R&R RV RESORT & CASITAS RULES AND REGULATIONS

The following rules and regulations are for the registered guests and visitors of R&R RV Resort and Casitas. To ensure a safe and positive experience for all, we ask for your compliance with the following.

Registration: Each Guest and their Visitors must register in the office upon entering the Resort. Before you book your reservation, please review our rules and regulations for the Resort and its facilities. A booked reservation implies you have read and agree to the Rules and Regulations set
forth below.

• RV Site Check-In: 12:00p.m. RV Site Check-Out: 11:00a.m.
• Casita Check-In: 4:00p.m. Casita Check-Out: 11:00 a.m.
• Pool Hours: 9:00a.m. – 9:00p.m.
• Quiet Hours: 9:00p.m. – 9:00a.m.

If you are going to arrive after 5:00p.m. you will need to notify the office of R&R.

In the event of unforeseen circumstances, we reserve the right to move R.V. Site/Casita Guests to an equal or higher priced accommodation at no extra charge.

The use of surge protectors and water regulators is highly recommended. We accept no responsilility for damage to Electrical and Water systems.

Extended Stay: If you would like to extend your stay, requests must be placed before 10:00a.m. on the day of check-out. R&R cannot promise the same site or any site will be available with the extension request.

Occupancy: RV Site rates are based on 4 people occupancy. Additional guests cost $10 per day for adults, $5 per day for children (children under 3 are free). Maximum of 6 people per site. Casitas can have no more than 8, including visitors.

Visitors: All visitors must sign in at the office before going to an RV Site/Casita and sign required documents. All visitors must obtain a wristband for pool access at a cost of $7.00 per day (Limit 4 visitors per site). RV Site/Casita guests are responsible for their own conduct and the conduct
of their visitors, including the responsibility for understanding and observing all Rules and Regulations.

Quiet Hours: Quiet hours are from 9:00p.m. to 9:00a.m. daily. Absolutely no unnecessary, loud, or disruptive noise of any kind is permitted during these hours.

Speed Limit: Maximum speed limit of 5 miles per hour. Traffic is one way!

Bicycles/Golf Carts/Motorized Vehicles: Bicycles and golf carts must remain on the concrete driveways and are not allowed on the sidewalks or in the grass. Pedestrians, bicyclists, and golf carts have the right of way. Motorized mini bikes, motorcycles, and ATVs are not permitted to
drive around the Resort, except for entering and exiting. Please respect privacy of fellow guests – do not walk or ride through RV sites.

Behavior: Disorderly conduct, drunkenness, drugs, excessively loud music, obscene language or rowdy behavior will not be tolerated.

Children: Parents/guardians are responsible for the actions of their children and their visitor’s children at all times. This includes financial responsibility for any damages caused. An adult must accompany children under the age of 14 on premises, for pool use, and entering the clubhouse area.

Vehicles: Only one vehicle, in addition to the RV, is allowed per RV Site with the exception of the pull thru sites providing an additional parking space. Each site can pay for an additional vehicle at the cost of $10 per day; $50 per month. Casitas are allowed up to 3 vehicles as long as they fit in the driveway. You can reserve a site for a boat and tow vehicle at the RV rates. All vehicles must display the parking pass provided at check-in. RVs, travel trailers, 5th wheels and vehicles must stay in the assigned space. Vehicle must be parked at each RV Site/Casita and not in the
overflow parking. Parking on the street, in the grass, or in an empty site is not permitted and may be fined or towed. No vehicles shall be parked so that any portion of the vehicle encroaches onto the street/driveway/grass.

Maintenance: Vehicle repair or maintenance, including oil changes, waxing, etc. will not be permitted. This includes maintenance of ATVS, RVs, trailers, watercraft or similar equipment A fee is charged for washing vehicles - $10 for a car or boat; $20 for an RV. Permission must be granted prior to washing or a $50 fine will be charged to the card on file.

Pool: NO LIFEGUARD ON DUTY. SWIM AT YOUR OWN RISK. Pool Rules are posted at the pool and strictly enforced. Non-compliance of these rules will lead to pool privileges being revoked and/or termination of rental without a refund.

No pets, food, smoking or glass containers are allowed in the gated pool area. No diving,
cannonballing or horseplay allowed. Bathing attire only. Swim diapers are required for toddlers and infants. An adult must accompany children under the age of 14. Visitors will need to purchase a wristband at a cost of $7.00 per day.

Fitness Center: The fitness center is open 24/7 for adults 16 years and over. Anyone under the age of 16 years must be accompanied by an adult at all times in the fitness center.

Bathrooms/Showers: Private bathrooms with showers are located inside the clubhouse. Showers are intended for use by registered guests only. Please leave these facilities in clean conditions after use. Report any non-operational or unsanitary conditions to Management. Children are not allowed to use these facilities without adult supervision. Smoking is not allowed in the bathrooms. Washing dishes, utensils, clothes and pets is not allowed. Bathroom trashcans are strictly for bathroom trash, not trash from your vehicle and/or RV.

Clubhouse: Use of the clubhouse kitchen facilities is by a separate rental reservation. Please contact the office for more information.

Laundry: Laundry facilities are for registered guests only. Please remove clothes from machines promptly. Do not use laundry facilities for pet blankets. Guests should leave laundry room neat and clean. Clotheslines are not permitted on RV sites.

Prohibited Items: Clotheslines, wires or ropes between vehicles, water risers, electrical pedestals, trees, landscape items or vent pipes, For Sale signs, advertising or commercial signs, tents, pop-ups, truck campers, FEMA trailers, illegal substances, fireworks and drones are all prohibited in the resort.

Firearms: All federal and state laws concerning the possession, handling and use for firearms shall be obeyed. No weapons shall be discharged on the grounds, including BB guns, air guns, sling shots and bow and arrows.

RV: RV’s over 10 years of age will need to be inspected and approved by our management staff. We reserve the right to refuse any RV if it is not aesthetically pleasing or in good condition.

Garbage: All trash must be bagged and taken to the dumpsters provided. Do not leave your trash outside in case of raccoons or stray animals. Do not leave trash outside of the dumpster. Violations of this rule may result in a fine being imposed.

Fires/BBQ Pits: Campfires are not allowed within the park unless there is a Resort fire pit or a chimenea at your site or at one of the public fire pits near the swimming pool. BBQ pits, fryers, charcoal or propane grills with screens may be used for cooking and must be kept on the concrete. Do not dump your oil or coals in grass or gravel areas. If cleanup of the concrete and/or grass or gravel area is required a fee will be applied. All cooled ashes must be bagged and taken to on-site dumpster. Caution must be taken to protect tables and grass from damage. Do not place barbecue grills on picnic tables, concrete driveways or grass without protection.

Smoking: Smoking is not permitted in the buildings, outdoor restrooms, pool area or within fifteen (15) feet of any building or facility of the Resort. Smokers will be responsible for disposing of cigarette butts properly, not on the grounds or in the pond. Failure to abide by this rule will result in fines.

RV Site/Casita Maintenance: Please keep your RV Site/Casita neat and free of clutter with no inside furniture outside, debris, appliances, coolers or trash. Electrical appliances, storage boxes, or other material may not be stored or used outside your RV. No combustible material may be stored under your RV. No storage is permitted around or under RVs. Grass area must remain clear of all personal items.

Refunds: Rental fees are non-refundable for early departure. If early termination is requested by either party for any reason, especially violation of the Rules and Regulations, rent is nonrefundable. Sewer Hoses: You must have a 4” threaded or airtight donut type and must be supported off the ground. No storing or dumping of hazardous liquids on ground or in sewer. Texas Law requires the use of sewer rings.

Pond: Fishing is permitted in the pond but is catch-and-release only, including crabs. Swimming, wading, kayaking, and/or boating are not allowed in the pond, including pets.

Pets: You must obtain permission from the management to keep pets in the Resort. All pets must be current with their vaccinations. Aggressive dogs (as determined by the sole discretion of R&R) of any breed will not be allowed in the Resort. Pets are not allowed in the buildings or pool area. Pets must be on a 6’ leash AT ALL TIMES to prevent any unforeseen issues (The only exception to this rule is while in the provided pet run). Animal waste must be picked up immediately. Dogs cannot be left outside your RV Site/Casita unless attended to by its owner at all times. Barking dogs will not be tolerated.

Emergencies: Call 911 for Fire, Police or Ambulance. For all other concerns, please contact the
office at (361) 920-2267.

Injuries & Theft: R&R RV Resort and Casitas, its employees and agents are not responsible for personal property or bodily damage, injury or loss by accident, fire or theft. Photography: We reserve the right to photograph activities, events and any person within the park.

Mail: For mail to be delivered, guests must obtain their own P.O. Boxes. Please provide your name and RV Site/Casita #, c/o R&R RV Resort and Casitas. UPS and FedEx only.

Inspections: R&R RV Resort and Casitas inspects each RV Site/Casita upon departure. Although we do not expect damages or theft, it sometimes occurs. If damages other than ordinary wear and tear are found, any cleaning and/or trash removal deemed excessive by R&R shall be charged to the RV Site/Casita Guest’s credit card on file for $300.00 (including pet hair).

Inclement Weather: During cold spells where freezing weather may occur, please wrap your water lines to help prevent water hose breakages and loss of water to your RV Site/Casita. In the event of a named storm in the Gulf of Mexico and if Port O’Connor is within the 3-day warning
cone of NOAA, all RV’s, vehicles and equipment must be removed from the park.

Safety: Safety and security is the sole responsibility of the RV Site/Casita Guest. R&R RV Resort and Casitas and their owners, employees, agents, members, partners, officers, directors, representatives, successors or assigns assume no responsibility or liability for the safety and
security, or for injury caused by other persons. Guests must immediately notify R&R at (361) 920-2267 for any safety or security issues.

Hold Harmless/Attorney Fees/Indemnity: RV Site/Casita Guest agrees to abide by these Rules and Regulations and understand that they are legally binding. All parties agree that in the event of a dispute that the License Agreement will be interpreted in accordance with Texas Law. RV
Site/Casita Guest shall be responsible for attorney fees and costs of R&R or R&R’s agents incurred and arising out of any breach of the License Agreement and these Rules and Regulations by RV Site/Casita Guest and their visitors. RV Site/Casita Guest agrees to indemnify and hold harmless R&R RV Resort and Casitas and their owners, employees, agents, members, partners, officers, directors, representatives, successors or assigns from and against any and all liability for any claim for personal injury, property damage, intangible damages, advertising injury, discrimination, or any other cause of action in tort, contract or equity arising out of the acts or omissions of RV Site/Casita Guest and their visitors.

Rent and Charges: Monthly RV Site/Casita Guest shall pay rent to R&R RV Resort and Casitas for a RV Site/Casita, plus applicable electricity charges.

Late Charges for Monthly Rentals: In the event RV Site user fails to make full payment towards site fees, electricity or other fees by 5:00p.m.on the due date. After 5 days beyond the due date, RV Site/Casita Guest shall incur a one time late charge in the amount of $25.00 and $5.00 for each day after. If full payment is not paid by the third day by 5:00p.m., RV Site/Casita Guest’s electricity will be turned off and he/she will be notified to vacate. If you do not quit and deliver up peaceful possession of the RV Site/Casita, R&R can legally tow and impound your RV.

Delivery Service: UPS/FedEx deliveries made to RV Site/Casita Guests shall not be received for accepted by Resort management. Resort management does not accept responsibility for refused items. All deliveries must be made directly to the RV Site/Casita of the recipient. If a delivery does not have a site number on the address it will be returned to sender. No personal mail to post office.

Operation of a Business: The operation of a business from the Resort is prohibited and strictly enforced.

Posted Rules: Special rules posted in specific areas of the Resort are incorporated in and are made a part of these Rules and Regulations and are to be followed and adhered to as such.

RV Requirements: RVs shall be self-contained and equipped with an approved sewer trap and vent. All RVs must have suitable utility connections (including a screw-type sewer adapter and hose) for external hook-up and meet all federal, state and county requirements.

Prohibited Vehicles:

• Converted school buses or converted trucks.
• Vehicles in need of mechanical repairs (e.g., oil leaks, excessive exhaust, etc.)
• Pickup campers not secured to the bed of a pickup; and
• Any other vehicle, which in the sole opinion of R&R detracts from the general appearance of the Resort.

Fines and Fees: The following minimum fines and fees will be accessed to any Guest determined
to have violated these Rules and Regulations:

• Parking Fines $25.00 per incident
• Rutting Grass $25.00 per incident
• Stained Concrete Pad Site $50.00 per incident, or actual cost of cleanup, whichever is greater
• Return Check Fee $75.00
• Firepit Ash Cleanup $50.00 per incident

All persons are expected to maintain the Resort facilities in a clean, neat and orderly manner. Use of the Resort facilities is a privilege. The privilege is subject to revocation if misused or abused.

R&R shall make every effort to enforce the Rules and Regulations equally and promptly. However, Guest agrees that enforcement is a private matter between R&R and a Guest. The enforcement or lack thereof will not result in any damage or claim by any Guest or its visitors against R&R and its agents, nor shall it constitute a waiver of R&R’s right to enforce these Rules and Regulations.

R&R reserves the right to make changes deemed necessary to these Rules and Regulations.

R&R reserves the right to refuse services to returning guests that have violated these Rules and Regulations and/or have vacated the Resort without paying all fees.

Occupants and their RVs and/or vehicles may be removed without a judicial hearing by law enforcement officers upon 72 hours written notice for failure to pay full amount of RV/Site Casita rent when due or for failure to comply with written Rules and Regulations of the Resort.

By law, R&R RV Resort and Casitas is a service-oriented business and therefore, does not have a landlord/tenant relationship/agreement with any daily/weekly/monthly Guests. The Owners, Management or Office Personnel of the Resort are not responsible for theft, damages or injury occurring during your stay for you and your visitors.
