Welcome to RIVER FARMS LLC. We hope you enjoy your stay with us and come back and stay with again soon. All amenities are currently under construction and will not be available during your stay (wi-fi, restrooms etc), and RIVER FARMS LLC grounds will be under active construction. We are building as fast as we can and hope to provide all amenities very soon.
STAY OUT OF AREAS WITH ACTIVE CONSTRUCTION AND DO NOT GET ON EQUIPMENT.
River Farms LLC Terms and Conditions are as follows.
River Farms LLC does have a neighbor and we do not want to disrupt his privacy or trespass on his property. We have posted signs at property lines clearing stating -NOT RIVER FARMS PROPERTY. Please do not trespass. Guest caught on his property will be asked to leave immediately without refund.
Speed Limit 5 MPH in park –Please observe one-way directional arrows.
No firearms/fireworks may be discharged in the park.
FISHING. There are 5 lakes on RIVER FARMS LLC property for guest to enjoy fishing. DO NOT CATCH ALL THE FISH. Save some for the other guest. Day passes are sold for fishing, trail walking and exploring the beautiful property of RIVER FARMS LLC. Day Pass guest are not permitted to stay overnight and must leave property before dark.
Golf carts and motorized vehicles designed for adult use may only be driven by licensed age drivers and must be registered in the office and approved by management.
Guests are responsible for the conduct and safety of their children. Children 14 and under must be accompanied by an adult at all times.
Make sure to use pressure regulators on your water connection. River Farms LLC is not responsible for damage caused by water pressure to hoses or pipes. Pressure regulators are required. When leaving an RV at the park unattended for a few hours and especially for periods longer than a day please remember to turn off the water connection to the unit and turn AC or heating units off, this will help avoid surprises once you return to your RV from potential water damage, fire from running unattended appliances, or AC line condensation line damage. Only one camping unit is allowed on each designated campsite.
Sewer rings/collars are required to keep odors and bugs down.
Only 1 RV per site. No tents are allowed in RV sites.
Respect of Others:
Quiet time is 10:00 pm to 8:00 am weeknights and 12:00 am to 8:00 am Friday and Saturday, unless otherwise approved by Management. No loud music or excessive noise is allowed at any time – please be considerate of your neighbors. Respect the privacy of fellow guest – please do not walk through occupied sites or expand any personal items of yours including vehicles into unoccupied campsites because at any time they may become occupied by someone coming into the park late. Excessive noise and profane language will not be tolerated and can be cause for eviction from the resort. Use of golf carts and bicycles are not permitted during quiet hours.
Please use proper receptacles to extinguish cigarettes–do not throw cigarette butts on the ground.
No more than one vehicle per site is allowed to be parked at campsite. Vehicles must not block roadways or vacant sites and there must be NO PARKING ON GRASS. Extra vehicles must be parked in the overflow parking lot. No more than TWO vehicles per rented campsite.
Campfires:
Campfires are allowed in above ground raised fire rings only - NO FIRES ON BARE GROUND.
Fires must be attended at all times; Fires are for firewood ONLY – no food scraps, pine straw, cigarette butts, plastic, aluminum cans, glass, etc.; campfires are completely restricted during months when fire danger is higher and a burn ban is in place according to the Florida Forest Service; Campfires may never be higher than 1 ½ feet; extinguish fires completely with water when leaving them. In general, use common sense with all campfires. If it is 80 degrees outside there is little reason to have a campfire. Also, on sites close to one another please make sure you are aware of the smoke from the fire getting close to your neighbor and becoming an annoyance and set the fire a safe distance away from neighbors because please remember not everyone wants to smell like a campfire and some may have allergies to smoke.
Cleanliness/Appearance:
Please keep your space clean of all trash and cigarette butts. The cleanliness of each site is the individual’s responsibility.
This is not a residential park, therefore no permanent structures or fixtures may be built without permission from management and no permanent clothes lines or racks, storage items, household lawn furniture etc. are permitted. It is also not permitted to prune trees or plant additional plants. A good rule of thumb on this is if you would normally take this item RVing / Camping it is likely allowed and if you wouldn’t normally, it’s probably not permitted.

Only rigs in good operational condition will be allowed in the park. No rig older than 20 years old will be allowed in the park unless first approved by management. Exclusions to this would be for vintage rigs and rigs older than 20 years that have been kept in good condition but still require prior approval from management. In regard to Vehicle Repair and Maintenance: No lubrications, oil changes, fabrication, body work, painting, etc., on site, except by professional mobile repair companies authorized by the Park Office.
PET POLICY
1) Only two (2) pets are allowed per site. Leashes may have no more than a six (6) foot lead.
2) Noisy and/or vicious pets are prohibited in the Park. Uncontrolled barking, at any time, inside or outside the RV, is prohibited.
3) Pets must not be left unattended outside the RV.
4) Failure to comply will result in a fine of $25.00 per occurrence assessed against the offending guest and potential eviction from the Park if the offenses continue.
5) River Farms is not responsible for any injury, illness, sickness or death of pet while at River Farms. When you bring your pet to River Farms you do so at your own risk.
Cancellation Policy
Reservations cancelled more than 14 days in advance of arrival will incur a $25 cancellation fee. Reservations cancelled 14 days or less in advance of arrival will incur a cancellation fee of one night’s stay.
Rates, Check-in/Check-out, Cancellations, etc:
Check-in is any time after 2:00 pm and checkout out time is 12 Noon. Sunday’s checkout is 1:00 pm to allow extra time for church. All overnight guests must be registered in the office.
Half-day rates for campers needing to stay longer than 12 Noon checkout can be purchased, subject to availability. Half-day extension rate is half the cost of the full night’s rate. This may be helpful if it’s a pretty day and you want to enjoy the afternoon on your last day in town.
There are no refunds for early departure for any reason.
Occupancy is based on 2 adults and up to 2 dependent children for a maximum of 4 persons per site at any time. Each additional adult beyond 2 will be $5 per day and each additional child beyond 2 will be charged $2 per day.
Reservations are usually accepted one year in advance and a one night non-refundable deposit is required on stays up to a week, one week non-refundable deposit required on monthly reservations. Specific site reservations are not accepted on stays unless length of entire stay is paid in advance at time of reservation. Minimum reservation of specific sites only on weeklong stays and above (Example would be if you want to reserve a specific site you would have to pay the prevailing rate for that week of your stay and this would be in advance at time of reservation and non-refundable).
In the event of a hurricane evacuation, any other natural disaster, or act of God related evacuation by a City, County, State or Federally issued MANDATORY evacuation, Only Camping Vouchers, No refunds, will be issued. MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON FOR ANY REASON OR PERSONS WHO BREAK OR DISREGARD ANY RULES, WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS, AND FEES WHEN NECESSARY, WITHOUT PRIOR NOTIFICATION.
THIS PROPERTY IS UNDER 24 HOUR VIDEO AND AUDIO SURVEILLANCE. EQUIPMENT IN USE IS TO PROTECT GUESTS AND TO ASSIST IN THE PROSECUTION OF ANY CRIMES COMMITTED AGAINST THIS BUSINESS. No soliciting, subleasing, peddling, loitering, trespassing, or trading allowed at the park.
All complaints MUST be in writing, signed, dated, and submitted to the office. No verbal complaints will be accepted.
Any non-paying renters will be evicted immediately. No cash refunds issued.
DRUGS:
Illegal drugs of any form are prohibited on the property of River Farms LLC. Person(s) in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
USE OF ADDRESS:
Campers may NOT use the park address to receive mail. Campers may not use the park address to establish residency for purposes related to school, voter registration, or any other matter.
NO GLASS ON SANDBAR. PLEASE CLEAN UP AFTER YOURSELF
RIVER/LAKES/WILDLIFE
The Escambia River runs next the RIVER FARMS LLC property. This is a natural River and there are 5 lakes on property, subject to having snakes and other animals, rising water, sharp rocks and other naturally occurring perils associated with it. Please be cautious when you are near the River or Lakes. As with all RIVER FARMS LLC property you are using it at your own risk and RIVER FARMS LLC is not liable for any injury, accident or death.
VIOLATION OF ANY OF THE ABOVE RULES IS CAUSE FOR IMMEDIATE EXPULSION FROM RIVER FARMS LLC WITHOUT A REFUND. All park rules will be enforced by the staff of River Farms LLC with common sense and concern for all guests.
As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE RIVER FARMS LLC, THOMASVILLE ENTERPRISES LLC its owners and agents (collectively), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the RIVER FARMS LLC property, (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; rising water; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS RIVER FARMS LLC, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although RIVER FARMS LLC Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility. As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold RIVER FARMS LLC, THOMASVILLE ENTERPRISES LLC its owners and agents (collectively) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue RIVER FARMS LLC Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.
I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that RIVER FARMS LLC may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
The Premises are privately owned and RIVER FARMS LLC MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. River Farms LLC management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all RIVER FARMS LLC Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant RIVER FARMS LLC and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.
COVID POLICY
In light of the global pandemic associated with COVID-19, everyone shares in the obligation to observe certain requirements and guidelines to help keep themselves and others safe within your
shared community. In particular, I represent that I have not tested positive for COVID-19 within the last two weeks and I have not been in direct personal contact with someone who has tested positive for COVID-19 within the last two weeks either. If I do test positive for COVID-19 or come into contact with someone who has, or if my temperature exceeds 100 degrees Fahrenheit and I experience other COVID-19-related symptoms, I agree that I will not seek to enter the
RIVER FARMS LLC until I am no longer symptomatic for three straight days. I agree to observe the safety requirements within RIVER FARMS LLC-- including wearing a personal mask when required, and observing required routes of circulation, occupancy limitations, social distancing and sanitization requirements.
VIOLATION OF ANY OF THE ABOVE RULES IS CAUSE FOR IMMEDIATE EXPULSION FROM THE PARK WITHOUT A REFUND.
All park rules will be enforced by the staff of River Farms LLC with common sense and concern for all guests.
We know RVers to be some of the most helpful, honest, and kind people in the world - people with good common sense and compassion who need few written rules because they already honor the welfare and rights of others. The rules above are designed to guide RIVER FARMS LLC guests and to ensure their well-being. These rules do not cover everything
because, as in life, walking outside the door each day is an assumed risk just as visiting an RV park is, but please never assume anything other than that you should always use good judgment/common sense and concern for others. If there is a question about a rule please ask management before acting.
