RV/Cottages Policies

FOR ALL AFTER HOURS RV CHECK-INS:  DOOR CODES FOR LAUNDRY/BATH HOUSE :001219

FOR ALL RVers -- TO ASSIST FRONT OFFICE & RESERVATIONS -- PLEASE BE SURE TO PARK IN YOUR ASSIGNED RV SPOT.  ANY RVer WHO PARKS IN AN RV SPOT NOT ASSIGNED TO THEM, WILL BE CHARGED A $50 FEE.  WE APPRECIATE YOUR UNDERSTANDING.

Deposits

Cottages require a refundable damage deposit at the time of check-in of either $100 for reservations less than one month in length, or $750 for reservations of one month or longer. An inventory list will be provided within the Information Binder found in the cottage. Any furnishings or structures found missing or damaged after check-out will be deducted from this deposit.

Check In / Check Out

ALL GUESTS, TENANTS AND/OR VISITORS MUST REGISTER ON LINE ON OR BEFORE ARRIVAL.

Check in is at 2:00 PM CST (4:00PM CST on Cottages) and entitles you to your site until 11:00 AM CST the day after check in. Early check in is not permitted. The guests who paid for the site the night before you have paid for their site until noon. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, please make arrangements until your site opens up at 2:00 pm. We do not have a waiting area for those checking in early. Check out time is 11:00 AM. You do not need to contact the office for check out, unless you need to pay for an after-hours check in.

Late check-ins are allowed at any time.  Late RV check-ins please obtain your packet in the Check In box at the office located behind the column.  Use code 121 to access and find the packet with your RV spot number marked.  Close and secure box for next guest.  All guest passes can be placed into the Check out box at departure.

If you are staying in our park for a month or longer, we require an agreement to be signed.  Please contact park for more details.

Cottage guests at check out please remove all trash and place in dumpster located at the  southeast corner at the end of the RV park..  All dirty linens please pile into the bathroom area.  All dirty dishes should be loaded into the dishwaser and washed.  Make sure guest bands are left inside the cottage.

RV guests do not leave any trash at check out.  Please dispose of trash in the dumpster located southeast end of the RV Park.

CANCELLATION POLICY:

Reservations cancelled more than 30 days in advance of arrival will incur a $25 fee.  Reservations cancelled Between 14 and 30 days in advance of arrival will incur a fee of 50%of the reservation stay.

Reservations cancelled less than 14 nights before arrival will forfeit a refund of any kind.

Cottages: If a reservation is cancelled more than 3 weeks prior to the arrival date we issue a full refund, minus the non-refundable $25 transaction fee; or Camp Credit in the full amount can be elected. For a cancellation of a reservation more than 2 weeks, but less than 3 weeks, prior to the arrival date we issue Camp Credit for 50% of the payment and the balance is forfeited.  For a reservation cancelled less than 2 weeks prior to the arrival date, the full amount of the reservation payment is forfeited to Riverwalk Landing. Smoking/Vaping Policy

Please note that there is absolutely no smoking or vaping inside of cottages or surrounding areas.

Site Changes

You have been assigned a specific site, if you wish to move, please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.

Fires/BBQ’ing

Open fires, wood fire pits, deep fryers and tiki torches are PROHIBITED.  Propane grills are allowed.

Storage of personal property

Storage is not allowed under or around your RV or picnic table.  Blowup mattresses, sleeping bags and cots are not allowed outside.

Site and Park Navigation

Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.

Rugs

Rugs bigger than 3’ x 2’ are not allowed as it kills the grass and we want your site to look good for both you and the next guest.

Damages/Personal Injuries

Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets. Tenant assumes any and all risks associated with the foregoing and agrees to hold Park harmless from and indemnify Park against the same The Park and Park Management are not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.  See Waiver & Release.

Pet Policies

There is a two-pet limit in the park.

We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the Park. No exotic or oversized pets are permitted.  This includes all reptiles or large birds.

Leash

We ask that you keep your pets on a leash at all times. This helps you, your pet, and other guests and other guests’ pets stay safe.

Buildings and Pool Area

Pets are not allowed in the buildings. County code laws do not allow pets in our building or pool area. Please do not tie your pet to our trees, doors, or posts.

Cleaning Up After Your Pet

Be a good neighbor and please use the dog walk area and clean up after your pet always. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in you being asked to leave without a refund.

Leaving Pets Unattended

Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pet’s well-being while you are away.

Pets Not Allowed on Furniture

If you are staying in one of our park models/cottages, pets are not allowed on the furniture.  For any incidents, that will be a $25.00 charge per occurrence.

Pet Vaccinations

Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.

Barking

Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.

Owner Accountable for Pet(s) Behavior

Park is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).

Vehicle Policies

All Motorhomes, RVs or Travel Trailers must be in good working order and appearance. We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.

Speed Limit

The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.

Parking

Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles will need to be parked in additional parking spots behind our office or in the parking/storage area behind the fence. Please do not park on our grass. Ruts caused in your site due to additional vehicles will result in damage charges.

Trailers, Boats, and additional vehicles will cost additional fees. A nightly registration covers 1 RV and 1 vehicle only. Persons who are using the storage parking area or office building parking area for visitor/additional vehicle parking must pay a $10-dollar parking fee daily.

No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our garages or our bathroom and laundry room doors. Parking on the grass is not permitted at RV Sites. No parking in adjacent sites, and use of more than one site will result in additional charges.

No overnight parking or storage of trailers, boats, jet skis or utility trailers is allowed in park area.

ATV’s. Dirt Bikes, Motorcycles, and Golf Carts

OHV’s are welcome onsite but may not be used within the park.  Golf carts may be used within the park.  Only persons with a valid driver’s license may operate a motor vehicle in the Park, including golf carts, scooters, etc.

Washing

Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. Hose washing is not permitted, as it can result in a mess and disturb your neighbors.

Repairs

Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.

Storage

No overnight parking or storage of trailers, boats, jet skis or utility trailers is allowed in park area.  Storage is available for a fee in our storage lot.

General Park Policies

Severe Weather

In case of severe weather, seek shelter in the bathrooms or the clubhouse. Signs for shelter areas are posted. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.

Visitors

Only registered guests are permitted to enter the park. All visitors must stop in the office to register, pay a fee and receive a parking pass. Visitors may not bring pets. Riverwalk Landing RV Park reserves the right to limit the number of people visiting a site. Day visitors must depart by 10:00 pm CST. Overnight visitors must depart by Noon CST. Please check with the office before inviting any visitors. Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed.

All guest visiting someone in the park must register and pick up a pass at the office and park in the designated area. Vehicle Pass must be visible at all times please.

Electrical Use

You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Laundry  Clotheslines are not allowed. Guests may not hang any items from the trees.

Restrooms

  1. For the comfort of all our guests, restrooms and showers at the clubhouse are open from  6:00 am until 8:00 pm with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean, please.  Laundry facilities and bathhouse with key code are accessible 7:00 am to 9:00 pm located at the rear of the office building.

Pool 

You are sharing the pool, clubhouse, Pickleball courts and all other amenities with the residents of Riverwalk Landing, a 55+ Community. 

No lifeguard is on duty. Pool opens at 8 am after quiet time and closes at 8:00 pm.. Anyone under 18 must be supervised in these areas and all areas of the campground at all times. Horseplay, running, and diving is not permitted in our pool area. Alcohol and Food is not permitted inside the pool itself. Loud music, glass containers and rough play are not permitted at our pool or playground. Failure to follow these rules result in you being asked to leave without refund. Children in diapers are not allowed in our pool. Only swimming suits and swimming trunks permitted in our pool, no cut offs. All guests must wear RIVERWALK LANDING wristbands while using the 55+ Community amenities.

Children under 18 years of age must always be accompanied by an adult in pool area.

Quiet Time Policies

Quiet hours are from 10:00 PM to 7:00 AM.

Please be courteous to other guests around you.  You are sharing the pool, clubhouse and all other amenities with residents of Riverwalk Landing, a 55+ Community.

Loud music or objectionable noise is not allowed at any time.

Inconsiderate guests will be evicted from park.

Profanity or violence towards other guests or Resort staff will result in immediate eviction from park.

Guests violating rules that results in eviction notice will not receive any refunds for their stay.

Trash Disposal

All household trash is to be bagged and disposed of at the dumpster located southeast end of the RV park. Please do not place your trash on the ground. DO NOT leave trash out overnight.  Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees. 

The park is near a natural wildlife habitat area.  Woodland creatures like possums and racoons are attracted to left out or disposed of food, and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans. Trash is emptied once per day. Times may vary due to maintenance scheduling requirements throughout the day.

Children

Children under 18 must be supervised by an adult at all times. Horseplay, running, or diving in the pool is not permitted. Riding bicycles without a parent and on our main entrance road is prohibited for the safety of your children and our incoming RV guests. The Pickleball and Shuffleboard courts, dog parks and pool close at dark. Anyone under the age of 18 must be back at their site by dusk. Children may not use the pool, clubhouse, game room, work out room,  restrooms and showers without being accompanied by a parent or guardian.

Drones

Drones are not permitted in our park. Please do not fly drones over people or RVs.

Violation of Park Policies

We reserve the right to evict any person(s) who does not comply with the rules and policies. Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the Park.

Safety/Security

Management is not responsible for lost, stolen, or damaged articles.  Keep your valuables locked up.

Report any problems with your site to the Main Office immediately.

We adhere to and maintain all state, county, and local laws on property. The use of Firearms of any kind is PROHIBITED in the Park. The use of archery, paintball, slingshots or air guns is PROHIBITED. Fireworks of any kind are PROHIBITED. Use of illegal drugs is PROHIBITED. Obnoxious behavior of ANY kind is PROHIBITED.

Emergencies

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call 850-390-4283, 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.
