Terms & Conditions

I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published, posted on our map, posted at the Premises or otherwise communicated in any manner by Red Oak management.

I further understand and agree that Red Oak does not give credit or refunds due to the discomforts that nature may cause, early departures, illness, work schedule changes or evictions. Red Oak's refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows:

For Cabin, RV or Park Model Rentals: Holidays require a 3-night minimum stay and all other reservations require a 2-night minimum stay and must be paid in advance with reservation. A 3-week notice is needed to receive a refund (Less a $27 administrative fee).

For Campsites: Holidays require a 3-night minimum stay, Memorial Day to Labor Day require a 2-night minimum stay and must be paid in advance with reservation. A 1-week notice is needed to receive a refund (Less a $17 administrative fee). A 2-week notice is needed for a holiday and special event. 

As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Red Oak Campground, its owners or agents from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Red Oak property, facilities, amenities, swimming pool, jump pad, participating in activities, and (collectively, the Premises).

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Red Oak Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Red Oak Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

The Premises are privately owned and THE RED OAK MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Red Oak Management reserves the right to ask any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. I have read this notice and agree to it as well as all Red Oak Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Red Oak and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

Additional Terms for Rental Units: I understand and agree as follows:

At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in the dumpster, all kitchens and kitchenettes are to be left clean, and the microwave, fridge, stove and countertops are to be wiped clean; otherwise, Red Oak Management may charge my credit card with a $100.00 cleaning fee. I understand and agree that if I leave the rental unit in an unreasonably dirty condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, Red Oak Management may charge my credit card for the cost to professionally clean the rental unit ($150 minimum charge).

All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Red Oak Management. Damages for which I will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.

You are only permitted pets at and in the designated "Pet Friendly Rentals."

PET FRIENDLY RENTALS: There is a $6.00 fee per pet, per night, with a maximum of 2 pets. You will be required to provide a crate for your pets and pets are not to be left unattended inside or out. A valid credit card number is required on file for the security deposit.

All visitors must register at the office and pay the visitor's fee. Visitors are not allowed to bring pets and must leave the park by 10pm.

We accept reservations for specific sites, but reserve the right to make substitutions and changes if needed unless you pay the lock in fee.

Pool and Bike Waiver

I, the parent/legal guardian (court appointed) or custodian of the participant(s), agree that the participant(s) and/or I shall read and comply with the terms, rules and conditions for participation at Red Oak Campground. We will not hold Red Oak Campground liable for any claims, injuries, or damages arising out of or related to participation in any and all activities. The activities available are dangerous and I assume all risks whether known or unknown, of injury, including death, illness or damage to property. Red Oak Campground is not responsible for whom participants will be sharing equipment with. The Pennsylvania State Law requires all persons under the age of 12 to wear a helmet when riding a bike. I understand that it is my responsibility to supply a helmet for my child.

I AM FULLY AWARE OF THE CONTENTS OF THIS AGREEMENT AND RELEASE, AND HAVE READ AND UNDERSTAND ALL OF THE TERMS. THE TERMS OF THIS AGREEMENT BY ME, MY FAMILY (INCLUDING BUT NOT LIMITED TO, SPOUSES AND DOMESTIC PARTNERS), HEIRS, EXECUTORS, ADMINISTRATORS, DEPENDENTS, BENFICIARIES, SUCCESSORS, FRIENDS, VISITORS AND ASSIGNS.
