Riverside RV Park Policies & Rules

 

General:

1.    Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.

2.    Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

3.    The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

4.    We reserve the right to evict any person(s) who does not comply with the rules and policies.

5.    All guests and visitors must register in the office upon arrival.

6.    PARK NAME does not allow the delivery of mail or packages to any guests.  Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup.

7.    All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.

8.    We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.

9.    Tent camping is permitted only in yurt or RV spaces when yurts or RVs are being rented.

10.Tents are limited to a maximum of two per site and cost an additional $10 per tent, per night.

11.Total number of guests in any space or yurt cannot exceed the maximum capacity for that site.

12.Maximum of 5 people total at a site at any given time.

13.Visitors are welcome at guest sites between the hours of 9 am & 10 pm, but they must first register at the office.

14.Visitors are not permitted to stay overnight.  All visitors are required to leave by 12:00 PM.

15.All visitors must pay $10-dollar parking fee and park in designated area.

16.No overnight parking or storage of trailers, boats, jet skis or utility trailers are allowed in park area.

17.Propane grills and propane fire pits, Charcoal grills, wood fire pits are allowed.

18.Blowup mattresses, sleeping bags and cots are not allowed outside.

19.Maintenance on RV’s or vehicles on property is not allowed.

20.Washing RVs or vehicles on property is not allowed.

21.The use of any paint products or chemicals is prohibited.

22.Clotheslines are not allowed.

23.Guests are not to damage any trees or landscape.

24.All sites are to be kept neat and clean for the duration of your stay.

25.Not responsible for acts of Nature, flooding, high winds, tree limbs falling or damage to vehicles, Rv’s

26.Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise.

27.All trash is to be disposed of in enclosed trash receptacle. $10 fine per day after 24 hours of first notice

28.DO NOT leave trash out overnight.

29.Drones or other remote-controlled machines may not be used at any time on the property.

30.Riverside RV  is in a natural wildlife habitat area.  There are coyotes, birds of prey and reptiles.  All guests should ensure pets and small children are always supervised.

31.Any damages to property from a guest will be charged for resolving the issue.

All Sites: 3:00 PM

Check-Out Time:
All Sites: 11:00 AM

Late Check-Out Policy:
Management may be able to arrange a late checkout, if available. Additional fees may apply. In order to ensure availability for incoming guests, please plan prompt departures.

Electric usage will be charged to card on file when due. You agree to authorize payment when entering into long term stay. 14 days or more

Long Term stays will be auto billed after 5 days over due date

Safety:

1.    NO LIFEGUARD ON DUTY AROUND RIVER AREAS, USE AT YOUR OWN RISK.

2.    The use of Firearms of any kind is PROHIBITED in the Resort.

3.    The use of archery, paintball, slingshots or air guns is PROHIBITED.

4.    Fireworks of any kind are PROHIBITED.

5.    Use of illegal drugs is PROHIBITED.

6.    Obnoxious behavior of ANY kind is PROHIBITED.

7.    Speed limit on property is 15 mph.

8.    Motorcycles must be in idle speed when traveling through the Resort.

9.    Children under 14 years of age must always be accompanied by an adult in river areas.

10.No vehicles can block any portion of roadway.

11.Vehicles may park in designated spaces only.

12.Only persons with a valid driver’s license may operate a motor vehicle in the Resort.

13.Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort.

14. Disclosure of Dangers and Risks. There are certain risks of damages and injuries, including personal injury and death, inherent in activities or outdoor recreation that may take place on the Leased Premises that are inherently dangerous, and you are willing to assume these risks. No list can include each and every accident or misfortune that can possibly occur to you or your property on the Leased Premises. The dangers and risks include injuries that might arise from any of the following, any misuse or negligence involving the following, and any natural occurrence of the following:

 

15. Disclaimer and Assumption of the Risk. No Released Party is making any promise or warranty to you as to the safety of the activity in which you choose to engage or as to the Leased Premises. You are assuming the risk of injury, death, and/or damage to property by using and/or being present on the Leased Premises and/or using or participating in other outdoor activity or observing other persons participating in other outdoor activities. No Released Party is supervising the activity or behavior of any person present on the Leased Premises, including other Released Parties. You accept the condition of the Leased Premises “AS IS.” You agree that no Released Party has any duty to warn of any dangerous conditions. By signing this Release, you declare that your decision to do so was not based on any promise, representation, or inference to the contrary by any Released Party. 3

 

16. First Aid. Giving or failing to give emergency medical care or “first aid;” any transportation of or failure to transport you to obtain emergency medical services; the absence of available emergency care; absence of persons trained in cardio-pulmonary resuscitation (CPR) and the absence of defibrillators or other emergency devices; equipment, drugs or supplies. 

17. Other: Drowning, slip/trips and falls, roll over or other vehicular accidents. 

18. You are aware of these risks and expressly assume all dangers, risks and hazards on behalf of yourself and your minor children. You understand and acknowledge that there are inherently dangerous conditions on rural, isolated acreage such as the Leased Premises over which Released Parties have no control. As a substantial part for the consideration given in exchange for permission to access or use the Leased Premises, you understand and acknowledge that there are risks of serious injury, death, and/or damage to property inherent in undertaking such activities and being in an isolated and rural setting for the purpose of doing so. 

 

19. Consideration and Benefit. You are signing this Release in order to obtain permission to access and use the Leased Premises and to engage in outdoor activities on the Leased Premises. This permission constitutes the consideration for this Contract. You specifically intend to include all Released Parties as beneficiaries of this Release even though they may not be specifically listed by name and although they may not sign this Release. By signing this Release, you acknowledge that there are many other places where you are free to use the land and/or participate in similar outdoor activities where the signing of this Release would not be required, but you have freely chosen to use and/or participate in such activities at the Leased Premises where your signing of this Release is required. 

 

 

20. If any provision of this document is held to be invalid or unenforceable for whatever reason, it shall be construed to have the broadest interpretation that would make it valid and enforceable. Invalidity of one provision shall not affect the validity of any other provision of this document. 

 

Security:

1.    Management is not responsible for lost, stolen, or damaged articles.  Keep your valuables locked up.

2.    Report any problems with your site to the Main Office immediately.

3.    We adhere to and maintain all state, county, and local laws on property.

4.    Gate Codes are not to be given out, unless the guest are registered with Park management.

Quiet Hours:

1.    Quiet hours are from 10:00 PM to 8:00 AM.

2.    Please be courteous to other guests around you.

3.    Loud music or objectionable noise is not allowed at any time.

4.    Inconsiderate guests will be evicted from park.

5.    Profanity or violence towards other guests or Resort staff will result in immediate eviction from park.

6.    Guests violating rules that results in eviction notice will not receive any refunds for their stay.

Pet Policy:

1.    We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the Resort.

2.    Pets must be kept on a leash under the control of someone who can always manage all animals.

3.    There is a two-pet limit in the resort.

4.    No exotic or oversized pets are permitted.  This includes all reptiles or large birds.

5.    All Pets must be registered at the Front Desk upon arrival.

6.    Pets may not be left outside unattended.

7.    Guests are responsible to “clean up” after their pets.

8.    Guests should carry proof of pet’s current vaccinations.

9.    Pets are prohibited in resort buildings and amenity areas.

10.Resort is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).

11.Service animals may accompany a disabled person without any proof of disability or certification for the service animal.
