AGREEMENT OF PURCHASE:

Financial Terms:

Full refund for RV and tent sites if cancelled 7 days in advance. Full refund for RV or cabin rental if cancelled 14 days in advance.

Occupancy and Accommodation Terms:

A Riverbend Retreat site consists of 1 family of 4 (2 adults & 2 children 18 and under). The charge for any additional persons is $5.00 per child per night and $10.00 per adult per night. No doubling up on sites (unless cleared in advance with management). Each site has a maximum capacity of 6 people.

Visitors (day) are welcome but must register at the office and be OFF site by 10:00 pm. NO exceptions. No new visitors before 9:00 am or after 9:00 pm.

Overnight visitors: $5.00 per child and $10.00 per adult each night. Registered campers are responsible for the behavior of their guests and making sure day guests are off site by 10:00 pm.

Liability and Safety Agreement:

Riverbend Retreat Campground and/or its employees are not responsible for loss of or damage to personal belongings. Do not leave valuable items unattended.

All outdoor activities (including but not limited to boating, fishing, swimming, riding bikes, using play equipment, and/or enjoying nature) include some measure of risk. The campground is not responsible (or even able) to eliminate all of these risks for all people at all times. Guests must exercise good judgment, as well as knowledge of their own, their children’s, and their guests’ capabilities, while engaging in activities at the campground.

Guests must agree to abide by all posted signs and guidelines.

PARK RULES AND GUIDELINES:

General: Riverbend Retreat is not a “party campground” - it is private property. The rules and guidelines are designed to promote safety, consideration of others, and stewardship of the campground property. These rules apply to all guests and visitors, and they will be enforced. Violations of these rules will result in eviction. NOTE: IF YOU ARE EVICTED, no REFUND WILL BE GIVEN.

Check-in and Check-out Policies:

Check in is 1:00 pm ~ 7:00 pm. Check out is (promptly) at 11:00 am.

NO REFUNDS: NO Exceptions.

Campsite Usage Rules:

QUIET TIME: l0:00 pm-8:00 am. We reserve the right to EVICT anyone for illegal drugs, excessive use of alcohol, bad language, destruction of property, creating a disturbance, and the release of fireworks.

RADIO/MUSIC: Be considerate of other guests--play music so that only you can hear it.

NO LOUD PARTIES ALLOWED. Remember: We are NOT a party campground!

FIRE RINGS: Build fires ONLY in the fire rings. Do not move them or put ashes in the woods. Extinguish fires by 10:30 pm. Firewood is sold at the office. If you move the fire ring, you will be charged $50.00.

PETS: Keep pets on a leash and pick up after them at all times. Do not dispose of doggy litter bags in the bathroom or laundry room trash. DO NOT walk your dog/dogs in the children's play area. Walk around, not over, the central lawn. Do not leave your pet unattended at any time. In the case of barking dogs, we will give them and you a warning. If the problem persists, you will be asked to leave.

There is a DOGGY SWIMMING AREA to the far left of the swimming/canoe launch area (the area for people.)

Facility and Amenity Guidelines:

GROUNDS: Do not leave litter of any kind in common areas, including the riverbank, game room, restrooms, or play area—there is a dumpster near the dump station on the campground driveway.

BATHROOMS & TOILETS: Leave them how you wish to find them! Please do not use the bathroom sinks to wash dishes—there is a sink at the end of the bathrooms for dishes, pots, and pans.

Safety and Security Measures:

SPEED LIMIT: 5 mph throughout the campground at all times. A second warning for speeding will result in revocation of your gate key.

RIVER: THERE IS NO LIFEGUARD ON DUTY. Children must be closely monitored in or near the water. THEY ARE YOUR RESPONSBILITY! NO GUESTS OR VISITORS MAY SWIM AFTER DARK.

PARENTS: You are responsible for the behavior and safety of your children under the age of 14. PLEASE ACTIVELY SUPERVISE your children at all times. This means escorting them to bathrooms, watching them in the play area/game room, and accompanying them when near the water. Do not leave children alone at your site. Children may NOT ride bikes after dark and must be back at their sites, with parents, by dark. Screaming is considered a noise nuisance.

Compliance with Laws and Restrictions:

Overview: All guests must abide by relevant local, state, and federal laws (including but not limited to those governing the use of alcohol or drugs, firearms, and other hazardous materials, as well as prohibitions against vandalism, harassment, or public disorder). Violations of this nature will result in eviction without a warning.

NO FIREWORKS. Use of fireworks is against the law.

Riverbend Retreat is PRIVATE PROPERTY. All campers & visitors must register. Anyone who fails to register will be TRESPASSING.

PARKING: 1 vehicle only per site. You may park a 2nd vehicle in the visitors’ parking area at no extra charge. MOTOR BIKES, SCOOTERS, GOLF CARTS, E-Bikes & ATV's are also to be left in visitor's parking.

PARKING IS NOT PERMITTED BY THE RIVER so that fellow guests may enjoy the riverbank area without looking at vehicles. This is for loading and unloading only.

PARKING IS NOT PERMITTED AT THE BATHROOMS. Walkways must be kept clear--this is an accessibility issue!

Environmental Stewardship: Keep Riverbend Beautiful!

DO NOT CUT DOWN TREES or branches from trees. Firewood is available for purchase at the store.

BARN AND ANIMALS: The barn, goat pen, and chicken coop are off limits to guests. Only feed the goats with food supplied by campground staff.

GRAY WATER: Do not dump gray water on the ground. This is against the law. There is a dump station halfway up the drive that is free for campground guests.

CAR AND RV WASHING: Our campground is in an environmentally sensitive area near the Saco River, and we are also on well water with limited output. No washing of vehicles is allowed in the campground.

TRASH: Keep the grounds tidy and free from trash. A dumpster is located up the drive between the recycle shed and dump station.

Office hours are posted. DO NOT come up to the house. Thank you. Call (207) 502-0213 if the office is closed and you need immediate help.

Game Room: The game room is open from 9AM -9PM.

Camp Store: Wood, ice and some sundries are available, hours posted on the door.

Internet is available at your site with sign up and a nominal fee.

Showers: (Open 24/7) There are 3 at the front of the bathroom building and 4 at the rear. 25 cents for 4 mins. You may only insert 1 quarter at a time.

Coin operated washers and dryers are available 24 hours at the corner of the gray barn.

Larger Sink with hot water for your pots and pans is at the end of the bathrooms.
