RIVERS EDGE RV RESORT RULES AND REGULATIONS FOR OUR GUESTS
Welcome to Rivers Edge RV Resort. We want your stay with us to be a pleasant one. The following rules and regulations have been established for your comfort and security and for the convenience of all our guests.
Those Guests with Pets must go to office to register pets. Max 3 total pets.
Electric meter will be locked with zip tie. Please cut zip tie when get to your spot to use electric. If no zip tie please notify office.
. It is highly recommended that you install electrical protection equipment between our electrical supply and your RV.
CHECK-IN – Check-in time is 12:00pm MST unless other arrangements have been made with the office. Proof of current vehicle registration is required.
CHECK-OUT – 11:00am MST.
QUIET HOURS – 11.00pm to 7:00am please do not use generators unless there is a power outage or emergency. Excessive noise or loud music is NOT acceptable at any time.
OCCUPANCY – No more than six (6) persons will be registered per site. More than 2 adults per site will be charged an extra fee per person. No more than one (1) RV is permitted per site. The rental of a Recreational Vehicle (RV) site is intended for recreational purposes and may not be used for any commercial purposes (including garage, patio or rummage sales). Sites and RVs can not be subleased. No one is allowed to sleep on the ground or in a vehicle. Tents are not allowed.
REGISTERED GUESTS – All persons staying on a site overnight or using Rivers Edge facilities must be registered by name with the office and a fee paid if applicable. If a guest is not registered at the office and this is found out, you will be charged $10.00 for every night they stay here. Guests can NOT occupy property without owner of RV at the property.
VISITORS – If you entertain visitors at the Resort, you are responsible for their conduct while they are on Resort premises and you are responsible for any and all damages to Rivers Edge property by your guest.
SAFETY RULES – Parents are solely responsible for the behavior, actions and safety of their children. All guests and visitors must abide by the rules and regulation given at check-in and any posted signs throughout the resort. Anyone that causes harm to other guests or engages in any behavior that is deemed potentially dangerous to others will be asked to leave the resort immediately. Disturbing the peace, display of public intoxication, displaying any behavior deemed to be rude, offensive, or hostile or threating toward any staff member or guest is prohibited and can result in your removal from Rivers Edge at the discretion of the Manager. Their lease will NOT be renewed.
VEHICLES – Proof of current registration and Insurance IS A MUST! We accept the following RVs: Class A, B, and C Motorhomes, toy haulers and truck campers. ALL RV MUST BE SELF CONTAINED with 3” sewer hoses. All RVs must have a clean appearance, no body damage or rust, tight and secure connections, no leaks and all systems in good working order which are self-contained. Air conditioners not designed for RV use such as window units or evaporative coolers are NOT allowed. Truck Campers may not be removed from the truck. Pop-Up tent trailers are allowed for no longer than one (1) week and must be self-contained. Tents are not permitted. Van, bus, and trucks are not permitted if not self-contained. Horse trailers or trailer conversions in excellent shape is at the discretion of management approval for being allowed to stay. (NO horses or other large animals will be allowed.) RVs over ten (10) years old must have the Manager approval before being accepted and the Manager has the right to decline/refuse entry to the Resort.
All vehicles, trailers etc. must be registered with the management. All vehicles must fit on your site and registered to your site. Any Vehicle parked blocking roadway, or parked fully or partially on other site other than your own site will be subject to being towed at your expense. No trailer of any kind be it a boat, flatbed, cargo or whatever is permitted to be parked on any site and will be subjected to being towed at your expense. Storage area is available. Check with office for details. Entrance to the storage area is open from 6am to 8pm daily and may be adjusted seasonally. Major repair, oil changing etc. is not allowed on any site. An area for such work may be available by contacting the manager. All wheeled vehicles must have an operational head and tail light if operated after sunset or before sunrise. All operators of any motorized vehicle must be sixteen (16) years old and have a valid driver’s license, this includes golf carts. Any items parked in storage area without paying or filling out storage agreement will be removed or towed at your expense.
SUBLETTING- No subletting of RV’s or using anyone else’s site. Use of someone else site even with permission is considered subletting and is strictly forbidden. This mean also parking vehicles on other people sites. Vehicles not registered to that site will be towed.
FIREWORKS – No fireworks of any kind are permitted on Rivers Edge property.
FIRARMS/WEAPONS – You must comply with all California Laws and regulations pertaining to firearms and weapons. Discharging of any firearm, pellet gun, BB gun, crossbow, sling shot or any device that propels any arrow, dart or any object on Rivers Edge Property is prohibited.
SECURITY – To ensure security within the resort a front access gate has been installed. Do not let others follow you within gate. Access will be given to all paid guests.
SMOKING – Smoking is not permitted in any building or anywhere in the common area including the shuffleboard court, pickleball court or horseshoe area. Smoking is not permitted within 25 feet of any building including all restrooms, laundries etc. A smoking area is designated on the EAST side of the recreation hall at the outer edge of the lawn area and is the only place smoking is permitted around the common area Cigarette butts are NOT to be thrown on the ground.
COMMON AREA – This is the area inside the parking lots and surrounding streets that contain the Office, Library, pool hall, recreation hall, pool, spas, laundry. It also includes the east and west satellite restrooms. NO golf carts, bikes, skateboards, pets etc. are allowed in or on the common area. Mobility scooters, wheel chairs, and walkers are allowed. If you use a mobility device please be courteous and do not block doors etc.
SITES – Most sites are designed as back in. There are a few pull through sites. Do not block or occupy sites other than the site you have rented. If you do, your vehicle will be subjected to being towed at your expense. No vehicles are allowed to park on the concrete patio. Clothes lines are not permitted. Trash and garbage must be placed in tied plastic bags before being placed in the dumpsters. Dumpsters are located throughout the park. Help us to keep a clean park: no items to be left outside of dumpsters. Written permission is required to plant or remove any shrubs, bushes, cacti or any other vegetation. Written permission is also required to install any barriers, awning, cabanas. Flagpoles, antennas, or other structures of any kind whether temporary or permanent. PERMANENT FENCES ARE NOT PERMITTED!! Fences must be free standing and not anchored to the ground in any way. RVs are not allowed to be installed on any permanent foundation and all axels and wheels must be attached. FOR SALE SIGNS ARE ALLOWED BUT MUST BE NO LARGER THAN 12” X 12” and placed on RV only (limit of one sign per RV).
SITE WORK: Any repairs, or site work you need to notify office and sign work order. Any request to employees will NOT be honored. Employees will not be allowed to do work without work order.
SITE CLEANLINESS-It is the responsibility of the guest to keep his/her site in a clean and orderly manner. Under trailers is not storage area and your site should contain items for your comfort such as BBQ’s lawn furniture, table chairs etc. ANY Indoor furniture is not allowed outside. Hanging of shower curtains, blankets, tarps, or any clutter outside of camper is strictly forbidden. No appliances are to be outside of RV.
RIVER AREA: If you leave your personal property such as chairs or tables at the river area during off season (March 15th- Oct 1) they will be trashed. Please store all personal items during off season IN your trailer or storage area.
STORAGE SHEDS- For yearly tenants, it is permitted to have a storage shed no larger than 8’ x 8’ with 6’ walls and have a pointed gable roof. Management must mark where it is to be erected, approve the material it is made out of and how it is to be anchored and give written permission. Electricity to storage shed is strictly forbidden.
SITE IMPROVEMENTS AND ADDITIONS – Any and every site improvement must have the Resort Managers written approval and may require proper governmental permits and proof of the obtained permits must be submitted to the Resort Manager prior to installation.
Gravel may be obtained without prior approval as long as it is 3/4in wash gray gravel. If available it maybe purchased from office.
SEWER DISCHARGE HOSES – Hoses must be firmly connected on each end and have an even flow to the dump connection with no leakage.
VEGITATION AND WILD LIFE- Vegetation including trees may not be pruned, nailed into, cut or removed without the Resorts management written approval. Feeding of wildlife including birds or feral cats is prohibited. (Humming bird feeders are permitted.) Bee, fly or any insect trap are prohibited if baited with any foul-smelling bait. These types of traps usually draw more insects than they catch. Garbage. Fruit, empty beer or soda cans draw insects as well as any pet food.
Cancellation Policy:
Cancellation request are required in writing.
Cancellations for Daily/Weekly reservations:
Cancellations made at least 90 days in advance of your reservation will be subject to a $25 processing fee, otherwise a $55 processing will be enforced for cancellations less than 90 days in advance of your reservation. All refunds processed via credit/debit card, will be processed back to the original credit/debit card used, no exceptions. Entire deposit will be forfeited for all no shows and reservation will be cancelled.
Cancellations for Monthly reservations:
Cancellations made at least 90 days in advance of your reservation will be subject to a $25 processing fee, otherwise a $220 processing fee will be enforced for cancellations less than 90 days in advance of your reservation. All refunds processed via credit/debit card, will be processed back to the original credit/debit card used, no exceptions. Entire deposit will be forfeited for all no shows and reservation will be cancelled.
Refund Policy:
Refunds for Daily/Weekly/Monthly reservations:
No refunds on or after arrival. Refunds are prohibited for weather condition, voluntary departure, acts of nature, emergencies or evictions.
Refunds for Yearly Early Termination:
For yearly customers who leave earlier than the agreed upon date, will have their reservations term adjusted to actual stay length resulting in annual rates being converted to current weekly and then daily rates as needed for the new term length. This recalculated reservation cost, will have prior yearly payment credited to the account minus the early departure fee described below. Any remaining credit balances will be returned but it may end in owing more than originally paid. Refund request are required in writing. They will be processed through corporate office and will require 3 weeks for refund to be mailed.
· $350 early departure fee (charged on top of the recalculated reservation cost)
ABANDONED SITE-Those that remove their RV from their site without notifying office, will be considered abandoned site and their site will be released. Their reservations term adjusted to actual stay length resulting in annual rates being converted to current weekly and then daily rates as needed for the new term length. Early departure fee will be applied.
If notify office and don’t return to site as scheduled it will be considered abandoned and rules for abandoned site will apply.
TRAFFIC/SPEED LIMIT – The speed limit within the Resort is 15 MPH. Follow normal driving rules to be safe. Parking is not allowed on any street; no part of a vehicle is allowed to extend over/into the paved portion of any street. Parking in such a manner that impedes any emergency vehicle or the normal flow of traffic is not permitted and vehicle will be towed at your expense.
MOTORCYCLES AND ATV’s -Street legal motorcycles and ATV’s are allowed with a valid driver’s license. California State Law requires a helmet be worn on, motorcycles, and ATV style vehicles at all times including passengers. Please follow all California State Laws.
RIVER WALK –Mobility scooters, wheel chairs child carriages and Resort maintenance vehicles are the only wheeled vehicles allowed on the river walk. Caution must be taken as this is an uneven dirt walkway and could change due to “acts of nature”
WASHING OF VEHICLES AND WATERCRAFT- Hand washing of vehicles and boats in a manner that promotes both water conservation and pollution control is allowed. The use of a bucket, quick rinse at the end with automatic shutoff nozzles is permitted. Run off must not leave your site.
UTILITY CONNECTIONS, CHEMICAL AND/OR SEWAGE SPILLS – All utility connections must be securely fastened. Any and all sewage spills must be reported to the office immediately! All spills must be cleaned by a hazardous waste cleanup company. Guests may also incur any applicable fines imposed by County or State environmental regulations. Any use of cleaners or chemicals which can hit the ground is prohibited. All electrical, water shut-off and sewer clean outs must be accessible and unobstructed at all times.
ELECTRICAL CONNECTIONS – The electricity supply is provided by the local utility company and passed through our pedestals and sometimes it is unreliable and unpredictable. Rivers Edge RV Resort assumes no liability for inadequate of overvoltage situation resulting in loss or damage to your RV, equipment or appliances. It is highly recommended that you install electrical protection equipment between our electrical supply and your RV. The existing electrical system is not designed to accept in all cases the installation or addition of electrical appliance equipment. Resort management approval is required for any additional electrical equipment and no electrical appliance will be approved that will put unreasonable drain on the Resorts electrical system. RV, s with three (3) rooftop air conditioners will be restricted to running only two (2) at any one time. Aux. generators when wired to code are a solution to power outages.
SWIMMING POOL, SPAS – And all area within the fenced area containing the swimming pool and/ spas. Generally open between 8:00 AM and 10:00 PM during peak season and are for REGISTERED GUESTS ONLY. Times may be adjusted seasonally. All guests using the pool and spa area are required to follow all posted rules as well as state and local laws and ordinances relating to the use of the facility. FOOD is not permitted in the pool/spa area. NO glass allowed in pool area. Beverages are allowed and we request that they be in spill proof containers. Please be aware as to the swim wear you choose. Speedos, string bikinis etc. may not be the best choice for some of us. No life guard is on duty, beware that any non-swimmer needs to have competent person within pool area to supervise and be able to rescue them. For those that are incontinent, they need to wear swim diapers.
PETS – Guests are restricted to no more than three pets. (Some breed of dogs and all exotic pets are not accepted) Upon arrival you must go to office to register pets. Refusal to register your pet is considered a refusal to follow the rules and is grounds denying your stay. Permission to keep a house pet at Rivers Edge RV Resort must be obtained from Management. A house pet is defined as a pet that spends its primary existence within the RV Resort. Management has the right to deny a guest a pet if said proposed pet would pose a threat to the health and safety of other guest of Rivers Edge.
Pit Bulls, American Staffordshire Terriers, Wolf hybrids, Rottweilers, Dobermans, or any aggressive breeds or any animal that shows aggression are expressly prohibited. Non-house pets and all farm animals are prohibited. Exotic pets are prohibited.
To obtain a pet while at Rivers Edge RV you must have written permission from the Resort Manager. If any of the rules regarding pets are violated you may have to get rid of your pet or terminate your stay.
The following rules must be strictly followed by all pet owners:
1. Each pet must be licensed and inoculated in accordance with Local Law. Evidence of licensing and inoculation shall be submitted to the Resort manager within seven (7) days of receipt of written request for such information.
2. Pets must be on a 6 ft leash at ALL times when outside of the RV. Owner must be in control of pet at all times. Violation of this rule will result termination of your stay.
3. Any pet running loose will be taken to the Animal Shelter and the owner will be liable for all fees to retrieve said pet.
4. Pets are not allowed in any common area including the pool hall, library, recreation hall, restrooms/showers, laundry areas and the Satellite restrooms/showers and laundries.
5. Pets are not allowed on any grassy area.
6. No exterior pet housing of any kind is permitted in the Resort. Free standing screened areas are allowed but must be approved by the management. Staking is not permitted. Dog kennels are not allowed.
7. Visitors are not permitted to bring pets into Rivers Edge property.
8. Pets cannot be left outside unattended under any circumstances.
9. Guests are responsible for cleaning up hair at pet wash station.
10. Must pick up after your pet including feces, and must carry plastic bag or other means of picking up after your pet.
11. On the North side of the main road is the DOG POTTY area and there are two (2) dog exercise pens. PLEASE PICK UP AFTER YOUR DOG!!
12. The River walk is NOT the dog potty area. If you are caught walking your dog directly to the River walk to go potty you will receive one written warning and if there is a second offense your stay at Rivers Edge will be terminated.
LAWS – All State and County laws and traffic regulations must be obeyed. Just a reminder. California helmet laws exist state wide on or off public property. Driver license laws pertain to Rivers Edge roadways.
GENERAL INFORMATION - Messages will be placed in your mailbox and if you do not have a mailbox, they will be delivered to your site as soon as possible. Emergency messages will be delivered immediately.
Please use your site number for all mail or delivery services. We cannot receive UPS, ONTRA, FEDEX or any other packages at the office other than USPS. If site number is not on mail then the mail will be returned.
No tacking or stapling of any signs on to any park property only in designated bulletin boards. Management reserves the right to control the use and hours of all buildings and activities. Found items will be kept in the Office/Library for one week and then donated to charity. No soliciting within park.
Please note that check-in time at the park is at 3pm MST and check-out is at 10am MST. A late checkout fee, equal one additional night, will be charged if not checked out by the appropriate time.
Any activity in violation of state law or disturbance to Rivers Edge guests will result in Law Enforcement intervention.
LIABILITY – Guests agree to release and forever discharge Rivers Edge RV Resort, it’s insurance carriers, agents, servants, successors and assigns, herein after the” Released Party”, from any claims, demands, actions, causes of action and liability whatsoever, in any manner arising or to arise out of, said released Party’s decision to provide facilities and services to guests. Guests acknowledge that the Released Party in no way can guarantee that acts of vandalism, theft, fire or other damage including but not limited to “acts of God” will occur. (Acts of God, for example is rain, floods, wind, wild animals) Further, guests agree to specifically indemnify and hold harmless the Released Party for and all injuries and personal property damage that arise at the Resort even though same may have resulted from the comparative, joint, concurring or contributory act, omission, fault or negligence, whether passive or active, of the Resort or any agent thereof.
Our guests agree that the rules and regulations are in every respect, reasonable. If any of these rules and regulations is unclear, Resort Management should be contacted for an explanation. Any complaints must be written, signed and submitted to the Resort Manager before they will be considered. Resort Management reserves the right to amend, revise and add to the Rivers Edge RV Resort Rules and Regulations at any time. Failure to comply with the Rules and Regulations may result in your removal from the Resort with no refund and cancellation of all future reservations.
We ask all guests, if you find something that needs repair you notify office ASAP.
Not following the rules and regulations of Rivers Edge is grounds for denial and/ or termination of stay at Rivers Edge. Your Lease will not be renewed.
