GUEST AGREEMENT:

River Oaks West RV Park reserves the right to REFUSE service to anyone for any reason and will not be responsible for accidents, property damage, or injury to our Guest nor the loss of money, jewelry, or valuables of any kind.

Rental rates are due before arrival. Guest will be notified the day before rent is due via phone/text/email and/or letter. If rental rates are not received the day they are due a $10.00 per day late fee will be added. All unpaid balances will be automatically charged to the guest credit card on file. NO REFUNDS for early departures.

By signing Guests hereby agree that they, their spouses & children, and their visitors will comply with all the above and attached stated. I have read the ABOVE and ATTACHED Rates, Check-In & Check-Out, Guest, Polices, Park Conditions, Removal or Ejection and I agree to all. 

RATES: 

·         NO REFUNDS – Strictly enforced

·         Payment must be PAID in advance and/or upon arrival.

·         NO refunds on Booking Fees for cancellations.

·         All unpaid balances will automatically be charged to the guest credit card on file.

·         Rates and rules are subject to change without notice

CHECK-IN & CHECK-OUT:

·               Check-in is at 1:00 p.m.

·               Check-out is at 11:00 a.m. Late check-out is at 3:00 p.m. for an additional $15.00 fee.

GUESTS:

·         All guests must register with Management prior to or at the time of check-in.

·         Rates include 3 guests. Additional guests and visitors are allowed with a $5.00 per day fee / guest and Management approval only.  Maximum of 5 occupants per RV site.

·         Only registered guests and their visitors are allowed in park.

·         All children must be accompanied by an adult while on park grounds.

·         Guests are responsible for their actions, the actions of their children, and the actions of their visitors. It is the guest’s responsibility to inform children / visitors of the POLICIES of the park.

·         All guests, their children, and their visitors use the premises at their own risk.

POLICIES:

·         SPEED LIMIT OF 5 MPH IS STRICTLY ENFORCED.  Speeding in the park can result in guest removal at guest expense.

·         NO PARKING OR DRIVING ON GRASS anywhere on RV park grounds.  $50 fine / notified offense will be billed to guest.  After a 3rd warning, guest will be removed at guest expense. No parking in vacant sites.

·         No trash is to be left outside of camper for any period of time.  All trash is to be discarded of in trash cans, dumpsters, or other specified areas.  Litter / trash around site can result in a cleanup fee applied to the guest.

·         Vehicles with loud exhaust systems are not allowed on premises.  This decision is made by management on a case by case basis to maintain a quiet atmosphere for guests.

·         NO TARPS – Tarps on RVs, trailers, vehicles, or any other application are not allowed.

·         LEASH LAW – All dogs / animals must be on a leash at all times. Pet owners must clean up after their pet or guest may be charged a pet waste cleanup fee and/or asked to vacate premisis. 

·         Only one RV or trailer unit is allowed per site.  Each site is limited to 1 or 2 vehicles depending on the size of the site. All vehicles must park on designated site.

·         Any fan over 20 inches, window A/C units, and baby pools must be approved in writing by Management.

·         All in-ground structures (tie downs, satellite poles, etc.) MUST be approved by Management in writing before installed.  Any and all damages to site, electric, water, and sewer lines due to not getting Management approval before installation will result in guests paying for any and all damages.  Guests are responsible for any and all damages to sewer, water, and electrical lines.

·         Emergency Situations: In all cases, call 911 and notify Management immediately. 

·         In the event a major storm event heads in the direction of the RV Park, we will contact all guests by phone/text of evacuations. If an evacuation of the RV Park is required by River Oaks RV Park Management, everyone must pick up any loose items around your mobile home and physically leave the RV Park. No persons or pets are to remain on site. All RV’s and guests must be removed from the premises.

·         Conducting any type of business, trade or profession of any type whatsoever is not allowed anywhere on the premises.

·         All RV site rentals, guests, visitors, and pets are subject to approval or rejection at the sole discretion of River Oaks RV Park.

·         Out-of-hand behavior by guests, children, and visitors will not be tolerated.  Any incidences will be dealt with by Management and violators will be removed from the premises immediately.

·         River Oaks RV Park is NOT responsible for accidents, propery damage, injuries, or losses from any cause.  All guests, children, and visitors use the park at their own risk.  Note: River Oaks RV Park is not liable for any bodily harm and/or injuries, property damages, even if caused by natural disaster such as falling tree's/debris, wind, snow, ice, hail, rain, or vegetation.

PARK CONDITIONS:

·         Pull through parking is not offered or allowed.

·         The speed limit throughout the park is 5 MPH – STRICTLY ENFORCED.

·         Quiet time is from 10:00 p.m. to 7:00 a.m.

·         The following are strictly prohibited: fireworks, toxic chemicals, and illegal firearms.

·         No open fires. Fires must be contained in fire pits ONLY. Extinguish all fires before retiring for the night or leaving the area.

·         All jack, levelers, landing gear, blocks, chocks, ramps, skid wheels, swivel casters, slide-outs, and supports MUST have some type of padding between them and the site.  Guests are responsible for any damage to the site. DO NOT raise RV/trailers off the ground.

·         Tin foil on RV or vehicle windows is strictly prohibited. 

·         Inform Management of any sewer, water, and electrical connection problems, difficulties or issues at once.  Failure to do so will result in damages being charged to guest.

·         Check all water hoses for leaks. It is the sole responsibility of the guests to repair any leaky hoses or other equipment.

·         Guests using excessive water, sewer, and electricity will be charged additional fees.

·         No flushing or pouring of prohibited items into septic systems:

·         Each site must be kept neat and clean at all times and never used as a storage area.  Clotheslines and tarps are not permitted.

·         All trash must be disposed of properly.  DO NOT leave trash outside overnight.

·         Designated trash cans are for normal trash only.  NO oil, batteries, paint, mattresses, tv's, furniture, seafood, and wild game remains are allowed. The cleaning of fish or wild game is not allowed on park grounds.

·         No trash such as cans, bottles, paper, cigarette butts are to be left around any site.  Fees will be charged to clean-up before, during, or after guests, their children, and their visitors stay.  Anyone littering trash/debris will not be allowed back to the park in the future.

·         Any and all vehicles/trailers are NOT allowed anywhere on grassy areas.  NO driving or parking on grassy areas.  Violators will be charged for any and all damages.

·         Motorcycles, 4-wheelers, golf carts, horses, or any type of ATV or motorized scooter are not allowed to be driven/ridden anywhere on park grounds.  In addition, no skateboards, scooters, or roller blades to be ridden on park grounds.

·         Vehicle repairs are not permitted on park grounds.  Washing of campers, vehicles, and etc. on park grounds is strictly prohibited.

·         Utility trailers are not permitted on property unless approved by Management.

·         If a Guest is injured as a result of pet owner negligence, the liability falls onto the pet owner.

·         Noisy or aggressive pets will not be allowed to remain on property. 

·         A leash law is strictly enforced on the RV Park Property. Pets must be on a leash at all times, regardless of size.  

·         It is mandatory of all pet owners to clean up after their pet each time they use the bathroom.  Do not leave any food bowls or bones out overnight.

REMOVAL OR EJECTION:

·         Guest are given written notice at the time of registration of the departure date and check-out times. If guest cannot be reached by contact information given to Management RV’s will be removed at Guest expense from the RV Park property.

·         Guest waives any Notices to Vacate required. If Guest has over-stayed and/or has been asked to leave the RV Park for any reason, before removal/ejection, the Guest must be given a verbal or written notice to vacate the RV Park at least one hour before the required time to leave. The Guest and any personal belongings and property may be removed by Management and/or the “Appropriate Lawful Authorities.” This will be the local Police Department, Justice of the Peace, or Sheriff.

·         Guest will be asked to vacate for non-payment of rent, outstanding balance owed, damage to the property, disorderly or illegal conduct, and not following RV Park Guest Agreement. If Guest has been removed / ejected from the RV Park, Guest will be responsible for any and all fees associated with removal / ejection.
