
